Test all your smoke and carbon monoxide detectors and replace their batteries. If you have a fireplace, have it and the chimney professionally inspected and, if necessary, cleaned. This is an important maintenance task regardless of whether you have a gas or wood-burning fireplace. Have the gutters cleaned in late fall, after the bulk of the leaves have fallen. Check the downspouts to make sure they’re securely attached and positioned to take water well away from your foundation and landscaping. Have a professional roofer check your roof’s shingles, flashing, eaves, and soffit for any deterioration. They should also look carefully at the flashing around vents, skylights, and chimneys. Set your ceiling fans to turn clockwise. This helps circulate warm air more efficiently, which can keep your heating bills down. Seed the lawn and fertilize cool-season grasses, such as fescue, Kentucky bluegrass, and ryegrass. Apply a layer of pre-emergent for weed control. Get in the habit of raking leaves (or mowing over them with your lawnmower) periodically so they don’t build up and smother the grass.

Summer Water your lawn and landscaping regularly. Aim for early-morning hours (between 4 and 10 a.m.) to minimize water evaporation in the heat.
