• Make regular preventive maintenance visits easy by asking your HVAC company if they offer maintenance plans or membership programs. These plans usually include two maintenance appointments per year plus additional perks, like reduced or waived dispatch fees.

• The right HVAC system size is key to efficiency. A too-small system won’t do a good job controlling the temperature of the house. A system that is too large will cycle on and off frequently. Your contractor should use the Manual J formula to make sure your HVAC system is the right size.

• Programmable or Wi-Fi-enabled thermostats can help you save money on your energy bill. If no one is home during the day, thermostats can be set to automatically adjust the temperature to use less energy while the house is empty.

• Ask your service provider for warranty details in writing. They may offer warranties on both repair and installation work. Your equipment will likely carry a manufacturers’ warranty, too. Ask if the company honors manufacturer warranties or whether you will need to contact the manufacturer directly in the event of a problem.

• If your HVAC system is running well but you’re interested in increasing your home’s efficiency, look into duct sealing. HVAC ductwork can leak 30 to 35 percent of the system capacity into attics and crawl spaces. Sealing the ducts can lower energy costs and boost air circulation.

Your budget is certainly important, but the lowest bid may not result in the outcome you want.

• If you have more concrete work done in the future, ask the contractor how they plan to prep the ground. The ground beneath concrete is made up of different layers of soil. Each of these layers has its own properties, like density and moisture content. When these layers settle over the years, the concrete slabs above them can settle and crack. Before a concrete slab is poured, the supporting soil must be compacted to prevent washout and erosion. This should be done with a mechanical tamping machine for best results.

• Duct cleaning frequency depends on your needs and preferences. If your air duct supply and return vents look dirty, the inside of the system is probably dirty too. Check your ductwork periodically for particulate buildup, especially if anyone in the home has asthma or allergies.
