WELCOME FROM YOUR PROPERTY MANAGER! Dear EverBe Residents, I am thrilled to introduce myself as your Property Manager and to officially become part of the EverBe family. Over the past several weeks, I have had the pleasure of meeting many residents and learning more about what makes EverBe such a special place. I want to sincerely thank everyone who has welcomed me, reached out, and shared what they love about living here. Hearing your stories, favorite community traditions, and hopes for the future has been both inspiring and invaluable.
My background includes more than 20 years in high level customer service and over five years as a Community Association Manager. Throughout my career, I have focused on providing exceptional service, building strong relationships, and fostering communities where people feel heard, valued, and connected. I look forward to bringing that same commitment and enthusiasm to EverBe. One thing that has already become clear to me is that EverBe is more than a neighborhood. It is a community built on connection, pride, and a shared vision for the future. I am excited to partner with residents, Board members, and the EverBe team as we continue to enhance the community experience and create opportunities for neighbors to come together. My door is always open, and I encourage you to reach out with questions, suggestions, or simply to introduce yourself. A LETTER FROM YOUR MAINTENANCE & LANDSCAPE TEAM As TRIAD began serving the EverBe community on August 1, we were excited to welcome a new partner in our landscape management efforts as well. Exclusive Landscaping assigned Josh as EverBe's new Account Manager. Josh brings valuable experience to our community, having served as the Account Manager for Del Webb Sunbridge for the past two years, and he is looking forward to getting to know EverBe and its residents.
Over the last two weeks, our teams have been working diligently to address existing landscaping work orders and evaluate ongoing concerns throughout the community. We know there is still work to be done, and we want residents to know that these efforts will continue. By working together and maintaining open communication, we can better identify priorities and ensure issues are addressed as efficiently as possible. A key part of that effort is consistent communication. Josh and I meet daily to review and prioritize landscape work orders, ensuring reported issues are evaluated and directed to the appropriate crews. Work orders should be submitted whenever residents notice maintenance-related concerns such as irrigation issues, damaged plant material, turf concerns, or other landscape maintenance needs within the common areas. We understand that some residents may have experienced frustrations with landscaping services in the past. With that in mind, we are excited about the opportunity to build a stronger, more collaborative approach moving forward. Josh, the Exclusive team, and the POA Office are committed to working together with residents to improve communication, address concerns, and continue enhancing the beauty of our community.
Not every landscape-related concern requires a work order. If you have questions about landscaping standards, enhancement ideas, or other CDD landscape matters, please reach out to the POA Office directly so we can assist and connect you with or report it to the appropriate resource. As we move forward, we encourage everyone to give Josh and the team the opportunity to demonstrate what can be accomplished through partnership, communication, and a shared commitment to making EverBe the best it can be. Great communities are built through collaboration, and we believe that by working together, residents, Exclusive Landscaping, and the POA Office can achieve positive results for our community. Thank you for your continued patience, support, and engagement as we work together to keep EverBe beautiful and thriving.

THE EVERBE LIFESTYLE As we begin to transition into fall, I’m excited for everything this new season has in store for the EverBe community! The changing season brings new opportunities to get together and plenty of reasons to make memories with neighbors, friends, and family.
We been busy planning a fun-filled lineup of events and experiences designed to continue to bring the community together. From festive seasonal celebrations and family-friendly activities to opportunities to relax, connect, and meet your neighbors, there will be something for everyone to enjoy. Fall is just the beginning! Keep an eye out for upcoming events, including our Halloween celebration, seasonal gatherings, community activities, and more surprises along the way. We’ll continue sharing event details through the EverBe community app, the TRIAD App, and community communications. I also want to thank everyone who has participated in the events and activities so far. Your enthusiasm, feedback, and willingness to get involved are what make the community so special. Your ideas help shape the Lifestyles program, so please continue sharing what you would love to see at EverBe! Here’s to a season filled with fun, connection, laughter, and new memories. As I prepare to wrap up my time with EverBe, I want to take a moment to say thank you to this incredible community for the 3 three years! When I first started building the Lifestyle program here, EverBe had just 10 closed homes. To look at the community today and think about everything we have built together is truly incredible. Thank you for showing up. Thank you for participating. Thank you for supporting the crazy ideas, the events, the celebrations, and everything in between. But most of all, thank you for letting me become a small part of your families and your lives! Over the years, I’ve had the privilege of watching your families grow.

I’ve celebrated new babies being welcomed into the world, watched some of those little ones go from babies to celebrating their third birthdays, seen kids grow up and head off to college, and shared so many milestones, conversations, laughs, and memories along the way. Lifestyle has always been about so much more than putting events on a calendar. It has been about creating a community, bringing neighbors together, and giving people a place to make memories. I am incredibly proud of what we created here, and I will forever be grateful that you trusted me to be part of it.

Pet Safety & Courtesy We would like to take a moment to remind everyone of our community guidelines regarding pets to help ensure a safe and enjoyable environment for all residents. Leash Requirement: Per Florida law, all dogs must be kept on a leash at all times when outside of a fenced-in backyard. This is essential for the safety of your pet, other residents, and fellow pets. Pet Control & Behavior: Pet owners are responsible for maintaining control of their animals at all times. Aggressive behavior is not acceptable and must be addressed immediately to prevent harm or discomfort to others. Clean-Up Responsibility: Please be courteous and pick up after your pet and dispose of waste properly. Keeping our community clean is a shared responsibility. We all want to enjoy a beautiful, peaceful, and clean community, and it takes everyone working together to make that possible.

Parking Guidelines
To help maintain safety, accessibility, and the overall flow of traffic within our community, we would like to remind everyone of the following parking guidelines: Alleyways No parking is permitted in alleyways at any time. These areas are narrow and parking in them can block residents from exiting their driveways and create emergency access. Garage Parking Required All vehicles should be parked in driveways or garages. Roadways (Public Streets) Our community roadways are public, and while parking is permitted, the following rules must be observed: Vehicles must be parked with the flow of traffic. Do not park within 15 feet of a stop sign. Do not park directly across from another parked vehicle. Vehicles must be in operating condition (no flat tires, etc.). Vehicles must have valid, current registration. Please note that because the roads are public, they fall outside the jurisdiction of the POA. Reporting Violations If you observe vehicles not following these regulations, please contact the Orlando Police Non-Emergency Line at 407-235-5300. See Something, Say Something We all play a role in keeping our community safe, functional, and pleasant for everyone.
OverNight Parking at the Amenity Center New signage has been installed at the Amenity Center parking lot stating that overnight parking is not permitted. The parking lot has limited spaces and is intended only for residents and guests actively using the pool and fitness center. Overnight parking limits availability and impacts everyone's access and enjoyment.
POA Assessment Payments Friendly Reminder: POA payments are due on the 1st of each month and are considered late after the 10th. Late fees and interest will apply.
Fitness Center Etiquette We hope you are enjoying the fitness center and all it has to offer. To ensure a safe, comfortable, and enjoyable environment for everyone, we would like to kindly remind all users of the following guidelines.
Exterior Trash Cans Please help us keep our community clean and our wildlife safe! We kindly ask that residents do not place food or food scraps in the trash cans located near our linear parks and mailboxes. Food left in these areas can attract raccoons and other wildlife, creating an unsafe situation for both residents and animals. Thank you for helping us keep our community clean, safe, and wildlifefriendly!
Proper Attire Required: Appropriate workout clothing must be worn at all times. Bathing suits and wet clothing are not permitted. For safety and hygiene reasons, closed-toe athletic shoes are required while using the fitness equipment. Barefoot use is not allowed. Music Etiquette: As music is already provided in the fitness center, we ask that all personal music be listened to through headphones only. Speaker use is not permitted. Safety First: Adhering to these guidelines helps ensure the safety and well-being of all residents and protects the equipment for shared use. Please note that proxy card access is date and time recorded, and security cameras are in operation throughout the fitness center. Any residents not in compliance with these policies may be contacted, and fitness center privileges may be suspended if necessary. We appreciate your cooperation and commitment to maintaining a respectful and safe community space.
Amenity Center Regulations In accordance with the Florida Clean Air Act, smoking and vaping is strictly prohibited in and around the pool and pool deck. Glass containers are not permitted in the pool area. Broken glass can lead to serious safety hazards and may require the pool to be closed for cleaning and maintenance, which would limit access for all residents. To help keep the pool clean and safe, remember that food and drinks are not allowed within 5 feet of the pool. There is a pool attendant on Saturdays and Sundays to help keep things running smoothly and ensure everyone’s following the rules. The pool deck will feature background music at set times, with the system managed by the POA office. Until then, please be considerate of those around you, use personal headphones when listening to music.
Pumpkin Spice Chex mix A sweet & crunchy fall treat that’s perfect for sharing! Ingredients 4 cups Rice Chex cereal 2 cups mini pretzels 1 cup candy corn 1 cup mini marshmallows ½ cup white chocolate chips 2 tbsp butter 1 tsp pumpkin pie spice ½ cup powdered sugar
Directions Add the Chex cereal and pretzels to a large bowl. Melt the white chocolate chips and butter together, stirring until smooth. Stir in the pumpkin pie spice. Pour the mixture over the cereal and pretzels. Gently toss until coated. Sprinkle with powdered sugar and toss again. Add candy corn and mini marshmallows. Let cool completely, then serve and enjoy! FALL TIP: Package individual servings in clear treat bags tied with a purple or gold ribbon for an easy fall party favor!
