Market Overview
Q3 2026 compared to Q3 2025 shows a Metro Atlanta market where activity has slowed noticeably while prices continue to hold. Closed sales declined 8.6% to 12,770, and pending sales fell 14.2% to 11,520. The median sales price edged up 0.5% to $427,000, while the average sales price rose 3.9% to $548,485. Inside the city, the slowdown was more pronounced: closed sales fell 13.9% to 2,210 and pending sales dropped 18.3%, even as the median climbed 7.2% to $447,102 and the average rose 12.1% to $658,432. Active listings increased 2.9% to 20,778 across the metro, and months of supply rose to 4.8, the highest-level dating back to 2014. New listings actually declined 1.7% to 23,803, which means the growth in inventory reflects fewer buyers absorbing what is already listed rather than a wave of new sellers. Homes averaged 58 cumulative days on market, unchanged from a year ago. Inside the city, active and new listings declined 5.4% and 10.5% respectively, while months of supply held at 5.9. After several years of moving toward a balanced market, this quarter marks a clear turning point: buyers and sellers are now experiencing a market defined by a paradox. Wellpriced homes in good condition still draw multiple offers, while those that miss the mark sit until sellers adjust, all with fewer transactions taking place overall. A closer look by product type shows that every segment posted lower volume this quarter. Single-family homes remain the backbone of the market, with closed sales down 8.9% to 10,134, while still moving at the fastest pace (54 days on market) and with the tightest supply (3.4 months). Townhomes held up best, with closings down just 2.7% to 1,865. Condos saw the steepest decline, with closings down 18.1% to 771, and continue to carry the softest fundamentals of the three: 6.0 months of supply and 91 days on market, roughly 70% longer than the single-family pace. Pending sales, which point to closings in the months ahead, fell 14.4% for single-family homes and 21.2% for condos.
ITP Market Snapshot | Q3 2026
The gap between the median and average sales price explains why prices appear to be rising faster than they are. Our analysis of closed sales across the core metro counties shows that sales priced at $1 million and above increased 4.8% year-over-year, while sales in every price tier below $1 million declined by nearly 10%. Homes priced at $1 million and above made up fewer than 9% of sales this quarter, yet they accounted for roughly a quarter of all the money spent on homes. When the lower-priced segments of the market shrink and the top end holds steady, the average price remains artificially inflated. Excluding sales above $1 million, the metro's average sales price was essentially unchanged from a year ago, up just 0.2%, and the median tells the same story. The rising average reflects what is selling, not a broad increase in home values, and it extends the longer-running shift toward upper price tiers that we noted last quarter. Performance within each price tier shows where buyer demand remains firmest. Single-family homes priced between $500,000 and $799,999 sold fastest, in 37 days, while those between $800,000 and $999,999 posted a 96.9% sale-to-list ratio, among the strongest in the market. Single-family homes under $500,000, still the majority of sales, are moving faster than a year ago, with days on market down 8.7% to 42. The single-family $1 million-plus tier is growing in volume but taking longer to sell, averaging 61 days on market, up 10.9%, with 5.6 months of supply. Townhomes over $1 million were the standout, achieving the highest sale-to-list ratio in the market at 97.7% while closing in 53 days, 37.6% faster than last year. Condos remain the weakest segment, with those under $500,000 selling for just 93.3% of original list price. The more consequential story this quarter is volume. Through September, Metro Atlanta recorded 39,199 closed sales, 3.2% behind the same period in 2025, and that gap has widened as the year has progressed. Closed sales in September were down 17.3% year-overyear, and pending sales, the most reliable indicator of closings in the months ahead, were down 19.8%, the lowest September total of the past 13 years. rates offered little relief, easing to 6.00% in March before climbing back to 6.71% by September, above where they stood a year earlier. With fewer homes under contract entering the fourth quarter, closings over the remainder of 2026 are likely to trail last year. For Metro Atlanta, the outlook points to a year that finishes with fewer transactions than 2025. 2025 was the slowest year for closed sales in more than a decade, and 2026 is on track to fall short of it. Prices, however, are not following volume lower. The typical home is holding its value, inventory is building gradually, and well-priced homes in sought-after segments continue to find buyers. Buyers who are prepared and clear on their criteria have more choice than at any point in recent years, though we remain far from an environment that could be described as plentiful. In an industry marked by change, Engel & Völkers Atlanta's promise is to remain the constant. Our Advisors are trusted professionals selected not only for their market expertise, but for their judgment, integrity, and commitment to exceptional client care. Key Indicators Glossary The following key indicators are used throughout this report to describe market trends:
Active Listings Properties that are currently listed for sale on FMLS. Additional properties may be for sale at any given time— such as for-sale by owner homes or off-market listings— but are not included in the count of “active listings” in this report if they are not in the FMLS database.
Closed Sales Closed sales represent homes that have sold and transactions have been finalized. This indicator tends to lag market trends slightly because properties typically close one to two months after an offer has been accepted and buyers have locked their interest rates.
New Listings New listings are those that have been added to FMLS in a given month. They do not include active listings that were entered in previous months.
Pending Sales Pending sales are properties that have accepted an offer from a buyer and is in the due diligence period. The sales transaction has not happened yet. This is a leading indicator because it give us insight into how buyers and sellers are reacting to the most current market conditions.
Sale Price The sale price is the final amount paid for a home. It is measured as either an average or a median, with the average price tending to be skewed higher by the highest priced homes. It does not reflect seller concessions, such as closing costs that may have been paid.
Sale Price to List Price Ratio The sale price to list price ratio (SP/LP) indicates if a home sold at (100%), above (>100%), or below (<100%) the listed asking price. The sale price to original list price ratio (SP/OLP) compares the sale price to the original asking price, as the current asking price may have reflected price changes.
Months of Inventory Days on Market Days on market (DOM) measures how long it takes from the time a home is listed until the owner signs a contract for the sale of a property. This tends to vary based on the desirability of a given property, market conditions, and season.
Months of inventory indicates how long it would likely take to sell currently listed homes, if no new inventory were added. It is measured as a ratio of active listings to homes sold. 5 to 6 months of inventory is considered a balanced market. Less than 6 months supply tends to favor sellers, and more tends to favor buyers.
