Market Overview

Q2 2026 compared to Q2 2025 shows a Metro Atlanta market that remains stable, with pricing continuing to hold firm. Closed sales were essentially flat, down 0.1% to 15,639, while pending sales declined 2.1% to 14,864. The median sales price rose 1.1% to $440,000, and the average sales price increased 2.0% to $562,425, underscoring continued price resilience. Inside the city, the median climbed to $460,000 and the average to $666,624, up 4.5% and 4.8% respectively, outpacing the broader metro market and reflecting sustained demand for in-town properties.

Active listings increased slightly, up 0.8% to 19,707 across the metro, while months of supply rose to 4.5, up modestly from a year ago, and homes averaged 56 cumulative days on market before going under contract, up 12.0%. Inside the city, active listings and new listings both declined 6.4% and 6.3% respectively, even as months of supply eased to 5.7. Taken together, these figures describe a market that continues its gradual shift toward balance rather than a correction.

A closer look by product type shows where that resilience is concentrated. Single-family homes remain the backbone of the market, with closed sales up 0.6% to 12,457, the only product type to post positive year-overyear volume growth, moving at the fastest pace (50 days on market) and with the tightest supply (3.4 months).

Townhome closings declined 2.7% to 2,204, and condo closings declined 2.1% to 978, with condos also carrying the softest fundamentals of the three: 6.0 months of supply and 96 days on market, roughly double the singlefamily pace.

Beneath these quarterly figures sits a longer-running shift worth noting for buyers and sellers alike: over the past several years, an increasing share of closed sales has moved into the upper price tiers. Since 2021, homes priced at $800,000 and above have nearly doubled their share of single-family and townhome closings, while

the share of sales under $500,000, still the majority of transactions, has steadily narrowed. This is a meaningful part of why the metro’s average sales price keeps climbing even as overall transaction volume holds flat or softens: more of what is selling sits at a higher price point than it did even two or three years ago.

Performance data within each price tier reinforces where real demand is concentrated. Single-family homes priced between $800,000 and $999,999 posted the strongest sale-to-list ratio of any tier in the market, 98.3%, alongside the shortest days on market, 41, indicating this upper-middle tier is where buyer competition is sharpest right now. The single-family $1 million-plus tier also performed well, with days on market actually improving 6.3% year-over-year even as supply in that tier grew.

Townhomes over $1 million showed a similar pattern, closing in just 35 days despite a 28.6% increase in months of supply. Condos did not share in this strength: every price tier saw days on market lengthen substantially, most severely at the top, where $1 million-plus condos averaged 173 days on market, up 66.3%, alongside the weakest sale-to-list ratio in the market at 92.4%.

The upward shift in where Atlanta’s home sales are concentrated is, for now, a single-family and townhome story. Luxury condo buyers are exercising far more patience, and sellers in that segment are seeing it in both price and time to close.

Rather than looking to forecasts, the more instructive story is what has already happened since the market shifted in 2022. Metro Atlanta’s average sales price peaked at $520,058 in June 2022, then corrected to a low of $441,347 by January 2023 as higher rates worked through the market. Since that low, the average sales price has climbed to $570,609 as of June 2026, a full recovery and beyond. That said, this is not a hot market by historical standards: over the past year, appreciation has settled into a steady 1% to 2% annual pace, in line with Metro Atlanta’s long-run historical average, following the sharper snapback seen in 2023 and 2024. Mortgage rates remain elevated, easing to 6.00% in March before rising back to the 6.4% to 6.5% range through April, May, and

June, and inventory remains tighter than in past cycles.

Despite both pressures, Metro Atlanta continues to see genuine, sustained appreciation rather than stagnation or renewed decline.

For Metro Atlanta, the outlook points to continued stabilization, with demand remaining most concentrated in the upper-middle price tiers of the single-family and townhome markets. Buyers who are prepared and clear on their criteria continue to find good opportunities, and well-priced homes in sought-after segments are not sitting on the market. We continue moving toward a more balanced market between buyers and sellers, with more inventory available than in recent years, though we remain far from an environment that could be described as plentiful.

Key Indicators Glossary The following key indicators are used throughout this report to describe market trends:

Active Listings Properties that are currently listed for sale on FMLS. Additional properties may be for sale at any given time— such as for-sale by owner homes or off-market listings— but are not included in the count of “active listings” in this report if they are not in the FMLS database.

Closed Sales Closed sales represent homes that have sold and transactions have been finalized. This indicator tends to lag market trends slightly because properties typically close one to two months after an offer has been accepted and buyers have locked their interest rates.

New Listings New listings are those that have been added to FMLS in a given month. They do not include active listings that were entered in previous months.

Pending Sales Pending sales are properties that have accepted an offer from a buyer and is in the due diligence period.

The sales transaction has not happened yet. This is a leading indicator because it give us insight into how buyers and sellers are reacting to the most current market conditions.

Sale Price The sale price is the final amount paid for a home. It is measured as either an average or a median, with the average price tending to be skewed higher by the highest priced homes. It does not reflect seller concessions, such as closing costs that may have been paid.

Sale Price to List Price Ratio The sale price to list price ratio (SP/LP) indicates if a home sold at (100%), above (>100%), or below (<100%) the listed asking price. The sale price to original list price ratio (SP/OLP) compares the sale price to the original asking price, as the current asking price may have reflected price changes.

Months of Inventory Days on Market Days on market (DOM) measures how long it takes from the time a home is listed until the owner signs a contract for the sale of a property. This tends to vary based on the desirability of a given property, market conditions, and season.

Months of inventory indicates how long it would likely take to sell currently listed homes, if no new inventory were added. It is measured as a ratio of active listings to homes sold. 5 to 6 months of inventory is considered a balanced market. Less than 6 months supply tends to favor sellers, and more tends to favor buyers.
