Forsyth County and its county seat, Cumming, have been ranked as one of the fastest growing areas in the metro area in recent years. Home prices appreciated on average 12.4% year-over-year in Q3 and Q4 2022,higher than the metro average of 9.9%. Most homes in this suburban county are single-family homes. It had the highest average sale price of Metro Atlanta counties in Q3 & Q4 2022 at nearly $600,000.

Upcoming developments include the 75-acre Cumming City Center project with a park, amphitheater, and 117,000 SF of retail and office space; Passport Springs and Spa, a 10-acre destination spa; and several single-family home and apartment developments.
