July 5, 2018 - 43 Active Home Listings in MLS + 24 Homes Under Contract & Pending Market Reports indicate MLS sales report of existing homes in PebbleCreek from 05/31/2018 to 06/30/2018 with a comparison to sales from 05/31/2018 to 06/30/2018. PebbleCreek sales continued the 7 year upward trend of homes in the first five months of 2018 with a year over year increase of 19% to 20% in sales volume over 2017. Note the year over year price data. In 2017 the prices ranged from Lowest Sold Price - $190,000 ($101.88 SqFt.); Highest Sold Price - $750,000 ($278.43 SqFt.). In 2018 the prices ranged from Lowest Sold Price - $215,000 ($96.49 SqFt.); Highest Sold Price - $710,000 ($278.89 Sq Ft.). Robson staff indicates they anticipate selling 270 or more new construction homes this year. There have been 6 price increases in new home prices due to increases in lot premiums and new construction costs in the past year. Construction material costs continue to rise due in part to excess demand to repair damages from fires and hurricanes in the past year. These price increases in building materials and availability of labor also impact the price of remodeling existing homes, for those buyers who are buying older homes and remodeling. Market Demand in the Phoenix Valley continues to be robust and real estate values continue to rise.

From Me To You... I have come to the conclusion that I live in a very interesting state. Why? Because nearly everyone here is a transplant. There are very few people born and bred in Arizona. It is a destination state - a place to retire to, certainly, but also a place where the real estate is affordable and the cost of living is comparatively low. A place people migrate to because of the weather at home and the weather here.

Personally I will never forget my last winter in NY when the wind chill had our temperature at minus 17 degrees Fahrenheit. As I shovelled the snow off our sidewalk at 9 months pregnant, (I did this because I discovered that I am liable for accidents happening on the sidewalk in front of our house!) I decided then and there that it would be my last year doing so. So here we are in this sunny climate, separated form our extended family. I am used to this way of life, having immigrated from the UK at 21, but my husband and most people here are not. It leaves you with a feeling of being slightly adrift. There is no anchor to stabilize you, or hold you back. Suddenly the question of “Whose house do we go to for Thanksgiving?” or “Why does Aunt Doris always get Passover/Easter?” becomes moot. Now we ask, “What do you want to do this holiday?” Or my favorite, “Where are we making reservations this year?” Sometimes we open our home to friends and family who are also without a destination, sometimes it is just us.

older I am more circumspect about choosing those friends. People no longer become my companion because our children are the same age, or do the same extracurricular activity. That is a similarity of circumstance and I have found that it is not a good indicator of folk who share your values and goals. Being in a group of people who live a different lifestyle is never comfortable. So over time my circle has ebbed and flowed into a solid core of people I love. I can truly say that they are the family I choose, not the ones given to me, and I am content. Some of them have children and some do not. Some own their own businesses, some work for ‘the man’ and a lucky few have retired. The one thing they all have in common is me and I am thankful for them. Last month a longtime friend who had moved out of state was visiting for my daughter’s wedding, and as she left something she said struck me profoundly. She said that she could see I was surrounded by people who cared for me and that she was glad. She could relax knowing that even though she was no longer around the corner, I had people who would, and did, step up to fill the void she left. Friends who always help when I need it, whether I ask or not. These friends have become my family and I am so grateful I have found them and they have found me. Catherine Uretsky Editor, Viva magazine catherine@estrellapartners.com 623-594-9283

The downside to the situation, I have found, is that there is no tribe who have to be there when you call. No sister-in-law who will grudgingly watch the kids if you have an emergency, or a gaggle of cousins for the kids to play with and grow up with and build family memories with. That is a distinct disadvantage. As time goes by we make connections, build our own tribe if you like. I have found that as I get Estrella Publishing - Viva magazine

Decluttering

Getting your house in order can be a struggle, especially as we age. Sorting through decades of belongings is often emotional and stressful, as questions and decisions pile up: Is this jewelry valuable? What should I do with all these tools I no longer use? Will this china set have sentimental value to my children? But while it can be exhausting, this effort to declutter and simplify can be worthwhile, not only for our homes but also for our health. Getting rid of things you no longer need or want may have a positive effect on mental health and can also make for a safer environment. A study at Indiana University showed that people with clean houses are healthier than people with messy houses. Regular household chores like vacuuming and washing windows can be great physical activity. A tidy home can also mean we’re more likely to

invite people over - prompting interactions that can help alleviate feelings of depression and isolation that can accompany aging. With these tips, decluttering doesn’t need to be a dreaded task: * Don’t judge yourself. It’s harder to decide what to do with items that have been in the family for generations than it might be for millennials to decide what to do with items from their college years. * Take it one room at a time. The kitchen is a good place to start the decluttering process, because throwing away chipped dishes and expired spices isn’t as taxing as wading through boxes of potentially important paperwork or personal items. Once you feel good about your progress in the kitchen, move on to tackle the garage, office and other spaces where belongings tend to pile up. Like closets! * Keep only what you wear the most. Pick a handful of favorite outfits for everyday wear, social outings and special occasions, seasonal wear and wardrobe staples, and donate the rest. * Stop the build-up before it begins. Keep a recycling bin handy for unwanted credit card offers and coupon packs before they enter the house. At the end of the day, it’s OK to hang on to belongings that are near and dear to you. But for items that don’t hold sentimental or functional value, kick-start a decluttering mission today so you can enjoy a tidier, safer home tomorrow.

Kitchen Safety Watch what you heat: 5 kitchen safety tips

“Considered to be one of the more preventable types of fires, kitchen fires can be avoided by following a few common-sense guidelines,” says Tarsila Wey, director of marketing at First Alert. Be prepared to fight the small flames by following the below tips to stay safe in the kitchen. Properly equip your home. Keep your family and house safe by ensuring that functioning smoke alarms are installed throughout your home. The NFPA recommends one alarm on every floor, including the basement, and inside every bedroom. In addition, install smoke alarms at least 10 feet from cooking appliances to minimize false alarms. All alarms should be tested monthly, and for alarms without 10-year batteries, replace the batteries every six months. Keep an eye on your food. Staying in the kitchen while cooking is key to preventing oven or stovetop fires. Whether you’re simmering, baking, boiling or roasting, check on your food regularly.

Estrella Publishing - Viva magazine

If you need a reminder that the oven or stove is on, just set a timer. Be aware that fires can happen fast, so if you must leave the kitchen - even for a short period of time - turn off the stove.

Clean your appliances. Keep all your appliances clean of grease and food debris that could potentially cause a fire. Clear the toaster of crumbs and wipe down the stovetop as needed. Ovens should be cleaned at least every three to six months. Clear off kitchen countertops. Keep your countertops clean and clear of flammable objects. Move items such as pot holders, wooden utensils, plastic bags, food packaging and paper towels away from the stove, oven or any other kitchen device that generates heat. Be prepared when disaster strikes. Over 70 percent of fire extinguisher owners say that they would not feel very comfortable actually operating one. Having the necessary fire safety tools and knowledge, and talking with your family members about these safety precautions, can help prevent potentially fatal kitchen fires. Drink Up!

Staying hydrated is a necessity, but sometimes it’s difficult to tell when your body needs water, especially during warmer months. Experts say on average men need 15 cups (3.6 liters) and women need 11 cups (2.6 liters) of water per day. Our bodies are about 60 percent water, and just losing 1.5 percent can be the tipping point for mild dehydration. Culligan International, a world leader in the treatment of water, is offering tips to keep you and your people well hydrated. 1. Bring water on the go. Going to work, the park, the pool or the library? Wherever you are headed, always bring a reusable water bottle. Set the water bottles in a high-traffic area or close to the door so you don’t forget them when leaving home. And refill, refill, refill whenever empty. 2. Drink good water. Not all water is created equal. Filling your reusable bottle with filtered water can ensure it not only tastes better, but is also better for you. Home filtration or reverse osmosis (RO) systems work to reduce contaminants that may be in your tap water.

10 Estrella Publishing - Viva magazine

3. Establish hydration routine. If you have trouble remembering to drink water, establish a drinking routine. Start your day with a glass of water, followed by a glass at and between each meal and a glass before bed. Or, drink a small glass of water at the beginning of each hour. Establishing a drinking routine is an easy way to ensure that you reach the recommended water intake each day. 4. Increase intake with workouts. A good rule of thumb is to drink water before, during and after a workout. According to the Mayo Clinic, if you exercise or engage in any activity that makes you sweat, you need to drink extra water to compensate for fluid loss. 5. Load up on fruits and veggies. Fruits and vegetables are high in water content and an excellent way to complement water intake and stay hydrated. Watermelon, cantaloupe and strawberries are among fruits with the highest water content. For vegetables, it’s cucumbers, iceberg lettuce, celery, tomatoes and zucchini. Before eating, be sure to rinse produce under filtered water to safely clean and maintain the health benefits. Fruits and veggies are also easy to serve at home and eat on the go.

Staying At Home

According to the AARP, 87 percent of adults age 65 and older want to stay in their current home and community as they age. Whether you’re remodeling for yourself or a family member, there are many things to consider. Having all rooms on a single story is the ideal layout for senior living. That means the bedroom, bathroom and kitchen can be accessed without having to travel to different levels of the home. Keep in mind, open-concept designs can be beneficial for seniors, but if you are updating hallways, make sure they are at least 36 inches wide for easy maneuverability.

Bathrooms are one of the most dangerous rooms in a home, particularly for those age 65 and older who are more prone to falls. When remodeling, add wall supports such as grab bars in the bath, shower and by the toilet. For showers,

Estrella Publishing - Viva magazine

a fold-down seat and handheld showerhead can add comfort. A wall-hung sink adds space below and can make it easier to clean and move around. Avoid using rugs and instead install slip-resistant flooring.

There may be spaces in a home where you can’t avoid installing a ramp or stairs. The entryway is one such area. For stairways, install handrails on both sides and add contrast strips to prevent tripping and stumbling hazards. As vision decreases with age, lighting becomes a critical element throughout a home. Consider adding windows and skylights for plenty of natural light. Swap in brighter bulbs and add adjustable features that allow you to customize settings for frequently used spaces. Finally, add motion lights to hallways and bathrooms for easy evening use. Hard-wired lights are preferred to plug-in options, but if you must have cords, make sure they are hidden or secured to the ground. When aging in place matters to you or your family members, these guidelines can help you remodel wisely.

Women’s Health If you’re an American woman today, chances are your busy lifestyle is preventing you from seeking out the regular check-ups and screenings so important to maintaining your health.

“Women today wear many hats - they’re wives, mothers, caregivers, employees, business leaders and breadwinners, often at the same time,” says Wendy Lund, CEO of leading communications agency, GCI Health. “Even when it feels like there are not enough hours in the day, we somehow manage to integrate everything in our lives to ‘make it work’ and accomplish insurmountable tasks. And this constant juggling can come at the cost of our own health.” The HealthiHer movement aims to give women the tools they need to make such changes at home, at work or in their communities. If you’re among those struggling to take good care of yourself because of other obligations, consider how these suggestions might help. * Truth: You can’t help others without caring for yourself. That same principle applies to your general health; you must maintain your own

14 Estrella Publishing - Viva magazine

energy and well-being so you can stay around to be an effective mom, wife, daughter, sister and/or friend.

* Take stress seriously. While not all stress is bad, long-term unrelieved stress can have major adverse effects on your health, reducing the effectiveness of your immune, digestive, sleep and reproductive systems. Recognize the risks, plan methods for fighting stress and carve out time for exercise, sleep, meditation, yoga and/or other remedies. * Try online resources. An annual in-person physical is always recommended, but health issues in between check-ups can often be taken care of through online sites that diagnose issues through questionnaires or video chats. * Make exercise a no-brainer. As the saying goes, sitting is the new smoking. If you don’t make daily movement of some sort a priority in your life you’re putting your physical and emotional health at substantial risk. More women’s health tips related to the HealthiHer Movement can be found at HealthyWomen.org

YUM YUM!

As you prepare to entertain during these long, lazy days of summer, it’s convenient to keep on hand easy-to-prepare refreshments your guests can snack on as they enjoy the balmy breezes. Consider the following suggestions for lightningfast, ultra-easy, fresh-tasting treats that can help you welcome visitors at a moment’s notice. 1. Refreshing blender drinks: Stockpile a selection of frozen juices and fruits so you can blend up icy-cold cocktails on demand. Because so many tasty drinks start with simple syrup or sour mix, you may want to mix up your own and store those concoctions in your fridge for impromptu events. 2. Fresh guacamole and chips: Whipping up everyone’s favorite avocado dip is nearly effortless when you keep on hand Simply Organic’s Guacamole Mixes. You need only add two ripe, peeled, pitted avocados and break open a bag of tortilla chips to create a fresh, fun and wholesome snack. 3. Mediterranean pita dip: Stock your vegetable

Estrella Publishing - Viva magazine

drawer and spice cabinet with organic ingredients for this hearty, cool and flavorful dip: hummus, red bell pepper, cucumber, cherry tomatoes, black olives, artichokes, feta cheese, oregano, onion powder and garlic powder. When guests arrive, spread the hummus in a casserole dish, sprinkle on the seasonings, layer the vegetables, then top your colorful creation with the cheese. Enjoy with pita chips or crudites. 4. Divine deviled eggs: When you keep hardboiled eggs on hand, whipping up these classic favorites only takes a few minutes. Remove the shells, halve the eggs and mash up the yolks with mayonnaise, mustard, vinegar, pickle relish, salt and/or pepper to taste. If desired, you can add even more flavor by stirring in hot sauce, bacon bits, blue cheese, chives, pickles, mango chutney, pesto, pickled okra or crumbled potato chips. Spoon or swirl the yolk mixture back into the half-eggs and serve. 5. Bountiful bruschetta: Slice a crusty baguette, brush it with olive oil and toast the slices under your broiler. Top the slices with a mixture of chopped tomatoes, basil leaves, onion and garlic, mixing in olive oil, salt and pepper and grated Parmesan cheese to taste. Sprinkle with balsamic reduction and serve.

Living With Faith The beginning of anything is quite amazing. Of course there are good beginnings as well as bad. But when we think of the start of something we always believe that the goodness of creating is in itself a blessed event.

We are taught that creation began with words – “And God said…” The lesson is quite simple: Words are a vital part of beginnings. We meet someone, we fall in love, but we begin the process with a conversation so that each of us is aware of the other. We cannot have any kind of relationship without some form of communication. And yet there are times when we just don’t want to talk or listen and want to be alone with our thoughts. But we are reminded that that it is not good to be alone. We were created to be part of, not apart from each other. Adam wanders aimlessly, unsure of his purpose and God realizes that to be alone is not the intention of creation. Loneliness is not an endurable feature of humanity. God tells us that everything that was created was good but when it comes to man being alone He says that it is not good.

16 Estrella Publishing - Viva magazine

We meld our thoughts and actions so that we can dream dreams, learn about who we are and where we want to go. We struggle with just enough tension to keep us even closer and enough joy to make us glad we have awakened to a new day. We wish for a warm wind to blow to cool us, and a winter chill to enable us to hold tightly to each other. We listen to each other because words brought us together and will give us even greater strength to know each other’s hearts. And we need to see each other’s smile and wipe the teardrops in the corner of our eyes before it becomes a river. Imagine that today is the beginning of the rest of our lives. This can be a special moment in time, the beginning of the rest of our lives. Perhaps we should enhance the sacredness of this time with the beauty of forgiveness and the understanding of the love shared. Perhaps, also, we will know that our dreams are connected to each other and the hopes that we carry forward will enable us to get through any storm and complete the blessing of union. Dem Bones

As people age, they become more likely to develop osteoporosis, a disease that occurs when bones lose density and mass, which can cause them to be brittle, weak and easily broken. Dr. Rhonda Randall, chief medical officer for UnitedHealthcare Retiree Solutions, answers questions about osteoporosis and shares information about a test that can help diagnose osteoporosis or determine if you might be at risk. An estimated 54 million Americans have osteoporosis or low bone mass (an increased risk for osteoporosis), according to the National Osteoporosis Foundation (NOF). Studies suggest that approximately half of women and a quarter of men age 50 and older will break a bone due to osteoporosis. It is responsible for 2 million broken bones and 75,000 deaths every year.

BMD tests can identify osteoporosis before a broken bone occurs and measure your response to treatment. The NOF recommends BMD tests for women age 65 or older and men age 70 or older. Osteoporosis is more common in women than men, and more common after menopause, so women should begin talking to their doctor about osteoporosis before menopause. Anyone with several risk factors - controllable and uncontrollable - should also discuss it at a younger age than the general guidelines. Your doctor will discuss your test with you, and help you interpret the results. Results are reported using T-scores, which show how much less dense your bones are than those of a healthy 30-year-old. A T-score of -1.0 or above is normal bone density, and a T-score of -2.5 or below is a diagnosis of osteoporosis, according to the World Health Organization. Although not everyone who has low bone mass will develop osteoporosis, those with low bone mass are at higher risk.

Osteoporotic bone breaks most often occur in the hip, spine or wrist, but other bones can break too. Beyond significant, often permanent pain, these fractures can have many other consequences, including frailty and limited mobility, complications related to the broken bone or the surgery to repair it, and the necessity of long-term care.

There is no one single way to ensure healthy bones, but there are many great habits that can put you on the right path. Incorporate enough calcium and vitamin D in your diet; avoid smoking and drinking; maintain a regular exercise routine; and take steps to minimize your risk of falls.

Talking to your doctor will help ensure you get the test that may be needed to correctly diagnosis osteoporosis, which may be a simple bone mineral density (BMD) test like a DEXA scan.

If you have been diagnosed with osteoporosis or have had fractures, talk with your doctor about medication options, which can vary based on gender, age, bone health and other factors.

Furry Friends

Dogs and their owners have many things in common, but perhaps one of the biggest commonalities is that they both love to eat! When preparing meals for your four-legged family members, it’s important for the meal to be packed with flavor and nutrients, and to create a dining experience they enjoy and look forward to. Help give your pets the ultimate mealtime experience with these tips: 1. Create a mealtime routine

Animals love routine. It’s important for dogs to establish a mealtime routine whether they get fed first thing in the morning, after their walk or as small meals throughout the day. By establishing a routine, your pooch will quickly catch on when it’s mealtime. 2. Purchase a puzzle bowl or toy Does your dog eat too fast? Do you want them to make a game out of their meal? Puzzle bowls and food dispensing toys are a great way to

stimulate your dog’s mind during mealtime. They allow them to slow down to truly enjoy their food, making mealtime fun! Head to your local retailer to choose the correct bowl or toy for your dog. 3. Provide your dog with a meal that gives them variety Dogs and humans alike enjoy food with variety! That’s why for nearly three decades, Kibbles ‘n Bits has been making dog food to bring joy to your dog’s every bite. 4. Turn mealtime into a dance party Have you ever danced due to excitement? Well, now your dog will, too. Play a song before each mealtime to signal when it’s time for your dog to eat. This new bonding ritual will create more fun for all family members and will have your dog busting moves in anticipation in no time! 5. Make it a training opportunity Use mealtime as an opportunity to train and reinforce wanted behaviors. Using commands like “sit” and “wait” before allowing your dog to eat helps them practice impulse control and good manners.

DIY Tips

line you can borrow against. An unsecured home improvement loan can be used based on your creditworthiness and ability to pay, not tied to a piece of collateral.

While many things about renovating your home are flexible, your budget might not be. In general, not a single floor board is laid, or a new countertop installed without money, which is why every home renovation project should begin with careful financial planning. Below are five important tips to keep in mind when deciding how to fund your next home project.

3. Create a budget. Because of the nature of remodels, things often end up costing more than you might think. No matter how big or how small the project, you need to have a solid sense of what your “all in” budget number is. This should not only account for hard and soft costs for things like labor, materials and designers, it should also account for contingency costs.

1. Shop around. Before anything gets torn out or installed, you should spend time consulting with contractors and getting estimates. Look at the work they’ve done to see if they would be a good fit. Most importantly, don’t be afraid to ask a lot of questions to make sure you’re working with the right people and paying the right price.

4. Remember, this is an investment! Not all home renovations will pay off in the long term. It’s important to consider cost vs. value before you start making changes, especially for homeowners looking to sell in the near future.

2. Consider financing options. There are several options when financing a home improvement project and it is important to choose the right fit for you. Home equity loans and home equity lines of credit (HELOC) require you to borrow against the value of your home, with home equity loans offering a lump sum while home equity lines of credit provide you with a credit

5. Work with a designer. This might sound like a luxury or an added expense, but a designer could actually help save money by finding deals or providing suggestions for less expensive alternatives, such as using quartz or white concrete instead of marble. With these tips, you should be better prepared to finance your home improvement project, you could be one step closer to your dream home!
