17 Active Listings $375,000 to $700,000 39 Homes Under Contract & Pending Sales from $432,000 to $1,150,000. April 12, 2022 – Local Market Snapshot The market has shifted with a higher percentage of i-buyers & investment buyers now competing with residential home buyers. Investors are buying up to 25% of the available homes. PebbleCreek inventory levels are very low with the homes selling quickly. Home prices are up significantly. Forecasts call for the Valley to draw 90000 new people a year until 2030 and indicate we will have another 17 months before housing demand exceeds supply. Buyers using mortgages have a difficult time competing with cash buyers. Interest rates have increased as inflation has reached record levels not seen in over 40 years. Lack of home inventory, builder’s supply chain shortages plus lack of local construction labor have pushed home sales & prices here to new records. Robson has over 200 new homes under construction. The Valley’s strong population & job growth is driving monthly price increases. The ability to work from home is bringing many people to the valley for our cost of living, tax structure, amenities, beautiful weather & lifestyle. The demand for home offices has many buyers needing larger homes. Companies now hiring new workers have employees housed in local hotels due to the shortage of apartments. Sales Activity for existing homes is still fast paced. TODAY THERE ARE ONLY 17 HOMES ON MLS ACTIVE LIST IN PEBBLECREEK. CALL ME if you are considering selling. I will be happy to give you a free market analysis plus the best LISTING DISCOUNT for your home. Unlike companies advertising on television, I have NO HIDDEN FEES. From Me To You... We are at a new stage in our lives, we have finally arrived at our Empty Nest. It feels like an amazing achievement to be honest. I have had the responsibility of raising children since 1988 (with one year off for good behavior) and I can finally see the light at the end of the tunnel.
I am so proud of the adults we have raised who are leading their lives and forging their own paths. But before I can truly hand off all responsibility, I have to get the last two to the finish line - graduation and college. I just wound up two sets of final college tours, and let me tell you, I learned a few interesting things along the way. Not about college or even raising children. About the Wonderful World of Travel. That is what my life has become of late. From Mom to travel agent in one easy step. Between scouring the internet for airfares, arranging hotel accommodation, and transportation at the college, I have barely had time to catch my breath. I did discover a way to save money on flights in the process. I was searching for cheap flights from Phoenix to Pullman, Washington. I know the normal routes and airlines that service

them, but during my search a new option popped up. I didn’t want to book with the cut-rate site that had the deal, but they did show me how to get my son from here to Pullman in less time, and saved me $300 in the process - book separate tickets through two different airlines! That moment when I had purchased the first fare and was trying to secure a seat on the next one gave me chills, but it all worked out in the end. He made it there and is on his way back as I write this. This was his first solo adventure and although I was nervous that something would go wrong, he navigated it with ease. He even got to play in the snow, in April... The upside of that experience is that I know he is going to be just fine on his own, and that eases the transition into the next stage of our lives. But is it truly an empty nest? Not really, they are all still there with us, we just have to loosen the reins and let them do it on their own from here.

The mission of the National T.T.T. Society is to provide summer camp experiences for young girls in the State of Arizona and across the country. “We send girls to camp” describes the work of this nonprofit organization.
Not only is this convention held to elect officers and conduct the business of the society, but it is also an opportunity for members of the various chapters to share their ideas and success stories.
Summer camp is a way to develop selfconfidence, leadership and social skills in young girls which in turn can help them in both their school and social environments. All fundraising done by the women is used to provide various camping experiences for upper elementary aged girls. Founded in Mt. Pleasant, Iowa, in 1911, the organization’s website (nationaltttsociety.org) explains the work and welcomes inquiries.
The 37th Arizona State Convention of the National T.T.T. Society will be held on March 11, 2022 at the Pebble Creek Community in Goodyear Arizona. This year members from the Tucson chapter will join the two Goodyear chapters for this biennial event.
Women interested in finding out more about T.T.T. can call our State Organizers, Cathi Hollis at 623-225-6635 or Claudia Clarkson at 563259-2331or visit the Society website, www. nationaltttsociety.org.

Medicare Scams Since 1965, Medicare has provided health care coverage to millions of Americans. Anyone on Medicare is at risk of Medicare-related fraud, and the Centers for Medicare & Medicaid Services (CMS) continues to warn people to watch out for scammers who steal Medicare Numbers and other personal information to exploit beneficiaries’ benefits. There are many types of Medicare scams, taking the form of unsolicited emails, phone calls, text messages, social media posts and phony websites. Scammers often claim to be from the Medicare office, an insurance company or a government office. They’ll ask for your personal and financial information, such as your Medicare or Social Security Number, so that they can submit false claims for payment. Remember that Medicare will never call, text, email or contact you through social media asking for your Medicare Number. Some common Medicare scams to watch out for include: * Offers of “free” genetic testing * Calls or emails about free medical equipment
· · · · · · · ·
Open every night from 5 pm to 1 am Every child seen by a pediatrician Faster than the emergency room Online registration to get into queue or register for telehealth visit Telehealth visits from anywhere in AZ AHCCCS and most major insurance accepted, cash pay rates available Easy access off 101 and I-10 Rapid COVID testing available

* Solicitations for other services, such as offers of “paid” clinical research trials While this is not comprehensive, these examples give you an idea of how to spot potential Medicare fraud. Now that you know how to spot Medicare fraud, you’ll need to know how to protect yourself from potential fraudsters. Remember to: * Guard your Medicare Number just like your Social Security card and credit card * Share your Medicare Number only with trusted health care providers * Review your Medicare statements, watch for services billed that look suspicious, and ask questions if something looks wrong If you or someone you know have experienced Medicare fraud or suspect an offer you’ve received is a scam, report it as soon as possible. You will never be in trouble for reporting fraud. To learn more about Medicare fraud, visit Medicare.gov/fraud. To report potential Medicare fraud, you can call 1-800-MEDICARE (1-800-633-4227) or report the scam to the Federal Trade Commission at ReportFraud.ftc. gov.

Did you know that stroke has no age limits, and younger adults are increasingly affected by stroke and its risk factors? Strokes happen when blood supply to part of the brain is blocked or when a blood vessel in the brain bursts. In either case, parts of the brain become damaged or die. Every minute counts when a stroke is suspected. May is National Stroke Awareness Month, when health care professionals remind the public that understanding the signs of stroke are key to getting care. Stroke affects about 800,000 people in the U.S. each year. Thankfully, residents of the West Valley have a Primary Plus Stroke Center nearby at Abrazo West Campus in Goodyear.
Arms – can the person raise both arms? Does one arm drift downward? Speech – ask the person to repeat a simple phrase, is the speech slurred or strange? Time – if you see any of these signs, call 911 right away. Also, note the time when the symptoms first appear, this helps health care providers determine the type of treatment needed. Submitted by Abrazo Health
Risk factors commonly associated in older adults, such as hypertension, diabetes, tobacco use and obesity are now being seen in younger stroke patients, according to Amanda Rowell, MPH, BSN, PCCN, SCRN, RN, Stroke Program Coordinator at Abrazo West Campus. More than 87 percent of strokes in the U.S. are ischemic strokes, caused by a clot that cuts off blood flow to a part of the brain. These types of strokes are largely treatable if a patient gets to a hospital in time. The U.S. Centers for Disease Control and Prevention (CDC) offers a simple test to act FAST if you think someone may be having a stroke: Face – ask the person to smile, does one side of the face droop? Legal Advice NON-STRESS ESTATE PLANNING Estate planning does not need to be complex or confusing. You deserve to have your questions answered and have documents that help you when you need it most. On-line services and computer forms simply do not address the variety of issues that might arise. The court process of probate can be avoided with a revocable trust for some but others can utilize a beneficiary deed with more ease. Privacy laws can prevent you from being assisted by your spouse or trusted friend or family member. Powers of attorney can be give the right person the legal authority to help you.
Estrella Publishing - Viva magazine
However, you need the correct power of attorney – whether it be for finances; medical health or mental health. Inheritances for minors, whether children or grandchildren, can be bogged down by a court conservatorship, if a trust is not used. A court conservatorship is more costly and burdensome than a probate. A good estate plan provides centralized management for your assets whether you are incapacitated or upon your death and can avoid obstacles and disputes when there are multiple disputes.
