17 Active Home Listings $365,000 to $659,900 49 Homes Under Contract & Pending Sales from $429,900 to $1,150,000 Mar 10, 2022 – Local Market Snapshot The market has shifted with a higher percentage of i-buyers & investment buyers now competing with residential home buyers. Investors are buying up to 25% of the available homes. PebbleCreek inventory levels are very low with the homes selling quickly. Home prices are up significantly. Forecasts call for the Valley to draw 90000 new people a year until 2030 and indicate we will have another 17 months before housing demand exceeds supply. Buyers using mortgages have a difficult time competing with cash buyers. Interest rates have increased as inflation has reached record levels not seen in over 40 years. Lack of home inventory, builder’s supply chain shortages plus lack of local construction labor have pushed home sales & prices here to new records. Robson has over 200 new homes under construction. The Valley’s strong population & job growth is driving monthly price increases. The ability to work from home is bringing many people to the valley for our cost of living, tax structure, amenities, beautiful weather & lifestyle. The demand for home offices has many buyers needing larger homes. Companies now hiring new workers have employees housed in local hotels due to the shortage of apartments. Sales Activity for existing homes is still fast paced. TODAY THERE ARE ONLY 17 HOMES ON MLS ACTIVE LIST IN PEBBLECREEK. CALL ME if you are considering selling. I will be happy to give you a free market analysis plus the best LISTING DISCOUNT for your home. Unlike companies advertising on television, I have NO HIDDEN FEES. Areas in the preserve with wildflower displays usually include the Bajada, Las Lomitas and Ranger Kiwanic, accessible from the Central Avenue entrance. Also, look for wildflowers on the north facing slopes in the Pima Canyon and Beverly Canyon (Javalina Trail) entrances of the park.
You can’t go wrong on a wildflower hunt in Spur Cross Ranch Conservation Area, which boasts a huge diversity of blooms. Look in particular along the western end of the Spur Cross Trail and, if you are up for a challenge, the southern part of the Elephant Mountain loop.

From Me To You... After a long trip to check on my family I am firmly back in this country and in this time zone. I brought back all the chocolate I could fit into my suitcases and the most beautiful, delicate mugs from an art gallery. They are light, thin, perfect for a cuppa in the afternoon and even better, my Dad bought them for me.
He wanted to get me a gift and although he waved many options before my eyes, nothing seemed right. I had seen these beautiful mugs in an art gallery on one of my first days there, but I hesitated. They were expensive. But so beautiful. The shape of them is wonderful to hold. Cradle. The texture is sublime, almost soft to the touch, and there is an indentation for your thumb halfway up the vessel. It adds to the whole experience of sipping a warm cup of tea. I did not think I would get them but in the end I made room in my luggage and dad bought me two! They made it all the way across the Atlantic in one piece (well one piece each) and I treasure them.
Call now and Save!
Until I get careless and I knock them against the sink, or drop them and then they will break. Which they will, eventually. I am under no illusions about my ability to keep these safe and hand them down to successive generations. But I use them anyway. That is one of the great secrets of life. If you have something you love, you should use it. Don’t hide it away in a cupboard in case the Queen comes for a visit. What if she never does? Then you are depriving yourself of a pleasure in life, saving it for a rainy day and, news flash, we live in a desert. If there is one thing I have learned from the last few years it is that nothing is guaranteed. Nothing is a sure thing. Take the trip, smell the roses, use the fancy mug.

Currently it consists of 38 active and inactive members. Inactive members include those who can no longer participate in golf due to long term physical disability or a short term aliment. We also always include the spouses of deceased members at social events.
We have many members who previously served in the military and others who made a career of the military. Input was provided by Patty Wegehaupt and the activities office staff and we decided to collect monetary donations to purchase small metal flags for the Veterans Memorial Plaza. Sandbagger donations were plentiful to enable the purchase of 300 of the memorial flags to be placed among the memorial bricks that are purchased thru the activities office.

Scam Spotting With technology and mobile apps, consumers can virtually do anything from managing finances, health and schedules to dating. However, scammers now have more opportunities to tap into these virtual places, take our information and, worse, our money. So how do you protect yourselves from this? You may be thinking it’s obvious to spot a scam. For example, you probably know by now that no one wants to speak to us about our car’s extended warranty. However, a recent Zelle survey found that 53% of people have been more confident and aware of scams since the beginning of the pandemic, but this leaves a large portion that could still use help. What if someone pretends to be a trustworthy source, and they call and text you in a way that looks and sounds legit? This uncertainty becomes more prevalent with more sophisticated scams. According to the FTC, consumers lost $547 million to scams in 2021. Many of these scams pretend to be from an organization you know like your bank. Here are some of the
tactics scammers use and how you can protect yourself.
1. You get a text pretending to notice odd activity: A text pops up in your phone from your bank saying, “FRAUD ALERT Your account has been suspended due to fraudulent activity. Please login through this secure link and verify your account (LINK)”. Pause, this is not right. What you need to know: Your bank would never ask you to click on an external link and provide a pin. Therefore, do not click the link - go directly into your mobile banking account or call the bank immediately to confirm. 2. Following the text, the scammer calls you pretending to be your bank while trying to disorient you further. The first instinct is to give them all the information. They texted and followed up with a call, so it seems legit. Take a breath - there is no reason to rush no matter how dire the situation seems. What you need to know: Your bank will never call you and then ask you for your one-time verification code, PIN, password or other personal identification details. They do this only when you call them. If something feels strange, hang up immediately and call the phone number on the back of your credit or debit card. 3. On the phone or text, scammers create a sense of urgency for you to pay them, threatening to lock or close your account. What you need to know: This scenario will never happen over one message or for a specific time. Anytime any “organization” is telling you they need payment immediately it’s a red flag. No one will pressure you to pay immediately. While scammers are becoming more sophisticated, one rule of thumb always rings true - if it feels fishy or something feels off, it probably is. Listen to your instincts to save you from so much financial heartache.

Pill Disposal
Did you know that in 2019 up to 200 pharmaceuticals were detected in the surface water, ground water and drinking water in the U.S., according to the Organisation for Economic Co-operation and Development? Unfortunately, conventional wastewater treatment plants are not designed nor equipped to fully remove pharmaceuticals, which is how these substances end up in ground and surface water. To celebrate Earth Day this year, learn what you can do to dispose of medications properly and help prevent these potent chemicals from polluting the environment. While 61% of Americans are concerned about flushed painkillers polluting drinking water and public waterways, 1 out of 4 admit to flushing leftover prescriptions down the drain, and another 25% reported throwing unused
medications in the trash, according to a study by Stericycle. If you are concerned about the environment, you can be part of the solution by taking advantage of new ways to safely dispose of unused medications. Here are practical do’s and don’ts to follow when discarding old medications or other household drugs: DO: Regularly clean out your medicine cabinet. Make it a habit to regularly inventory your medications and remove expired, unwanted and unneeded ones for disposal. DON’T: Hold on to prescriptions you are no longer advised to take by your doctor. The Stericycle study found that Americans keep unused prescriptions either for future use (30%), because they fear their illness reoccurring (32%) or because they don’t know how to dispose of them (nearly 15%). DO: Use one of these safe disposal methods for discarding unused medications in your home: * Use the Deterra Drug Deactivation and Disposal System, a safe medication disposal pouch that can be used at home. Deterra permanently deactivates drugs in many forms including pills, patches, liquids, films and creams - with the simple addition of tap water. Easily available on Amazon, and in their online store. * Find a drug take-back program in your community. These collection sites or drop boxes may be located at a nearby hospital, clinic pharmacy or law enforcement agency. DON’T: Flush medications down the toilet, put them down the drain or throw them in the trash. While some sources may advise flushing pills or mixing meds with coffee grounds or kitty litter to make them unappealing to potential poachers, these methods do not render active chemicals inert and allow harmful ingredients to make their way into the water and soil after being discarded. For more information about how to dispose of household medications and prescription drugs safely, visit DeterraSystem.com.

Biz Buzz Running a business is really hard. What they don’t tell you is that it can cause severe stress and anxiety, and drains you mentally to the point of depression in even the most laid back people. • People will talk about you, compare you to others, use you, they will view you as a service and not a person anymore. • Friends and family will expect discounts and people will value you and your hard work less than a big chain store. • You have to worry about if you forget to email/ message someone back, are they going to think it was on purpose? Did you disappoint them? Will they hold that against you? When in reality you just can’t get to everyone’s messages and emails.

Yum Yum
Air Fryer Potato Crusted Lemon Pepper Salmon Ingredients • Buttermilk Whipped Potatoes • 1-1/3 cup Water • 1 teaspoon Salt • ¼ cup Unsalted Butter, softened • ½ cup Milk • 2-2/3 cup Instant Mashed Potatoes • 1/3 cup Buttermilk • ¼ cup Sour Cream • Lemon Pepper Salmon • 1-1/2 pounds Salmon Filets, skin and pin bones removed Cut into 4-ounce pieces • 2 teaspoons Olive Oil • 2 Tablespoons Lemon Pepper Seasoning • 2 Tablespoons Fresh Chives, chopped Preparation 1. To prepare the mashed potatoes heat the water to a boil and add the salt and the butter. When the butter is melted add the cold milk and stir in the instant mashed potato flakes. Allow the mixture to sit for about a minute, then fluff
with a fork. Gently fold in the buttermilk and the sour cream. Transfer the potatoes to a pastry bag or a resealable plastic bag with a star tip if desired (you can also gently spoon the mashed potatoes on top of the salmon if you don’t want to be super fancy). It’s important the potatoes be creamy but not too loose, otherwise they won’t stay on top of the salmon, and you will have a mess in your air fryer. 2. Place your salmon filets on the air fryer rack and lightly coat the filets with the olive oil. Season the salmon all over with the lemon pepper seasoning and pipe some of the mashed potatoes on top of the salmon. 3. Set the air Fryer to 400 F and cook the salmon for 12 minutes, if you wish your salmon to be well done, cook it for 14 minutes. This of course depends on the starting temperature of your salmon as well as the thickness. 4. When the timer goes off, remove the salmon, the potatoes should be lightly golden and the salmon should be opaque but still moist. 5.Plate the salmon and garnish the dish with the fresh chopped chives and some fresh slices of lemon if desired.

Furry Friends Your pets are part of your family, and you would do just about anything for them. From the tail wags and face licks to the head bumps and purr fests, your pets show their unconditional love in many ways, every single day. If you’re looking for ways to reciprocate, consider the following tips for things you can do to show your pet some extra love. 1. Have a “yes day” with your pet The truth is, your beloved pets love nothing more than hanging out with you - so why not make a whole day of it? Start by making a list of all the activities your pet enjoys or saying ‘yes’ to your pet’s cues to see where the day takes you. One more treat after a walk through the park? Yes! One more minute of scratches behind the ear? Yes! Whatever you end up doing, know that any time spent with your pet is time they’ll love. 2. Feed them nutritious, delicious food One simple, yet important, way to keep your dog or cat happy and healthy is by feeding them nutritious and tasty food and treats.
3. Find a great new toy Animals need the occasional stimulation of a new toy or game, and they love playing with you. Try a new interactive toy or activity that can keep you both entertained for hours. When playtime is done, put the toy away so it’s still fresh the next time you bring it out for a play session. 4. Teach your pet a new trick Most dogs - and even some cats - enjoy the challenge of learning something new. Use their favorite treats to teach simple tricks at home like: “Paw” - Get your dog in a sitting position and show them you have a treat. Most dogs will try to paw at your hand to get to the treat. If your dog does this and touches your hand, give them the treat and praise. “Roll Over” - Sit in front of your cat with a treat 2-3 inches away from their nose. If you want your cat to roll to your right/their left, slowly arc the treat on a slight incline toward their right ear. For the left side, do the opposite, and reward with a tasty treat when the trick is completed.

Hear Hear
Did you know hearing trouble is the third most common chronic health condition? The CDC reports that noise above 70 decibels (dB) over a prolonged period may start damaging your hearing, and noise above 120 dB can cause immediate harm. Not sure what decibel level you’re experiencing? Here’s an easy rule of thumb: If you have to shout to hear conversation, it’s too loud. Here are common noise hazards you may encounter every day, and how you can protect your hearing. 1. Home projects Tools around the home, including lawn mowers, leaf blowers and power tools, can be about 90112 dB. This is considered a dangerous noise, especially when you use them for long periods of time. Because home projects can take hours to complete, it’s best to play it safe and protect your hearing. 2. Live music events When music is played for large audiences, the noise level is increased to about 110-130 dB. Even smaller venues using amplification can be dangerously loud. This is why you may have experienced sensations such as ringing ears after an event. Listening to music at this volume for over an hour causes hearing loss, which is why musicians struggle with hearing loss more than most other people. 3. Exercise classes Fitness trainers often blast music to pump up everyone for the workout. Loud music in a small room can be about 80-116 dB, which increases everyone’s risk of 12
Estrella Publishing - Viva magazine
hearing loss the longer they’re exposed to it. You may also be endangering yourself by using ear buds to listen to loud music while working out, jogging or biking. 4. Boating/driving/motorcycle riding When driving with loud music, you may not realize the damage it’s causing, but wind noise can also be dangerous. If you’re boating, wind noise alone can be about 80-100 dB, on top of engine noise that may reach anywhere from 7090 dB. According to the American Academy of Audiology, individuals driving with car windows down for more than an hour daily are three times as likely to have hearing loss. Motorcycle riders are exposed to engine noise that can reach up to 100 dB or more, in addition to wind noise. How to protect yourself: * Wear high-quality hearing protection * Take “quiet breaks” * Shorten the duration of your noise exposure * Use power tools and equipment outside * Turn music down Because hearing loss occurs over time, limit incidents of exposure to overly loud environments as much as possible.

Mental Health
These past couple of years have been challenging in lots of ways and many people, particularly older adults, have felt the weight and impact of loneliness and social isolation. This has been especially true when staying home and sheltering in place has been recommended to increase safety. With less contact with others, it has been difficult for older adults to maintain the relationships that are so important to mental, as well as physical, well-being. In fact, loneliness has been found to lead to health risks, such as: * Depression * Poor sleep * Anxiety * Hypertension * Cognitive decline * Heart disease and stroke In addition, social isolation may lead to: * Increased risk of dementia * Cardiovascular disease * Inflammation * Reduced quality of life
Estrella Publishing - Viva magazine
It becomes incredibly important to understand these effects and impacts of loneliness and social isolation. You might think the two concepts are very similar, if not identical, but they have important distinctions. Loneliness is the feeling of being alone and social isolation is the lack of social contacts. A person can feel alone, even if they have a wide social circle and, on the flip side, it’s possible for someone to not have many social connections yet not feel alone. Keeping interventions in mind for both conditions could have a big impact on seniors’ overall health. For social isolation it might be things like volunteerism, physical activity and engaging in a community, while for loneliness it might make sense to focus on personal strengths such as defining one’s purpose and building social awareness skills. It is clear that staying connected to each other is not just a nice-to-have but an urgent priority key to higher quality of life for older adults.

Legal Advice MAKE A WILL, NOT A MISTAKE While there are many forms of estate planning documents available on line, there are just as many ways to make mistakes that could cause problems for you and your loved ones. Original documents are important. Financial institutions want to see original powers of attorney and Wills. The court process to probate a copy of a Will can be double the time and cost of probating an original. Legal terms have specific meaning. The term “heir,” when meaning “descendants,” could result in unintended rights to a spouse or sibling. Powers of attorney should not be contingent on you being incapacitated. Once you are found

incapacitated, you lose your legal rights to handle financial decisions. You should not have to lose your rights, when you just need help on the phone or going to the bank. Health care powers of attorney should cover mental health as well as medical health care. Avoid court intervention by having a complete health care power of attorney. If you have a revocable trust, be sure your assets are titled in the trust or made payable to a trust. If you do not have a trust, be sure you fully utilize beneficiary designations in order to avoid probate.
