From Me To You... Does anyone else have a hard time writing 2021 as the current year? I catch myself every time I have to write a check or note the date. It seems as though I didn’t get to use 2020 much so switching to 2021 seems... disloyal? We all lost so much last year, time is one of the smallest to think about but perhaps one of the biggest to wrap our heads around. We not only lost time, but all the things we were planning on using that time for. Momentous birthdays were swept under the rug. Graduations were virtual. Time itself seemed to stretch and bend. The world was at once creeping along at a snail’s pace and also racing towards some unknown destination. Time is not just a space from one moment to another, it is also something you can give. Time to heal, time to think, time to grow. The grace of time to make mistakes and learn. Time to become something more, something better. As a parent there are many moments where the gift of time is all that your child needs to figure out a way forwards. I try to model that behavior as my own children become older. The impulse as a Mom is to rush forwards and help, ease the way and prevent our offspring from making easily avoidable mistakes. I think that is not doing them any favors. If they do not fail, how can they learn to overcome life’s trials and tribulations?

One day you will not be there to jump in front of them when a problem arises, and if they have not learned to cope on their own already it will be that much harder without guidance. I have a friend who is struggling with her health. She probably doesn’t have much time left on this Earth, and watching her vibrancy slipping away is almost unbearable. Her time is cut short and there is no fairness in that. Her time to live, watch her children grow and thrive. Her time to age gracefully, see the grey hair and wrinkles mark the passing of time. Her time to be. I am a planner and a do-er. I want to rush in and organize her life and tie up all the threads I see hanging around her. Things she should do for her family, things she should do for herself. But. It is not my life and not my time to decide how to use. The best gift I can give her is the time to do what she wants. To spend or squander the time she has remaining in whichever way she chooses. And that is hard. But it is right. I urge you all to think about the time we have been given and decide how you want to spend it. Otherwise it will just rush past, and by the time you decide it may be too late. Rx Safety

Prescription medications have many benefits, including managing pain, regulating chronic conditions, preventing disease and more. Despite numerous positives, medications can be dangerous to others in your household, especially kids. Every eight minutes a child goes to an emergency room for medicine poisoning, according to Safe Kids Worldwide, and three out of four ER visits for medicine poisoning are due to kids getting into parents’ or grandparents’ medicine. Unintentional injuries including poisoning are the leading cause of mortality among infants and children in the United States, according to the Centers for Disease Control and Prevention. Research from the American Association of Poison Control Centers shows the vast majority (90%) of poisonings occur at home. Look at how

you use medications in your household and adopt safer practices that include: Never leave medications out: When busy multitasking, you may leave your medication out on a counter or toss it in your purse or backpack. Don’t leave medications where kids can see them or where they can easily be found, such as in drawers, on nightstands or in bags. If the medication is for your child when they are sick, never leave it in their bedroom. Store medicines out of reach: Choose one storage location for all medication that is out of reach of children. This can be anywhere throughout the home that is high and out of sight. Talk with your children: Be honest with kids about the dangers of taking prescriptions. Adjust your conversation based on your child’s age, stressing that medications are only meant for the person the doctor prescribed them for and can be harmful to anyone else. Tell them to never take a medication without checking with you first and if they find any pills or bottles to bring them to you right away. These steps will help significantly reduce the chances your child will access your medication. However, in case of emergency, call poison control immediately. Program the poison control · Open every night from 5 pm to 1 am center at 800· Every child seen by a pediatrician · Faster than the emergency room 222-1222 into · Online registration to get into queue your home and or register for telehealth visit · Telehealth visits from anywhere in AZ cell phones. Outdoor Living Last year, many people took a fresh look at their outdoor living spaces, as life outdoors became of renewed importance as spaces to gather together. Backyards transformed into stay-cation retreats, and front entries were revamped into spaces for social distancing reminiscent of oldfashioned porches. No matter where you live, your outdoor space can be enjoyed all season with simple upgrades using hardscapes, such as adding a fire pit for warm gatherings or an outdoor kitchen for the taste of summer all year. Whether you do it yourself or hire a landscape professional, hardscaping materials - including natural stone, interlocking concrete pavers and retaining wall systems - can add value to your home and help set the stage for a heated hot tub, cozy seating around a fire, wood-fired ovens for pizza parties and more. 1) Add a fire feature for chilly days and nights. A fireplace, fire table, fire pit, chiminea or patio heater will enhance any outdoor space with warmth and ambiance. Fire pits and fireplaces

also are available in kits including all materials that are popular with do-ityourselfers.

2) A dedicated outdoor cooking space lets you grill in any season. Along with multifunction grills, compact wood-fired outdoor ovens are popular choices, and hardscape designs can make the perfect countertop or grill island. 3) Create easy access from indoors to outdoors. A raised patio, built with retaining wall units and pavers, is a low-maintenance solution as compared to a deck. Pavers come in many styles, textures and colors, and require little to no maintenance if properly installed. 4) Accessorize with functionality in mind. Lighting, pergolas, shades, awnings, screens and year-round furniture should be considered in an outdoor space all-season refresh. Low-voltage LED lighting can be installed between courses of retaining wall units, under capstones and along paving stone patios and paths. Outdoor living is an essential part of everyone’s health and well-being. Create an outdoor space that adds value to your property and keeps you outside longer into the night, earlier in the spring and later into the season.

Money Matters This year, as you tidy up your home and surroundings, why not also consider some financial spring cleaning? Here are a few ideas for getting your financial house in order: • “De-clutter” your portfolio. Over time, your investment portfolio can accumulate redundancies – that is, you might own several investments that are essentially similar. It might be appropriate to replace some of these. • Own your investments purposefully. As an investor, you should be following a goalbased strategy that includes the matching of certain investments with certain objectives. For example, you might own stocks or mutual funds to eventually provide the capital appreciation potential you’ll need to retire comfortably. But you might also own other vehicles, such as bonds or other fixed-income investments, to provide you with a source of regular income. • “Dust off” your investment strategy. Over a long winter, your windows can get dirty and grimy, so, when spring arrives, you may want to get out the glass cleaner. Over time, your investment strategy may get somewhat “dusty,”

too, especially if you’ve experienced significant changes in your life, such as a new job, a new child or even a new plan for retirement. By periodically reviewing your investment strategy, you’ll be able to clarify your vision for the future. • Protect yourself from hidden dangers. When you think of your financial situation, are you also exposing yourself and your loved ones to risk? If something were to happen to you, could your family members stay in their home? To help keep their lifestyle intact if you weren’t around, you’ll need adequate life insurance. And to avoid burdening your grown children with potentially huge expenses should you ever need some type of long-term care, such as an extended nursing home stay, you may want to talk to a financial advisor about protection strategies. By taking some spring cleaning measures, you can brighten your living space for the seasons ahead. And by applying some of the same principles to your financial environment, you can help improve the prospects for meeting your important goals. Green Thumb Gardening saw record growth in 2020 and experts expect many more people will be digging in the dirt again this spring. From “Victory” vegetable gardens to balcony containers, outdoor gathering spaces and mood-lifting landscapes, gardening is providing an outlet during the pandemic. With all that expansion and enthusiasm comes the need for inspiration and advice.

The National Garden Bureau was founded in 1920 in the wake of World War I, when an increasing number of suburbanites needed basic backyard gardening instruction. The nonprofit organization’s mission is to provide education to motivate people to enjoy plants, from indoor houseplants to outdoor gardens. How do they do it? One way is with their ‘Year of’ program. Each year the National Garden Bureau selects one annual, one perennial, one

bulb crop, one edible and one shrub as their ‘Year of the’ crops. One of the more popular picks for 2021 is The Year of the Sunflower. If there was ever a time where we needed to add some sunshine to the world, it’s now. Sunflowers add bright, cheery color to the garden, and they’re extremely easy to grow. They’re simple to start from seed, or you can purchase new potted varieties that promise multiple blooms throughout the season. Planting sunflowers, hibiscus, hyacinth, monarda and other easy-togrow flowers can help add color and curb appeal, but they also add natural beauty to outdoor gathering spaces, another COVID-19 world trend. Need more information or inspiration for your garden this year? Visit NGB.org.

Non-Stress Beneficiary Deed To Avoid Probate

If you want one or two adults to receive your home or real estate upon your death, a Beneficiary Deed can be a non-stress way to avoid probate. A Beneficiary Deed is in essence a “pay on death designation” for real property. A Beneficiary Deed avoids probate without giving up any present ownership interest in the property, like joint tenants with right of survivorship does. The Beneficiary Deed is fully revocable. Where there are co-owners, the surviving owner can revoke the Beneficiary Deed. The owner retains control. The owner does not need to consult the beneficiaries or be concerned about the beneficiaries’ creditors (unlike joint tenants). The Beneficiary Deed is a great tool for people who have all other assets in accounts that have a “pay on death” designation of some type. The Beneficiary Deed is not a good tool if you want to leave your real property to more than

two people, to minors or to adults with special needs receiving government assistance. In those instances, a trust is the best non-stress way to avoid probate

REVERSE MORTGAGE FAQ'S Will the government or lender own my home?

Can my family member have ownership in my home if I should pass?

NO! The homeowner(s) who occupy the property will remain on title and have full ownership. The reverse mortgage is simply a lien recorded against the property, just like any other mortgage.

Yes! The owner(s) may add other family members or place the home in a trust, so family automatically has ownership in the property and equity as well.

Will my family be responsible for the debt?

If I take out a reverse mortgage, does that mean I will leave nothing to my family?

NO! A reverse mortgage is a non-recourse loan, so if your value ever falls below what you owe, your family will never have to pay the deficiency.

You must own your home outright in order to do a reverse mortgage! FALSE! You may already have existing mortgage, which can be refinanced and paid off with the reverse mortgage. A reverse mortgage could

14 Estrella Publishing - Viva magazine

be just what you need!

NO! Reverse mortgages have insurance automatically built in to protect the family. Most homes continue to increase in value over time leaving even more equity for family. Even if the property value should decrease below what is owed, the family can acquire the property for 5 percent less than market value regardless of how much is owed or how low the value may be.
