16 Active Home Listings $430,000 to $995,000 33 Homes Under Contract & Pending Sales from $379,900 to $970,000 Feb 6, 2022 – Local Market Snapshot The market has shifted with a higher percentage of i-buyers & investment buyers now competing with Phoenix Valley residential home buyers. Investors are buying up to 25% of the homes available in the valley. PebbleCreek inventory levels are still very low with the homes selling quickly. Home prices are up significantly. Forecasts call for the Valley to draw 90000 new people a year until 2030 and indicate we will have another 18 months before housing demand exceeds supply. Buyers using mortgages have a difficult time competing with cash buyers. The lack of home inventory, low interest rates, builder’s supply chain shortages plus lack of local construction workers have pushed home sales & prices here to new records. Robson has over 200 new homes under construction. The Valley’s strong population & job growth is driving monthly price increases. The ability to work from home is bringing many people to the valley for our cost of living, tax structure, amenities, beautiful weather & lifestyle. The demand for home offices has many buyers needing larger homes. Companies now hiring new workers have employees housed in local hotels due to the shortage of apartments. Sales Activity for existing homes is still fast paced, interest rates & inventory levels are low. TODAY THERE ARE ONLY 16 HOMES ON MLS ACTIVE LIST IN PEBBLECREEK. CALL ME if you are considering selling. I will be happy to give you a free market analysis with the best LISTING DISCOUNT for your home. From Me To You... Those of you who know me understand that I love to travel. Covid put the kibosh on that for a while, but I am beginning to spread my wings again. In fact, I am writing to you from a foreign country - not the trip I planned, but it has it’s bright spots nevertheless.

In my youth I would fill a backpack with whatever clothes were clean, grab my camera, and I was off. Not a care for creature comforts, not much planning at all, but with a ton of enthusiasm! As I have aged my requirements have changed somewhat. The itinerary is considered, reviews taken into account, and excursions mapped out along the way. Packing is more specific too; I have to factor in comfy shoes and adequate layering. What stays with me on the plane now must allow for all the electronic devices - plus chargers. The most useful necessity I travel with though, is my own pillow. I cannot emphasize enough the value of sleeping with the right pillow. Imagine traveling to a far-flung location and you can’t

appreciate all the glory of those Roman ruins because you have a crick in your neck. It is the little things that make so much difference. On this particular trip I am in the land I grew up in, so my packing became even more challenging. I had to bring enough clothes for varied weather possibilities, the aforementioned electronic devices, adapters so I don’t blow up said electronic devices, and most importantly, room to bring home delicacies form my youth. Although I can have almost anything shipped to me in the US, it is vastly more expensive, and I don’t get to try things first. Plus, there are Easter Eggs like you wouldn’t believe here. Giant hollow chocolate spheres filled with yummy confections! Then there is coffee. I do love my coffee, and recently, thanks to a discerning relative who introduced me to Nespresso, I have become a coffee snob. As with my pillow, a great cup of coffee sets me up for a wonderful start to my day. And as I only drink one cup a day, it has to be good! I used to travel and make-do with whatever coffee I could find, but on this last trip I decided that as I was going for an extended stay, and I knew that the only coffee on offer would be instant, I would have a machine shipped to my location. Oh boy am I glad I did. Not only did I find it for a third of the original price but now I can gift it to my hosts when I leave. You could say I gave them two gifts, the joy of a cheerful morning, plus a new appliance.

Money Matters The long-running coronavirus pandemic has fueled a lot of anxieties – including financial ones. But some people have had far fewer worries than others. Consider this: Among those investors who work with a financial advisor, 84% said that doing so gave them a greater sense of comfort about their finances during the pandemic, according to a survey from Age Wave and Edward Jones. Of course, many people experience investment-related fears even without a global health crisis, and that’s not surprising, given the volatility of the financial markets. A financial professional can help you… • Look past the headlines – By helping you construct a portfolio that’s built for the long term and reflects your goals, risk tolerance and time horizon, a financial advisor can enable you to look past the headlines. • Avoid emotional decisions – Many people let their emotions drive their investment choices. When the market goes through a downturn and the value of their investments drops, they sell to “cut losses,” even though these same investments may still have promising futures.

Call now and Save!

Conversely, when the market is on an uptick, some poeple chase after “hot” investments, even when they become overpriced. A financial advisor can help keep you from making these fear- and greed-based actions by recommending moves that make sense for your situation. • Prepare for the unexpected – Most of us did not need a pandemic to remind us that unexpected events can happen in our lives – and some of these events can have serious financial impacts on us and our loved ones. A financial advisor can evaluate your protection needs and recommend appropriate solutions that fit within your overall financial strategy. • Adapt to changing circumstances – Over time, many things may change in your life – your job, your family situation, your retirement plans, and so on. A financial professional can help you adjust your financial strategy in response to these changes. Achieving your financial goals may present challenges, but it doesn’t have to cause you years of worry and distress – as long as you get the help you need. Insurance Myths When it comes to insurance, there are several myths that continue to persist, like the myth that red cars are more expensive to insure. That’s false, by the way. Instead, factors like your driving history, annual mileage driven, the cost of your vehicle and other things will affect how much your insurance will cost.

Here are four things you should know about your auto, homeowners or renters insurance policy to ensure adequate protection in the event of an unforeseen or unexpected loss. 1. Myth: Your homeowners insurance policy covers everything Homeowners insurance covers losses or damages to your house and personal belongings in the event of a fire, sudden flooding caused by a broken pipe, or theft, but there are some situations that your policy may not cover. Renovating your home or installing any expensive upgrades must also be reviewed by your agent to ensure you have adequate coverage.

2. Myth: You only need the minimum auto liability insurance coverage required by your state This coverage only provides financial protection if you’re found to be legally responsible for causing injury to another person or their property. Auto liability coverage doesn’t cover damage to your vehicle, items stolen from your vehicle, or damage from a storm or vandalism. 3. Myth: Renters don’t need insurance Without renters insurance, you’ll have to pay out of pocket if your personal belongings are damaged in a fire or are stolen. 4. Myth: If you’re hurt in an accident caused by another driver, their auto insurance will pay Even if an auto accident is caused through no fault of your own, you may not be able to recover damages if you are hit by someone who is uninsured or underinsured. The best way to safeguard yourself is to have uninsured motorist coverage, which is usually an add-on protection. Insurance is a sound investment, but can be complicated, so it’s always a good idea to speak to a highly trained agent that can provide expert advice and guidance

Vitamin D

Vitamin D is known for helping with bone health, but its benefits extend beyond that. Due to its positive effects on the respiratory and immune systems, more than 100 clinical trials have been conducted and higher blood levels of vitamin D correlated with lower incidence or severity of COVID-19 in most reviews of the research. “Increasing evidence suggests a link between higher vitamin D levels and lower incidence of COVID-19,” said Luke Huber, vice president of scientific and regulatory affairs at the Council for Responsible Nutrition (CRN). Recent studies in the British Journal of Nutrition, European Journal of Clinical Nutrition, and Aging Clinical and Experimental Research revealed that the following people are more at risk for Vitamin D Deficiency:

reduced ability to synthesize vitamin D * People with pre-existing conditions, such as diabetics * Anyone with reduced exposure to sunlight, such as those hospitalized and institutionalized * Those taking certain medications Vitamin D comes from three potential sources: food, sunlight-dependent production in the skin and supplements. With regular sun exposure, a healthy diet and healthy kidneys, many people can make the vitamin D they need; however, most people are not regularly exposed to the sun, and diets vary. According to the American Journal of Clinical Nutrition, few people can obtain enough vitamin D from food sources alone, making supplementation important. How much to supplement will vary based on vitamin D status. It’s important to first discuss dosage with your doctor, as deficient and insufficient individuals will need a different supplement strategy.

* People of color, especially the Black community * Less educated populations * Those of lower socioeconomic status * Smokers * Physically inactive people * Obese individuals * Infrequent milk drinkers * Individuals with chronic diseases, especially of the liver, kidney and heart * Anyone with a disease that leads to malabsorption, such as Crohn’s disease * Older adults, due especially to aging skin’s

Internet Safety

Today, Americans lose more money to digital crime than to home burglary. About 80% of U.S. adults say they are not doing enough to protect their personal information online, however, most don’t know where to start conversations with their families about internet safety. Here are five tips you can follow to stay safe online. 1. Get creative with passwords While it’s easier to remember a few passwords for many accounts, you are leaving your family open to identity theft and other cyberattacks. Update your passwords to consist of a random combination of letters, numbers and symbols.

2. Tighten up your social media privacy Most people provide personal information like their name, birthday, job and hometown on social media without a second thought. To help prevent identity theft, review the privacy settings for your social media platforms. 3. Don’t ignore updates Don’t ignore system and browser updates as they provide critical updates that protect against

hackers and fix any critical issues in software. When possible, enroll in automatic updates and use antivirus software, antispyware and a firewall on your computer.

4. Avoid suspicious websites When shopping online, it’s crucial to know what makes a website safe to explore. Check to see if “https” appears in the URL. Also, review the site for misspellings, grammar mistakes and lowquality images. 5. Stay alert for phishing scams Phishing attacks are emails, phone calls and texts that appear to come from a reputable source but attempt to instill fear and urgency in the recipient. Phishing scams offer too-good-to-betrue deals, urgent notification to reset an account login or contain an attachment or hyperlinks. To protect your family against phishing, teach your loved ones to: * Never share credit card details or sensitive personal information like your Social Security number via email or phone. * Don’t open any attachments or click embedded links. * Don’t download software from unknown email addresses. Live Long & Prosper Say goodbye to fad diets and fleeting exercise trends; it’s time to introduce yourself to a new way of living life to the fullest: The Blue Zones way. National Geographic researcher and bestselling author, Dan Buettner spent two decades researching areas of the world where people live the longest, healthiest lives, and identified five locations where people consistently live to 100 or beyond. He calls these areas “The Blue Zones”: * Sardinia, Italy * The islands of Okinawa, Japan * Nicoya Peninsula, Costa Rica * Ikaria, Greece * Loma Linda, California, United States Once these areas were established, Buettner and his team studied and identified the lifestyle

characteristics that might explain the longevity of those living in each location, including their diets, levels of physical activity, social networks, views on life’s purpose and more. His findings are fascinating, but to make things even better, they are simple and often fun to achieve. It’s 5 o’clock somewhere Raise a glass and smile because people in all Blue Zones drink alcohol moderately and regularly. The trick is to drink one or two glasses of wine, per day, with food or friends. Everyone can toast to that. Go ahead, skip the gym Regular physical activity is still an important part of a healthy lifestyle, but Buettner suggests moving naturally around your environment, doing things that you love. Grow a garden and tend to it daily. Walk to the store with friends. Just move your body naturally and frequently. Grab a buddy Successful centenarians in the Blue Zones put their families and friends first; they keep aging parents and grandparents nearby or in the home, they commit to a life partner, and keep a valued group of friends close. After a difficult 2021, and a rough start to 2022, it’s officially time to start living a better, longer, and happier way of life - the Blue Zones way.
