Feb.4, 2019 – 79 Active Listings in MLS + 26 Homes Under Contract & Pending Sales The prices of available homes ranges from $252,900 to $1,199,718 The prices of the homes under contract range from $229,900 to $647,000 Market Reports indicate MLS sales reports of existing homes in PebbleCreek from 01/31/2018 to 01/31/2019 with a comparison to sales from 01/31/2017 to 01/31/2018. PebbleCreek Home sales continued the 8 year upward trend of homes sold in the first twelve months of 2018. Year over year increase in the sales volume of existing homes is 15.8% year over year increase. Associated Press reports average long-term mortgage rates have stabilized since last month. The average rate on 30-year fixed rate mortgages leveled at 4.51%, average rate on 15 year fixed rate loans increased to 3.95%. Banking rules changed underwriting requirements creating the ability for larger loan limits for some borrowers. Phoenix is now last place in the list of the 25 cities with the most affordable housing. Price increases are now being driven by lack of inventory, increases in building material and lot premiums. Locally, Robson staff indicate they sold home #5000 in Pebblecreek in late 2018. Robson has had steady increases in lot premiums and home building prices, adding over 270 homes last year to the Pebblecreek Golf Resort community. Those numbers are reflected in the annual increase in number of homes sold. Local appraisers indicate Pebblecreek homes appreciated 6.6% in 2018.

From Me To You... Every now and then I find myself scrolling through an online newspaper from my youth. It is a well known and respected piece of journalism, but I don’t usually go there to read the news. I gravitate towards a piece called ‘A Letter To...’ in which ordinary people write letters that they would never send to the intended recipient. I suppose it is a catharsis for them, and me in a way. It allows me to explore and validate (in some instances) feelings I have had about some situations. Some of the letters are scandalous “A letter to the wife of my boyfriend.” Or “A letter to the couple who died in my house.” Others are more humorous, “A letter to my lazy spouse.” Then there are the ones that tug on your heart. “A letter to my brother who passed away.” And “A letter to our surrogate, who had second thoughts.” Reading these letters, I feel a sense of completion for the authors. They have been able to say their piece and get those feelings out in a healthy way.

We have all been in situations that were left unfinished. The witty comeback you wished you had thought of at the time but now it would be too late, perhaps even petty, to say out loud. These letters allow the writers to speak those thoughts and feel those feelings in a safe way. Of course they are all anonymous and I am sure the recipients don’t ever read them, but sometimes just putting things on paper is enough. I am sure you have been told in the past that when your feelings are at a boiling point you should write an e-mail then delete it. I have written many quick, emotion filled e-mails then thought better of them and hit the delete button. These letters are an extension of that - the ability to blow off steam and get your point across without hurting anyone else’s feelings. There is another side to reading these letters too. The sneaky side of superiority. That feeling you get when you read an advice column or watch Reality TV. “My life may have problems but thank goodness it is not as bad as this!” And let’s face it, Reality TV is the train wreck of humanity. I do love to watch it, sampling the lives of people I would never meet in real life. Realizing that no matter how much money or fame these fabulous people accumulate, they have problems too. Their grass may seem greener on the other side of that fence, but they still have to mow it. Catherine Uretsky Editor, Viva magazine catherine@estrellapartners.com 623-594-9283

On Our Cover Challenges & Miracles in the Life of a PebbleCreek Cardiac Patient

PebbleCreeker Jack Evans, a 20 yr. cardiac patient found his survival has depended on the equipment & technology that his cardiologists had access to. In 2017 Jack needed a heart transplant. Most US hospitals will not perform heart transplants on patients over the age of 70. Instead an LVAD (Left Ventricle Assist Device), a small pear sized electric titanium pump is installed with open heart surgery & moves blood through the heart. Jack has a power cord extending from inside his heart through his chest to an external controller. He wears batteries to power the pump or uses a 20’ cord plugged into an electric outlet. LVAD patients wear a controller & batteries at all times. Hope Neergaard, a PebbleCreek quilter perfected a shirt design that secures Jack’s equipment & drive lines close to his body. Hope’s modified shirts increased his mobility significantly. Another unexpected miracle - increased blood flow following the LVAD surgery improved Jack’s

lung, kidney & liver function plus his diabetes went into remission. He no longer needs insulin. Regaining muscle strength has been a HUGE challenge. Daily exercise is critical. Leg motion helps, thigh muscles help pump blood through the body. Recumbent bikes are essential patients for people too weak to stand to work out. Falls have been frequent resulting in bruises & head injuries. The PebbleCreek firefighters offer FREE LIFT ASSIST, as long as transport is not needed. Many seniors are on blood thinner medication – making falls even more dangerous. Jack experienced an inner cranial bleed from hitting his head on a dresser. Medical specialists indicate cardiac & memory care patients both benefit from as little as 15 minutes of vigorous exercise every day. People with osteoporosis benefit from strength building. Knee & hip replacements require physical therapy for recovery of motion, strength & balance. Exercise builds strength, Yoga & Tai Chi build balance and help with relaxation. Exercise helps the body produce serotonin to fight depression. PebbleCreek has state of the art fitness facilities, aqua centers, yoga studios & classes. Physical activity will improve your quality of life and it might save your life!

Meds By Mail In recent years, technology has changed every aspect of our daily life. One big change transforming how we receive health care services is home delivery of prescription medications. But is this option right for you? Susan Peppers, vice president of pharmacy practice at Express Scripts, answers the six most frequently asked questions about home delivery for prescription medications. 1. Is home delivery an option for the medications I take on a regular basis? Home delivery is best used when you are on medications for a chronic condition because it removes the burden of remembering to get a prescription refilled by the patient. These drugs, which can also be referred to as maintenance medications, are the ones your doctor prescribes to manage long-term health conditions, such as high cholesterol, heart disease and diabetes. 2. Could I save money through home delivery? Yes. When using home delivery for your prescription medications you will receive a 90-day

supply. This could save up to approximately 66 percent in out-of-pocket expense. 3. What if I have questions about my medications? Home delivery pharmacies include 24/7 access to specialist pharmacists, available online or on the phone. A pharmacist can answer questions regarding your medication or a reaction you may be having to your medication all in the privacy and convenience of your home. These pharmacists are also at work behind the scenes reviewing prescriptions before they are dispensed to prevent the possibility of harmful interactions. 4. Will I get my next prescription on time? Medications are automatically sent in advance of when your previous prescription will run out and usually delivered within four days. You can also call or go online to check on the status of your order. “A home delivery pharmacy is a great alternative for those wanting to save money on their prescription medications,” said Peppers. “With a dispensing accuracy rate that is greater than 99.9995 percent, and leading-edge systems and technology that carefully monitors each prescription, we are proud to continue forging new paths in healthcare.”

Home Sweet Home

Nobody bats an eyelash when it comes to buying homeowner’s insurance, but many homeowners don’t apply that same logic to planning for home repairs. Only a fraction of the 120 million U.S. households today are protected by a home services plan, also known as a home warranty.

That number is growing, as homeowners recognize the value of coverage when appliances go on the fritz, hot water heaters run cold in the middle of winter or a leaky faucet drives up their water bill. Perhaps one reason more homeowners don’t have home service plans is because they think they are covered through their homeowner’s insurance policy. Insurance kicks in when damage occurs from an outside force, like a busted sewer line or roof damage due to a major storm. While insurance covers you when Mother Nature strikes, it doesn’t protect you from the natural wear and tear that your home’s major systems and appliances go through during the aging process. Understanding how home service plans work and how they fit into your financial and risk-planning strategy allows you to be prepared for covered breakdowns, without breaking the bank.

example, if your refrigerator malfunctions, your service provider will connect you to a quality contractor to diagnose and repair the problem. This can help reduce the hassle of repairing it yourself and help protect your budget. Service plans can come in handy when selling a home. The appeal speaks for itself: When buyers are making that final decision around one of the biggest investments in their lives, having a home service plan in place gives the new homeowner confidence that the home’s systems and appliances are protected, and they won’t bear the entire financial impact of repairing or replacing it if it breaks down. The choice seems obvious: Don’t fall victim to the financial risks and mental stresses associated with owning a home. Appliances have set lifespans, breakdowns are inevitable and repairs and replacements are costly. Make sure your home is covered, so you and your wallet can rest assured that your home is taken care of.

Home service plans typically cover the repair or replacement of major home appliances, including refrigerators, washers, dryers, ovens or cooktops, and components of major systems like plumbing, HVAC and electrical. When your air conditioning system breaks, or your washer or dryer stops spinning, you want the confidence of having a home services plan in place that will help protect your budget. With a home service plan, you won’t pay the full cost of repairing or replacing items covered by your plan. Regardless of age, make or model, your contract helps cover the repair or replacement of items covered in your plan. For Estrella Publishing - Viva magazine

Aging Gracefully

“What you eat and drink can have a tremendous impact on how you look and feel,” says Dawn Jackson Blatner, Registered Dietitian and Nutritionist. “Eating healthy is important at any age, but as you get older, certain foods can have a powerful impact on your overall well-being.”

Dawn’s top picks for food that fight aging include: Fish - “Try substituting fish into meals a few times a week,” says Dawn. “Americans tend to eat less fish than people in other parts of the world and they are missing out on great-tasting protein that’s packed with omega-3s.” Omega-3s support brain and heart health, two important considerations as you age. In fact, Mayo Clinic doctors believe that omega-3s reduce the risk of dying of heart disease.

Eggs - “Many people don’t realize the benefits of eating eggs, and when you choose the right type of egg, you get higher levels of omega-3s, B12, and vitamin E, all nutrients needed for healthy aging,” says Dawn. Our ability to absorb energizing B12 decreases with age, so getting B12 in places like EB eggs is important. Also important in EB eggs is the antioxidant vitamin E, which can act like an internal “sunscreen” to protect skin from sun damage and help skin age more gracefully. Berries - “Antioxidants protect your cells from damage and support a strong immune system,” says Dawn. “This is incredibly important as you age so you can stay healthy and feel younger.” Packed with vitamins C and E, berries are a superfood great for snacking and cooking. Try eating an array of colorful berries each week to give your body the antioxidants it craves. Blueberries are particularly well-known for their antioxidant properties.

Credit Health Taking the first step towards financial wellness can provide a sense of empowerment as you get rid of everyday financial stressors, which is why many see a positive connection between financial control and self-perception. Though increasing your credit score might seem daunting, following these healthy credit behaviors can help you make positive changes to your financial health and even your personal well-being.

Understand your credit: A great place to start is with your Annual Credit Report, which provides one free credit report each year from all three nationwide credit reporting agencies. The information in these reports directly impacts credit scores, so it’s important to carefully review for any factors that could cause your score to be lower than it should be. This TransUnion Credit Score Overview is also a helpful educational resource and provides tips towards building a healthier credit standing.

3) Evaluate your credit cards: Strategize which cards you use regularly and keep daily spending concentrated to one or two cards total. However, don’t close an old account just because you aren’t using it. Longstanding credit accounts are vital for building credit as this demonstrates a responsible credit history. Once you’re in control of your credit, the next step is to be diligent about monitoring your credit and cautious about your personal information, which includes fraud protection. If you think your information has been compromised, you can protect your credit by freezing it at all three credit reporting agencies. Understanding and managing personal information is vital to having the convenience of credit cards for everyday purchases. With responsible financial behaviors, discipline and consistency, you’ll be on your way to improving your credit, and in turn, feeling more confident about your overall financial health For more information, visit TransUnion.com

Review your report and take action: For instance, high accumulations of debt such as maxed out credits cards and unpaid bills will likely be reflected in your credit report. Unpaid collections are also commonly reported delinquencies that can cause a big hit. Prioritize addressing these smaller problem areas first before they get worse. Inaccurate information caused by identity theft can also lower your credit score and should be disputed online. Create a plan for better credit which should include: 1) On-time payments: Paying your bills on time and in full each month is key as it builds a positive history of on-time payments and responsible credit use. 2) Credit utilization: It is recommended that you use no more than 30 percent of the available credit, otherwise, your score could be suffering.

Not Just the Flu “I’m not the same person. The person before just kind of took life for granted. And now I cherish every moment I have because I know it can be taken away very quickly.”

he got the flu. “Now, I’m on oxygen 24/7,” he said. “I can’t do much without running out of air.” After a year and a half, Jim still hasn’t been able to resume all his usual activities.

Lisa Pellerin, a mother and a nurse, shared these words as she recounted an experience so devastating to her health that it changed her entire perspective on life. It wasn’t cancer. It wasn’t a heart attack. It was the fl

Vaccination is the best way to help protect people, including older adults, from the flu and help reduce the risk of flu-related hospitalization and death. That’s why the American Lung Association created the MyShot campaign in collaboration with Sanofi Pasteur. The campaign helps educate adults 50 years of age and older about the potential dangers of flu and the critical importance of getting a flu shot every year.

According to the CDC, about 70 percent of adults ages 50 to 64 have at least one chronic illness. Lisa is among this group, living with both asthma and diabetes. All it took was one day for the flu to land her in the hospital. “I just kept getting worse. I was in the hospital for three weeks. Everyone thought I was going to die,” she said. Lisa continues to struggle with shortness of breath and a persistent cough, but she’s grateful to be alive.

Flu vaccination helps protect more than just the people who receive them - they help prevent the spread of influenza to their family, friends and communities, and especially those more vulnerable to those with weakened immune systems. JoJo O’Neal’s bout with the flu turned into a family issue, infecting not only JoJo, but her sister who has COPD, and her niece. “I started to realize my health decisions can impact others,” she said.

After receiving a chronic obstructive pulmonary disease (COPD) diagnosis, Jim Piette still enjoyed fishing, hunting and woodworking - until
