January 6, 2019 - 68 Active Listings in MLS + 20 Homes Under Contract & Pending Sales THe prices of available homes ranges from $242,000 to $1,199,718 Market Reports indicate MLS sales reports of existing homes in PebbleCreek from 01/01/2018 to 12/31/2018 with a comparison to sales from 01/01/2017 to 12/31/2017. PebbleCreek Home sales continued the 8 year upward trend of homes sold in the first twelve months of 2018. Year over year increase in the sales volume of existing homes is 17.7%. Associated Press Financial reports indicate average long-term mortgage rates have decreased since last month. The average rate on 30-year fixed rate mortgages leveled at 4.51%, the average rate on 15 year fixed rate loans increased to 3.95%. Banking rules changed underwriting requirements for some loans, creating the ability for larger loan limits for some borrowers. Phoenix Valley home prices are now back to record highs hit in 2006 and Phoenix is now last place in the 25 cities with the most affordable housing. The housing crash and Great Recession started in 2007. Price increases are now being driven by lack of inventory, increases in building material and lot premiums. Locally, Robson staff indicate they just sold home #5000 in Pebblecreek in late 2018. Robson has had steady increases in lot premiums and home building prices, adding over 270 homes a year to the Pebblecreek Golf Resort community.

From Me To You... I have a very unusual dog. On the surface he looks like many other large mixed breed dogs, fuzzy and floppy with an adorable face. But he is not like other dogs.
To start with we chose this breed because one of our children has allergies. The side benefit of this is a dog that rarely sheds. Except for Hank. He sheds, boy does he shed. Five minutes after vacuuming the house there are blonde tumbleweeds rolling across the kitchen floor. He also has allergies. Any cats make him sneeze convulsively. Aerosol sprays do that too. His nose runs all the time. I am often found in front of the dog, tissue in hand yelling “Blow Hank!” Doesn’t help. His allergies also give him red ‘hot spots’ on his belly. So we give him allergy pills that seem to help - and cost a small fortune. He is a sweet boy, however he has issues on top of the allergies. I think he has FOMO - fear of missing out. He has to be the first up the stairs and into rooms, like he is worried he will miss something if he doesn’t see it before us. I quite often fake him out and send him crashing up the
stairs while I wander quietly into the kitchen. Hank has two speeds; relaxed, calm companion and hyper, neurotic dervish. We have a retired service animal in the family and we often joke that Hank could do with his own Emotional Support dog. My sister met him for the first time and commented that he was ‘Rather Special’ and I will admit that he is at his best when Mickey (the aforementioned service dog) is by his side. One of his more ‘endering characteristics’ is his love for his family. Unfortunately this means we can never use the pool until Hank is safely tucked away out of sight and earshot. You see he firmly believes that we can’t swim. He can swim and is very good at it but when we get in the pool Hank’s protective instincts go into overdrive. He barks like a lunatic from the edge, seeming to say “Get out! Get out! Get out!” As long as no-one goes underwater he is fine yelling from the side. Once a head goes underwater he turns into Hank the Lifesaving Lifeguard. He catapults himself into the water - still barking which is comical because he ends up swallowing so much water he starts to choke. Not deterred by the water rushing into his mouth he bravely paddles over to the person in need of rescue and proceeds to try and grab them with his paws. This results in scratches and yelling and everyone leaving the pool. All kidding aside, Hank is my loyal companion, lying by my feet as I work and loving us all fiercely, and I wouldn’t trade him for any other dog in the world. By the way, that is Hank on the cover, hamming it up for the camera. Estrella Publishing - Viva magazine

Where’s My Flying Car? Do you remember being a child, sitting in front of a glowing television? Eyes wide, legs crossed and a little bowl of marshmallow-filled breakfast cereal in front of you? The familiar theme song would play, and there they’d be - that futuristic family in a flying cartoon car. It was an incredible sight, one that filled us with wonder and excitement, and the hope of having our very own airborne automobile by 2020. While we wait for that innovation to come to massmarket fruition, the reality of putting your car on autopilot from A to B is right around the corner.
Here are four more futuristic expectations drivers have set as they look down the road: 1. Expectation: Tires that never go flat. Americans consider the run-flat tire to be the biggest tire technology achievement in recent history. 44 percent are looking to see selfrepairing tires as an imminent innovation. 2. Expectation: A distraction-less
drive. There has been plenty of advancement in tools to downplay distracted driving - think Bluetooth, “Do Not Disturb” and similar functions for our mobile devices. It’s too bad there hasn’t been a way to keep our eyes off the other drivers. More than half say that other people’s bad driving is their top distraction on the road. 3. Expectation: Cars that can take care of themselves. Nearly half of Americans would love to see their cars equipped with selfmaintenance capabilities. In reality, today’s maintenance technology can predict things like how far you can go until your next oil change. Now just imagine ... how easy would it be if your car couldn’t just tell you it’s time to take it in, but get the job done for you? 4. Expectation: Driverless vehicles for everyone. Autonomous vehicle technology is certainly speeding forward, and there are some who argue it will help create a safer drive down the road. The survey found that men are nearly twice as likely to opt for self-driving capabilities as women. There’s no telling how long it will take to get us to a flying future, or even a fully self-driving one but we can expect some fascinating futuristic tech to Why Permanent Makeup? Allergies, skin conditions, failing eyesight,, come.

Home Sweet Home
It’s here, the season of resolutions. You’re making plans for new routines, working a full-time job and taking care of your family. It’s a whirlwind but you wouldn’t have it any other way. Now you just have to find time to refresh your decor for the year ahead. With so much to do and so little time, you’re naturally looking for ways to update your home without too much effort. Opt for easier with the tips below. * Add a little color to your home. In the summer colorful flowers can make any room welcoming, but in the winter your options for foliage are ... limited. Don’t fret or forgo the opportunity to add some natural accents to your home. Evergreen sprigs added to vases can bring a flora component to any room and infuse a seasonal dash of color. Forsythia is an early blooming shrub that can provide a beautiful pop of yellow color. Place these in the same areas you would summer flowers and you’ll love the fresh effect they create. * Photo-friendly options. Family photos are a
Estrella Publishing - Viva magazine
mainstay in any home and this season is the perfect time to take your photo displays up a notch. Free-standing photo panels - available at CVS - provide a new and exciting way to showcase your favorite family moments. * Let there be light. Stringing lights around the outside of your home is an annual holiday tradition, but why not keep inside lights throughout winter? String lights through the main entertaining areas of your home using insulated holders, just be sure to check the wires for fraying before you do. This is a great way to add light during shorter winter days, and because so many lights run on batteries and can be equipped with timers, it’s easier than ever to conserve energy Start your planning today Optimizing your decorating with the tips above will keep your home looking fresh without a lot of effort, and that’s something that will bring you peace and joy this year and beyond.

Travel Trouble
Traveling, especially during peak times, can come with lots of hassles. Booking a flight, traversing through a packed airport and getting to the gate on time are just a few things that can cause stress. Then there’s using those tiny on-board bathrooms, and hoping you get your luggage back in one piece. Travel is difficult for the average person, but now imagine doing all this in a wheelchair.
Shaun Castle, a service-disabled U.S. Army veteran and deputy executive director of Paralyzed Veterans of America, has experienced the difficulties firsthand. He has had his wheelchair bent, cracked and even lost in separate incidents. “These are more than minor inconveniences,” Castle says. “If my wheelchair is damaged, it may mean I am stranded until I can get it repaired.”
But things could be getting better soon for Castle and tens of thousands of travelers with disabilities with the signing of the Federal Aviation Administration Reauthorization Act of 2018. H.R.
There are some things travelers with disabilities can do to reduce risks, especially during the busy peak travel times. • Write it down. The group recommends attaching written instructions for folding and stowing directly to wheelchairs and scooters. Many airlines have forms online for passengers to complete. Plan ahead. Call the airline a week in advance of the flight to confirm special arrangements and call the TSA Cares helpline 72 hours in advance (855-787-2227) for assistance with security. “This new bill recognizing the rights of travelers with disabilities is a huge move forward, but there’s more work to do,” says Castle. “Paralyzed Veterans of America will continue to work toward accessibility for all Americans with disabilities.”

Online Learning Today’s college students are just as likely to be full-time and part-time employees or members of the U.S. armed forces. Needing flexibility and variety in course offerings, more students are turning to online learning to design a path that fits their lifestyle. As a result, online learning is seeing significant growth. A recent study found more than 6 million students take online courses across the U.S., and that number continues to rise. The following are some things you might not know about online learning: 1. Each learner is unique “We work diligently to lay the right groundwork for each student at a personal and individual level because we know there is no silver bullet to student success,” said Leah Lommel, chief operating officer of ASU Online. 2. Higher education leads to career success Access to higher education remains the best pathway to career success, directly impacting
12 Estrella Publishing - Viva magazine
employment opportunities and wages. The Center on Education and the Workforce found that bachelor’s degree holders earn 31 percent more than workers with an associate’s degree and 74 percent more than those with a high school diploma. Further, emerging technologies and the changing nature of industries have created a demand for new types of skilled workers. 3. Flexibility is key Higher ed programs need to be flexible and adaptable, allowing students to study during the hours - or minutes - that fit their schedules. 4. Support structure is essential From strong faculty support to success coaches and career advisors, universities providing hightouch student services throughout a student’s journey see the best outcomes. Today’s student is approaching education from a new standpoint, with different requirements and needs. The power of innovation in online learning means that each student can complete a degree in a way that was simply not possible before. Check out https://asuonline.asu.edu/onlinedegree-programs.

Furry Friends Pet owners will do just about anything they can to keep their furry friends happy and healthy, which is why the vast majority of pet owners say they’re concerned about the ingredients in their pet’s food. Yet many dog and cat owners are often confused about what constitutes safe and healthy food, have misperceptions about ingredients, and aren’t clear about what types of nutrients their pets need. A lot of thought has been put into the ingredients in the pet food you see on shelves and online, including nutritional breakthroughs that will help pets of all ages live their best life. Since pets clearly have different nutritional needs than their owners, pet food scientists have developed complete and balanced meals that give pets all the nutrition they need in one product. Pet food companies look beyond the latest ingredient fad and develop pet food based on a smart blend of nutrients that supports pets’ overall health. When developing pet food formulas, scientists keep in mind that some pets have unique dietary
needs. They also account for pets who have ongoing concerns and formulate pet food based on age. Simply put, puppies and kittens have much different dietary needs than older dogs and cats. Misinformation and lack of clarity about food science techniques have prompted people to change how they eat. In the pet world, this has led some owners to develop their own DIY food plans. But despite their best intentions, they may actually be depriving their pets of critical nutrients they need to stay healthy. This is where knowing your pet’s nutritional needs comes into play. When it comes to feeding your pet, it’s important to understand that high-quality nutrition starts with nutrients, not just ingredients. Although the level of research may be similar among brands, the actual formulas can be quite different. To keep your pet feeling their best, try to match their food with their lifestyle and activity level. For example, if your dog is your daily running buddy, make sure they are getting enough protein and fat in their diet . When in doubt, consult your veterinarian to better understand the specific needs of your pet.
