13 Active Home Listings $419,900 to $924,900 26 Homes Under Contract & Pending Sales from $434,000 to $924,900 Nov 10 , 2021 – Local Market Snapshot

The market is shifting with a higher percentage of i-buyers & investment buyers competing now with residential home buyers. PebbleCreek inventory levels are still very low especially factoring in the number of new homes added every year. New home sales have been off the charts due to the shortage of existing homes. Home prices are up 29% year over year. Forecasts call for the Valley to draw 90000 new people a year until 2030 and indicate we will have another 18 months before housing demand exceeds supply. The lack of home inventory, low interest rates, builder’s supply chain shortages of building materials plus shortages of local construction labor have pushed home sales & prices here to new records. Robson new constructions sales have over 200 homes under construction. The Valley’s strong population & job growth is driving this market. The ability to work from home is bringing many people to the valley for our cost of living, tax structure, amenities, beautiful weather & lifestyle. The demand for home offices is causing many buyers to purchase larger homes. Companies now hiring new workers have many employees housed in hotels due to the shortage of apartments. Sales Activity for existing homes is still fast paced, interest rates & inventory levels are low. TODAY THERE ARE ONLY 13 HOMES ON MLS ACTIVE LIST IN PEBBLECREEK. CALL ME if you are considering selling. I will be happy to give you a free market analysis with the best LISTING DISCOUNT for your home. From Me To You...

public transportation, I knew that trains were the way to go. So I booked an around-thecountry train ticket on Amtrak. I packed a backpack and set ‘Tis the season. Just not the season you are out with a friend to see the sights. We started thinking of. Sure the holidays are upon us, but in New York and headed south for the first leg the season I am talking about is the “let’s tighten of our trip. Things were ticking along smoothly our belts and make do” season. as we sat sandwiched between commuters and children on school field trips. Then we got south I am sure you are well aware of the supply chain of D.C. and things ground to a halt. Well not restrictions. Couple that with the massive number completely, but they may as well have. The trains of people who have left their jobs and you see outside of metro areas travel at approximately a gap in the market that is unprecedented. 30 miles an hour. And the dinging. Oh my That is a word that has been used far too much goodness! That noise is one I still hear in my lately but it is, again, true. Have you noticed the nightmares. Ding, ding, ding! It went on for emptying shelves at your local supermarket? The hours. items ‘out of stock’ when you try to order them online? This is all due to that pesky supply chain Despite the noise and the lack of speed I problem. managed to see a good amount of the country, I watched a news segment the other day and I was shocked to find that, on top of all the containers sitting at ports waiting to be unloaded and trucked to their destinations, there is another problem. The ports are limiting which color of container can be returned empty to the yard. So, say you are a truck driver with an empty green container and you wait 8 hours or more in line to return your ‘empty’ and pick up a ‘full’ in exchange. You get to the front of the line and a supervisor says,”Sorry mate, we are only taking red containers today. Back of the line!”

in fact there are only 9 states I have yet to visit. Now if the price of gas ever goes back down, then I may go on a road trip and finally see those last few states.

It seems to me that the problem goes further than infrastructure, at this point it is organization that is needed. Either that or someone needs a good kick in the pants. You decide. So that is the first problem but let’s add another one to the pile. Gas prices are rising, and that is never a good thing. Especially in a state where we have to drive for everything. Growing up I was used to a robust train and bus network. If you didn’t drive and needed to get around, there was a bus or train that could get you where you had to go. On Our Cover

Have you ever heard the words “Never Stop Serving”? That is the motto of the Luke Chapter of the Military Officers Association of America (MOAA). Luke Chapter is a West Valley-focused organization of about 200 former and retired officers of the United States uniformed services and surviving spouses of officers. An affiliate chapter of the national MOAA, Luke Chapter has served the local community for over fifty years in a variety of charitable and social missions. Dennis DeFrain, a retired Army Lt Colonel, is President of Luke Chapter. “I am deeply honored to lead an organization that is dedicated to serving the local community, veterans, and military families in numerous ways. We provide hundreds of food items and commissary cards to low-ranking airmen and women at Luke AFB during the holidays and actively support the Toys-For-Tots program. We also support

legislation favorable and beneficial to all active, reserve, and retired military and surviving spouses and foster camaraderie among all Chapter members.” A primary focus of Luke Chapter is providing support to the surviving spouses of military officers. Linda Wolverton and Rosemary Eaton, both PebbleCreek residents who married military officers, lead the ‘surviving spouses’ mission. Linda said, “We work hard to provide support, friendship, encouragement, education, grief-sharing and benefit guidance to surviving spouses of all US uniformed officers.” These two ladies recently revised and substantially upgraded the chapter website to include benefit and casualty information for surviving spouses. Luke Chapter began a college scholarship program many years ago that makes grants to entering and continuing college students who were enrolled in JROTC in high school, or who have a relative who served in any of the military services. For the past five years, Luke Chapter has operated its Veterans Relief Grant Program. Grants are made to US veterans and families facing temporary emergency needs for housing, food support, utilities, medical care, car repairs, etc. Last year, Luke Chapter gave more than $30,000 in cash and direct food support benefiting at least 250 active-duty members and veterans, and their families, coping with Covid-19 impacts to their employment, childcare, food needs and medical problems. In addition, Luke Chapter makes recognition awards to outstanding Junior ROTC programs and students in thirteen West Valley high schools. West Valley salutes the women and men of Luke Chapter MOAA, who truly “Never Stop Serving.” For more information about Luke Chapter, visit: www.lukemoaa.org

Unlimited Data?

How much data do you really need on your monthly cellular plan? To hear most wireless companies tell it, the answer is simple: go unlimited! Mobile data usage has been on the rise over the past decade, even before the pandemic forced us to stare at our phones more than usual. Audio streaming, online gaming and especially HD/4K video streaming have steadily increased; and as apps get more complex, they require more data to run effectively.

But are your individual data needs truly “unlimited”? Recent data would seem to suggest otherwise. The limits on unlimitedEven with the quarantines and shutdowns of Covid-19 forcing us to rely more heavily on our mobile devices than ever, the average smartphone user consumed about

7 gigabytes (GB) of cellular data in 2020. And whether your personal mobile data usage reaches this 7GB average depends entirely on your needs and lifestyle.

it’s easy to see how mobile data usage can quickly add up. Streaming a full HD game of your favorite sports team will require around 4GB of data. A 10-minute HD video chat uses almost 0.5GB. On-the-spot social media updates, sporting event streaming and remote videoconferencing can quickly elevate a data diet. But with the rapidly growing availability of WiFi, which lets you access a wireless Internet connection without consuming any data from your cellular plan, it’s possible for a user to stay connected all day long - and not use a bit of cellular data. In addition, some carriers promising “unlimited data” will actually limit your high-speed data to just a couple of gigabytes per month. Once you use up that allotment, you’ll have unlimited access, but at much slower speeds. This makes it more difficult to load pages quickly, or to stream video, even though you’re paying a premium for “unlimited” access. While the big carriers keep coming up with creative new ways to encourage you to go “unlimited,” real deals can be found that provide more affordable options while delivering data that fits your lifestyle. Unlimited anything sounds nice, but in reality, no one wants to buy more of something than they’ll ever use or pay more than they should. But that’s exactly what most people with unlimited cellular data plans are doing. Cellular competition is fierce, so make sure you’re getting what’s best for the way you really use your data. Check your current bill to find out how much you’re actually using, then shop around. One size never fits all, so with a bit of smart research, you’ll find all the data you really need, and for less.

Giving Back

The holiday season has arrived, and with it the hunt to find the perfect gift for everyone on your list. The holidays are also a great time to give back to local communities and to those in need. From supporting small businesses and charitable organizations to shopping sustainably, here are four convenient ways to give back while you shop on Amazon this season. Support charitable organizations. Help deliver smiles and holiday cheer to those in need by shopping at smile.amazon.com. AmazonSmile offers the same products and the same low prices, with the added bonus that AmazonSmile will donate a portion of the purchase price of eligible products to a charity of your choice. You can also donate directly to charities by purchasing requested items from the thousands of AmazonSmile Charity Lists

available, which are managed directly by the charities themselves. Support small businesses. Support small businesses this holiday by shopping Amazon’s Small Business Gift Guide, which includes woman-owned, military familyowned, and Black-owned businesses, and top gift picks from celebrities Gabrielle Union, Drew Barrymore, and Billy Porter. You can also discover one-of-a-kind handcrafted goods and unique gifts by local Makers on Amazon Handmade. Gift (RED). For the fifth consecutive year, (RED) and Amazon are teaming up to provide customers a destination to shop gifts that give back. Every purchase on the Amazon (RED) storefront supports the fight against global health emergencies like COVID and AIDS and funds life-saving programs in communities most in need. In addition to customer favorites like the (PRODUCT)RED Theragun mini and Apple Watch Series 7 (PRODUCT)RED, this year’s selection includes a new collection of (ANOVA)RED Precision Cookers, LARQ Bottles (PRODUCT) RED, (VAHDAM)RED teas, and more. Shop sustainable. Reduce environmental impact this season by recycling old items, composting holiday food waste, and shopping sustainably on Amazon by searching for Climate Pledge Friendly products. The Climate Pledge Friendly label recognizes products with improvements in at least one aspect of sustainability. Eligible products are certified by sustainability certifications, including Amazon’s Compact by Design certification, as part of Amazon’s commitment to reduce its carbon footprint and become net zero carbon by 2040. To find more ways to shop and give back this holiday season, visit amazon.com.

Healthcare Coverage It’s that time of year again - open enrollment for healthcare coverage. While finding the right plan may seem confusing, there are more resources and ways to find reduced-cost coverage than ever before. If you’re currently uninsured or your coverage doesn’t meet your needs, now is a good time to explore available options to save money and reduce stress about your healthcare. Here are 5 things you need to know to help you find the best healthcare coverage for you. 1. Healthcare exchange subsidies can help pay for coverage Millions of Americans are eligible for advance premium tax credits that allow them to purchase coverage with no premium, or lower premiums than they currently pay, depending on their income. In fact, 4 out of 5 people who enroll in reduced-cost coverage through the health The Real Estate Market is

2. There are various, affordable coverage options More people qualify for reduced-cost coverage through the health insurance exchange than ever before. To be eligible for coverage under the Affordable Care Act, you must live in the U.S., be a U.S. citizen or national, and cannot be incarcerated. If you are offered healthcare coverage through your employer, it is up to you to decide between that coverage or plans offered on the exchange. You can compare them to see which is better for your situation. Keep in mind that, if you qualify for affordable coverage through your employer, you will not be eligible for financial assistance to purchase a plan on the exchange. Also, if you qualify for Medicare or Medicaid, those options may be a better fit for you.

3. The open enrollment period is November 1 through January 15 You’ll have more time to shop for 2022 health coverage with an extended open enrollment period, which began November 1, 2021 and ends January 15, 2022, in most states. However, SOLD! enrollments need to be completed by December 15, 2021 to have coverage begin on January 1, 2022. If you experience a life change such as unemployment, you may be eligible to SOLD! enroll for coverage outside this open enrollment period.

Great Outdoors

Over the past 18 months, Americans coping with the upheaval of the pandemic retreated to the great outdoors in record numbers. As more people head outside, it’s increasingly important to preserve and protect the great outdoor spaces of the American Heartland. We must all do our part to follow simple, yet important guidelines to ensure these areas will remain pristine for future generations to enjoy. Next time you escape to nature, remember these few tips to keep our outdoor spaces as beautiful as they can be: 1. Do some research Learn about the places you visit before venturing out, so you have a plan to safely enjoy the outdoors while protecting it. If you’re visiting a state or national park, check out their websites and blogs ahead of your trip to explore the flora and fauna you’ll see. You’ll also be able to look up specific trails to follow and view the natural wonders you’ll want to discover. You can also prepare in advance by becoming well-versed in important information about park passes, waste collection, rules and camping permits, plus inclement weather warnings and fire safety tips.

about that area’s wildlife to learn whether your visit coincides with a special time like nesting or mating for certain animals. If so, it might be best to reschedule your trip.

4. Stay on trails After you make a plan, don’t wander off existing trails. When you stray even slightly off a trail, your foot traffic can cause significant damage. This can create a domino effect - other visitors behind you will likely see the squashed flora and follow suit, unfortunately causing even more harm to the habitat by widening the newly created “trail.” Over time, this can cause washouts and result in multiple trails covering the backcountry, endangering the existing flora and fauna. 5. Get involved Community organizations across the U.S. have faced funding and volunteer participation challenges due to the ongoing pandemic. It’s more important than ever to help local nonprofit organizations make a difference. Together, you and your local nonprofit organizations can make a real difference to keep the beauty of nature thriving and well.

2. Leave no trace Tread lightly and respectfully through nature and make sure to carry out what you carry in. Bring along at least two reusable trash bags to collect all waste and recyclables to take back out with you and dispose of properly. Take the initiative to pick up trash or items left behind by others so you can leave the area even better than you found it. 3. Do not disturb Respect wildlife habitats. Feel free to observe beautiful animals from afar, but do not approach or follow them. Avoid feeding wild animals, as this can cause health issues for them. Legal Advice AVOIDING PROBATE WITH A BENEFICIARY DEED A Beneficiary Deed in essence is a “pay on death designation” for real property. It is very useful if you want to leave your house or other real estate to one or two persons upon our death. A Beneficiary Deed avoids probate without giving up any present ownership interest in the property like joint tenants with right of survivorship does. The Beneficiary Deed is fully revocable. Where there are co-owners, the surviving owner can revoke the Beneficiary Deed. The owner retains control. The owner does not need to consult the beneficiaries or be concerned about the beneficiaries’ creditors (unlike joint tenants).

Start New Traditions With Us

The Beneficiary Deed is a great tool for people who have all other assets in accounts that have a “pay on death” designation of some type. The Beneficiary Deed is not a good tool if you want to leave your real property to more than two people, to minors or to adults with special needs receiving government assistance. In those instances, a trust should be used. Submitted by Sharon Ravenscroft, Esq., of The Cavanagh Law Firm, PA, Sun City and Phoenix offices.
