Congratulations for surviving the incredible challenges of 2020. The lack of home inventory & record low interest rates are still pushing home prices here to new records. The median home price in Phoenix valley hit another high last month with record year over year increases. Amazon is delivering 1000 jobs to West Valley with two major facilities in Goodyear including a 855,000 sq ft four story robotics fulfillment center plus a store in Avondale. Phoenix continues to be in the top 5 US metro areas for population growth. The need for home offices is causing many buyers to look for larger homes. 82% of Valley homes are primary homes, not investment properties. Builders are experiencing supply chain issues for materials & appliances, delaying delivery of new construction homes. Sales Activity for existing homes is fast paced, new homes sales are breaking records & new home inventories are low. If you are considering selling your home, this is an excellent time to proceed. I use Covid 19 protection procedures while showing your property. If you have questions, are selling or buying a home, please call or email me. I am a full time career realtor, I live and work here. From Me To You... “He’s making a list and checking it twice...”

‘Tis the season for lists. Lists of gifts to buy and dishes to make, lists of holiday cards to send out, lists upon lists upon lists. Usually lists are helpful for me. They allow my mind to concentrate on whatever task is at hand without worrying about remembering the next task. In my work I make tons of lists! I have lists of ads to update, articles to write or proof, people to email, and then there is the Master List. I have a giant white board behind me in my office to keep me on track each month. It is mostly there as a checklist to make sure nothing gets missed in one of the magazines. But without that master list there would be things missing from one or more magazine that should have been there. Then there are my mental lists of things I would like to do, things like movies I want to watch and books I want to read. I started to buy books theorizing that if I had them in front of me I would remember to read them. What actually happened is that I have a stack of books by my bed waiting to be read. The guilt is enormous. The movie list is just a mental checklist. I see a preview and think, “Oh I would like to watch that when it comes out!” Of course by the time the movie is available I have completely forgotten about it. I was scrolling through Netflix or Hulu, or one of the other online streaming services a couple of days ago and I came upon the movie The Meg. This movie is an update of the Jaws movies with a giant shark that terrorizes the locals. There is the ubiquitous beach full of tourists to churn through and the boat with well intentioned researchers to upend and eat. My favorite part was when they had finally caught and killed the monster after a terrifying chase scene. They were basking in that post victory glow and one of the scientists noticed that the bite of this shark did not seem to be big enough for the prints it had left on their underwater research facility. 4

Estrella Publishing - Viva magazine

Dum dum duuuum!!!! A new and even bigger shark leapt over their boat, eating several people and a chunk of the dead shark. Classic.

As much as I enjoyed the movie I have to admit it was truly terrible. Just awful. From the acting, to the plot, to the enhanced computer graphics. Nothing was ever going to be award winning. And yet I enjoyed the heck out of it. Partly because I love kitschy movies like that but mostly because it meant I could check it off my movie list. Finally I can get to the next thing on my list. What is that you ask? Well I am going to pop some popcorn and cozy up with another wild ride, The Crown. Sure it may not have as much blood but it is just as vicious in its own way. Business 411 When A Recession Comes, Don’t Stop Advertising.

There have been a number of studies going back nearly one century that point out the advantages of maintaining or even increasing ad budgets during a weaker economy. Those advertisers that maintained or grew their ad spending increased sales and market share during the recession and afterwards. As a popular adage says, “When times are good you should advertise. When times are bad you must advertise.” There are several reasons to advertise during a slowdown. • The “noise level” in a brand’s product category can drop when competitors cut back on their ad spend. It also allows for advertisers to re-position a brand or introduce a new product. • Brands can project to consumers the image of corporate stability during challenging times. • Studies have shown that direct mail advertising such as community magazines, which can provide greater short-term sales growth, increases during a recession. • When marketers cut back on their ad spending, the brand loses its “share of mind” with consumers, with the potential of losing current – and possibly future – sales. An increase in “share of voice” typically leads to in an increase in “share of market.” An increase in market share results, with an increase in profits.

pricing can return. For some advertisers that don’t give cost incentives, they can change the ad message to being expensive but worth it. Another creative strategy is pointing out the value the brand provides. Although the natural inclination for advertisers is to cut back on advertising during a recession, those brands that maintain their ad budget and/ or change their messaging can get a long-lasting boost in sales and market share. Perhaps the best quote about advertising in a recession came from Sam Walton, the founder of Wal-Mart. When asked, “What do you think about a recession?” he responded, “I thought about it and decided not to participate.” -----------------------------We at Estrella Publishing are open for business and here working overtime to support our clients and potential future clients with their marketing strategy. Another strategy used by marketers is changing the ad message and using short-term price incentives to match the economic climate with consumers who are seeking a good deal. Some advertisers will offer interest-free loans, coupons or special promotions to boost sales and market share. When the economy bounces back, regular Estrella Publishing - Viva magazine

Pet Health

You’ve probably heard the buzz about probiotics helping to support gut health for humans - but did you know that probiotics can also help support the health of your pet? It turns out that both dogs and cats can benefit from probiotics as a regular part of their overall healthy, nutrientrich diet. How do probiotics work? The intestines contain billions of bacteria that are collectively called the “microbiome.” When an imbalance exists in the microbiome, it can cause digestive upset, leading to unpleasant symptoms - including excess gas or loose stool. That’s where probiotics come in. Probiotics are live, beneficial bacteria that help promote balance in the intestines - for humans and animals alike. As senior research nutritionist at Purina, Dr. Gail Czarnecki-Maulden, PhD, explains, “Probiotics decrease the pH in the gut and help the good gut bacteria thrive.”

What are the long-term effects of taking probiotics? Some probiotics work faster than others, and the long-term effects may also vary, depending on the strain of probiotics and what it is being used for. According to Czarnecki-Maulden, it can take anywhere from one or two days to several weeks to see results from probiotics given to your pets - and it depends on the specific probiotic strain and its intended benefit. How can you choose the right probiotic for your pet? There are several different options when it comes to probiotics for your animal companion. Some probiotics come in the form of a supplement, while others are added to pet food to provide their benefits through your pet’s diet.

What are all the benefits of probiotics? In addition to helping the good bacteria thrive to reduce digestive problems in dogs and cats, probiotics also offer other benefits. One key benefit is that probiotics can support immune health. “Most of our immune system is located in the digestive tract,” says Czarnecki-Maulden. “This creates lots of opportunities for the good bacteria to interact with immune cells and support immune health.” Another benefit is connected to dogs displaying anxious behavior. A specific probiotic strain, found in Calming Care from Purina Pro Plan Veterinary Supplements, has been shown effective in helping dogs maintain calm behavior and cope with external stressors like separation, unfamiliar visitors, novel sounds, or changes in routine and location. Estrella Publishing - Viva magazine

Along with the right probiotic strain, the number of “live” bacteria also matters. Regardless of the probiotic selected and used, the product must contain an efficacious amount to exert its positive health benefits for the pet. While probiotics do offer numerous benefits, they aren’t suitable for every pet or for every situation. In some circumstances, like for animals with a significantly compromised GI tract or who may be undergoing treatments like chemotherapy, the decision to start probiotics should be made only with your veterinarian’s advice.

Help Local Seniors Did you know that by 2040, 20% of Americans will be 65 and older? As the population of older adults increases, it’s crucial to recognize and celebrate the rich depth of experience, talents and unique perspectives of such a large segment of the country. Yet, all too often, older people are overlooked and undervalued. How to connect with seniors in your community 1. Call every week Make it a regular habit to call your older friend, neighbor or family member each week, so they have a friendly conversation to look forward to. Ask them about their life, and tell them stories about yours. Gelb says this is an activity SCAN encourages by offering employees paid time off to volunteer.

2. Offer to pick something up Offering to get some groceries or a prescription for an older person can make their lives a lot easier. Don’t wait to be asked for help, as someone living alone may be reluctant to reach out. Just call and say, “I’m heading out to the store - can I pick something up for you?” 3. Help them stay safe Make sure any vulnerable person you know has face masks, hand sanitizer and the ability to order or ask for what they need. Mask up and offer to help them sanitize their doorknobs and phone after you drop by with a delivery. Help them use video conferencing to communicate with family members or friends. 4. Find ways to keep them engaged Drop by with a care package containing things they might like to do: a jigsaw puzzle, a deck of cards, large print books or crosswords. If you’re a good cook or have a green thumb, bring them a sample of your latest dish, offer to help with yard work, or bring them a plant that’s easy to care for - and that gives you a reason to stop by to check on them next time. 5. Be their tech support To communicate with the outside world, older people may have to rely on smartphones, computers or tablets that can sometimes be complicated or confusing to use. Teach them how to use apps like Zoom, set up a charging station for their phone or tablet, reboot devices so they run better - or just ask if they’re having any problems accessing their email or using their phone. Making a regular connection, especially with someone who lives alone, can have a huge impact on their overall well-being. To explore more ways to help seniors live a more fully engaged and connected life, visit SCAN’s Volunteer Action for Aging page at Scan. Samaritan.com.

Be A Good Citizen Whether working from home for the first time, or simply trying to connect online with relatives, our newfound pandemic-driven remote lifestyles are creating a completely new relationship between ourselves, our homes and our technology. Regardless of your current work/home situation, we can all be better virtual remote citizens to ensure a less stressful, more fruitful experience. #1: Practice proper Zoom etiquette A great start is to be sure to mute your microphone when you’re not speaking to avoid adding background noise to a group meeting. This may sound obvious, but it’s something we often forget. Eating meals while in Zoom meetings is also not recommended, even if a meeting is scheduled over lunch. Let’s face it, nobody wants to see that. This, along with other multitasking, makes for poor attentiveness in potentially critical meetings. When you focus on one activity at a time, you’ll be more engaged in the conversation and retain information better. #2: Set up your home for success For those of you dealing with spotty Wi-Fi, now

is the time to take advantage of Wi-Fi monitoring products that typically come with your internet service. These apps let you manage your bandwidth more effectively, check your connection speed and analyze the overall state of your Wi-Fi network. #3: Take security into your hands Be vigilant about what you’re downloading and the tools you’re using and monitor what is happening on your system. For example, think twice before downloading that cool Zoom background or filter; it could end up crashing your system, damaging your camera or worse. #4: Set boundaries and show respect As 2020 shatters the boundaries between the office and home, many of us find ourselves working constantly and answering emails into the wee hours of the night. In this new era, it is crucial to evaluate your work-life balance. This can help everyone feel less overworked, leading to a more positive mindset throughout the rest of the day. In the end, all of us are trying to do our best. A simple act of kindness can go a long way to helping you become a better remote citizen. Come see us at our new store!

Lessons In Resilience Billionaire Mark Cuban was fired from his first job in software. Actress Jameela Jamil endured three life-changing medical diagnoses before breaking big in Hollywood. Musician John Legend was receiving unemployment checks while waiting for his big break. Life is rarely linear or straightforward - even for some of the most successful people in the world. From minor speed bumps to cavernous potholes that force an abrupt U-turn, everyone experiences significant disruption to what they had imagined their life might look like. For many of us, 2020 has been one of those years. “From the pandemic to the recession to racial injustice to the election, the big, crazy stories of this year have affected everyone’s lives in very real and often very distressing ways,” says Carlos Watson, a journalist, entrepreneur and CEO of cutting-edge media company OZY. “It’s a very trying time for people across the country and the globe - and it might well continue for quite some time,” continues Watson.

As everyone across the globe faces their own Defining Moment this year, there are several lessons we can all take away to help us find hope for a way out of difficulty. Here are just a few: 1. The power of being broke The importance of perseverance - the determination to keep trying, keep learning and keep perfecting your craft, even when things aren’t going your way - is something most hugely successful people emphasize. From selling garbage bags door to door as a teenager to moving to Dallas without a job or a place to live, Mark Cuban has always been hustling. “I was always healthily afraid,” says Cuban. 2. Difficult personal circumstances may have silver linings Sometimes an unplanned change in life circumstances can precipitate a positive reevaluation of personal goals - whether that unexpected event comes in the form of a medical emergency, mental health issue, job loss or freak accident. For Jameela Jamil, it was all four. While her life has been shaped by a cancer scare; a battle with body dysmorphia; and cursing during her first live TV appearance, it was a life-threatening car accident at age 17 that was the biggest turning point in her life.

Gifts To Share It’s no secret this year’s holiday season is bound to be different. But what hasn’t changed is the search for unique gift ideas - and fun new activities - to share with the ones we love, whether we’re together or apart.

If you want to make an impression on your family and friends this year, it’s time to think outside the gift box. What can you do to make the holidays memorable for hard-to-shop-for relatives and friends? How can you find special new ways to connect with them, even from a distance? Here are a few ideas to get you started: 1. Create a unique story, photo album or scrapbook project Want to gift something truly special? Put together a photo album or make a scrapbook of shared memories you can send to someone as a memorable, one-of-a-kind keepsake. Collaborate with other friends or family members if you can - it will turn the project into a group experience you’ll all treasure. Use mail, email or hand delivery to pass items along so everyone in your group can contribute before the completed project is ready for the recipient to enjoy. 2. Share the gift of language Do you have an aunt who’s always wanted to learn Italian, or maybe your dad loves to tell stories of his long-ago trip to Japan? Now’s the time to provide them with the opportunity to explore - or refresh - their language skills with an immersive language app like Rosetta Stone. Even better, make it a family affair! Giving a language-learning app to several family members is a great way to explore your family’s cultural heritage. It might even be the first step in a future trip together. As part of your gift, schedule virtual events to “meet up” and practice your language skills as you learn together. 16

Estrella Publishing - Viva magazine

3. Explore the world of multi-player video games Even for people who think they don’t like video games, there’s a gaming experience out there for everyone. Plenty of family-friendly, multiplayer games can make for fun and memorable group activities for all ages. Try easy games involving scenarios that don’t require in-depth gaming knowledge or a long, complicated setup to get going. For example, games where you race alongside one another, manage a farm or build houses in a village full of talking animals have been popular in recent years. Games like these are low-stress ways to pass the time that can cross generations. And thanks to online features, many can easily be played together even if you’re far apart. 4. Stream movies together Thanks to today’s technology, there are many ways to view family favorites or holiday classics together, even when you’re not in the same room. Several movie streaming services and apps provide options for people to view the same content at the same time - some even allow you to see your viewing companion while you watch, just like you’re in the same room. The only tricky part will be getting everyone’s bag of popcorn to pop simultaneously. If your friend or relative can’t stream with you, gift them a subscription to the service or show them how to set it up alongside yours.
