16 Active Home Listings $379,000 to $924,900 27 Homes Under Contract & Pending Sales from $395,000 to $847,000 Oct 8 , 2021 – Local Market Snapshot
Inventory levels are starting to climb slightly giving buyers worn out by bidding wars a better chance of buying. PebbleCreek inventory levels are very low. New home sales have been off the charts due to the shortage of existing homes. Home prices are up 29% year over year. Forecasts call for the Valley to draw 90000 new people a year until 2030 and indicate another 18 months before housing demand exceeds supply. The lack of home inventory, low interest rates, builder’s supply chain shortages of building materials plus shortages of local construction labor have pushed home sales here to new records. Robson new constructions sales are ROBUST. The Valley’s strong population & job growth is driving this market. The ability to work from home is bringing many people to the valley for our cost of living, tax structure, amenities, beautiful weather & lifestyle. The demand for home offices is causing many buyers to purchase larger homes. The semi-conductor plant in N. Phoenix is now hiring 1600 new workers many who are now housed in hotels due to the shortage of apartments. Buckeye just announced plans for a new lithium battery plant which will hire 3000 workers. Sales Activity for existing homes is still fast paced, interest rates & inventory levels are low. TODAY THERE ARE ONLY 16 HOMES ON MLS ACTIVE LIST IN PEBBLECREEK. CALL ME if you are considering selling. I will be happy to give you a free market analysis with the best LISTING DISCOUNT for your home. Unlike companies advertising on television, I have NO HIDDEN FEES. I know this market because I LIVE here. I will work with you to get TOP DOLLAR for your home with no gimmicks. November 2021
From Me To You... November is the time of year when we lean into giving thanks. Our thoughts go to the passing of another year and what we have achieved or gained. At the very least you have to find an answer to the Thanksgiving table round of “Share one thing you are thankful for.”
At our table we have instilled a rule that you cannot claim, “Being here with everyone.” It is considered a lazy answer and goes against the spirit of the meal. The order of giving thanks is also one to ponder. You don’t want to go to late because all the obvious answers will be taken but sometimes waiting until a few people have gone can prompt an answer you would not have otherwise thought of. My answer this year is pandemic related - just not the one you are probably expecting. I am thankful for my alone time. Having been surrounded by my nearest and dearest for the last year and a half (sometimes in closer quarters than we have had since they were tiny), I have a new found appreciation for me-time. We all need that space to hear our own voice and make considered decisions without the clamor of everyone else’s opinion. Usually we get that time when kids go to school, partners go to work, or we commute. During the pandemic that all changed. Kids went to school at the kitchen table, partners carved out a workspace somewhere in the house and your commute was a short walk from your bedroom to your desk. My situation is slightly different as I have worked from home for over 10 years. But still. It was an adjustment when I added the layers of kids and the panic that seemed to hang in the air at all times.
The beauty of our surroundings can be lost to us as we run from errand to errand, trying to fit everything into the time we have. Do you still see the beauty in the desert? I know when we first came to Arizona it was stunning. A new and exciting vista everywhere we looked. When I try to describe it to people who have not seen it themselves I liken our landscape to a Wile E Coyote and Roadrunner cartoon. I do always have to mention that the Roadrunners themselves are disappointingly small and brown. Although I somehow still expect a 6 foot tall, brightly hued creature beeping at me as it races by. As I think about it perhaps I should be thankful this year that the actual Roadrunner is a diminutive creature that has no access to the Acme Co. and its selection of traps and explosives. What ever you are thankful for this year, we at Estrella Publishing wish you a Happy & Healthy Thanksgiving!

Yum Yum Turkey with a Twist
Ever wonder what to do with leftover Thanksgiving turkey? Give this recipe a try for a fun twist with traditional Thanksgiving foods. Turkey Cranberry Wreath Ingredients 2 packages (8 ounces each) refrigerated crescent rolls 1/2 cup mayonnaise 2 tablespoons honey Dijon mustard 1/2 teaspoon coarsely ground black pepper 2 cups (12 ounces) chopped cooked turkey 1/2 cup sliced celery 3 tablespoons snipped fresh parsley 1/2 cup sweetened dried cranberries 1 cup (4 ounces) shredded Swiss cheese 1/4 cup walnuts, coarsely chopped 1 egg white Directions Preheat oven to 375°F. Unroll crescent dough; separate into 16 triangles. With wide ends of
triangles toward the center, arrange 8 triangles in a circle on a circular stone or Pizza Stone. Corners of wide ends will touch and points will extend 1 inch beyond edge of baking stone. Arrange remaining 8 triangles in center, matching wide ends. Seal seams using a roller (Points will overlap in center; do not seal.) Place mayonnaise, mustard and black pepper in mixing bowl. Chop turkey. Slice celery. Snip parsley. Add turkey, celery, parsley and cranberries to mixing bowl. Grate cheese into batter bowl. Mix filling. Scoop filling over seams of dough, forming a circle. Coarsely chop walnuts; sprinkle over filling. Beginning in center, lift one dough triangle across filling mixture. Continue alternating with outer triangles, slightly overlapping to form wreath. Tuck last end under first. Add egg white to a small bowl. Lightly beat egg white; brush over dough. Bake 25-30 minutes or until golden brown. Flu Season
Thanks to mask mandates, flu vaccines and social distancing, last year’s flu season saw historically low case numbers. The timing of flu is difficult to predict and can vary in different parts of the country and from season to season. Reduced population immunity due to lack of flu virus activity since March 2020 could result in an early and possibly severe flu season. The flu will come back this year, but it is unknown how bad cases will be, how immune systems will react and how COVID-19 and the flu could continue to interact. That’s why everyone needs to do their part and take the necessary steps to help protect themselves and those around them from the flu. 1) The potential risks of the flu during COVID-19 During a global pandemic, it can be easy to forget about something like the seasonal flu. But the flu can have a severe impact, and that could
worsen this year - as it’s possible to have both COVID-19 and the flu at the same time. 2) Can you get your flu vaccine with other vaccines, like COVID-19? According to the CDC, vaccines, like the annual flu shot, can be administered at the same time as the COVID-19 vaccine, if you are eligible. Please talk to your healthcare provider about what options are right for you. 3) Who needs to get vaccinated? The simple answer? Every eligible American 6 months of age and older, with rare exception, should get their flu shot. And certain people are at an increased risk for flu-related complications, including adults 50 years of age and older, young children 6 months and older, pregnant women and people living with chronic health conditions. These complications can lead to increased hospitalizations and sometimes even death. While not everyone will develop severe symptoms from the flu, it is possible to transmit the flu to people who are at an increased risk of serious illness and flu-related complications. 4) Where to get a flu shot Do you usually get your flu shot at your workplace? You’re not alone. With some offices still operating remotely, many Americans are seeking information on where they can get their flu shot this year. Help is available. There are flu shots offered at a variety of pharmacies, doctor’s offices and clinics across the country. If you need help in finding a location near you, you can visit FluShotFridays.com where you’ll be directed for more information.

Cybersecurity If you are employed in the US, it’s more likely than not that you worked remotely this past year. Over time, we’ve perfected some aspects of remote and hybrid working - from comfortable chairs to Zoom happy hours. But there’s one thing that remains a major problem for most people: cybersecurity. Work-from-home arrangements have contributed to a 238% increase in global cyberattack volume during the pandemic.
You might be thinking, “Another lecture about compliance? Did my IT department pay you to write this?” But everyone has a stake in cybersecurity. * It impacts the employer. Businesses can lose more than money - their reputation, customers and even ability to stay open are at stake. In fact, 60% of small and midsized businesses that are hacked go out of business within six months. * It impacts the employee. Not only can hackers unlawfully access company data through employees, but personal data can also be compromised. * It impacts the client. Sometimes, the stakes
10 Estrella Publishing - Viva magazine
are incredibly high. Financial services companies, for instance, are entrusted with everything from employment information and income to Social Security numbers and retirement savings.
Here are four ways remote employees can protect themselves, their clients and the companies they work for: * Don’t mix business and personal devices: Using personal devices for work-related activities can easily put company data at risk if there is a breach. And that goes both ways: If the company is hacked, personal data may also be stolen. * Avoid public Wi-Fi: It’s great when you don’t need a password to connect to the internet at your local coffeeshop or airport, right? Hackers agree! * Get a virtual private network (VPN): These networks provide encrypted connections, ensuring that sensitive information is safely transmitted. * Use multi-factor authentication (MFA): When transmitting sensitive information over the internet, look for websites that ask you to verify your identity by receiving an email, text or call. Microsoft recently found that MFA prevents an astonishing 99.9% of all cyberattacks.

Garage Updates
Upgrade your garage door opener
The desire to use the garage for new purposes is a top trend with homeowners nationwide. During the pandemic, 78% of homeowners across generations intend to make changes to their garage, according to a New American Home Study. Here are three tips for upgrading your garage and helping you design a space ideal for your needs while enhancing your home’s value:
It’s time to ditch the loud, dated garage door opener for a stylish modern option with technology enhancements. Turn your garage into the envy of the neighborhood with a garage door opener that does more than just open and close your garage door. New openers come with built-in cameras, corner-to-corner LED lighting and work with an app so you can control, secure and monitor your garage door from anywhere.
Add storage
Make it a multifunctional space
One of the primary things that separates a stereotypical garage from an enviable one is the organization. To start, get rid of junk, sort through necessities and transform the space to optimize organization. That means installing shelving and utilizing vertical space. Enclosed cabinets are ideal for limiting dust and keeping personal items out of sightlines from the road. Toolboxes and pegboards are ideal for keeping tools and hobby supplies conveniently on hand. Creating a system with these elements may take time, but it’s worthwhile because the benefits are lasting.
No matter what your interests, you can customize the space to fit your needs. A workbench is a must-have for many, with ample space to tinker and make. For gearheads, a car lift might be a worthy investment. For those focused on health, installing workout equipment makes sense. Proper task lighting is essential. Adding fans to cool and heating elements to warm helps make the garage a year-round retreat. Finally, upgrading flooring turns any garage into an eyecatching hot spot, so research options including epoxy coatings and garage floor tiles.

Furry Friends
As the seasons change, this is the perfect time to protect your furry family members from fire and carbon monoxide risks. Follow these tips to keep your pet safer as temperatures start to drop. 1. Install “pets inside” window clings Attaching a decal to a window near doors and exits that indicates pets are inside is an easy way to let first responders know about your pets. In an emergency, first responders quickly assess occupants, and this helps to let rescuers know animals are inside. 2. Pet-proof your home Be familiar with common fire risks. Pets are naturally curious, and accidentally start nearly 1,000 home fires each year. Pet-related fires typically involve cooking appliances, wiring, fireplaces, heaters and candles. Avoid things like: * leaving leftover food on the stovetop (where pets can jump or turn on burners) * walking away from hot appliances like clothes irons (that easily tip over) * leaving lit candles in easy reach of probing paws Also keep smoke alarms and home fire extinguishers up-to-date and in working order.
alarms every 7-10 years (depending on the model). If you aren’t sure when alarms were installed, use the manufacturing date on the back of the alarm. 5. Include pets in escape plans Assign one family member for each pet to make sure the entire family gets out. Stay aware of your pets’ typical hiding spots or where they nap in case you must evacuate quickly. Remember the 2’s for fire safety practice: * Practice 2 times annually * During 2 times of the day (morning and night) * Know 2 ways out of each room When you leave home, keep pets in areas near entrances where firefighters can easily find them. “Home safety planning is important for every member of the family, including your fourlegged family members,” said Sharon Cooksey, fire safety educator for Kidde. “With planning and the right home equipment, you can have peace of mind that you’re prepared for these emergencies.”
3. Familiarize your pet with alarms Pets may become unsettled or anxious at the sound of an alarm, hiding under beds rather than exiting the home. Through positive training, it’s possible to teach many pets to stay calm and head for safety outside - this could help save their lives in case of an emergency. 4. Replace alarms every 7-10 years If you didn’t know alarms need replacing, don’t worry, you are not alone. In a recent Harris Poll survey, only 21% of respondents answered this correctly. Every smoke alarm must be replaced every 10 years, and carbon monoxide (CO) Estrella Publishing - Viva magazine

Legal Advice HAVING YOUR WILL WITH IRAs AND 401Ks
Wills and Trusts generally will not govern the distribution of your IRA’s or 401k’s. The designated beneficiary form directs who will get the benefits of a qualified retirement plan. If your “Estate” is listed as the designated beneficiary or if there is no designated beneficiary, probate will be needed and the IRA will have to be paid in a lump sum, not over time as an inherited IRA. The benefits of a qualified retirement plan can be distributed through a revocable Trust, over time, as long as certain precautions are taken. First, the Trust must be listed as the beneficiary,
Start New Traditions With Us
the trust agreement. Then, the revocable Trust must be valid under state law, become irrevocable upon the death of the participant and the beneficiaries have to be identifiable from the trust agreement. If you are married, then normally your spouse will be the initial beneficiary. In order for a children or a trust to be listed as the primary beneficiary, federal law requires spousal consent in regard to 401K or other ERISA qualified retirement accounts. Federal law does not require spousal consent for IRAs, but Arizona’s community property laws create a presumption that the spouse is entitled to one-half of the IRA.
