Oct 8, 2020 PebbleCreek -31 Active Listings $283,900 to $920,000 49 Homes Under Contract & Pending Sales from $245,000 to $619,900 October 9, 2020 – Market Snapshot

The lack of home inventory & record low interest rates are pushing home prices here to a NEW record. The median home price in Phoenix valley hit $325,000 in August, up $5000 from July. August’s price is a 17% increase from a year ago and prices hit another high in September. Amazon is delivering 1000 jobs to West Valley with two major facilities in Goodyear including a 855,000 sq ft four story robotics fulfillment center plus a store in Avondale. Phoenix continues to be in the top 5 US metro areas for population growth. The need for home offices is causing many buyers to look for larger homes. 82% of Valley homes are primary homes, not investment properties. Builders are experiencing supply chain issues for materials & appliances, delaying delivery of new construction homes. Sales Activity for existing homes is fast paced, new homes sales are breaking records & home inventories are low. If you are considering selling your home, this is an excellent time to proceed. I use Covid 19 protection procedures while showing your property. If you have questions, are selling or buying a home, please call or email me. I live and work here. I am available any time. I have a complete support team of lenders, inspectors, repair vendors, title specialists & moving companies - everyone you need to support your transaction. Covid Virus is still here and part of our life. We are finding a new normal in daily activities with masks, safety measures & safe distancing. From Me To You... Not everyone is born a hero. For Peter Parker it was a radioactive spider bite, Captain America was injected with Super Soldier Serum, and the Hulk absorbed too many Gamma rays.

However it starts, we all love an origin story. It can inspire us, or make us long for a bump of our own, something to push us into the next thing - a better version of ourselves perhaps. Sometimes the origin story is a search for a better way to do things, or a solution that no-one else has come up with for a problem you want solved. Facebook started as a way to connect with others on the internet - that one exploded in a big way. Ferrucio Lamborghini was originally a farmer who made tractors. I guess he just really needed some speed in his life. Other origin stories are more personal, we all love to tell of the day we met our spouse, how we fell in love, or the birth of our children. I guess origin stories are really the tales of rebirth, re-invention. A new beginning. Let me tell you a tale of a new beginning that happened 10 years ago... It was the middle of the recession and noone was doing well. If you had a job you were terrified it was going to get swallowed up in the mass of companies that seemed to want

Estrella Publishing - Viva magazine

foreign labor over your own. The economy was folding in on itself, getting smaller and smaller every day. But in the middle of that despair we began to see new growth. People began to create their own jobs, their own companies, their own security. Estrella Publishing began in that time. An idea, the combination of existing talents, a desire to help these small businesses popping up all over the West Valley, and a history in the printing world that goes back a few generations. “Let’s start thinking about it. I mumbled, terrified to even try. Al went out that day and sold 3 pages of ads to local businesses and we began to get to work! Since then we have grown exponentially and provided low cost advertising to thousands of local small businesses. We find ourselves in uncertain times, yet again. I encourage you to create your own origin story. You could have the idea for the next Facebook, Lamborghini, or if you are really lucky, Estrella Publishing. Online Shopping Online grocery shopping is on the rise, and the options are plentiful - from having a shopper deliver goods at your door to curbside pickup and more. But even the most experienced grocery shoppers may find they need to learn some new tricks to achieve online grocery shopping success.

Tip #1: Find the delivery method that best suits your needs Need lots of fresh produce delivered right away? Look for a service that gives your list to a personal shopper to take through a local store and deliver at your doorstep. If you’re looking to stock up on pantry staples, a service that ships from a warehouse is a great way to get what you need without having to step foot inside a store. Many stores are also offering curbside pickup, where you pick out your items online, check out and drive to the store to have your order placed directly into your trunk. Tip #2: Be an eco-friendly online shopper

51 Years

6

Estrella Publishing - Viva magazine

There are plenty of opportunities to keep sustainability in mind while online grocery shopping. Packages that weigh less will translate to reduced carbon emissions during shipping. For example, carton packages are about 60% lighter than cans, and they are made mainly from renewable materials. Even pet food can be found in cartons. Keep in mind that many of your chilled favorites, such as milk or plant-based dairy alternatives, may also be available in shelf-stable cartons. This means the product doesn’t need to be chilled during shipping, eliminating the need to pack items on ice. No matter how long shipping takes, or how long the box remains on the doorstep, your items will arrive safe to eat and with the quality you expect. Tip #3: Plan ahead Take advantage of the ability to assemble your grocery cart at home by assessing any long-term needs for staple items, like pasta, broths and beans. If you’re short on food storage space, look for foods packaged in square shapes. Stackable, shelf-stable cartons help make the most of every inch. Many canned goods now come in carton packages too.

Are You Stressed? Face it, this is a stressful time. Everyone is coping with a lot - from anxiety about the pandemic and financial worries to stress around work and family schedules, and so much more. According to a CDC survey this June, over 30% of the respondents reported symptoms of an anxiety or depressive disorder. With so much stress and anxiety this year, many people find themselves sick to their stomachs - literally. If anxiety is making you or a family member feel nauseated, you may have looked for over-thecounter remedies, which can make people feel drowsy or that you may worry about giving to children. “Both adults and children can experience symptoms like nausea due to anxiety,” said family practitioner Dr. Ian Cracknell. “But fortunately, there are non-medicinal strategies available for reducing these symptoms.” If you’re looking for safer, natural ways to help relieve your anxiety-related nausea without adverse side effects, there are

options that can help make you or your loved one feel better soon.

Try these tips to help relieve nausea due to anxiety. 1. Enjoy some hot herbal tea Sipping particular beverages slowly has been shown to help reduce feelings of nausea. Whether you prefer hot or cold beverages, it’s generally considered most effective to stick to one or the other. All three varieties of herbal tea have been shown to help reduce symptoms of nausea: * Ginger * Chamomile * Peppermint 2. Sip a fizzy cold beverage If you prefer cold beverages, try: * Ginger ale * Any clear carbonated soda Whichever beverage you try, sip slowly to give your stomach time to settle down. 3. Harness the power of acupressure One acupressure point in the wrist, termed the P6 (or Nei Guan in Chinese medicine), can help Come see us at our new store!

Virtual Celebrations Even as the country reopens, many are still finding the ease of virtual connections to be appealing. In fact, there are many unique ways to connect with friends and family virtually. Here are some simple ways people are elevating every day and prioritizing relationships even from afar:

1) Recognize simple moments and celebrate little things Shift your mindset to focus on the little things that brighten the day. You can elevate every day by taking time to recognize the simple moments and special events that make life so wonderful. There’s no need to wait for a big occasion to celebrate! Send your friend a text with your favorite memory of you two together. Write ecards to family just because. Decorate the house with streamers to celebrate TGIF and then send digital pictures to friends to inspire them to do the same. Be creative and find ways to make yourself and others smile. 2) Think outside the box with video gatherings Your bond with friends and family can grow even stronger when you set up video meetings

to celebrate and connect. Fortunately, there are many high-quality video apps to choose from. Maybe you want to set up a Skype date to play a board game together even in different locations? Propose a movie night and set up a Zoom meeting to watch the same movie at the same time. Many people use WhatsApp for international connection, so you can set up a family conference call from different sides of the world. Take the first step and research the plethora of free video chat options. 3) Host a virtual wine tasting party Cheers to any occasion or just everyday delights with a virtual wine tasting party with friends. This is a fun way to sample different varieties and connect in a meaningful way. Designed to enhance everyday occasions, Flat Top Hills offers approachable wines that satisfy the palate and inspire conversation. For a tasting party, select a variety of options, such as a fresh, crisp Sauvignon Blanc and tropical Chardonnay for whites. For reds, consider a rich Red Blend, and a Cabernet Sauvignon satisfies the craving for a full-bodied wine. Don’t forget a ripe Ros√©, a perfect wine for fall pairings. 4) Explore different video backgrounds Get creative with your setting for virtual gatherings. Yes, there are times when your living room or deck will do, but other times you may want to jazz things up a bit. For example, set up tropical decorations and pretend you are taking a trip

Business 411 When A Recession Comes, Don’t Stop Advertising.

There have been a number of studies going back nearly one century that point out the advantages of maintaining or even increasing ad budgets during a weaker economy. Those advertisers that maintained or grew their ad spending increased sales and market share during the recession and afterwards. As a popular adage says, “When times are good you should advertise. When times are bad you must advertise.” There are several reasons to advertise during a slowdown. • The “noise level” in a brand’s product category can drop when competitors cut back on their ad spend. It also allows for advertisers to re-position a brand or introduce a new product. • Brands can project to consumers the image of corporate stability during challenging times. • Studies have shown that direct mail advertising such as community magazines, which can provide greater short-term sales growth, increases during a recession. • When marketers cut back on their ad spending, the brand loses its “share of mind” with consumers, with the potential of losing current – and possibly future – sales. An increase in “share of voice” typically leads to in an increase in “share of market.” An increase in market share results, with an increase in profits.

pricing can return. For some advertisers that don’t give cost incentives, they can change the ad message to being expensive but worth it. Another creative strategy is pointing out the value the brand provides. Although the natural inclination for advertisers is to cut back on advertising during a recession, those brands that maintain their ad budget and/ or change their messaging can get a long-lasting boost in sales and market share. Perhaps the best quote about advertising in a recession came from Sam Walton, the founder of Wal-Mart. When asked, “What do you think about a recession?” he responded, “I thought about it and decided not to participate.” -----------------------------We at Estrella Publishing are open for business and here working overtime to support our clients and potential future clients with their marketing strategy. Call / text 623-594-9283 with any questions

Another strategy used by marketers is changing the ad message and using short-term price incentives to match the economic climate with consumers who are seeking a good deal. Some advertisers will offer interest-free loans, coupons or special promotions to boost sales and market share. When the economy bounces back, regular Estrella Publishing - Viva magazine

handling soiled or wet laundry is enough to reduce the spread of

Good laundry practices in the home are more important than ever. Recommendations from the North American Cleaning and Sanitization Expert Panel, which recently convened in a workshop hosted by the University of Arizona, offer guidelines to help reduce the spread of infections and illness when it comes to laundry practices in your home. These methods can give you better peace of mind, knowing that you’re doing all you can to help reduce the spread of viruses that cause COVID-19, the flu and colds.

respiratory viruses.

Here are some easy-to-follow do’s and don’ts for laundry best practices in your home:

DO always wash or sanitize hands after handling soiled laundry and transferring wet laundry from washer to dryer, even in healthy households.

DO use a deeper-cleaning, high-quality laundry detergent that removes deeply embedded soils and germs. According to one of the experts on the panel, microbiologist and University of Arizona professor Dr. Charles P. Gerba, regular good laundry practices, combined with the use of a deeper-cleaning, high-quality detergent and precautions like washing your hands after

“Viruses that cause colds, flu and COVID-19 are very sensitive to the surfactants found in deepercleaning, high-quality laundry detergents,” said Dr. Gerba. “Combined with the regular laundry process and special handling precautions including hand washing, deeper-cleaning detergents can provide better protection for you and your family versus the use of lighter cleaning detergents.”

DO use special precautions if COVID-19, the flu, or a cold is suspected or confirmed. Wear disposable gloves if possible when handling dirty laundry (clothes and linens) from a person who is sick. Dirty laundry from a person who is sick can be washed with other people’s items. Do not shake dirty laundry. Clean and disinfect clothes hampers, appliance and other surfaces that contact soiled laundry. Remove gloves, and wash

Non-Stress Powers Of Attorney

brain injury, dementia or Alzheimer’s.

Without powers of attorney, the court must get involved. Two lawyers need to be hired; one for the patient and a one for agent or petitioner. After a court investigation, a hearing is held in open court—which is set commonly 45 days after a petition is filed. Time, money and privacy is saved by appointing an agent through powers of attorney.

Powers of attorney are helpful to avoid the stress that can arise if you need assistance due to illness. Dealing with financial institutions or hospitals can be difficult even when there are no issues about capacity. Powers of attorney are needed to authorize your agent to act without you having to be declared incapacitated. When a doctor provides a letter that a person is incapacitated, then the person loses the legal ability to handle finances or even healthcare decisions. The durable financial power of attorney identifies the person who can legally assist you with paying bills and accessing your accounts for funds you need. Even a spouse cannot withdraw funds from an IRA for you unless you have a durable financial power of attorney. The medical healthcare power of attorney identifies an agent, such as a trusted family member or friend, who can give consent to medical treatment if you cannot. Arizona law also allows for the mental healthcare power of attorney which helps avoid costly court intervention when there is mental illness,

REVERSE MORTGAGE FAQ'S Will the government or lender own my home?

Can my family member have ownership in my home if I should pass?

NO! The homeowner(s) who occupy the property will remain on title and have full ownership. The reverse mortgage is simply a lien recorded against the property, just like any other mortgage.

Yes! The owner(s) may add other family members or place the home in a trust, so family automatically has ownership in the property and equity as well.

Will my family be responsible for the debt?

If I take out a reverse mortgage, does that mean I will leave nothing to my family?

NO! A reverse mortgage is a non-recourse loan, so if your value ever falls below what you owe, your family will never have to pay the deficiency.

You must own your home outright in order to do a reverse mortgage! FALSE! You may already have existing mortgage, which can be refinanced and paid off with the reverse mortgage. A reverse mortgage could

NO! Reverse mortgages have insurance automatically built in to protect the family. Most homes continue to increase in value over time leaving even more equity for family. Even if the property value should decrease below what is owed, the family can acquire the property for 5 percent less than market value regardless of how much is owed or how low the value may be.
