Inventory levels are starting to climb slightly giving buyers worn out by bidding wars a better chance of buying. Currently PebbleCreek inventory levels are still very low. New home sales have been off the charts due to the shortage of existing homes. Valley home prices are up 29% year over year. Forecasts call for the Valley to draw 90,000 new people a year until 2030 and indicate another 18 months before housing demand exceeds supply. The lack of home inventory, low interest rates, builder’s supply chain shortages of building materials and shortages of local construction labor have pushed home sales here to new records. The Valley’s strong population & job growth is driving this market. The ability to work from home is bringing many people to the valley for our cost of living, tax structure, amenities, beautiful weather & lifestyle. The demand for home offices is causing many buyers to purchase larger homes. The semi-conductor plant in N. Phoenix is now hiring 1600 new workers. Buckeye just announced plans for a new lithium battery plant which will hire 3000 workers. Sales Activity for existing homes is still fast paced, interest rates & inventory levels are low. TODAY THERE ARE ONLY 14 HOMES ON MLS ACTIVE LIST IN PEBBLECREEK. CALL ME if you are considering selling. From Me To You... ‘If you fail to plan, you are planning to fail.’ Benjamin Franklin.
I am a planner, always have been. In fact I usually have a plan, a back-up plan, and a worst case scenario plan. I suppose it is because I work on an “assume the best but prepare for the worst” mentality and for that you need a few plans. We also have four children and that takes a ton of planning. School, work, extra-curriculars, they all need to be combined in the plan. Now that three of our kids are adults I thought I could ease up on the planning and allow others to take the lead. Well, as Michael Chabon said, “Man makes plans... and God laughs.” Our lives changed dramatically a few months ago and we have since welcomed two teenage girls into our home and our family. We love having them and we have known them for most of their lives so the transition is mostly seamless. Except for the planning. These kids have never learned how to plan ahead. For anything. They live on the fly and change plans on a whim. They are truly go with the flow girls and it has worked for them up to this point. The problem is that it doesn’t work in our family dynamic. I can’t drop everything to pick someone up from school when they decide not to go to a friend’s house after all, or they have to buy something for school the next day. I can help them out when I know what’s coming, we are working on that together and I know it will get better with time.
summer in the US - California and Florida, where we dodged hurricanes and humidity. Fun, but not the original plan.
I am also coming to a new stage in life. Planning for retirement. Not the financial part, that happened many years ago, thank goodness. I am talking about the fun part. Downsizing to a smaller house, traveling, taking on a new hobby. All the things I have been putting on the back burner while I get on with the business of raising a family. The possibilities are endless well as endless as my budget allows anyway. I have never been to Belize, or on safari, I was supposed to live in New Zealand with family when I was younger, perhaps I could finally see what life is like in the antipodes. Whatever I decide to do I know that there will be many plans to make - and really that’s half the fun!

Long-term plans are something else I love to do. You could call it a form of dreaming I suppose. The things I would love to do if everything comes together. I have been planning a family trip for a couple of years now but because of Covid my plans keep getting shelved and changed. My father turned 80 this summer and we were all supposed to be in England for a month of celebrations and exploration. Obviously that did not happen according to plan. Alzheimers
Caring for a loved one with Alzheimer’s can be rewarding, but has its challenges. Early diagnosis, having open communication and doing some simple activities can significantly help in caring for a loved one with Alzheimer’s. Here are ways to help your loved one cope with Alzheimer’s or dementia. 1. Seek early diagnosis While an Alzheimer’s diagnosis is extraordinarily difficult for everyone involved, early diagnosis can make a significant impact on quality of life, giving patients and families the opportunity to plan and find an appropriate level of care. Common symptoms to watch for: * Forgetting recently learned information * Trouble completing ordinary tasks * Disengaging from work, hobbies or socializing * Difficulty following a conversation * Using the wrong words for everyday things If you see these signs in your loved one, make an appointment with their healthcare provider.
2. Open a dialogue about Alzheimer’s Starting a conversation about Alzheimer’s with a loved one is daunting. For seniors, it can trigger fear, anxiety, or grief. Adult children may understandably delay this conversation, which can make things worse. Approach the topic and your loved one - with sensitivity. You can also reassure your loved one that you’ll provide ongoing support. 3. Learn techniques for Alzheimer’s and dementia care Providing a calm environment and predictable routine can help your loved one cope with the confusion, agitation and anxiety. * Plan regular activities and exercise. * Focus on nutrition. * Stay calm when they’re agitated. 4. Don’t delay important decisions Take care of financial, legal and long-term care planning issues as soon as possible. “Try to involve your loved one in decision-making, if they are still capable of providing input, and consider their wishes related to future care and end-of-life issues,” said Abramson. With a positive attitude, patience - and help when you need it - you can provide muchneeded care and support for your loved one.

Chicken Sheet Pan Dinner with Grapes, Carrots and Parsnips Ingredients 2 tablespoons extra-virgin olive oil 2 1/2 teaspoons ground cumin 1 1/4 teaspoons turmeric 1/2 teaspoon sea salt 2 large garlic cloves, minced 4 chicken thighs on the bone, skin removed and visible fat trimmed 2 medium onions, sliced 1/3-inch thick 3 carrots, peeled and cut in 2 and 1/2-inch sticks 2 medium parsnips, peeled and cut in 2 and 1/2inch sticks Freshly ground pepper 1 1/4 cups red California grapes Directions Heat the oven to 400 F with rack in the center. Line a shallow baking sheet (10x15 or 11x17) with parchment paper or foil (shiny side down). If using foil, spray with vegetable oil cooking spray to prevent vegetables from sticking.
In a large bowl, stir to combine the oil, cumin, turmeric, salt and garlic. Add the chicken, turning to coat, and then transfer smooth side up to the baking sheet. Add the vegetables to the bowl and toss in the remaining spiced oil, then distribute them around the chicken pieces on the baking sheet. Season with freshly ground pepper. Roast the chicken and vegetables for 25 minutes. Sprinkle the grapes over the vegetables and roast about 5 minutes more, until the juices run clear when the chicken is pierced with the tip of a small sharp knife. (Note: for softer roasted grapes, add them to the pan earlier.)

Senior Living A person’s golden years may be some of the best years of their life, living each day to the fullest by doing what they love, from pursuing hobbies to spending time with their families and beyond. Thinking about senior living may seem like a distant concern, but it’s an important conversation to have now so you and your family are ready for the future. Your may not feel ready to make the move, especially if you’re still physically and mentally healthy. However, setting yourself up for quality care in the future is important, especially as health care costs continue to skyrocket. According to a CNBC report, health care costs for retirees are expected to increase more than 5% every year through 2026. In these instances, a Continuing Care Retirement Community (CCRC) can be beneficial for both your personal and financial health.
Estrella Publishing - Viva magazine
A CCRC, otherwise known as a life plan community, is a smart long-term option for seniors. CCRCs have different housing levels where seniors initially live independently and can transition to an assisted living or skilled nursing facility if needed, all at significantly reduced costs compared to the market. Here are a few important benefits of living in a CCRC: A sense of community Meeting new friends at a CCRC is easy, as they provide many social activities, including mixers, clubs and, in some cases, organized travel. All-inclusive benefits Housing, health care, dining, fitness, and other amenities are all part of the CCRC package. While CCRCs can be costly, many offer ways for seniors and their families to reduce those costs, such as Life Care contracts. While they’re expensive upfront, life care contracts can make a world of difference. If you end up needing assisted living or another level of care, a Life Care contract prevents your health care costs from increasing with that transition, which can save thousands of dollars over the years.

Furry Friends Did you know honey bees are responsible for over 35% of the foods you eat, as well as the honey you enjoy? Honey bees are vital to the health of the planet and to the food chain, as they are necessary for pollinating more than 90 food crops including fruits, vegetables and nuts - plus alfalfa, which is used as feed for the livestock that supply our meat and dairy. There are many ways you can enjoy the fruits of the honey bees’ labor, while also helping to support their habitats and ensuring they’ll be around for generations to come. The National Honey Board has partnered with registered dietitian Maggie Michalczyk, RDN, to bring you her favorite planet-friendly tips and ideas. Here are Michalczyk’s tips for enjoying and celebrating the hardworking pollinator. 1. Celebrate pollinator foods Honey bees are needed to pollinate over 90 crops. So the next time you are enjoying apples, avocados, cherries, almonds or sunflower seeds, you can celebrate the fact that all of these foods are made possible by hardworking honey bees.
51 Years
2. Sweat for bees Movement is key to a balanced life. Skip the pesticides in your yard and pull weeds by hand instead. Then make sure to plant bee-friendly flowers and flowering herbs in your garden and yard. 3. Expand your produce palate Pollinators, including honey bees, are responsible for 1 in every 3 bites of food that everyone eats, including many fruits and vegetables. Eating a wide variety of produce plays a role in enhancing the diversity of your gut microbiome. 4. Work in daily natural energy boosters Consider a mid-afternoon break with a cup of tea sweetened with honey. Green and black tea both contain beneficial antioxidants, and honey is a 100% pure and natural energy booster. 5. Make it Mediterranean Take a page from the popular Mediterranean diet and fill your plate with whole grains, lean proteins like fish, unsaturated fats, fruits and veggies - and use honey whenever possible. Honey is traditionally part of the MediterraneanStyle Dietary Pattern, as recognized in the 2020 Dietary Guidelines for Americans.

Can my family member have ownership in my home if I should pass?
NO! The homeowner(s) who occupy the property will remain on title and have full ownership. The reverse mortgage is simply a lien recorded against the property, just like any other mortgage.
Yes! The owner(s) may add other family members or place the home in a trust, so family automatically has ownership in the property and equity as well.
Will my family be responsible for the debt?
If I take out a reverse mortgage, does that mean I will leave nothing to my family?
NO! A reverse mortgage is a non-recourse loan, so if your value ever falls below what you owe, your family will never have to pay the deficiency.

NO! Reverse mortgages have insurance automatically built in to protect the family. Most homes continue to increase in value over time leaving even more equity for family. Even if the property value should decrease below what is owed, the family can acquire the property for 5 percent less than market value regardless of how much is owed or how low the value may be.

Give Blood
From surgeries to emergencies, life-saving therapeutics, and beyond, blood and plasma are essential for hospitals and health care centers to help patients. Unfortunately, experts report facilities throughout the country are facing critical shortages and are calling on more people - especially younger generations - to help by donating blood or plasma locally. There are many reasons why blood and plasma inventories have fallen so low. Thousands of blood drives were canceled due to COVID-19. Additionally, U.S. hospitals have seen an increase in trauma cases requiring transfusions. Compared with 2019, the demand for blood at trauma centers has increased 10%, escalating the urgent need for blood donations. Beyond current events, blood supplies in general are decreasing because the typical donor is aging and fewer young people are donating. Older generations like the baby boomers, adults 57 and older, are aging out of the donor pool and first-time donors aren’t replacing them at adequate rates.
Estrella Publishing - Viva magazine
A plentiful blood and plasma supply is important not only for accidents and injuries, but for a host of medical procedures. “Blood and plasma aren’t just used in emergencies. They are used to treat anything from injuries from a car accident to chronic illnesses like cancer to burn injuries. To ensure help is there when people need it, we have to have a stable supply of blood and plasma and the need has never been greater. We urgently need donors of all ages - and we need it now,” said Dr. Alexander Carterson, head of medical, scientific and clinical affairs for Abbott’s diagnostics business. Whether it’s a one-time need, or for ongoing lifesaving procedures, blood and plasma donations help make a difference for millions of Americans every year. “One donation can save up to three lives and that’s truly amazing. We are committed to raising awareness about the need for blood donors so that people can live their best lives,” Carterson added. Join the BE THE 1 movement and donate to be a part of the solution. Learn more about donation at www.bethe1donor.abbott.
