September 7, 2018 - 43 Active Listings in MLS + 25 Homes Under Contract & Pending Sales

Market Reports indicate MLS sales reports of existing homes in PebbleCreek from 01/01/2018 to 08/31/2018 with a comparison to sales from 01/01/2017 to 08/31/2017. PebbleCreek Home sales continued the 7 year upward trend of homes sold in the first eight months of 2018. Year over year increase in the sales volume of existing homes is 15%. The Phoenix Metro Area prices are now back to the record prices hit in 2006 with a median price of $268,000. The rest of the valley homes hit the 2006 record in June 2018. The housing crash and Great Recession started in 2007. Price increases are being driven by increases in building materials costs and lot premiums. Valley foreclosures are down to less than 150 a month, Fewer than 5% of Phoenix Valley homeowners are under water. Prices have risen steadily for 7 years averaging 5% to 8% a year. Nationally Home prices are higher and interest rates have steadily increased which could create a cooldown in sales volume. Locally, Robson staff indicate they anticipate selling 270+ new construction homes this year. New Home prices have steadily increased with numerous price increases for construction costs and lot premium increases in the past year. Market Demand in the Phoenix Valley continues to be robust and real estate values continue to rise.

From Me To You... I have found that as we get older it is hard to lose weight and sadly even easier to gain it. We also tend to gain it in more unhealthy areas - did you know that if you hold onto weight in their stomach you are more likely to have heart problems, diabetes and cancer?

So my husband and I decided that we were going to head this situation off at the pass, so to speak. We bought the shakes and used the step trackers but the weight was not really shifting. There was a funny quote on the internet that sums up my problem. It goes something like this: “Diet: Breakfast - 2 egg whites, Lunch - Caesar Salad, dressing on the side, Snack - cheese crisps, Dinner - large pizza, family size bag of Dorritos, gallon of vanilla Ice cream.” That was becoming more and more like my daily routine. I was chock full of good intentions until I sat down at night to watch tv and boom, I ate everything I could grab. Realizing that we needed help we brought in a professional who would keep us accountable. Not only does he train us twice a week, he also helps with food choices and motivation. I am not

a happy exerciser. I don’t like to sweat, or even move too much to be honest, and Ben is great at making it ... fun? Yes I can admit that exercise can be fun. We play games and laugh and sweat. A lot. Now on to the most annoying part of this experience. We do the same exercises, eat healthy food and limit our calories. My husband has lost over 10 pounds in three or so weeks and I can see he is becoming more healthy. Me? I have gained weight. I know that muscle weighs more than fat and I think I am losing inches but it is quite demoralizing to see the fat melt off someone else and not experience that myself. We had all our measurements taken before we started this and I am holding on to the idea of seeing those numbers go down when we get measured again in a few weeks. I do feel stronger and that was one of my goals so I guess I am getting something out of this. I just have to stay away from the pint of vanilla ice cream stashed under the broccoli in the freezer. Volunteer

Volunteer with Cougar Community Volunteers! The year is off to a good start at Estrella Mountain Elementary & Junior High IB Academy, and Cougar Community Volunteers (CCV) is looking for volunteers and vendors. The group needs volunteers to help at school for as little as 30 minutes per week. For people who want to work directly with students, there are projects where volunteers work with individual elementary students on literacy and math skills. There are also opportunities to work in

classrooms with small groups of students. For those who are not “classroom types, there are opportunities to help out at lunch & recess, or at specific posts before or after school to make sure that young people are safe as they enter and leave campus. Volunteers who help during the school day must attend an orientation and get finger printed, courtesy of Liberty Elementary School District. Cougar Community volunteers will host a community event, Winter Wonderland Vendor Fair & Art Show, on Friday December 7. The event will feature a variety of vendors as well as an art show for students who are in Kindergarten through 12th grade. For vendors, the entry fee is truly a bargain. Vendors will pay either $10 or $20, depending on whether or not CCV supplies a table for their booth. There is no entry fee for student artists. Vendors and student artists, please contact Suzanne Wold at Suzanne@woldsoldhome.com (602-451-4748) for more information and an entry form. Cougar Community Volunteers is also seeking volunteers to assist at one-time events like the December Winter Wonderland event on December 7, 2018 and a Science Olympiad Regional competition of about 300 students and their advisors on February 23, 2019. The money that CCV earns from the two special events will help pay for after-school tutoring by teachers. Anyone interested in volunteering at school, or at the special events may contact Suzanne Wold at Suzanne@woldsoldhome.com (602)451-4748. Submitted by Cougar Community Volunteers

Goodyear PD

On Saturday, October 13, 2018, in an effort to protect our community members from identity theft, Goodyear Police Department will host a FREE Shred-a-Thon Event.

Police Department members, including the Goodyear Traffic Unit, the Community Services Unit, Police administrative staff, Police Explorers, VIPS, and ProShred, will be on-site working diligently to process vehicles over the course of the 4 hour event, scheduled from 7am -11am. In addition to protecting the identity of our Goodyear residents who chose to participate, we are hopeful that we will save numerous trees, thousands of gallons of oil and water, as well as thousands of kilowatt hours of energy and landfill space.

Estrella Publishing - Viva magazine

We invite the community to come out with a limit of 4 paper size boxes of paper items to be shredded. Please no plastic, metal, electronics, or cardboard. Please don’t forget to bring your patience, as the wait can be a little long, but well worth it! We do guarantee that we will work hard to process every vehicle as quickly as possible. This free event will be held at the Goodyear Police Operations building located at 11 N. 145th Ave, and is open to Goodyear residents with proof of residency. We look forward to seeing you!

Goodyear 411 Goodyear Citizens Police Academy, Bringing Together A Community

As a resident of the City of Goodyear for the last 15 years, I can truly say, I am a proud resident. What would make any resident say that? Number one on my list was the safety and well being of my family. Second was the cleanliness of the city, and third was the sense of community that pulls together in time of need and always with a smile. I have learned the importance of policecommunity partnerships and citizen involvement in a fight for a safer city. Chief Geier has introduced citizen involved programs such as Coffee With A Cop and the Goodyear Citizens Police Academy. Coffee With A Cop is where the residents get a chance to get to meet the officers who serve our city to discuss any issues. The Goodyear Citizens Police Academy is a 10-week, 30-hour course designed to take the citizen on a behind the scenes look at the everyday operations of the Goodyear Police Department. The course includes operations, 9-1-1 communications, patrol procedures, traffic enforcement, drug unit, criminal investigation, K-9, special assignment, use of force encounters, NET, narcotics and gangs and an eight hour ride along.

pending, you cannot be on probation, you cannot have a pending lawsuit against the city of Goodyear or the Police Department. You must pass a background check, sign a waiver and can only ride up to twice in a twelve month period. My ride along experience was outstanding with six traffic stops, and two disturbance calls. The highlight for me as a professional DJ was a disturbance call at 5:00 PM from a woman complaining that her husband (who is a Phoenix Police Officer) was trying to sleep, but the neighbor (who was a wannabe DJ) had the music so loud that it rattled her windows and her husband could not sleep. After the call was over the officer and I discussed the matter at hand, and I said to him, how great is this for me as a DJ when a disturbance call was, “All About That Bass, No Treble!” There are so many details to cover in the Citizens’ Police Academy, that is why 30 hours are needed to graduate and to better understand what the officers do day to day. Overall, I would highly recommend the Goodyear Citizens’ Police Academy. The Goodyear Police Department has made great strides with this program and has become the model for other police departments across the country to implement this program in their cities.

What I personally took away from this program was that behind the uniform and the badges the officers carry, they are human beings who took an oath to protect and defend our city and its citizens. In a nutshell, there are simply bad people who want to cause trouble and have In the Ride-Along Program, you must have no regard for personal property or respect for no felony convictions or charges pending, no misdemeanor charges in the past year or charges others. This is not acceptable to the residents of Goodyear and we are simply sending a message to criminals you are not welcome in our community. There is no racial profiling, just men and women who want to uphold the letter of the law. The bottom line is these officers are mothers, fathers, husbands or wives, parents and or grandparents too, just like us. They are normal, they are friendly and they care about you and I the citizens and residents of Goodyear. Submitted by Ray Martinez

Money Matters We’re officially in autumn when we bring in what we planted in the spring. But the concept of planting and gathering isn’t confined to agriculture. In fact, it can be used in investing. So what can you do to help work toward a successful investment “harvest”?

Plant the right “seeds.” When farmers plant crops, they know what to expect When you invest, you too need to plant “seeds” by choosing investments that are designed to help meet your goals. For example, to accumulate enough money for a comfortable retirement, you will probably need to own a reasonable percentage of growthoriented vehicles, such as stocks. Nurture your “crops.” If you want to keep your investment portfolio healthy, you also must find ways to nurture it. First of all, you will need to keep adding new dollars regularly, but you might

Estrella Publishing - Viva magazine

also need to do some “weeding” of your own, because over the years, you may have purchased some investments that, for one reason or another, are now no longer suitable for your needs. If that’s the case, you might be better off by selling these investments and using the proceeds for new ones that could fill the gaps. Diversify. Farmers plant a mix of crops so if one crop fails, it won’t sink the farm. As an investor, you, too, need to diversify, because if you only own one type of asset class, and a financial downturn hits that asset, your portfolio can take a big hit. Spreading your dollars among stocks, bonds, cash and other investments can help reduce the impact of market volatility. Harvest season only lasts a few weeks, but doing a good job of growing and managing your investment crop can help you reap the rewards far into the future. Medicare Part D Medicare Annual Enrollment runs from Oct. 15 to Dec. 7, so now is the time for a refresher on key words to inform your coverage decisions. Deductible, copay and coinsurance A deductible is the amount you pay out of pocket for eligible prescription drugs before your plan’s coverage kicks in. The deductible can vary from plan to plan. Some plans charge a copay, a flat fee, each time you fill a prescription. With coinsurance, you pay a set percentage of the cost of the drug instead of the flat fee associated with a copay. Formulary Part D plans are offered by private insurance companies, and each plan has what’s known as a formulary, a list of the prescription drugs covered under the plan. And keep in mind that plan formularies can change from year to year, so don’t assume that the drugs covered under your current plan will carry over in 2019. Drug tiers A Medicare Part D plan’s formulary is made up of

16 Estrella Publishing - Viva magazine

tiers, depending on the cost of the medications. The lower tiers generally include preferred generic drugs, and many plans cover these medicines with low or no copay or coinsurance. Higher tiers generally include brandname drugs and specialty medications and tend to have higher copays or coinsurance. So, talk to your doctor to see if you can take a generic version. Preferred pharmacy network A Part D plan may designate a preferred network of pharmacies, and if you use these pharmacies, you can save money on prescriptions. The donut hole The majority of Part D plans have a coverage gap known as a “donut hole.” For example, in 2019, you enter this donut hole once your outof-pocket costs for prescription drugs reach $3,820. While you’re in the donut hole, you will pay a percentage of the cost of the drugs. In 2019, once your out-of-pocket costs reach $5,100, you exit the donut hole and pay a smaller coinsurance. Home Sweet Home Did you know that many police departments have a community affairs officer whose primary goal is to build a strong working relationship with the community? That means you have access to a trained safety expert who wants to give you ideas to keep your home and neighborhood safe. Read on for simple home security hacks from a recent home safety evaluation conducted by a police officer. 1. Change the locks When was the last time you changed the locks? How many previous owners have there been and how many keys have been given out to neighbors, friends, family or delivery people? You never know who has a second copy, and for less than $100 at Home Depot, you can change your locks immediately. 2. Replace outdoor lightbulbs If you don’t have outdoor flood lights, get them. If you have them, make sure the bulbs are in working order. 3. Place an alarm sign in your yard

Many would-be thieves won’t approach a house if they think it has an alarm. You can get an alarm sign online.

4. Buy an indoor camera Cameras can capture a suspect in the act and let homeowners check the footage from anywhere. FunLux indoor cameras offer high-quality images and night vision, and they’re motion activated and affordable. You can get them on Amazon for about $25 each. 5. Get out the garden shears Every bush outside of your windows should be below the window line, usually 2-3 feet in height, to maximize your visibility from the inside of your house to the outside, so that means you must trim your bushes. You can get garden shears at your local hardware store for $15. 6. Ask for a security survey Officers will walk around your house, inside and out, to assess its safety and could reveal some surprising tips. They want to help, and they are motivated to solve and prevent crime. For more information on keeping your home and neighborhood secure, visit www.flocksafety.com/ securityhacks.
