From Me To You... It is now 3:51 a.m. I have been trying to sleep since 1:26 a.m. and I hate to give up but I have things to do tomorrow - today really. I never have a problem falling asleep but staying asleep, that’s the challenge. I can be woken by any of a number of little things. From needing to go to the bathroom, a storm (thank you monsoon season), leg cramps (my particular favorite), or even a dog licking his paw by my bed. At this point if a moth flaps its wings outside my bedroom window I think I would be up. Once awake I rarely get back to sleep before 4 or 5 a.m., only to be awakened once more by the household starting their day at 6... I have tried any number of sleep aids to nod off again, apps that soothe, candy that crushes, books, meditation, muscle relaxation techniques and more - but once my mind is up it is up. I thought of starting a group online where others could share their stories and perhaps band together to solve crimes during the night. What else should I be doing at 3 a.m.? I could always go to my office (conveniently located downstairs) and get some work done, but then my day is messed up and it will just encourage the perpetuation of the problem into the next night. I will report back tomorrow and let’s see what happens...

back to relaxation techniques and accepting the fact that this may be my life for a while.

Luckily I have a job where I can set my own hours and take that nap, but most people cannot. Unless you live in Spain. Now they have the right idea - shut down the country for two or more hours every afternoon and take a siesta. Apparently it actually makes people more effective and productive at work and I can see how that would be true. I maintain that nothing good comes out of my office after 11 a.m. No matter how much I try and drag it out there is no way for me to be productive unless I nap. I think I should look at this insomnia as my body making me take afternoon naps without guilt. On that note, it is now 3:05 p.m. and I think the couch is calling my name... see you in a couple of hours!

So last night I bit the bullet and took a sleep aid before going to bed. You know the one, it promises to make you go to sleep and stay asleep, waking the next day bright and early, ready to conquer the world! So? Well I did fall asleep and, although I woke briefly, I went back to the land of nod quickly and easily. The problem is I am not bright eyed and bushy tailed. I am woozy and lethargic. My ridiculously strong coffee helped for about half an hour but now I feel the wool gathering in my head again. I definitely see a nap in my near future. I guess I will chalk that one up to ‘buyer beware’ and go 4 Estrella Publishing - Up The Hill magazine

Outdoor Living No matter how you like to use your outdoor environments, you’re probably looking for ways to maximize your spaces and make them as pleasant as possible, for your family and your guests. Here are tips for optimizing your home’s outdoor spaces:

1) Practical and comfortable seating solutions When thinking about what type of seating makes sense for each area, consider who will be using it, for what purpose and for how long. For instance, do you intend it to be a kid-friendly area for brief breaks between active outdoor games? Will you use it for large family gettogethers or small informal parties? Or do you want a relaxing oasis where a few adults can lounge and sip cool drinks (with little umbrellas in them, ideally)? Seating that can withstand the elements is a must, but it’s also a good idea to be realistic regarding out-of-season storage. When it’s time to put your furniture away, do you have enough storage space? Choose furniture designed for the outdoors that’s easy to store and care for. What kind of furniture will get the most use?

2) Keeping cool Shade is your best friend when trying to keep any outdoor or semi-outdoor space pleasant. If you don’t have shade trees to block the sun during peak hours, an awning, canopy or shade cloth works well. Retractable awnings are very practical, as you can use them only when needed. Even a large table umbrella - strategically placed - can help provide relief from the sun. Take note when your space is sunniest, and what direction the sunlight primarily comes from, so you’ll know where to install your shade cloth or awning. 3) Go for ambiance with accents Strategic accents, whether visual, functional or sensory, can be effective in creating a mood. Plants and flowers are an easy addition to round out your space. For the ultimate patio or deck oasis in the evening, a string of fairy lights or vintage-style bulbs is a simple lighting option with a big impact, and lanterns or solar path lights can add extra charm and ambiance. Lastly, a good sound system can make an enormous difference. When preparing your outdoor space, don’t be afraid to make it your own, but don’t forget to make it comfortable.

Money Matters It’s helpful that you begin thinking about retirement income well before you actually retire. Many people don’t – in fact, 61% of retirees wish they had done better at planning for the financial aspects of their retirement, according to an Edward Jones/Age Wave study. Fortunately, there’s much you can do to create and manage your retirement income.

Here are a few suggestions: • Consider ways to boost income. Can you afford to delay taking Social Security so your monthly checks will be bigger? Can you increase your contributions to your 401(k) or similar employersponsored retirement plan? • Calculate your expenses. How much money will you need each year during your retirement? The answer depends somewhat on your goals. If you plan to travel extensively, you may need more

income than someone who stays close to home. And no matter how you plan to spend your days in retirement, you’ll need to budget for health care expenses. These costs can easily add up to several thousand dollars a year. • Review your investment mix. It’s especially important to analyze your investments in the years immediately preceding your retirement. You may need to adjust the mix to lower the risk level. However, you probably won’t want to sell all your growth-oriented investments and replace them with more conservative ones – even during retirement, you’ll likely need some growth potential to help you stay ahead of inflation. • Create a sustainable withdrawal rate. Once you’re retired, you will likely need to start taking money from your IRA and 401(k) or similar plan. But it’s important not to take too much out in your early years as a retiree, since you don’t want to risk outliving your income. By planning ahead, and making the right moves, you can boost your confidence in your ability to maintain enough income to last throughout your retirement. The Bug Guy

Prime termite season runs from the onset of monsoons through spring, when swarmers emerge to mate and establish new colonies. Termites particularly love vulnerable residential properties and can eat a home out from under its owners, often without them even knowing until much damage has been done. Termites can chew through wood and flooring undetected, compromising the structural stability of a home within several years, depending on the species. Termites cause $5 billion worth of property damage annually.

• Eliminate or reduce moisture in and around the home, which termites need to thrive. • Repair leaking faucets, water pipes and exterior AC units. • Divert water away from the house. • Routinely inspect the foundation of a home for signs of mud tubes (used by termites to reach a food source), uneven or bubbling paint and wood that sounds hollow when tapped. • Monitor all exterior areas of wood, including windows, doorframes and skirting boards for any noticeable changes. • Maintain an 18-inch gap between soil and any wood portions of your home. • Consider scheduling a professional inspection annually. Termite damage is not covered by most homeowners’ insurance policies. • Termites cannot be controlled with doit-yourself measures. If you suspect a termite infestation, contact a licensed pest professional immediately to determine the extent of the problem and receive a recommendation of an appropriate course of treatment.

Here are 10 tips from the National Pest Management Association (NPMA) to protect your greatest investment from termites:

These helpful homeowner tips were provided by Estrella Mountain Pest Control and the National Pest Management Association.

After a long, hot summer and a stormy monsoon season, fall can’t come soon enough in the west valley. Before we know it, our days are shorter and kids are spending more time playing outdoors. Unfortunately, the change in weather also brings an unwelcome pest – swarmers, also known as flying termites.

Home Sweet Home What You Should Know About Mortgage Points Mortgage points could save thousands of dollars over the life of a loan, but mortgage points aren’t the right option for everyone. Here are some things to think about when deciding if mortgage points are the right decision for you.

What is a mortgage point? Mortgage points, sometimes called a discount point, are fees paid to the lender in exchange for a lower interest rate on a home purchase or refinance. They are typically paid in addition to closing costs and are out-of-pocket expenses paid at closing. One discount point costs 1% of the loan amount. For example, if you take out a mortgage for $100,000, one point will cost you $1,000. When should you buy mortgage points? Since mortgage points lower the interest rate, they have the potential to save a lot of money over time. They can be a great investment if you plan to keep the house you are purchasing long enough to recoup the cost of purchasing the points. Similarly, buying points makes sense if you are refinancing a mortgage and plan to keep

Estrella Publishing - Up The Hill magazine

the house long enough to get back the value of the points.

When should you NOT buy mortgage points? Having a low interest rate is good, but when paying for that privilege, such as buying mortgage points, you must make sure it’s worth it. If the plan is to flip the home or move within a few years, likely enough money will not be saved to make the money spent on points worthwhile. It may be more beneficial to apply extra cash to the down payment than to points. A larger down payment could mean a lower interest rate, cheaper mortgage insurance (or none at all) as well as a lower monthly payment. To determine if money can be saved with discount points, you must crunch the numbers. Buying discount points may be a great idea – lower interest rate, lower monthly payment, and greater savings over time – but they aren’t always the best option for everyone. Sit down and fully assess your budget, down payment, and future plans with your trusted lending professional. Submitted by Tara Rutkowski, Realtor®, Realty One Group

After School

As most working American parents and students return to in-person work and school, after a year plus of remote work and virtual learning, it begs the question for parents: How prepared are you to handle back to after school? Boys & Girls Clubs of America, an expert in youth development offers these tips to help take the stress out of back-to-school season for parents this year. Emphasize the importance of emotional development : After a stressful school day, kids and teens need mentors and trusted adults they can turn to in order to feel supported and better learn to cope with any challenges that may have come up during the day. Working parents aren’t always readily available right after school to talk to their child, so utilizing affordable afterschool programs can alleviate stress for parents, knowing their child is with trained, trusted adults and mentors. Create a safe space: Since juvenile crime escalates during the hours of 3-7 p.m. according

to the U.S. Department of Justice, parents have cause for concern about how their children spend their time during these critical hours. Parents can stay focused at work and have peace of mind when they know their child has arrangements for supervised, after-school care with trustworthy adult leaders. Get active, get healthy: Increased screen time, more snacking and fewer outdoor activities became prevalent during the pandemic. Afterschool time offers the chance for young people to take part in sports and fitness activities that not only burn off pent-up energy but allow youth to build their self-esteem, reduce anxiety and learn good sportsmanship. Plan for consistent homework time : After a year of virtual learning, keeping up with homework is a priority. By making and sticking to a plan for how and when to tackle homework each day, parents and kids can make the most of afterschool time. Whether it’s at home with support from a parent or guardian, at a tutoring facility or at a community organization with academic programming, setting aside a specific time and place for homework will avoid headaches for parents and children alike.

Furry Friends

Cats make excellent pets and are an excellent option for those with limited mobility who are in need of companionship. If you are considering opening your home to a new cat, here are some tips to help make the transition easier - both for you and for them.

1. Prep your home ahead of time Here is a quick checklist of things to do and buy: * Crate or carrier to safely bring home your pet * Food and water dish and appropriate food * Quiet area to set up food and water * Litter box, litter scoop and litter (if you have more than one cat, supply one box per cat) * Remove breakables that cats could access * Make sure you have no ductwork or other holes that could be hazardous - or cover them up. 2. Choose a “starting room” Pick one room to isolate them for a few days so they can slowly get used to their new home. It should be the same room where their litter box is kept, so they’ll know that location from the start. After a few days, gradually open up more rooms

of the house so your cat can explore. If you’re introducing them to other animals in the house, do so gradually. Let them get used to each other’s smells first before allowing any supervised face-toface interactions. 3. Offer them a cozy hideout Cats love small, enclosed places where they’ll feel safe and secure. You can leave a cat carrier open or supply a cardboard box or covered cat bed. Make sure the box or carrier is big enough for the cat to stand up and move around in. Put down a soft blanket or towel to make the box comfy. If possible, position the box or carrier so it faces the door to the room. That way they won’t be startled by people or other pets entering. 4. Set up their first vet appointment After adopting a new cat, it’s always a good idea to have it checked out by a veterinarian as soon as possible. 5. Let them come to you A new cat will likely be nervous at first. Give them time to become accustomed to their surroundings without rushing them or pushing them to be affectionate. If you’re quiet and still, they are more likely to come out and visit.

Want to make a move, but you are a little uncertain about getting started? Strategic planning is a must in today’s market.

Buyers and Sellers I am here to provide you with relevant market information to help you achieve your Real Estate goals. Let’s connect, begin a conversation, and explore the possibilities about what is important to you in your next move.

Edible Garden According to the National Gardening Association, 67% of Americans are growing or planning to grow their own fruits, herbs and vegetables in 2021, and there are more than 18.3 million new gardeners trying their hand at growing their own flowers or produce.

While growing your own edible garden can be exciting, there are a few things to consider before you start. It can all feel a bit overwhelming, but with tips from Garrett Magee, the design mastermind behind the landscape design firm Manscapers, you can create the ultimate edible garden - no matter the time of year or where you live. Here are a few suggestions to help your garden sprout: 1) Think about what you already eat Before you start digging, plan your edible garden by looking inside your fridge to see what kinds of produce you buy from the grocery store for inspiration. By growing fruits and veggies you like, you don’t have to worry about them going to waste. If you have kids, grow the fruits and veggies they enjoy too.

slowly expand and scale up the following year. Fruit and vegetable gardens are typically low maintenance, but they’re never no maintenance, so be patient and stay on a regular schedule - you’ll develop your green thumb in no time.

3) Grow a vertical garden Focus on growing your produce up rather than out with tools like a garden trellis, which works well for supporting high-climbing plants like cucumbers. 4) Go green For the quickest turnaround on your homegrown crops, focus on leafy greens like lettuce, kale, spinach and herbs. These vegetables are easy to grow, whether in a window box or a big backyard garden. Plus, you can continuously harvest them throughout the season. Important tip: When harvesting leafy greens, use scissors to cut off the outer leaves at the base of the stem. That way, they can grow new leaves in the center.

2) Start small When building your edible garden, start small by growing plants out of a window box or small garden bed. As you get more comfortable,

Out & About

Whether you prefer meandering road trips to small towns, focused explorations of top tourist destinations or fast flights to energetic big city escapes, traveling is one of the things people missed most during the pandemic. Now that travel is rebounding, people are eagerly planning trips and crunching the cost. The reality is vacations may be fun, but they can also be expensive. One potential solution is renting your home while out of town to help pay for your vacation costs. Private residential rentals are a hot commodity that has flourished in the last year. Not only do these places often provide a more unique, integrated experience compared to hotels and resorts, they also offer comfort and amenities that modern travelers desire. Additionally, during times of heightened health awareness, many people appreciate the space and solitude that private rentals provide. You may have wondered about renting your home but stopped because you assume it requires a full-time commitment. However, people are finding flexibility in renting their spaces part time while they’re out of town to add to their income. If you want to start renting your property, consider these tips:

Estrella Publishing - Up The Hill magazine

Evaluate your space: At a minimum, guests expect a clean, comfortable sleeping space and access to a restroom. Not all listings have access to a kitchen, but it’s important to indicate if guests will have access to a cooking space. Define the rental: It may be a whole house, a condo or unique spaces like an RV or sailboat. Define your property and decide what guests can access, whether it’s the entire space, a private room or shared with others. Create a listing: Help travelers decide if your space meets their needs by providing attractive pictures, clear information and must-know details in the listing. Strive to provide good customer service by responding to inquiries within 24 hours. Convey pros and cons: When listing your space and answering questions, convey the pros and cons clearly. For instance, a downtown condo might be conveniently located to attractions, but also be noisier. Assess amenities: Travelers want to stay at places that align with their lifestyle and meet their needs. Budget-minded travelers might be OK with minimal extras, but others will want amenities like wireless internet and kitchen basics for cooking. Price right: For new hosts, start with a price that’s a bit lower than your goal. This will help you attract guests, and once you’ve received some great reviews, you can re-evaluate price increases. Currently 4 million hosts have welcomed more than 900 million guest arrivals in almost every country across the globe on Airbnb. Learn more at Airbnb.com/Host.
