From Me To You...

As a child summertime was full of endless possibilities. Playing with friends, reading, going on long family walks, visiting relatives, vacationing, sleeping in, and just relaxing. As a parent it seems to be full of finding things to do with the kids. Summer camps, activities, swimming, travel, more swimming, organizing school supplies for next year, day trips, museums, and more swimming. Also in Arizona the importance of staying cool either at home or anytime we have to leave the house is at the top of the list - hence all the swimming.

This year my summer is being dubbed “The Summer of Moving Out” and with 3 kids going on to college or the start of their own independent lives, we have a busy time ahead.

As I write this I am in Tennessee with one kid (ahem adult), buying furniture and helping her set up her life here. There are so many things to help her organize that it sometimes makes my head spin, I really think moving from state to state is more complicated than moving to America here from abroad.

Once this one is settled, it is on to the next location for a college drop off. I am looking forward to that one because of the weather. Summer in Washington state sounds a heck of a lot better than braving the Arizona heat. I can go for walks outside without applying factor 70 sunscreen, I will have to apply bug repellent though, so there is a trade off. After that we go to Hawaii. I know these kids have made some interesting choices... but who am I to argue with a week spent floating down a lazy river or touring a volcano?

Although this summer is packed with exciting trips and activities, what I am really looking forward to is the fall. I can read, sleep in, go for long walks and reconnect with friends and family.

As I think about it, it is beginning to sound a lot like the summers of my childhood, but thankfully without the specter of a new school term ahead of me!

Campus Checklist Whether you’re moving into a first-year dorm on campus or sharing an apartment or house with your closest friends, making sure you have what you need ahead of time is key. Home discount retailer, Big Lots, has created a campus living checklist for everything you need to stock up on so you can save your brainpower for more important things.

1) Furniture - Think outside the “dorm” If you’ve ever slept on a mattress away from your home, you know that there’s none quite like your own. Bringing a mattress of your choice to campus is a game-changer that will help you maximize those coveted college naps. If you’re in an apartment, you’ll also need to be sure to bring a bed frame, a desk and desk chair, couches, tables, small appliances and more. And if you’re in a dorm, loft your bed and put a nice comfy futon or chair below it for lounging.

2) Decor - Let your personality shine through!

Some fun lighting is a fundamental way to set the study mood, and comfy throw pillows help soften up the space. Throw rugs keep your feet off the cold floors and can also serve as an accent piece.

Framed photos and wooden signs show off your personality in a variety of ways and a colorful bedding set can pull it all together.

3) Cleaning and storage essentials A little organization goes a long way

The best way to make cleaning convenient is to build a cleaning caddy by filling a basket with disinfectant cleaners, sponges, gloves, spray bottles and more to place under a sink for easy access. When it comes to organization, you’ll want to find storage containers that fit into your theme so they blend in as they hold all your odds and ends neatly under the bed. And don’t forget to add a live or faux plant to make the space feel more like home.

4) Snacks and drinks - School fuel is essential to avoid running on empty What’s a college dorm room without a plethora of snacks? Grab one of those aforementioned storage containers and keep all your favorite candy, chips, trail mix and shelf-stable meals like mac ‘n’ cheese within arm’s reach. You’ll also want to keep your mini fridge stocked with water and caffeinated drinks to fuel the all-nighters on the horizon. Maybe mom will also send a special care package of your favorite treats from home!

Yum Yum Musings from a Desert Mermaid

Before moving to Scottsdale almost 10 years ago (and then Victory at Verrado in 2020!), I enjoyed living on Cape Cod and operating a quirky gourmet food shop called Mermaids Pantry.

2 small Zucchini, diced (or combo of green & yellow summer squash) 1 lb Butternut Squash, cubed ½ C Red Bell Pepper, diced ½ C Currants ½ C Dried Cranberries OR Pomegranate Arils ½ Red Onion, diced ¼ C Italian Parsley, rough chop

Dressing: 1/3 C White Balsamic Vinegar 2/3 C Olive Oil Whether you find yourself by a beach or here 2 tsp Honey in the desert, summer means turning off the 2 T Pomegranate Juice oven and exploring refreshing, cool recipes!

1 tsp Dijon Mustard One of my more versatile and popular salads is 1 tsp Kosher Salt Pomegranate Couscous, bursting with vegetables ½ tsp Black Pepper and a sweet bite of honey vinaigrette. It works great as side to grilled meat and seafood or as a Pour boiling water over couscous and olive oil. main dish with the addition of a few slices of goat Allow to bloom, approx 30 minutes. Allow to cheese over baby greens. If you can’t find the cool. Toss butternut squash with 1 T olive oil, add larger pearl couscous in your local supermarket, salt & pepper to taste. Saute over med-high heat it can be easily ordered through Amazon ~ Geten until beginning to brown; turn off heat and cover.

Street Trees

While house hunting in the Phoenix suburbs, we enjoyed the cactuses of southwest Arizona, but we settled on the Estrella Mountain Ranch due to the Estrella Parkway and Elliot intersection.

The Intersection reminded me of Rodeo Drive in Beverly Hills with its palm tree landscaping and early Mission southwest inspired street lighting.

As we drove further south on Estrella Parkway, the palm trees and Mission-inspired lighting was soon gone. When we came to the Calistoga intersection, its Mission-inspired architectural entrance again awed us so we bought a home in Cordoba at Montecito.

After moving in, our top bucket list “what to do with the backyard?” Our backyard is a geological treasure of million years old rocks from long gone volcanos. Our home came with an industriallooking block wall around it. The builder painted the block wall brown to ‘architecturally relate’ to the Arizona adobe landscape. We related it more to a barbed wire junkyard block-wall. We had to do something so we researched palm trees and visited tree nurseries. We drove around in Estrella and noticed something - no palm trees. All we saw was the dominant mysterious trees we have never seen before. Why? Maybe palms cannot thrive in Estrella. Not true. Palm trees can thrive here.

Early on in our suburb house hunting, we recalled the mysterious trees, remnants from when

Arizona was under the ocean millions of years ago. They miraculously adapted to the Sonora Dessert and survived extinction. To us, it looks like tree decor in fish aquariums. We dubbed it the ‘Aquarium Tree’. It has become a darling of housing developers, inexpensive and the city likes the easy-to-prune and drought resistance tree. In the spring, it has impressive yellow flowers and with it come allergies. Its trunk is green and bark-free similar to aquarium trees.

It is an indigenous tree and revered by tree conservationists.

It is not easy to find this tree in the wild. Today, it is nursery grown and transplanted along sprawling suburban streets. We may approach the city and the developers along Estrella Parkway, or reach out to likeminded Estrella homeowners. A scaled down version of the Mission-inspired theme near major intersections would do. For now, the ‘aquarium trees’ and desert bushes are all you see being planted.

A Mission-inspired theme requires cost/benefit analyses with a 30-year horizon. We get that.

Nonetheless, we believe palm trees and Mission lighting theme further south on Estrella Parkway, would further solidify the attractiveness and desirability to live in Estrella Mountain Ranch.

The Bug Guy Every licensed technician in the State of Arizona is required to complete at least 6-12 continuing education credits annually to ensure eligibility for license renewal. The technician that knocks on your door has access to a wide range of classes to ensure they are using the most up-to-date techniques to safeguard your home. For example, our State organization the Arizona Pest Professionals Organization (AZPPO) provides two multi-day seminars, one for Rodent Treatment and another on Subterranean Termite treatment. These two seminars provide advanced knowledge on how to address these types of pest problems. The Termite seminars provide additional information to help technicians advance their knowledge to gain additional qualifications for a specialty license for Wood Destructive Organisms. In addition, they offer annual conferences that continue to support the education of local technicians.

Additionally, the National Pest Management Association (NPMA) offers a certification for employers and their employees called

Quality Pro. With the addition of a Quality Pro certification, a pest control company is bound by a higher level of industry standards. The standards are based on four key principles related to how companies do business in the fields of Business Operations, Environmental Stewardship, Consumer Relations, and Employee Education. Quality Pro Company certification is challenging to attain and only about 3% of licensed pest control companies can meet the stringent requirements to be certified a Quality Pro company. Quality Pro certified pest control companies have standards for employees that impact hiring. There are a wide range of standards that must be met that begin at the with an extensive background check and work history requirement. For a tech to work for a Quality Pro certified company they must take and pass additional tests to be Quality Pro certified in addition to their standard state licensing.

When you are looking for a pest control company, make sure the company and employees are licensed with the State of Arizona and ask for additional certifications held by the company to support high industry and environmental standards.

Maybe it’s the scenery. Maybe it’s the opportunity. But it’s definitely the people who make Estrella a great place to call “Home.”

This master-planned community was purchased for a reported $212.5M in the fall of 2021. Three partnering businesses, Harvard Investments, Toll Brothers, and Värde Partners formed a joint venture - called Estrella Partners, LLC. - to acquire about 18,000 acres. The partners held a Town Hall last month at Estrella Foothills High School to a surprisingly large crowd explaining their vision for our community located in Goodyear, Arizona.

Estrella™ “North” is considered the Lucero community near Star Tower all the way to Pecos Road. This area has roughly 6,400 acres of undeveloped land where the Estrella Partners plan to build 12-14,000 single and multifamily units. Estrella is currently home to 7,000 families. Under this new vision, the community has the potential to double in size. The plan also includes more retail, restaurants, parks and trails. But to get those amenities, Estrella needs

people. And they’re certainly on their way. We live in one of the fastest growing regions of the United States according to the latest U.S. Census Bureau. Both Goodyear and Buckeye, Arizona made the top 15-fastest growing cities.

Estrella Partners now own the Golf Club of Estrella, planned and future neighborhoods, the Casa Lucero Welcome Center and acreage south of Pecos Road called “Estrella™ South.” Assets NOT acquired by Estrella Partners include the Starpointe and Presidio Residents Clubs, Yacht Club, the lakes, Star Tower and Kitchell-owned properties. CantaMia is still owned by Taylor Morrison.

Estrella Partners are taking a thoughtful approach to community development according to Tim Brislin, vice president of Harvard Investments.

The group plan to support schools, parks and open spaces, and improving the overall “Experience of Life in Estrella.”

We’re really excited about the plan to refresh current amenities like the Starpointe Residents Club, build more pickleball courts. While no plan has been made yet, Estrella Partners are looking at making future use of the decommissioned Welcome Center near North Lake!

For now, the Lucero and Montecito neighborhoods will continue to grow. And we’ll keep an eye on the opportunity for more people to call Estrella “Home.”

Home Sweet Home Painting is a project many homeowners feel comfortable doing themselves, but that sentiment often changes when the project involves getting rid of dark walls with a lighter color paint. You don’t necessarily need a pro to paint over dark walls; you just need the right strategy. A recent article from realtor.com outlined some professional tips for painting over dark walls: Start with the right supplies. Painting over dark walls with a lighter shade is a more complex painting project—so you don’t want to cut corners on supplies. You’ll want to invest in quality paint rollers that will transfer the paint evenly onto walls—and invest in the right primer.

(When you’re going from dark to light, white primer is best.)

Prep the surface. First, clean the walls—the cleaner they are, the smoother the paint job. Use painter’s tape to protect the surfaces you don’t want to paint. And, of course, use drop cloths to protect the floor. Next, sand the surface of anything you are going to paint. You don’t have to sand until smooth but give everything a good “scuff.” Roughing up the surface gives the new YOUR

paint something to adhere well to.

Use multiple coats of primer. The right primer application is the key to painting over dark walls. Make sure to apply two generous primer coats to prep the walls for your new paint color. Don’t forget to let the primer dry completely before you start painting.

Lay it on thick. Always add more paint than you think, you’ll want heavy coverage when rolling.

Roll in big “M” or “W” shapes rather than just up and down. This approach gives the paint a few seconds to dry rather than immediately covering it up again.

Take a break between layers. Dry times are important when painting over dark walls. When applying primer and paint, make sure the wall is completely dry before applying the next layer.

If all else fails, get creative. If painting doesn’t work out opt for coverage that doesn’t include paint… try wallpaper! There are new trends to explore. Whatever your taste may be, from traditional florals to contemporary geometric, tropical patterns or architectural designs; the possibilities are endless!

School is out, and it’s time to start looking forward to your family’s summer travel plans. As you make your packing lists and research the sites and activities for your destinations, don’t forget to review digital safety rules.

Check out these five tips to avoid security risks and keep you and your family safe.

1. Use a VPN when connecting to public Wi-Fi Public Wi-Fi is great for staying connected on the go, but it also allows bad actors the opportunity to place malware on your device and access your identity and finances. Be proactive and use a virtual private network (VPN) when connecting to public Wi-Fi.

4. Book travel on trusted websites There are plenty of travel scams on the internet. As you look for flights, rental cars and accommodations, do so through a legitimate, trusted site. Remember, you’re entering sensitive information about your family’s identities and financial information.

5. Use your credit cards during travel When making purchases during your vacation, use your credit card instead of your debit card. Credit cards tend to offer more financial protection than debit cards, and if you spot a suspicious purchase on your recent transactions or latest statement, you’ll likely be able to get your money back.

Store your important documents digitally While it might be reassuring to carry physical copies of your important documents like your passports and vaccine cards, you’re leaving yourself and your kids vulnerable to identity theft. Instead of carrying paper copies, store copies of your important documents online digitally in a secure app. Since you’ll likely be accessing these documents on your phone, make sure your phone is locked with a complex password.

3. Don’t overshare your vacation details on social media It’s fun to share your fun moments from your vacation with friends and family, but what you share on social media may make you vulnerable to cyberattacks and even physical ones. For example, sharing where you’re planning to travel or announcing your location while on vacation creates opportunities for someone to find you or break into your home while you’re away.

Let Go Of The Past

Letting go of things you’ve done or things that have been done to you in the past can be difficult. Like forgiveness, letting go means releasing yourself from emotional pain you live in by holding on to what happened. You’re not condoning what was done or giving anyone a pass; you’re simply deciding that you don’t want to live in that place of hurt anymore.

Letting go involves four components: 1. Change your self-talk. There’s no sense hanging on to something you can’t change.

Come up with a phrase to say whenever a memory of the past is triggered, such as “let go”, “stay in the present” or “I am not my past.”

2. Focus on what you can control by working on mindfulness, or staying in the moment and enjoying what’s in front of you. Don’t judge the past by saying you failed at something so you shouldn’t try again. Don’t make assumptions about the future by saying you’ll fail because you’re not capable, smart enough, etc. Don’t let preconceived notions get in your way. Instead, handle each situation in the now.

3. Take the perspective of a friend. If a friend did what you did, would you judge her so harshly?

Likely not. You would probably give her the benefit of the doubt or say she did her best with what she had. Apply this to yourself instead of holding yourself to a different standard.

4. Try to find a lesson in what happened. Is there anything you learned, any takeaway from

the experience? Not all situations have obvious lessons and some may not have a discernible lesson at all. It’s always worth seeking, though. Sometimes, the lesson is in what you learned about yourself.

Life is too short to hold onto pain. Ending your self-inflicted suffering is within your control. Free yourself from your emotional chains by letting go of what’s holding you back. Be patient with yourself. You are reprogramming your brain, and this takes time and lots of practice.
