We built a home in Estrella last year to use for vacations and eventually become snowbirds, at least that was the plan. As we came down for getaways we fell in love with Estrella, our neighbors, and the overall community. We decided this would be our forever home. So, we packed up and left rainy Portland Oregon in the rear-view mirror and came down to Estrella full time. We purchased an amazing pool building and landscaping company with a 25-year track record of high-quality projects. We are excited to bring our quality and service to our Estrella neighbors.

Moving Day 4 Pets

For families moving across town, Purina experts offer tips to help prepare pets for a stress-free move.

1. Take a ‘practice-run’ ahead of time: If you’re moving with dogs, let them explore the new neighborhood before you move if possible. This helps them become familiar with the scents and sounds of the area. For a cat, help him or her get used to their crate. Leave the carrier out with the door open for the cat to explore weeks ahead of time. Take a few short practice drives so the cat is used to traveling in the carrier. This will reduce the stress of travel on moving day. 2. Make a moving day plan: Consider your pets’ safety amidst the chaos of moving day. Keep cats in a space away from the moving process. A bathroom at your new home is an ideal spot to set up food, water and a litter box, so cats are out of the way and comfortable until the move is complete. Dogs can be trickier. It’s best to ask a trusted friend to pet-sit for the day.

3. Help curious cats settle in: It takes time for cats to become familiar with their new surroundings. Make sure doors and windows are closed, as they may try to escape to find their old home. Cats may “disappear” into a hiding place like a closet to calm their nerves. Keep their things in this first room, so they become used to the new home with familiar scents, then move their bedding and scratching posts across the house to make other rooms feel more familiar. 4. Let dogs sniff out their space: Allow dogs to use their natural instincts to smell and explore by walking them on a leash for their first tour around the house. The sooner they get used to the scents of their new environment, the sooner they’ll feel at home. Maintain a regular routine and spend extra time with them at home to help them feel secure. Avoid leaving your pup outside unattended at first; a new environment may bring out new skills you didn’t know your dog had like jumping over or digging under fences as an attempt to return to familiar ground. After you move, give your pet extra attention. Your presence will have a calming effect and reassure them.

Money Matters If you’re in a blended family, you’re already aware of the emotional and financial issues involved in your daily life. But what about the future? When it’s time to do your estate planning – and it’s never too soon for that – you’ll need to be aware of the entanglements and complexities that can get in the way of your vision for leaving the legacy you desire. Nonetheless, the task does not have to be overwhelming – as long as you put sufficient time and thought into it. Here are some ideas that may help: • Seek fairness – but be flexible. Even in a nonblended family, it’s not always easy to be as equitable as you’d like in your estate plans. Keep this in mind: Fair is not always equal – and equal is not always fair. When deciding how to divide your assets, you’ll need to make some judgment calls. There’s no guarantee that everyone will be satisfied, but you’ll have done your best. • Communicate your wishes clearly. When it comes to estate planning, the best surprise is no surprise – and that’s especially true in a blended family. Even if you’re the one creating your estate plans, try to involve other family members – and 3.5” 2.5” |wishes Maximum Font Size: makex your and goals clear.30 Youptdon’t have

to be specific down to the last dollar, but you should provide a pretty good overall outline. • Consider establishing a revocable living trust which gives you much more control than a will when it comes to carrying out your wishes. Plus, because you have transferred your assets to the trust, you are no longer technically the owner of these assets, so there’s no reason for a court to get involved, which means your estate can likely avoid the process of probate. • Choose the right trustee. You can hire a professional trustee – someone with the time, experience and neutrality to make appropriate decisions and who can bring new ideas to the process. Above all else, make sure you have the right estate-planning team in place. You’ll certainly need to work with an attorney, and you may also want to bring in your tax advisor and financial professional. Estate planning can be complex – especially with a blended family – and you’ll want to make the right moves, right from the start. Vaccine Questions With COVID-19 vaccination underway in the United States, many Americans are preparing to get the vaccine to protect themselves and help slow the spread of COVID-19. Knowing what to expect and how to properly prepare for your appointment can help put your mind at ease.

COVID-19 vaccines are now available in the U.S., and according to the Centers for Disease Control and Prevention (CDC), the vaccines approved in the U.S. do not contain the live virus that causes COVID-19 and therefore you cannot contract COVID-19 from them. The CDC states these vaccines have been carefully evaluated in clinical trials and are deemed safe and effective by the FDA with a full advisory committee meeting review for all vaccines. Getting a vaccine not only protects you, but also the people around you, especially those who are unable to get vaccinated. The CDC offers guidance summarized below to help you prepare for your vaccination: 1) If you’re approved to get a vaccine, talk to your healthcare provider ahead of time. You may be going to a vaccination clinic where your healthcare provider is not directly administering the injection, so if you have questions, speak with them before your appointment. 2) Do not schedule any other vaccinations within two weeks before your COVID-19 vaccination. If you feel ill before your appointment, call the vaccination clinic and ask if you should still come in or reschedule. 3) Get good rest the days prior to the appointment, especially the night before. Eat a light meal or snack before your appointment and stay hydrated. 4) Ask about side effects. While some people have no symptoms, others may experience headache, muscle/joint pain, chills, fever and fatigue that generally subside after 48 hours. Plan for several low-key days following your 14 Estrella Publishing - Up The Hill magazine

vaccination. 5) Plan ahead for postvaccination care by having the essentials on hand in your medicine cabinet. According to the CDC, over-the-counter medications like Advil) can reduce pain, fever or discomfort associated with post-COVID-19 vaccine, including mild aches or arm soreness. 6) If your vaccine requires two doses, consult with your vaccination clinic or pharmacy to schedule your second dose. While millions in the U.S. have received the COVID-19 vaccine, availability is currently limited and you may not be able to get it right away. Continue to take smart safety measures such as washing your hands frequently with soap and water, wearing a mask when out in public, avoiding large crowds, and appropriate social distancing. Home Sweet Home 3 Strategies for Selling Your Home in this Crazy Seller’s Market

The goal when selling a home is to sell it quickly for the most amount of money possible. It is important as a seller to fully understand how to navigate through this market to ensure they are getting the best possible overall offer for their home. Here are some tips to keep in mind: If you are listing your home as “Coming Soon” you should not accept an offer from a buyer until after you have actually been listed as “Active” on the Arizona Multiple Listing Service (MLS) for at least a couple of days. Many buyers are not looking at Coming Soon listings, only Active listings. The moment homes hit market as “Active” the sellers are typically receiving multiple offers. Accepting an offer from a buyer before the home has been made visible to all potential buyers could end in money being left on the table. Also, accepting the first offer that comes in, even at full price, may not be a good idea. Be Patient, rather making a fast decision, publish an offer deadline. This allows all parties

Estrella Publishing - Up The Hill magazine

to know when to have offers submitted and when the seller will be making a final decision.

When it comes to offers, the highest priced offer is not always the best offer. There are many aspects to an offer to take into consideration and the biggest one is the appraisal. When a buyer is using financing to purchase a home, there is typically an appraisal that comes with it. A buyer can offer several thousand dollars over list price, but if they do not have the cash to make up the difference if the appraisal comes in short can end in a price reduction to the seller. Pricing the home appropriately is still very important. If a seller prices the home too high and gets no offers right away, they miss out on the opportunity of getting multiple offers to drive the price up. It only takes a little over a week for a home to become “stale” in this market. Price the home according to market value and allow multiple offers to drive the price up. Overpricing a home can ultimately lead to the home selling for less than it would have had it been priced properly from the beginning. Submitteed by Tara Rutkowski, Realtor®, Realty One Group

Design Choices 2021 Change is on the horizon as 2021 is poised to be a transition year for home design. Expect some of the cool and minimalistic trends of the past to be replaced with more approachable designs that convey comfort, warmth and positivity. To bring warmth into your home and enjoy this growing trend for years to come, LL Flooring offers this advice: Determine color schemes For many years, cool color schemes have dominated home design. People are now seeking to add warm colors and materials in their home. Colors with yellow undertones are in high demand, from wall paint to furniture and beyond. Warm accent colors are being used by top designers in decor like accent pillows and throw blankets, including soft yellow and rich cinnamon. Brass and bronze are popular in hardware and accessories. Update flooring Because organic materials typically convey warmth, hardwood floors are a worthwhile investment. The visually interesting and intricate wood grains can be enhanced with any color stain, although warm hues are trending. Not only do hardwood floors add a warm element to a space, but they also feel warmer on the feet than tile and laminate flooring alternatives. Analyze lighting Light can add to or detract from the feeling of warmth in any space. Natural light sources are always welcome, so make sure to open shades to illuminate spaces. When looking at lights, consider the type of bulbs you use and opt for options that project warmer 16 Estrella Publishing - Up The Hill magazine

light rather than those with cooler light tones that have white or blue undertones.

Use mirrors strategically Mirrors serve multiple purposes in a room: They add artistic style, they visually expand the space and they reflect light. Designers often strategically place a mirror to bounce natural light or reflect the exterior landscape, helping bring the feeling of the outdoors inside in a subtle yet meaningful way. Add plants and foliage A simple way to add life into your home is adding plants. Humans are naturally drawn to nature, so adding foliage brings a warmth to any room. If you’re not much of a green thumb, consider low-maintenance houseplants like snake plant, spider plant and succulents. If you love the look of plants but just don’t want to deal with the real things, shop for plastic alternatives that closely mimic their real counterparts. You might be surprised how realistic modern faux plants appear.

Mask Choices Since the beginning of the COVID-19 pandemic, you have probably wondered what kind of face mask provides the most effective protection but is also easy and comfortable. You have probably also heard that double masking provides better protection against the more easily transmissible variants of COVID-19 that have been spreading recently. So how can you know what kind of mask to use? Here is a quick guide to masks available today, and the level of protection and comfort they offer. Homemade masks Many people have relied on homemade cloth masks, as well as face covers such as bandanas and neck gaiters. But how effective are they? Because respiratory droplets and the airborne coronavirus particles they might contain are extremely small, it is still possible for someone wearing a cloth mask to be exposed to COVID-19 if they are close to someone who is infected. Loose-fitting cloth masks, singlelayer masks, or wearing them incorrectly are far less effective in offering any protection from COVID-19 or other viruses. For these reasons,

bandanas and neck gaiters are examples of some of the least protective cloth masks. If you prefer homemade cloth masks, creating masks with several layers offers better protection than a makeshift bandana or other cloth. You should also wash masks frequently in soap and water to keep them as clean as possible. Surgical masks Surgical masks are meant to be single-use only and are disposable, and they are not tight-fitting. While they offer some protection for those people around the wearer, surgical masks are of limited use for protecting the wearer from airborne particles. They can be most effective when they are worn underneath an additional, tighter-fitting cloth mask. N95 respiratory masks Worn by healthcare professionals in contact with infected patients, N95 respiratory masks are designed to catch particles as small as 0.3 microns when properly fitted to form an airtight seal covering the wearer’s nose and mouth. These masks are primarily needed by first responders and healthcare providers and the general public should avoid wearing them to prevent shortages.

Online Dating

Whatever your dating life was like before the pandemic, it’s most likely changed due to the circumstances at hand. Here are some tips for mastering the art of virtual dating and navigating in-person dating first steps. 1. Switch up your means of communication Doing one video call after another is exhausting. Break up how you regularly interact with potential dates. Suggest a voice call one day, video chat another day, or stick to texting during the week. 2. Don’t treat virtual dates like job interviews While it’s common to ask questions about your date’s life, there are ways you can interact without making it seem like a job interview. Hop on a video chat, throw on your chef’s hat, cook the same meal from home, and compare the results for some friendly competition. lazy? Order takeout from the same restaurant. You can also offer a virtual tour of your place and ask to see theirs - or for less pressure, have them show you their view out the window.

3. Set time limits If you have several hours on your hands, trying to fill the void with conversation can be daunting - and awkward. Instead, set expectations and boundaries by saying, “I only have a half-hour to chat today” (with no excuse required). Once the time is up, you can politely excuse yourself. 4. Have “the COVID talk” At some point, especially if you want to meet in person, it’s necessary to discuss your level of comfort with social distancing. To avoid making the other person feel defensive, put it in terms of your lifestyle. Explain what health precautions you take, such as mask-wearing and avoiding crowds. Everyone is going to have a different comfort zone. You don’t need to apologize - you just need to be a good communicator. 5. Plan a socially distant first date If you’ve ever seen a Jane Austen adaptation, you know that dating in the 19th century was all about taking walks. It seems like a good time to revive that fad! If you’d prefer to connect over a conversation during a more low-key date, meet at an outdoor market. Just keep your distance from crowds - and keep that mask on.

Instructions 1. Heat a 10-inch skillet with sloped sides over medium heat. Add olive oil; after 30 seconds, add mushroom caps and bell pepper; cook 5 minutes, stirring occasionally. 2. Preheat broiler. In a medium bowl, beat together eggs, milk, 1 tablespoon of the thyme, and the salt and pepper. Stir in smoked salmon. Set aside. 3. Add turmeric and black pepper to the skillet, stirring for a few seconds. 4. Stop stirring and pour egg mixture into skillet over vegetables; mix well. With a spatula, press vegetables down into an even layer under the egg mixture. Cook without stirring until eggs are set on bottom, about 5 minutes. (Center will be wet.) 5. Transfer to broiler; broil 4 to 5 inches from heat source 2 minutes or until eggs are set. Cut into wedges. Drop on spoonfuls of yogurt and sprinkle remaining one tablespoon thyme over frittata before serving.
