We built a home in Estrella last year to use for vacations and eventually become snowbirds, at least that was the plan. As we came down for getaways we fell in love with Estrella, our neighbors, and the overall community. We decided this would be our forever home. So, we packed up and left rainy Portland Oregon in the rear-view mirror and came down to Estrella full time. We purchased an amazing pool building and landscaping company with a 25-year track record of high-quality projects. We are excited to bring our quality and service to our Estrella neighbors.

From Me To You... I had a most wonderful experience recently. It was the occasion of my baby’s 17th birthday, and trying to find a way to celebrate that he would enjoy (and his friends would be able to participate in) during social distancing was quite a challenge. Obviously it had to be an online occasion and that actually had the advantage of opening it up to friends from near and far. I began my search. My son enjoys cooking so I thought that an online cooking class would be a fun thing to do so online I went.

I have used AirBNB on the past for my travel arrangements and had much success with that company so I looked up their online experiences for a cooking class. After many days falling down that rabbit hole I eventually chose Pietro’s Pasta Making Class. Pietro is an Italian living in Milan who has been running this online class for many months now, quite successfully if you read his reviews. I found the most complicated part of the booking experience was figuring out a time that worked for both us and Pietro. As he is in Milan he is 8 hours ahead of us, and incidently he has very young twins, which complicated our schedule too. Eventually a date and time were set and invitations were sent out. The day arrived and I was really anxious. What if it all went horribly wrong? I really wanted my son to have a great time, he has had a heck of a year and I felt that I owed him a fun birthday. I should

not have worried. Pietro was a consummate professional who managed to teach the teenagers how to make pasta from scratch, introduce them to Italy and it’s beauty, and keep them all entertained at the same time. Ross not only learned how to make a wonderful meal, he was able to share the experience with friends in Ohio, Flagstaff, Phoenix and Goodyear. I will add that the pasta was delicious and so easy to make! If you look further in the magazine you will find the recipe so you can make some yourself. I can also tell you that I have been bitten by the online class bug. We have a wine tasting event scheduled for later in February, with adult friends, and I am going to set up a monthly date night. I am thinking of dance classes, how much fun would it be to learn Salsa without the embarrassment of being in a classroom making a fool of yourself? There are so many interesting classes to choose from, GINspiration History and Cocktails, Follow a Plague Doctor Through Prague, Family Magic Show and Magic Lesson, Meet and Draw a Llama, and that is just the tip of the iceberg. There are so many ways to learn and have fun that were not available to us before we were hit with this virus. Why not take advantage of a few and have some fun online with your Valentine this year?

Sleep Apnea

If you’re not coping with the symptoms of sleep apnea yourself, you likely know someone who is. The condition caused by interrupted breathing during sleep has become rampant in the past couple of decades. Here’s a roundup of the five most common misconceptions out there when it comes to the abnormal breathing problem.

Myth No. 3: Only obese people get sleep apnea. While more than half of people with obstructive sleep apnea are categorized as either overweight or obese, the causes of the sleep disorder are complex and are not boiled down to just one factor. In fact, lean, physically fit people can also develop the condition. Myth No. 4: If you don’t snore, you don’t have sleep apnea. Up to 20% of patients who have sleep apnea don’t snore.

Myth No. 1: Sleep apnea is basically harmless. Not true. Complications of sleep apnea can include high blood pressure, heart problems, type 2 diabetes, metabolic syndrome or liver problems.

Myth No. 5: Only older people suffer from sleep apnea. Not so. While the disorder is more common after age 40, it can affect people of all ages - even children.

Myth No. 2: CPAP machines are bulky, cumbersome and a hassle to use. While CPAP machines may have been bulky in the past, newer models are significantly lighter and easier to transport.

Sleep apnea can be a serious condition but understanding its symptoms and keeping up on the best treatments available are the first steps toward managing it effectively.

Stimulus Cards With the enactment of the Coronavirus Response and Relief Supplemental Appropriations Act of 2021, millions of eligible individuals will receive a second Economic Impact Payment (EIP). The Bureau of the Fiscal Service (Fiscal Service) is distributing these payments on behalf of the Internal Revenue Service (IRS). To speed delivery of payments, some individuals will receive their payment in the form of an EIP Card, which is a safe, convenient and secure prepaid debit card. EIP Cards were mailed beginning the week of Jan. 4, 2021. Individuals receiving a second round of stimulus payments through an EIP Card will receive a new card. Funds will not be loaded onto previously issued EIP Cards. Some people who received a paper check last time will receive a debit card this time, and some people who received a debit card last time will receive a paper check.

The first step when you receive your EIP Card is to activate it by calling at 1-800-240-8100 or online at EIPCard.com.

During activation, you will be asked to input your card number, the last 6 digits of your Social Security number and the 3-digit security code from the back of your EIP Card. You could be asked to further validate your identity by providing, at minimum, your name and address, or answering identity verification questions. You will also be asked to create a 4-digit PIN required for ATM transactions, automated telephone assistance and to obtain your EIP Card balance. For your account security, do not use personal information as your PIN. For more information on Economic Impact Payments, visit EIPcard.com.

$2,500 OFF

These prepaid Visa debit cards are sent in a white envelope that prominently displays the U.S. Department of the Treasury seal and enable individuals to directly access their EIP. EIP Cards can be used anywhere Visa is accepted. EIP Cards offer an easy-to-use way for Americans to receive and access government and emergency relief benefits. These prepaid cards look and work like traditional debit cards.

The Bug Guy

In todays charged environment, its important to remember that we are all neighbors and friends. With that in mind lets put one foot in front of the other and move forward into 2021 together. If we all work together, there is no task that is unsurmountable. In partnership we can make everyone’s life better! Just like ants in a colony working together, we too can accomplish anything we set our mind to. As we continue to move into 2021, a La Nina year, we saw a little rain in January, but not nearly enough. February continues to bring us a warmer and drier weather pattern. Without a cold wet winter, we can expect to see a rapid resurgence of insect activity, including crickets, scorpions, and spiders earlier in the season. Termites are steadily increasing in activity levels, too. More specifically, soil ants have been more active, this winter. The most likely areas to find them are in the gaps between pavers, and near irrigated plants. Soil ant is a generic name applied to ants found outside. Soil ants are also classed as occasional home invaders; therefore, it is unusual to find them inside your home. So, be on the lookout in and around your patio, driveways, and sidewalks for soil ant activity.

rain, I expect the cricket population to explode beginning in February and thru May. This influx will impact our scorpion population. Scorpion activity will increase as the cricket population rises as they are their primary food source this time of year. So, it is best to keep and eye out for a general increase in insect activity and address the problem early so that you can minimize the food source for and, thus, reduce scorpion activity in and around your home. Based on recent contact many of you have noticed that subterranean termite activity is on the rise. With the rain we received in January this activity will only accelerate. Keep an eye on your exterior foundation wall for termite shelter tubes. These tubes can be an indicator of an active termite infestation. La Nina provides us the moderate winters that we enjoy, which means we are outside where we are impacted by this activity. As you can see, the La Nina weather pattern is also good for the insect population overall. So, be on the lookout for increases in insect activity and be safe. Ready, Set, Go!

There’s no doubt the pandemic has hit small businesses hard. Even in its early weeks, February to April 2020, the number of active businesses plummeted by 22%, according to a report from the National Bureau of Economic Research. Does that bad news mean that now is the wrong time to consider starting a new business? Not necessarily. Opportunities exist for small businesses today, including support and funding for start-ups. If you want to start a small business, here are steps to get you started. 1. Do your research First, make sure you understand the current market for your business. This step is crucial to turn an idea into a full-fledged business plan. Ask questions like: * Is this product or service in demand right now? * Are there similar products and services out there, and are they succeeding? * Can this product or service be delivered safely for employees and customers? * Could the business support rapid growth if it really took off?

2. Write a business plan No business can find funding, investors or partners without a solid business plan. Learning to write a comprehensive plan also forces you to fully think through every aspect of your proposed idea. The SBA is a great resource to research types of business plans. Enlist the help of other business owners during the process if you can to understand how their plans helped them and what to avoid. 3. Fund your business Every business needs capital to get started. Your business plan’s financial section should provide a clear idea of the capital you need to launch. Most businesses rely on multiple financial sources, including: * Personal funds * Bank loans or personal loans * Investors * Crowdfunding 4. Develop a marketing plan Creating a brand identity and communicating it well is crucial to success. Consider hiring or contracting marketing services to help you choose your business name, create a logo, build your website and develop a strategic marketing plan to get the word out about your business.

5. Take care of business Dotting the Is and crossing the Ts is necessary for any business. Details include choosing your business location and registering your business, applying for all the required licenses and permits, including federal and state tax IDs - plus opening your business bank account. Starting a small business is a daunting challenge, but it can also be a rewarding opportunity. February 2021

Money Matters During the COVID-19 pandemic, many of us have been forced to work from home. But once we’ve moved past the virus, many workers may continue working from home. This shift to athome work can affect people’s lives in many ways – and it may end up providing workers with some long-term financial advantages. If you’re one of those who will continue working remotely, either full time or at least a few days a week, how might you benefit? Here are a few possibilities: • Reduced transportation costs – Over time, you can spend a lot of money commuting to and from work. The average commuter spends $2,000 to $5,000 per year on transportation costs. If you are going to work primarily from home, you should be able to greatly reduce these costs. • Potentially lower car insurance premiums – Your auto insurance premiums are partially based on how many miles you drive each year. So, if you were to significantly reduce these miles by working from home, you might qualify for lower 3.5” rates.x 2.5” | Maximum Font Size: 30 pt

• Lower expenditures on lunches – If you typically eat lunch in restaurants or get takeout while at work, you could end up spending around $3,000 a year. Think how much you could reduce this bill by eating lunch at home during your remote workday. • Lower clothing costs – Despite the rise in “casual dress” days, plenty of workers still need to maintain appropriate office attire. By working from home, you can “dress down,” reducing your clothing costs and dry-cleaning bills. As you can see, it may be possible for you to save quite a bit of money by working from home. You might use part of your savings generated by remote work to help build an emergency fund containing a few months’ worth of living expenses. Without this fund, you might be forced to dip into your retirement accounts to pay for something like a major home repair. Becoming an at-home worker will no doubt require some adjustments on your part – but, in strictly financial terms, it could lead to some positive results. Timeshares?

Once upon a time, if you said you owned a timeshare, you might get a side eye from a well-meaning friend who was concerned you caved to a hard sell for a vacation option. But times have changed, and a quiet revolution in the industry now shows that timeshares can be a savvy vacation strategy. According to Consumer Reports, timeshare is an increasingly attractive travel option that has evolved since its start in the 1970s. But do people buy timeshares anymore? For Kassi and Keith Parker, who bought a timeshare in their late 20s, the decision was a no-brainer. “When we first sat down with the sales rep, we felt a bit guilty for wasting his time,” explained Kassi, who, along with her husband, invested in

vacation ownership with Hilton Grand Vacations. “But not long into our conversation, it dawned on us that we could spend less on travel and continue to explore the world with all of HGV’s properties and experiences. And still being south of 30, we saw so many amazing trips in our future at such a better price.” Kassi isn’t alone. According to the State of Shared Vacation Ownership Industry study from ARDA, a timeshare company’s credibility is just one consideration consumers have when deciding to buy a timeshare. Other reasons listed include: * Location of properties * Flexibility of programs * The ability to save money on future vacations * Ownership making vacations a certainty * Quality of accommodations According to the ARDA study, timeshare owners travel better and more often: * Half of owners visit resort areas more frequently since purchasing a timeshare. * On average, timeshare owners took more than three vacations a year. * 70% of owners agree that owning a timeshare makes them vacation more regularly. * 72% of owners agreed that owning a timeshare improves their quality of travel. * 69% of owners agreed that owning a timeshare gives them better value for their vacation dollars.

Home Sweet Home

The global COVID-19 pandemic has affected life across the globe. Strict social distancing measures & school closures have turned people’s lives upside down and thrust us into a surreal existence where we’re spending nearly all of our time at home. From a real estate perspective, it would be disingenuous to say nothing has changed. Great agents are always honest, especially when it’s difficult. The following may help you better understand what’s changed in the world of real estate: What’s Changed • Agents, sellers & buyers are taking more precautions to keep themselves safe while showing homes. Cleaning, protective gear, and enforced distancing measures have become the norm. Digital-only showings are also growing in popularity. But, if there’s a home you’re interested in seeing, it’s still possible to make it happen. • Much of the work between going under contract to sell or buy a house and the closing can be done electronically. But there are still things needing to be done in person

Estrella Publishing - Up The Hill magazine

to get the deal done, like appraisals and inspections. • Perhaps the most impactful changes are happening in the mortgage market. While interest rates have dropped to record lows, certain product conditions are being tightened. Jumbo loans seem to be feeling the most impact, while conventional loans have been less affected. If you have questions about purchasing or refinancing you should contact a mortgage professional who can help you understand your options.

Even with the changes, some things will always stay the same. When the whole world comes to a stop, our hearts and minds do not. Don’t let the strange times we are in stop you from working towards your dreams. There’s a housing shortage and there’s no indication that’s changing for a while. So, if you want to sell, there’s likely a buyer for your home. Most agents eat, breathe, and sleep real estate, and that hasn’t changed. Great agents want to help you with your real estate needs because they’re passionate about what they do… give your agent a call today! Submitteed by Tara Rutkowski, Realtor®, Realty One Group

Pietro’s Pasta Ingredients 2 large eggs 1 cup all purpose flour

Directions • Pour the cup of flour onto a clean work surface and make a well in the middle. • Crack both eggs into the middle of the flour and using a fork lightly whisk the eggs making sure not to break the flour walls. • Gradually incorporate the flour walls into the egg by scraping small amounts into the center and whisking together. • Once the pasta has combined into a ball put the fork aside and start kneading. Don’t worry if not all the flour was used to get to this stage. If your pasta is sticky then add more flour! • Knead until dough bounces back after pressing your fingers into it.

• Cover the dough and let it rest for 20 mins. • Liberally dust your surface and pasta with flour and roll it until it is thin enough to see through. Keep adding flour to prevent sticking. Traditionally pasta is ready when you can read a newspaper through it! • Cut your pasta into desired shape, we tried squares then pinched the center to create bow ties, and cut into thin strips to create fettuccine ribbons. What ever you do, have fun with it! • Cook in boiling salted water for 1-2 minutes • Serve with your favorite sauce or go for a simple butter and Parmesan topping. • Enjoy!

Online Interns It’s not news that the COVID-19 pandemic has put a damper on learning opportunities for high school and college students. One glaring issue is that the in-person internships so crucial to on-the-job experience have been largely unavailable in this time of remote learning. As a result, students are missing out on the chance to participate in real-world work settings, gaining practical new skills, networking with other professionals and growing further in their careers.

internship program geared specifically toward underrepresented students and uniquely focused on nurturing students beyond job skills in a specific field. Internships are available in multiple fields. TCEL arranges remote learning opportunities in disciplines ranging from STEM fields to communications, finance, life sciences, fashion, digital entertainment and more. The internships are structured so company mentors regularly work online with participants to help them experience practical, real-life settings and situations, as they develop the multifaceted skillsets and perspectives the future workforce needs.

That’s a big deal, given the importance of that experience to both employers, who are seeking to hire future leaders, and job applicants. Prior to the pandemic, a 2019 survey by the National Association of Colleges and Employers found that 58% of graduating college seniors who received full-time job offers had completed internships - and notably, they received 16% more job offers than those not privy to internships.

Would-be interns should apply now. Because the goal is to impact students early in their education, interns can apply as high school juniors and seniors or college freshmen and sophomores. In 2021, internships will be available in the spring, summer and fall. Throughout the program, students receive stipends to help cover expenses as they work, since unpaid internships present a barrier for some students.

The good news? Nonprofit organization The Center for Excellence in Life (TCEL) has stepped up to launch the first-ever paid virtual

Potential participants in the TCEL Virtual Internship Program are encouraged to apply at TheExcellentLifeCenter.org.

Many people are looking for new ways to improve the time they spend at home. Follow these tips to revamp your space and enhance the time you spend at home. 1. De-clutter to cultivate calm Make your home your happy place away from the hectic world. Target the hot spots for mess and get organized to regain peace of mind. Do a bedroom makeover to create a space more conducive to sleeping. Whatever you decide, your body and mind will thank you. 2. Binge a new podcast Though they’ve been around for years, podcasts continue to grow in popularity. While you’re spending time at home, they can make you feel like you’re part of a fascinating conversation. Search for a subject or topic you’ve always wanted to learn about and dive in.

3. Watch something out of your comfort zone Sure, you could turn on another season of your favorite show, but why not try something completely different? Choose a topic you don’t know enough about and turn on a documentary. Or choose a show or film from a genre you don’t typically follow and see what all the hype is about. T 4. Up your work-from-home game If you’re working from home, you might be getting tired of sitting at the kitchen table or lounging on the couch. Make your work setup official by finding a designated office space within your home. 5. Increase your cleaning efficiency Since you’re spending more time at home, you’re likely spending more time doing mundane chores. Get your cleaning done better and faster by boosting your laundry room setup. 6. Do nothing When you’ve run out of activities, work and chores, there’s nothing wrong with just letting yourself be. Many people don’t take enough time to decompress and recharge. Take advantage of some downtime to de-stress and relax.
