Did you know that Peoria has about 500 vacation rentals (also referred to as short term rentals or STRs) within its city limits? With Arizona becoming a frequent host for mega sporting events like the Super Bowl, and ongoing signature events such as Spring Training and the Phoenix Open, short term rental properties have become a popular choice for people needing a quick place to stay. Recently, Peoria City Council adopted an ordinance (law) requiring STR/vacation properties within city limits to register for a new permit. The goal of this ordinance is to enable both the city and neighborhoods with the tools and resources needed to ease the impacts of STRs within the community. The new permit process is simple and easy to use. Whether you own a vacation rental in Peoria, use a vacation rental in Peoria or live near a vacation rental the following overview may be of interest to you. Below are highlights of this new permit process. Permits may be requested or viewed online by visiting www.peoriaaz.gov/rentals.
Required contact information: In addition to the name, address and telephone number of the owner for which the vacation rental permit is issued, the name, address and 24 hour telephone number of an individual who will serve as an emergency point of contact for the property must be provided. This contact information will be available to the public for any concerns or nuisances associated with the property.

Neighbor notification requirement: Prior to offering vacation rental use of the property, the owner or designee must provide neighbor notification to each single-family residential property adjacent to, directly across from and diagonally across the street of the vacation rental property. The notification must be provided in writing. The information that is provided to the neighbors will include the City issued permit number, the physical address of the vacation rental and the contact information and twenty-four (24) hour telephone number of the emergency point of contact.
Advertisement requirement: The owner or owner’s designee must display the permit number issued by the City on each advertisement for the vacation rental.

Background checks and Insurance: If not already provided by an online marketplace (i.e. Vrbo or Airbnb), vacation rental property owners will be required to conduct sex offender background checks on booking guests and carry liability insurance.
