From Me To You...
public transportation, I knew that trains were the way to go. So I booked an around-thecountry train ticket on Amtrak. I packed a backpack and set out with a friend to see the ‘Tis the season. Just not the season you are sights. We started in New York and headed south thinking of. Sure the holidays are upon us, but the season I am talking about is the “let’s tighten for the first leg of our trip. Things were ticking along smoothly as we sat sandwiched between our belts and make do” season. commuters and children on school field trips. Then we got south of D.C. and things ground to I am sure you are well aware of the supply chain restrictions. Couple that with the massive number a halt. Well not completely, but they may as well have. The trains outside of metro areas travel at of people who have left their jobs and you see approximately 30 miles an hour. And the dinging. a gap in the market that is unprecedented. Oh my goodness! That noise is one I still hear in That is a word that has been used far too much my nightmares. Ding, ding, ding! It went on for lately but it is, again, true. Have you noticed the emptying shelves at your local supermarket? The hours. items ‘out of stock’ when you try to order them Despite the noise and the lack of speed I online? This is all due to that pesky supply chain managed to see a good amount of the country, problem. in fact there are only 9 states I have yet to visit. Now if the price of gas ever goes back down, I watched a news segment the other day and then I may go on a road trip and finally see those I was shocked to find that, on top of all the containers sitting at ports waiting to be unloaded last few states. and trucked to their destinations, there is another problem. The ports are limiting which color of Catherine Uretsky container can be returned empty to the yard. So, say you are a truck driver with an empty Editor, Mountain View Magazine green container and you wait 8 hours or more in info@estrellapublishing.com line to return your ‘empty’ and pick up a ‘full’ in 623.594.9283 exchange. You get to the front of the line and a supervisor says,”Sorry mate, we are only taking red containers today. Back of the line!” It seems to me that the problem goes further than infrastructure, at this point it is organization that is needed. Either that or someone needs a good kick in the pants. You decide.
51 Years
So that is the first problem but let’s add another one to the pile. Gas prices are rising, and that is never a good thing. Especially in a state where we have to drive for everything. Growing up I was used to a robust train and bus network. If you didn’t drive and needed to get around, there was a bus or train that could get you where you had to go. On Our Cover
Our accomplished cover model this month is Charlotte Davis, local resident and incredible swimmer! I met Charlotte on a mild morning expecting to visit with a U.S. Masters Swimming champion. What I discovered was so much more. Not only does she hold first place in multiple events, she is also a record holder, and was the original coach for the U.S. Synchronised Swimming team, taking them to 5 Olympic Games. Charlotte grew up in the water, her two older sisters taught her water ballet and she was a solid swimmer in her own right. So when she wanted to return to swimming in retirement, she had the background and ability to go far. A sprinter in the water originally, Charlotte had to train hard to transition to distance, watching the clock like a hawk so she had the stamina for the long haul. It obviously worked well as she is at the top of her game. A Seattle resident half of the year, Charlotte and her husband Mike bought a second home in Trilogy and are delighted to be here. They
met through swimming, being lane mates for many years. After her first husband passed away, their friendship grew and they began to date. They married two years ago and continue to train together, both in Seattle and here in Trilogy. In fact they had just bought their home before Covid-19 hit which meant spending more time here than they had intended. Once the pools were closed in February they had to find an alternative training site. So off to Lake Pleasant they went, armed with wet suits to start, but pretty soon they built up endurance and tolerance to the cold, by June it was almost too hot to swim! Charlotte would encourage anyone to get back in the pool, “It is a wonderful all-round sport and even if you have not swum competitively since leaving school there is a place for you. The Trilogy swim team meets once a week and there is a lane for every ability. It is a great sport as we age, it is not hard on our joints and has the added benefit of cardio.” Charlotte sees swimming as a way of life and is looking forward to aging in the sport, “It is the one sport where you look forward to aging because that puts you into a new age bracket where you can look forward to new challenges.” Good luck Charlotte, I am sure you will succeed!

Spiritual Thoughts As I am writing this, there are already Christmas tunes playing in my car. My kids are singing Christmas songs that they are practicing at school, and besides the temperatures still being in the 80’s, it really does feel like Christmas is coming. This anticipation of Christmas has come as a warning: There is so much to do. However, I am reminded of more simple Christmases. Christmas in quarantine, Christmases with online worship, Christmases where resources were low. We anticipate the shelves will be emptier this year as supply and demand do not even out this year. I am almost relieved at the thought that when I start planning for the holiday meals it will be possible that I will be unable to find all the ingredients. “Sorry family, we cannot make an elaborate holiday meal this year. We will have to settle for the comfort of mac n’ cheese and dino nuggets. Okay, we can have a salad with whatever veggies are in the fridge too.” There are many books published on the idea

of simplifying Christmas. Some of these books suggest not buying any presents and using all the money for your family to support another family. Other books talk about an ecological, no waste holiday without wrapping paper and other types of packaging. I wonder what other ways we can simplify our holiday season? Perhaps simplicity starts with our heart. Maybe, if we focus on the true, pure joy of our holiday, we will remember the simple nature of its origins. I like the idea of a simple holiday season. Give me the lights of the menorah, the beauty of stars, the hopes and dreams of ancient and contemporary people coming in a baby, the benevolence of a saint dressed in red, or the focus on sharing our time and presence with those we love. These are the simple gifts that can mean a lot. It is not necessarily a Christmas Song, but this is the one that I like for this year: “Tis a gift to be simple, tis a gift to be free, tis a gift to be right where we ought to be. and when we find ourselves in the place just right T’will be in the valley of love and delight. · · · · · · · ·

Revenge Travel After a year and a half of not traveling or taking smaller, local trips, everyone is itching for the vacations the pandemic put on hold. This feeling of being hungry for travel is what some are calling “revenge travel”: the idea that people are more eager to travel after being home bound for so long and want to go big - whether splurging or finally heading to a bucket list destination. Here are some top tips to help you organize the ultimate return to travel adventure. Earn more now, enjoy more later As you embark on planning, get started by working on a budget to narrow down options. One way to maximize spending, and even unlock destinations that felt out of reach, is to take advantage of credit card miles. These cards offer earning on purchases so you’re able to rack up points now and redeem them for future travel.
Travel safe, travel smart Even if your next big trip isn’t for a while, it’s important to stay up to date on safety and travel requirements. For example, if you don’t have a passport or if it’s expiring soon, it’s recommended to start that process as soon as possible given recent delays in passport processing. It’s also helpful to look into what safety and cancellation accommodations your selected airlines have in place to help you travel with more peace of mind. Most importantly, planning “revenge travel” gives us something to look forward to. Many travel booking sites and services make it possible for you to book well in advance, with low or no fees for cancellations. Plus, if you follow the few tips we’ve outlined, it’s sure to be smooth sailing (or flying!) for your future travels. After a massively unpredictable year, it’s never felt more empowering to plan for the future.
Set your travel intention After a year without travel, we might feel pressured to pack our first trip with as much adventure as possible. Just remember that vacations are best enjoyed when rest and resetting are part of the plan - and this can look different for all of us. Setting a trip intention can help your trip take shape, giving you an idea of which activities you and any travel companion(s) want to prioritize, but make sure to leave a little wiggle room to relax. 8 Estrella Publishing - Mountain View magazine

Protect Yourself Strange texts and curious emails requesting personal information. Unauthorized purchases on your credit card. New online accounts being opened in your name. Digital crime can vary greatly and is increasingly concerning as criminals get more sophisticated every day. Unfortunately, many experts predict digital crime to grow in the coming years, especially as largescale data breaches become more common. “Today, Americans lose more money to digital crime than to home burglary,” said Hari Ravichandran, CEO and founder of Aura. A proactive approach is the best way to keep you and your family safe. Ravichandran shares six simple ways to keep yourself, your information and finances secure. 1. Use complex passwords Update passwords so they consist of a random combination of letters, numbers and symbols. Use a password manager to store and remember them. Set up two factor authentication for your accounts and, when possible, opt to use an authentication app over text verification codes. 2. Check financial and medical statements monthly Your financial and medical statements are often the first signs that you’ve been involved in a breach. Set transaction alerts to flag large purchases and check your monthly bank statements for fraudulent activity. 3. Monitor your credit Stay familiar with what’s in your credit reports. Order a free annual report from all three credit bureaus to make sure that data in each credit report is accurate and matches the others. 4. Don’t ignore software updates Hackers exploit security flaws in phone and 10 Estrella Publishing - Mountain View magazine
computer operating systems in order to steal consumers’ data. 5. Tighten social media privacy settings Many people provide personal information like their name, birthday, job and hometown on their social media profiles. Remove personal information from online profiles and update your user settings to increase privacy. 6. Don’t click on links in emails or texts Scams can be difficult to identify. As a rule, don’t click on links that are emailed or texted to you from unknown sources. Don’t respond to emails that ask for your personal information, and always be discerning when receiving offers that seem too good to be true.

3 Game Changers Ever wonder why some people are generally happy? The answer may lay in one-word, gratitude. People with an “attitude of gratitude” seem to be upbeat, positive and energized. Here are just a few benefits of being grateful: • Improves our physical and psychological health • Increases our energy, quality of sleep and mental strength • Reduces negative emotions such as envy, hatred, and anger • Increases positive emotions such as love and empathy • Helps people recover from substance misuse • Reduces depression and improves selfesteem • Keeps suicidal thoughts and attempts at bay
3 Easy Ways
Catch Others Catch someone around you doing something right and tell them about it. As learned from Ken Blanchard, this shifts your thinking to one of appreciation and will do wonders for relationships whether at work or at home. Imagine if you came home from work and noticed what your family members did right, and you told them about it. Would they be surprised? More importantly, how would they feel? It is easy for us to notice what’s wrong. But noticing the good…well, that’s a game changer. By making this a habit you will notice more of the goodness around you. You will see more positive and less negative and begin to see what is right in your world rather than what is wrong. Develop the habit of catching one or more people in your life doing something good daily and tell them about it. Thank You Notes Next time you are at a retail or grocery store pick up a packet of thank you cards. Commit to taking a moment, one day each week, and reflect on three people in your life you are grateful for. Write them each a thank note letting them know why you appreciate them in your life. Imagine going to the mailbox and getting such a note. It is a game changer for all involved. Catch Yourself When you find yourself in a state of worry, fear, self-doubt, or self-criticism shift your thinking to things you are grateful for. It is a game changer for you! Peoria 411 As the year comes to a close, we find ourselves reflecting on so many highlights from the last year. Personally, I am filled with gratitude for the opportunity to serve the residents of the Mesquite District. There are so many rewarding aspects about being a council member for this community, and among the most significant is working along- side dedicated residents, organizations and employees. I wanted to highlight a few of those moments and programs that are inspiring and impacting our community. The talented and dedicated staff and artists involved in Peoria’s Arts and Culture Program bring so much richness to our community. Public art enhances place making initiatives, stimulates the local economy, honors our history and celebrates our identity. Whether it’s the “Blooming Spire” light installation at the Four Corners of Lake Pleasant Parkway and Happy Valley Road or the fantastic “Vida” and “Songbirds” sculptures at Paloma Community Park or, my favorite, the mosaic art panels on the Happy Valley Bridge that were created by local children, we are fortunate to have these unbelievable assets in our community that provide us with a vibrant sense of place. In fact, recently our Peoria community art projects received the Quality of Life award from WESTMARC – a wonderful recognition for this important community asset.
self-confidence through these organizations. They are helping to nurture community servant leaders. Lastly, the backbone of any organization is the people who work for it, but in Peoria that sentiment runs even deeper. Earlier this year, I was able to do a ride-a-long with a recycling driver and visit the recycling center. I was so impressed with the staff – their knowledge and enthusiasm about recycling – it was exciting to see. Peoria’s city employees have proven they are the best. During the past two years, they have persevered by working through the pandemic to ensure our residents received critical services without interruption and the quality of life amenities that make our community the best place to live. Thank you to all the individuals, organizations and employees that make the Mesquite District, and all of Peoria, such a special place. Wishing you and your family a very wonderful holiday season. Submitted by Bridget Binsbacher, Councilmember, Mesquite District
In addition, there are many nonprofit organizations in Mesquite that provide vital services and resources to our community. Recently, I visited the Boy Scout Troop from Vistancia. This group of young people were eager to ask questions and learn more about local government and their city. In addition, our local Girl Scout Troop #558 completed a fishing line recycling project at Paloma Community Park – not only helping the environment but the wildlife as well. It is so rewarding to see that our Peoria youth develop leadership skills and Estrella Publishing - Mountain View magazine

Legal Advice
AVOIDING PROBATE WITH A BENEFICIARY DEED
A Beneficiary Deed in essence is a “pay on death designation” for real property. It is very useful if you want to leave your house or other real estate to one or two persons upon our death. A Beneficiary Deed avoids probate without giving up any present ownership interest in the property like joint tenants with right of survivorship does. The Beneficiary Deed is fully revocable. Where there are co-owners, the surviving owner can revoke the Beneficiary Deed. The owner retains control. The owner does not need to consult the beneficiaries or be concerned about the beneficiaries’ creditors (unlike joint tenants).
Estrella Publishing - Mountain View magazine
The Beneficiary Deed is a great tool for people who have all other assets in accounts that have a “pay on death” designation of some type. The Beneficiary Deed is not a good tool if you want to leave your real property to more than two people, to minors or to adults with special needs receiving government assistance. In those instances, a trust should be used. Submitted by Sharon Ravenscroft, Esq., of The Cavanagh Law Firm, PA, Sun City and Phoenix offices.
