From Me To You...

I am no longer allowed to throw balls in the house. Apparently my family is tired of dodging random missiles, picking up broken items and occasionally getting winged themselves. In fact as soon as I reach for a dog toy people duck for cover. I find it a little insulting to be honest.

My aim is not that bad, most of the damage is caused by rebounds and people walking into the line of fire. That is the line I am going with anyway.

It is amazing how many things I aim for in life and get a near miss, but it is not about the ones you miss. As I try to instill in my children, you learn more from failing than success. Sure success is more fun, but failing builds resilience, tenacity and drive. Learning that lesson young is preferable as it can be a hard lesson to learn as an adult.

One of our children is good at math. I mean he just gets it. When I hear a problem that starts with “A train leaves the station at 10am...” my head starts to throb and the world fades to black. He always knows the answer, always did.

Then he went to high school and hit a wall. He stopped loving math and took a couple of years to come back to it. But he did, and pretty spectacularly at that, completing his college math before even starting his finance degree. He fell, figured out that if you fail at something you learn, pick yourself up and do it differently next time - and he learned it when he was young. That is a skill which makes him able to roll with the punches in his adult life.

Many people never learn that lesson, repeating their mistakes over and over again.

“The definition of insanity is doing the same thing over and over and expecting different results.” ~ Albert Einstein We see it all the time, in parenting, business, even politics, (don’t worry I am not going there...) and it rarely pays off for anyone. We all see the pizza joint that goes out of business only to be replaced by yet another pizza joint. There has to be a reason it is not successful in that location!

As for my pitching skills, I am not giving up just yet. Practice makes perfect is another phrase I am hanging on to - perhaps I should just take it outside for a while.

On Our Cover

Our cover models this month are Laurie and Phil Mendoza, high school sweethearts from El Paso who are now Verrado residents. Phil knew he liked Laurie when he saw her in the lunchroom in her Sophomore year, she resisted him all year and eventually they started to date on the last day of school. Laurie and Phil planned on living together when he went away to college but her grandmother did not approve. In fact she disapproved of them living together so strongly that they decided to get married. Thank goodness for Grandma!

Phil started his own construction company and they have both worked together ever since. People are always asking them how they successfully navigate life when they work and live together. But I can see they love being together.

When I asked them the worst thing about

working together they said it was deciding who should take the lead. They are both strong personalities and it can be hard to know when to give up the reins to the other one. The best thing for Phil and Laurie is that they always leave their work at work. Once they are home, family is the most important thing. They have three children - Gian, Victoria and Lauren. Both Gian and Victoria graduated from Verrado High School (they moved here in ‘96) and Lauren is a Senior this year.

The couple love to travel together but they have very different ideas about a perfect holiday.

Phil is an adventurous outdoorsman. He loves to camp, fish, kayak, hike, you name it and he loves to do it. Laurie is more of a social person enjoying movies and dinners with friends, she also enjoys relaxation. So they usually combine the two with a rugged outdoors vacation finishing up with a few days at a spa.

When they have time they love to volunteer, high on their list are shelter animals - both of their own pups are rescues. But you will also find them helping Feed My Starving Children, Habitat for Humanity and Kitchen on the Street.

Home Sweet Home Understanding Real Estate Lingo

When you are buying or selling a home you will run across many new and confusing terms and acronyms. I will address some that are important that you should look out for during your buying and selling process and shed some light to keep you better prepared before you embark on your next real estate venture.

Comparative market analysis (CMA): An in-depth analysis, prepared by a real estate agent, that determines the estimated value of a home based on recently sold homes of similar condition, size, features and age that are located in the same area. In real estate we are consistently running CMAs to determine value.

While preparing a CMA as a real estate agent we try to mimic the process of an appraiser in order to estimate the appropriate value for your home.

Closing costs: Fees associated with the purchase of a home that are due at the end of the sales transaction.

Fees may include the appraisal, the home inspection, origination fees, a pest inspection, title and escrow fees and more. Buyers should budget for an amount that is 1% to 3% of the home’s purchase price.

#VeryVerrado When I was a kid, Labor Day meant the Jerry Lewis Telethon weekend, barbecue and back to school. Now that I’m older, I think of labor or jobs. Look at all the jobs that are coming to the valley.

Quetico LLC, a West Coast logistics services company, has purchased a 39-acre parcel of land in Goodyear on which it intends to open a large industrial facility, including warehousing and office space. The new Goodyear facility is to be built at the northeast corner of 143rd Avenue and Yuma Road. Quetico, based in Chino, California, said it is partnering with Ontario, Californiabased Fullmer Construction to build the 719,520–squarefoot project, with a capital investment of more than $45 million. The facility is expected to open by fall 2020. The company said it would create about 300 new jobs.

Arizona Gov. Doug Ducey and Microsoft announced that the tech giant will construct three new “world-class” data center campuses in Arizona. The campuses are planned for sites in El Mirage and Goodyear and will be fully powered by renewable energy sources. The data centers are projected to have an annual economic impact of $20 million once they’re up and running, and Microsoft will be creating 110 new jobs for mechanical engineers, electrical engineers, data center technicians and more.

There will also be over 1,000 construction jobs

created to build these three datacenters.

Goodyear will soon be home to two new data centers. Compass Datacenters has chosen to build its campus on 225 acres of land at the northwest corner of Bullard Avenue and Yuma Road, with future phases to include six additional data centers. The Goodyear City Council unanimously approved an agreement at Monday night’s meeting.

The first phase, delivering a combined 72 MW of IT load, is projected to be completed by fourth quarter 2019. At full build-out, the eight data centers will be over 1.8 million square feet, equivalent to 31 football fields and capable of 350 MW. In addition, the project will improve power infrastructure which benefits the city in the long term.

“Greater Phoenix is rapidly becoming the leading market for data centers in the U.S.” says Chris Camacho, president and CEO of the Greater Phoenix Economic Council.

Arizona ranked No. 14 in America with median home values increasing by 7.5% over the past year, according to RefiGuide.org, which released a study on The Fastest Rising Home Values In America after analyzing Zillow Research Data from March 2018 to March 2019.

Opioid Crisis

Physical pain has a tremendous impact on the lives of millions of Americans, many of whom have been prescribed opioids to relieve their suffering. However, we now know these pain relievers are highly addictive; so much so that we now find ourselves in an “opioid crisis.”

Reducing youth access to these prescription medications is important because 60% of teens who report abuse of prescription medicine are getting it from home or friends. Here are some facts and things you can do to make sure you and your family are protected.

Facts: Rx painkillers and heroin are both opioids Painkiller addiction often starts by misusing or sharing a legitimate prescription following an injury, surgery or dental procedure Anyone using Rx painkillers over an extended period of time (two or three months) will become addicted even when using a low dosage 80% of heroin users started with prescription drugs Opioid overdoses increased 74% between 2012-2016

make sure you can honestly answer yes. If you find you need to refill your medicine more often than expected that could indicate a problem.

If your teen has been prescribed a medicine, be sure you control the medicine, and monitor dosages and refills. Be especially vigilant with medicines that are known to be addictive and commonly abused by teens, such as opioids, benzodiazepines and stimulants.

Secure All Meds = Lock Them Up If you’ve got kids or grandkids, treat Rx medications just like you treated the cabinet under the sink when you had toddlers. Lock them up. Take prescription medicine out of the medicine cabinet and secure them in a place only you know about.

Dispose of Properly Safely disposing of expired or unused medicine is a critical step in helping to protect your teens, your family and home, and decrease the opportunity for your teens or their friends to abuse your medicine.
