From Me To You...

Now we have text messages, that is something I do love. Text messages allow you to think before you speak and formulate a crafted thoughtful response.

February is the month of love and there are many Sometimes I don’t answer a text for a few days things I love in my life; my family, my friends, which may seem rude, but honestly if I’d shot off my job, of course my dogs (when they are not an answer based on my initial response it would tearing up my house). There are also things that I not have gone well. So if you don’t hear from me don’t love that I used to... immediately it is not always a bad thing.

I remember when I used to love to talk on the telephone. I would rush home from school after spending a whole day with my friends, only to jump right on the phone as soon as possible and spend hours talking to them again. My father would always say “What on earth could you possibly have to talk about when you’ve been with them all day?” I don’t remember what we talked about but I do remember it was fun and I used have to fight for the telephone with my sister and my brother.

Now talking on the telephone is more of a chore than a pleasure. I think it started because of work - everything that I communicate in the area of my job has to be done in writing to avoid miscommunication, or when there are questions we have something solid to go back to. So I got in the habit of not talking on the telephone.

When my phone rings I barely even hear it! I am constantly changing my ringtone and I even tried to turn the volume up in an attempt to notice when it starts to ring. Even with those modifications, more often than not, I don’t get to it, or answer the calls in time. Just ask my children!

The downside of putting everything in writing is that people decide what tone of voice you’re using when they read it. This can mean that if somebody is having a bad day and they read it in a frame of mind that is not the most positive, they will in all likelihood read the message in a negative way. I try to bear that in mind, myself, when reading emails or texts. If I put a smile on my face before I start reading then the whole message can change. You should give it a try!

Getting back to the telephone, if you call me I probably won’t answer, and if I don’t recognize your number I definitely won’t answer! If you want to communicate with me you should text me or send me an email. I promise to read it with a smile on my face and when I send you an answer I hope you will do the same.

Verrado Market Recap Our Verrado Real Estate market is prospering with statistics up across the board. Looking back recapping the sales stats from 2019 from the stats recorded in 2018, our sales volume is up over 12%. Homes in Verrado sold quicker and for more money in 2019 than they did in 2018 with community home prices up over 3.5% and price per square foot up over 7%.

The average sales price of a Verrado home in 2019 was slightly over $348K representing the highest average sales price recorded since 2007.

In addition, the overall sales volume for 2019 was up over 17% in 2019 from 2018 with a total sales volume of over $138 million. This is the highest sales volume in the community’s history projectto-date. The good news doesn’t stop there, average days-on-market is down 13% from a 92-day average in 2018 to an 80-day average in 2019. This means Verrado homes are selling for more money and faster than they have in nearly a decade.

The Custom Home and Homesite markets are also seeing their fair share of success.

The number of custom homes sold in 2019 was up over 33% from 2018 with an increase in sales price of over 11%.

There were also 21 custom homesite sales recorded in 2019 with golf course lots leading the way fetching over $66k premium than non-golf course homesites. The custom homes and homesite market are starting to see significant traction and neighborhoods are taking shape with increased activity, more rooftops and construction

Finally, basic Economic principals of Supply and Demand should have home prices in 2020 surpassing these milestones set in 2019. With interest rates remaining low along with a robust economy and stock market should see homes values rise again this year. Supply in Verrado and across the country continues to be at record low levels. Verrado currently has approximately 40 resale homes listed on the MLS (Excluding New Builder Specs), which is an anemic number representing approximately 1% of total homes built in Verrado.

Positive Parenting

If you are passionate about children’s issues and want to impact the early childhood programs available to young kids in our community, First Things First (FTF) needs you. FTF is Arizona’s early childhood health and development agency and seeks about 150 volunteers for the opportunity to collaborate with other dedicated community members in local communities across Arizona.

This year, FTF has made the application process simple with an easy online application.

Volunteering on a regional council is a unique, high-level leadership opportunity to make a positive impact on children and families in our community. Regional council members help define priorities for the local services and supports for young children and their families. By collaborating with other dedicated community members, they provide opportunities for young children to get a strong start in life.

Research has shown a child’s early experiences lay the foundation for a lifetime of success in school and beyond. FTF partners with parents and communities to give children birth to age 5 the tools they need to arrive at kindergarten prepared to succeed. The Bug Guy February 2020, Wow look where we are today!

The Jetsons, that candy-colored cartoon about a family living in the future, was a bit of a time traveler.

George Jetson’s flying car converted into a portable briefcase, which is arguably pretty cool.

While the car improvements haven’t trended in that direction just yet, the team at Slovakian startup AeroMobil is hard at work on a car that can turn into an airplane and vice versa. At 2017s SXSW, co-founder and CEO Juraj Vaculik said that their invention could launch commercially in 2020.

Our weather in February will average between 42.8°F and 69.8°F. More outdoor activities are enjoyed at this time of the year because, the

sun shines for up to eleven hours across the day, there can be light rain showers. The average rainfall days in February are only four, and the precipitation meter reads an average of 0.8” Humidity in February rises to an average of 44%, making the weather even more bearable.

Western Subterranean Termites Found in every part of the valley, subterranean termites are creamy white and 1/8 inch long.

They live in underground colonies or in moist secluded areas aboveground that can contain up to two million members. Subterranean termites also build telltale “mud tubes” to gain access to food sources and protect themselves from the open air. This termite species is by far the most destructive of all termites throughout the United States.

Termites swarm during periods of higher humidity. Flying termites look very similar to flying ants, if you suspect you have this issue it is imperative that you contact a professional for an evaluation. Termites live on cellulose (wood), they can digest cellulose and produce glycogen.

Termites can, eventually due structural damage to your house, if they are undiscovered or ignored. Termites are communal and exist in a very structured society, there is only one queen with attendants, most of the colony is made up of workers. The workers perform all the daily chores to support the colony.

Termites eat wood, that is how they can do damage to your house. The worker termite travels to and from their food source (house) 24 hours a day 7 days a week. As they do this each one takes bites of wood until their stomach is full and then the worker returns to the nest and regurgitates to provide food for the nest and queen. This method of providing food is called trophallaxis.

Be Prepared Fires can occur when you least expect it, leaving little time to plan your escape, so the time to prepare for an emergency isn’t when your alarm sounds. Make time to sit down with your family to plan and practice what you would do in case of a fire or carbon monoxide emergency.

Consider the following tips when helping to prepare yourself and your loved ones: 1. Map it out. Begin thinking about a home fire escape plan by first drawing a map of your home, making sure to label each window and door. Identify two ways out of each room and walk through your home to make sure the doors and windows you’ve chosen as exits open easily.

If your family’s home has a second floor, consider having escape ladders in each room.

2. Choose a meeting spot. After you have mapped out all of the ways you can exit, pick an outside meeting spot a safe distance away from your home, such as across the street, at a mailbox or in front of the neighbor’s home.

Be sure that your family knows that once they are outside, they need to call 911 and stay outside. Additionally, explain it is important that everyone knows never to re-enter the home for any reason and to let a firefighter know if someone is missing.

3. Help your loved ones. Assign someone in your family who can assist infants, seniors or pets during a fire. The responsible person should be in good health and be able to provide the assistance needed.

4. Check your smoke alarms. Check that you have alarms properly installed throughout your home and remember to test all of the alarms regularly and replace them at least every 10 years. If you have children, consider installing a First Alert Smoke and Carbon Monoxide Alarm with voice and location technology throughout your home, and especially in their bedroom. This alarm will notify your child of an emergency, distinguishing between a fire or carbon monoxide incident, in a human voice as opposed to a regular alarm. Studies have shown children may have an easier time waking up to the sound of a human voice rather than an alarm.

5. Plan. Practice. Repeat. Once your escape plan is finalized, your job is not done. Gather your family together and put your plan in action.

Practice this plan at least twice a year, so if disaster strikes, your family will feel confident in their ability to exit the home safely. To make the drills as realistic as possible, conduct them both during the day and at night.

Furry Friends It’s That Time of Year Again… Sometimes our furry friends can allow their curiosity to override their instincts to stay away from potentially dangerous things, like rattlesnakes. Rattlesnakes tend to be more active in the spring when they first come out of hibernation and also in the late summer/early fall when they breed. They typically find shade on sunny days, coming out at dusk when the temperatures are cooler.

Accordingly to ViperVoidance.com, there is no true hibernation season for rattlesnakes.

Rattlesnakes can be active ANY time of year, especially here in the desert.

Dogs can be trained to stay away from rattlesnakes. Proven techniques teach your dog to avoid rattlesnakes and to warn you of their presence. Unfortunately dogs don’t learn

to avoid rattlesnakes after they are bitten. The pain from a rattlesnake bite can take up to 30 minutes to develop so dogs don’t associate this pain with the bite. This means that dogs can be bitten more than once, especially if their curiosity makes them want to stick their noses in everything!

Now is the best time to train. Community Paws offers Rattlesnake Training each spring. This year, our training takes place at Crescent Park in Verrado on Saturday, February 29th.

Jim from Voidance Viper will be teaching this invaluable course. Dogs will be led through a specified course where they will learn to identify the scent of the snake. Reservations are required.

There is nothing as magical as a spring training season for a baseball fan. The very first Spring Training game took place in 1870 in New Orleans and it was the Cincinnati Reds, formerly known as, Red Stockings and the Chicago White Sox, known as the White Stockings who both play spring ball right here in Phoenix!

Fast forward to 2020 and all Major League Baseball teams either play spring training ball in the Grapefruit League in Florida or the Cactus League right here in Arizona.

There are at least 10 spring training locations throughout the Valley. Bike Safety

Winter weather in Arizona is perfect for family bike rides! Before you hit the streets or trails, it is important to verify bike readiness by running through this checklist: • Make sure their helmet still fits properly. If the helmet is too small replace it.

• Check and inflate the tires.

• Adjust the seat. When seated on the bike, your child should be able to stand on the balls of both feet.

• Check the handlebars. They should be easy to grasp without leaning forward.

• Make sure the brakes are working properly.

Periodically reviewing these items throughout the season or year will ensure everyone has properly fitting equipment and safety gear! Now you’re ready to roll!

Bike Helmet Safety It is important to have your children start wearing a helmet with their first tricycles or play vehicles to get them in the habit. Let your children know you expect them to wear a helmet every time. Be a role model and wear a helmet when you ride.

Allowing your children to choose their own helmet will increase the probability that they will want to wear it. Make sure when purchasing a new helmet that it is the correct size. Never buy a helmet that your child will “grow into.”

• The helmet should sit level on your child’s head. It should be low on the forehead, about one or two finger widths above their eyebrows.

• Adjust the straps so they meet in a “V” right under each ear.

• Adjust the chinstrap snugly under the chin so that no more than one or two fingers fit under the strap. Keep the helmet tight enough so the helmet pulls down when your child opens his or her mouth.

Resilience

Do you know what may be the most catastrophic public health situation of all time? Adverse Childhood Experiences, referred to as ACEs, have preventable factors that have been found to have a high correlation with risk for cancer, heart disease, diabetes, substance abuse, suicide, obesity, COPD, and premature death. There is a powerful movement sweeping the country, motivated by hope for transformation. People from all walks of life are investing in creating awareness and understanding of ACEs. Research started by the CDC and Kaiser Permanente leaves no doubt that the developing brain of a child subjected to adverse experiences, thereby toxic stress, is at far greater risk of succumbing to one or more of the leading causes of death in adulthood. There are solutions to this problem, but right now data shows a dramatic worsening of ACEs in our youth. Maricopa county is not exempt from this problem. Data from the National Survey of Children’s Health 2011-12 found “the number of Arizona children with 2 or more ACEs is significantly higher than the U.S. as a whole.” (www.azaces.org) The price tag on outcomes related to toxic stress from childhood adversity is yet another factor compelling society to take note and make changes. According to the CDC, “the economic and social costs to families, communities, and society totals hundreds of billions of dollars each year.” (cdc.gov).

The ultimate goal is prevention of ACEs and building resilience for those who have experienced ACEs. Widespread improvements in policies and practices within organizations, communities, caregiving settings and households can turn this trend around. Just as research has made us aware of the shocking extent of the problem, research is also providing tools and new ideas for prevention and healing.

The Way Out West (WOW) Coalition formed for substance abuse prevention in Buckeye, is embracing the ACE movement by promoting education and incorporating awareness of research findings into their activities.

Understanding substance abuse behaviors as reactive adaptation and mitigation leads to a better understanding of effective strategies for prevention and treatment.

The WOW Coalition is a prevention association that promotes safe and healthy choices and responds to problems caused by alcohol, marijuana and Rx abuse by implementing strategies to prevent and reduce youth substance use. Money Matters Can You Improve Your Relationship with Money?

In your life, you will have all sorts of relationships – with your family, your friends, your co-workers.

But have you ever considered another key relationship – the one you have with money?

Of course, this type of relationship has several aspects, such as saving, spending and investing.

And your fellow Americans clearly face some challenges in these areas. If you share some of these concerns, what should you do? Here are a few suggestions: • Identify your money-related emotions. Try to recognize the emotions you feel in connection with saving and investing. Do you get nervous about spending? Does putting away money for the future give you satisfaction or not? Do you worry that you don’t know how much you should be investing, or whether you’re investing in the right way? Emotions are obviously closely tied to money – but they really should not play a big role in your spending, saving and investing choices.

• Develop a financial strategy. By developing a sound financial strategy, you can reduce money-related stress and help yourself feel empowered as you look to the future. By creating a longterm strategy and sticking to it, you’ll be far less likely to overreact to events such as market downturns and less inclined to give in to impulses such as “spur of the moment” costly purchases. And without such a strategy, you will almost certainly have less chance of achieving your important goals.

• Get an “accountability partner.” Too many people keep their financial concerns and plans to themselves, but by being open about your finances to your loved ones, you can not only avoid misplaced expectations but also enlist the help of someone who may be able to help keep you on track toward your short- and long-term goals.

Like all successful relationships, the one you have with money requires work. But you’ll find it’s worth the effort.

Fitness Myths Americans express growing frustration with fad fitness, social media “fitspiration” and the many myths believed to be true about health and wellness. Here are some commonly-held misconceptions about fitness and the real truth behind them:

1) Myth: You have to put in a lot of time to get results On average, Americans believe they need to work out for 95 minutes for it to even be beneficial. However, recent guidelines from the U.S. Department of Health and Human Services note that just 10 minutes of exercise will help raise your heart rate and maintain fitness levels.

2) Myth: Working out is like a five-day work week Nearly half of Americans believe you need to work out more than five times a week in order for

it to be effective - and that’s just not true. Every single episode of physical activity can provide temporary improvements in cognitive function and levels of anxiety. “You don’t have to work out seven days a week, two hours a day, to get healthy,” says Chris Rondeau, chief executive officer of Planet Fitness. “The key is to just get started and know that every minute truly matters, and over time, can have a significant positive impact.”

3) Myth: Fitness needs to be a competition Studies show that head-to-head challenges are demotivating to the majority of Americans who don’t currently belong to a gym. In fact, 68 percent find leaderboards specifically demotivating. When it comes to individual health, all activity counts, not just your position on a scoreboard.

4) Myth: Social media helps spread the message of health and wellness Quite the opposite. Common “fitspo” phrases such as, “no pain, no gain” or “nothing tastes as good as skinny feels” are ineffective, according to most Americans. On the flip side, 65 percent say that inspirational messaging like “investing in yourself” and “a year from now, you’ll be glad you started today,” is motivating.

“People can work out on their own terms and live healthy, happy lives,” says Rondeau. “Take that first step toward better health.”
