From Me To You... All my childhood I had long hair. Very long hair. I would sit on the ends by mistake sometimes and jerk my head backwards. Not fun. To this day I don’t know why I kept it like that. It was not required in my family and it certainly made my life more complicated. Perhaps it was because I did so much ballet, I had to tie it up anyway, might as well have a big bun as a little one. Anyway there was a day in my late teens when I decided enough was enough and I went to get it cut. All of it. Buzzed up the back and short on top. After that came about 5 years of dramatic hair styles. Whether it was buzzed on one side and chin length on the other, or varying shades of blue and purple - I made a statement with my head. That was also the time when I became somewhat reckless in life too, living in places that as a parent I shudder at (I am talking war zones), and taking risks just to push the boundaries. To see how far I could go and survive. This is not an uncommon thing in a teenager, taking risks, testing ourselves and our place in the world. I admittedly went to some extremes and as an adult I am amazed that I am still here. But I think we all went through some measure of this in our lives.
away from the Joneses whom I would never be able to keep up with. My children were not enrolled in Mandarin at age 3, I would rather they played with their toys and friends - well the ones who were not taking so many classes that they had time to play. We also hoped that by taking them away from many temptations and the easy access to those temptations, that we could protect them from themselves when those teenage years struck. And to a certain extent we did. I am sure they could get illegal substances if they tried but to my knowledge they did not. One of my children certainly followed in my footsteps, travelling to the northern border of India to help displaced children. The fact that she was based only 150 miles from the border of Afghanistan made those 3 weeks the longest of my life. It did give me a new found understanding of what I put my parents through, and a strong belief in karma. I can’t wait until my children’s children pass that blessing along to them.

The Amish have a well documented time called Rumspringa when their teenagers are allowed to go out into the world and be as crazy as they like. Getting experience in all the worldly things that they turn away from in their home life. I used to think it was bizarre that a society so regimented would encourage a ‘get out of jail free’ experience, but I understand it better now. If the young adults can see what is out there it is no longer forbidden fruit, it is something they can knowledgably decide to leave behind. As parents my husband and I decided to move here partly to give our children more of a ‘normal’ childhood. One with less stress and expectation, Estrella Publishing - Main Street magazine

On November 3, 2018 White Tanks Rotary, along with Buckeye Rotary and Rotary Club of Verrado hosted a major fundraiser for the Southwest Valley. The first annual Sizzlin’ Steak Showdown was held at Redmond Field, adjacent to Heritage School. Nine cook teams competed for trophies and bragging rights as to who could serve the best grilled or smoked Ribeye steak. “The Peoples Choice Award” voted on by attendees, went to Clear Choice Mechanical. The “Grand Champion Award” winner, selected by a Celebrity Chef was Buckeye Police Department. The “People’s Choice” received a perpetual trophy borrowed until next year’s event when they must return and defend it. The Grand Champions get to keep their trophy. Cook teams were provided with 40-50 pounds of ribeye to grill or smoke, in the manner they chose. The meat was then served to attendees who voted on their favorite. Attendees enjoyed mouthwatering samples of deliciously prepared steaks from the cook teams, as well as accompanying baked potato, salad, & dessert.

RYLA: Rotary Youth Leadership Award – Teaching H.S. students skills in Leadership, Team Building, & Ethics. Buckeye Rotary Christmas Angels: Delivering food, clothes, & toys to needy families all year long. Home Sweet Home
To Sell or Not to Sell? Like so many things, selling your home is a big decision, with lots of variables to consider. Let’s break it down and simplify things for you with the facts. •The housing market was tight in 2017, and 2018 may be a great time to profit as a home seller. You still have time! • Homeowners looking to sell should consider 2019 an opportunity to cash in also. • If you haven’t given much thought to selling your home, now or in the near future, you might want to think again. “Real Estate Information Company Trulia commissioned a survey of more than 2,000 U.S. adults, to get a feel for expectations and plans for housing and homeownership moving forward. The survey results showed 31 percent of respondents expect 2018/2019 to be better
8 Estrella Publishing - Main Street magazine
years for selling homes than 2017 – and just 14 percent expected it to be worse.” While the enthusiasm was real, only 6 percent of homeowners surveyed plan to sell their home in the next year. ~~News Flash~~ If you’re a homeowner and have been thinking about selling, what are you waiting for? Here are some reasons why selling in the next 12 months could be more beneficial than you think: -Buyers are chomping at the bit. Eager homebuyers are frustrated experiencing low inventory in the market. Shopping earlier in the year beats out the competition and ensures they are not missing out on any available properties. -BTTS ‘Best time to sell’ your AZ home is traditionally between November and March statistics show. -Interest rates are low “ish” but inching higher “For both the buyer of your home and your own next home purchase, low-interest rates can help make a transaction possible. Mortgage rate average to date is 4.75. Expected rates for 2019 are 5%, and 5.3% in 2020. Increasing interest rates are a sign of a good economy, but the potential of squeezing out homebuyers is a reality.” -Renovations Is remodeling on your schedule for the year? If so, make it an update because it’s unlikely that renovations will have a 100% return come time to sell. The key to taking advantage of the seller’s market now is not taking lightly our tight inventory. If you do decide put your house on the market, take the process seriously, buyers will expect effort from sellers in preparing a property for sale. Please take advantage of this time of year as we head into Arizona’s high season for buying and selling real estate!! Charity Scams Charitable giving is a significant part of many people’s lives and budgets, and individuals are often eager to give back and lend a helping hand to those in need. Unfortunately, not every organization seeking a donation is exactly what it claims to be. If you’re not careful, you could wind up losing your well-intentioned money to a scam. While scams and other ploys can arise at any time, they often increase while emotions are running high - like near the holidays or following a natural disaster - when people let their guard down and are eager to support those in need.
Such scams may request donations from you over the phone, through the mail, via email or even on social media. They might include charity names that are very similar to legitimate charities, or even mention recent genuine emergency relief efforts. Some of them are very convincing, but
you can protect yourself with these fraud awareness tips from Western Union.
Be wary of any sense of urgency to donate. Scammers will try to work quickly, urging you to donate before you find any holes in their story. “If you get a phone call where someone is wanting a donation, don’t act right away. Do your research and donate to a recognized charity,” advised Western Union Senior Manager of AntiFraud Operations John Skoglund. Remember, authentic charities won’t push you for an immediate response, and will be happy to accept a donation at any time. Some donation requests may come through emails that house fraudulent links taking you to look-a-like websites. These websites have phony donation pages where fraudsters can capture your personal and financial information. Instead of clicking on links in a donation request email, open a new browser window to navigate to the charity’s official website and donate there. Don’t ignore your own concerns regarding a charity’s legitimacy and never assume you’re “just being paranoid.” If you notice any red flags or feel uncertain about the situation, don’t donate. You may just be right after all. To learn more about scams and how to protect yourself, visit the Western Union Consumer Protection Center at www.westernunion.com/ fraudawareness.

Family Traditions We raise our children to be respectful and we’ve all had those conversations about being more responsible. But have you ever had a “family” conversation about social responsibility? This can take the responsibility conversation to a whole new level. The Holiday Season is the perfect time to have the conversation and create a “family tradition” at the same time.
Social responsibility is an ethical theory, in which individuals are accountable for fulfilling their civic duty; the actions of an individual must benefit the whole of society. Volunteerism and community service are two thoughts that come to mind. It may be as simple as picking up litter as you walk through your neighborhood. Volunteering to help an organization such as a nonprofit, a soup kitchen or being involved in the Buckeye Super Heroes at Christmas. Collecting food in the community for a local food bank. Donating supplies or gifts. With a little imagination your family could determine: What is social responsibility? What does social responsibility mean to our family? What would it look like if we practiced social responsibility as a family? Payoffs of Creating this Family Tradition: Teens who are socially responsible are less likely to be bullies and less likely to be bullied • Less
chance of getting involved with drugs and alcohol • Teens tend to get in less trouble and be more respectful and responsible. You grow not only as a person, but as a family • Creates lifelong memories • Creates appreciation and gratitude • Reduces judgement and stereotypes • Develops cultural awareness • Teaches compassion and caring • Good for the heart and the soul • Gives a sense of purpose and fights depression • Moves one to a more positive mindset • Gets one out of self ª• Boosts self-esteem • Increases selfconfidence • Develops teamwork So, let’s be a good example for the next generation and youth by the power of family tradition through social responsibility. #VeryVerrado The Holiday Season is On............ I can be honest or write this like a Hallmark movie producer! In Tiffany Topie fashion, I’m going to be “real.” December is magical & all the festivities a true blessing. We are surrounded by holiday cheer & fun, but honestly, it tends to be a little more stressful than one would hope! Sometimes it is hard to get into the Holiday Spirit & search for the perfect gifts, plan an amazing holiday menu, making endless runs to the airport for holiday guests & ensuring that everyone on your list gets a kind gesture or gift of sorts to guarantee that they know they are loved. Add, baking cookies, pics for a holiday card & finding all the Pinterest ideas for decorating or comparing ourselves to the people next door & result =STRESS. So how do we eliminate some of that stress & enjoy the holidays? I want my memories to be as amazing as the tree lighting event on Mainstreet in Verrado? I start with a rough plan for a holiday schedule. I try to do little tasks every week that make the holidays more manageable. Budget! They actually have an APP & it will track your budget with your gift list ideas. The dreaded word, DELEGATE. Too many times in my life, I felt, it is just better if I do it myself & then I know it will be done the way I want! Sometimes we put far too much effort into making the holiday perfect. Creating new traditions & dividing up tasks, while getting the kids/family involved, can
bring us all the needed joy necessary. Bake with family/friends, if making cookies & meals is your thing!
Did I mention, trouble saying NO! I know I have a hard time saying it, especially during the holidays. I love to volunteer & help, but then realize I’m over-scheduled, leaving no time for enjoyment. I try to pick my favorite volunteer activities, such as helping at the school with my kids. Seeing the face of joy in my own child, reminds me again, stress doesn’t mean as much when the joy on their face is priceless. Last, drop a few details in the pressure to do everything & have it all “just right.” What if I bought the pie, but put it in my beautiful pie plate. Will it take away from the taste just because I didn’t literally mix the ingredients? I consider dropping some of the details during the holidays that push me over the edge of busy to stressed out. Consider these ideas & then after you give it a try, ask yourself, did family and friends still enjoy it? Did they still eat the pie? Did they like it? If so, the ideal goal was accomplished & the holiday was enjoyed. More important, you enjoyed the holiday & not just made it through & celebrate that it is over. REMEMBER to focus on the SEASON. The holiday’s really are, a season. Not 1 day, not 1 week, not even 1 month, it honestly continues through New Years & then the Super Bowl if you want to be honest. However you plan to celebrate & enjoy the holidays, may you find joy & peace in the season. It’s not just a “day.” Surround yourself with people you love & fill your time with laughter. After all, that is all that really matters in the end! Submitted by Tiffany Topie, of WestUSA Realty, Verrado resident

The Doctor Is In If you are one of the millions of Americans with chronic heartburn, the American Society for Gastrointestinal Endoscopy (ASGE) wants you to think differently about your condition. It may indicate something far more serious - changes in the cells lining your esophagus that could lead to a common form of esophageal cancer, one of the most rapidly growing cancers in the U.S. Even if you take medication for your heartburn symptoms, disease can still develop.
There’s more reason than ever to take action today. Gastroenterologists can now more reliably detect these changes in the cells when they are still harmless, and more easily treat or remove them before they can progress to cancer. According to the American Cancer Society, adenocarcinoma is the most common form of esophageal cancer in the U.S. and primarily affects white men over age 55. It is a growing health concern that is expected to increase in incidence over the next 10 years. Experts attribute this to the rise of gastroesophageal
16 Estrella Publishing - Main Street magazine
reflux disease (GERD), associated with obesity and a high-stress lifestyle.
“There are plenty of men with chronic heartburn who reach for a pepperoni pizza with one hand and their heartburn medicine with the other. We want to encourage people with chronic heartburn, particularly white men over the age of 50, to see a gastroenterologist,” says Steven A. Edmundowicz, MD, FASGE, President of ASGE and Professor of Medicine and Interim Division Director of Gastroenterology and Hepatology at the University of Colorado School of Medicine, Aurora, Colorado. “Everyone deserves the best possible protection against developing esophageal cancer.” Visit www.PreventHeartburnCancer.org for information. For help finding a gastroenterologist near you, visit www.asge.org/home/for-patients. The Prevent Heartburn Cancer campaign is sponsored by ASGE and funded through a partnership with CDx Diagnostics(R), the provider of WATS 3D(R) testing for still harmless, precancerous cells.

Housing Market Why Use a CDLP when going through a divorce? A professional divorce team has a range of team players including the attorney, financial planner, accountant, appraiser, mediator and yes, a divorce lending professional.
A Certified Divorce Lending Professional brings the financial knowledge and a solid understanding of the connection between Divorce and Family Law, IRS Tax Rules, and mortgage financing strategies as they all relate to real estate and divorce. Having a CDLP on your professional divorce team can provide you the benefit of: • Recognizing potential legal and tax implications with regards to mortgage financing in divorce situations. • Specific mortgage guidelines as they pertain to divorcing clients. • Identifying potential concerns with support/
maintenance structures that may conflict with mortgage financing opportunities. • How to avoid potential capital gains concerns with regards to the disposition of marital real estate. • Implementing a strategic divorce settlement agreement ensuring the best opportunities to secure mortgage financing post decree. • Recommending financing strategies to identify mortgage financing opportunities for maintaining current marital home. • Providing opportunities in restructuring a real estate portfolio to increase available cash flow when needed. Moderation
The holiday season is upon us! However, the season can bring increased pressure and stress. And, as you might suspect, the holiday season can be a season of excess, especially when it comes to alcohol. It’s easy to get carried away and take things to excess when you’re in a celebratory mood. But, staying mindful and making good choices can help maintain a healthy mood and lifestyle, especially around the holidays. The following simple tips for consuming alcohol in moderation throughout the season will keep you on track: Say no thank you. Resist the pressure to drink or serve alcohol at every social event. Just because it’s there, doesn’t mean you need to drink it. Rest assured, it’s not rude to choose a non-alcoholic beverage over an alcoholic one. Options are a good thing. If you’re hosting a party, keep a variety of non-alcoholic drinks onhand. Guests will feel more comfortable declining your invitation to the bar if the other options are located in a convenient and obvious place. It also puts the focus on the holiday rather than your
tipsy Uncle Mike. Plan ahead. It’s important to designate a driver or ride service before the party begins. This will remove any option to drive under the influence, minimizing the possibility of endangering yourself or others on your way home. Choose your limit. If you are going to drink, decide ahead of time how many drinks you will have and stick to it. Remember…alcohol is a complement, not the purpose. Sometimes we lose sight of the holiday and the meaning behind its importance. Keep the focus on family and friends and remember the reason for the gatherings: a time to celebrate with those you love. Practice moderation. Holidays are a time for treats and traditions. Savoring every sip and enjoying each bite can curb your desire to go back for another round. Drinking in moderation and encouraging your loved ones to do the same is always a good idea. Drink water between alcoholic drinks. Alcohol can cause dehydration, which is often why we don’t feel our best the next day after overdrinking. Commit to alternating between alcohol and water to stay hydrated and slow down your pace. The holidays are special and a great reason to celebrate. While it can be tough to stay mindful through the hustle and bustle, use these tips to maintain wellness and set an example for others on what it means to enjoy the holiday season. Holiday Safety At the risk of sounding like a Grinch holiday festivity can lead to unintentional safety hazards. 30 percent of all home fires and 38 percent of home fire deaths occur over December, January and February, reports the Electrical Safety Foundation International (ESFI). As you enjoy the holidays this year, think about best practices for keeping you and your family safer. 1. Lying down for a long winter’s nap? Stash appliances elsewhere to rule out overheating. A hot phone under a sack of feathers could spell disaster. 2. Install tamper-resistant receptacles. These electric outlets feature internal shutters that keep curious children from inserting objects.
them. Half of home fire deaths occur between 11 p.m. and 7 a.m., reports the NFPA. 8. More Christmas tree, more water. If you put up a real tree, make sure you water it daily. A driedup pine tree is nothing but kindling. The Electrical Safety Foundation International wishes everyone a safe, warm and happy holiday.
3. Space heaters come in handy for banishing winter chill, but they can overheat, spark, tip over and/or ignite combustibles such as wadded-up giftwrap. Turn them off when you leave the room or go to sleep. 4. Get that holiday glow. Instead of the openflame candles that inadvertently spark holiday decor each year, consider battery-operated candles. 5. Multi-outlet power strips and extension cords are handy plugging in too many things can overtax your home’s electrical capacity. Never use an extension cord or power strip for heaters, as this could cause cords to overheat and result in a fire. 6. Decorate wisely. Consider fire hazards before draping that garland over a fireplace mantle. Check decorations for safety listing labels and never connect more than three strings of lights. 7. Give lit decorations a holiday break. Reduce the likelihood of fire by simply shutting everything off when there’s no one home (or awake) to enjoy Estrella Publishing - Main Street magazine

Money Matters What’s Smarter – Paying Off Debts or Investing? It probably doesn’t happen as much as you’d like, but you may occasionally have some extra disposable income. For example, perhaps you have recently received, or will soon receive, a year-end bonus. Should you use the cash to pay down debts or should you invest it instead? Here are a few suggestions for helping you make a good choice:
Evaluate your cash flow. If you already have enough cash to meet your daily living expenses, you might lean toward investing the money, but if you are just getting by, possibly due to heavy debt payments, then you might be better off using your newfound funds to reduce your debt load. Evaluate your debts. Some of your debts are actually more “expensive” to you than others. If you have consumer loans or credit cards that carry a high interest rate and whose interest payments are not deductible, you might be better off paying down this debt.
Evaluate your investment opportunities. Now that we are nearing the end of the calendar year, and only a few months away from the tax-filing deadline on April 15, you may want to take advantage of at least one time-related investment opportunity. You could use whatever extra money you have to fully fund your IRA. For the 2018 tax year, you can contribute $5,500 to a Roth IRA, or $6,500 if you are 50 or older. You’ve got until the April 15 deadline to fully fund your IRA, but the quicker it’s in your account, the faster it can go to work for you. One final suggestion: If you have a company match as part of your retirement plan at work, consider contributing enough to get your employer’s full matching contribution – don’t leave this “free money” on the table. Your year-end bonus, or other source of beyondthe-paycheck money can help you make progress toward your financial goals – so evaluate your situation and options carefully before making any moves. It will be time well spent. Submitted by Wayne Polk, of Edward Jones Investments, Verrado resident

The Bug Guy
Here we are in December looking at 2019.
What are we going to accomplish? What are we going to do to contribute to our community? What can we do to just make it a better place overall? This isn’t about a cause, this is about the little things we can do, like helping an elderly neighbor load their groceries in their car at the grocery store or putting your neighbor’s garbage and recycle cans away for them. Big grand gestures don’t affect people the same as small ones do. We can join a group like EstrellaPride a Face Book group here in Estrella that gets together and picks up trash to help keep our community looking good, they have picked up over a thousand pounds of trash, wow! There are many ways we all can get involved, so let’s do it. Winter pests, rodents, ants, termites, and flies! There are a lot more than just these, but these ones are the most common. With our low temps Rodents of all kinds are much more active and, in some cases, looking for a warmer environment, like your garage or shed. Take a walk around your shed or outdoor storage
and make sure the door is tight and if your shed has vents that they are adequately secured. Inspect your garage door seal for areas that a rodent may have chewed through to Gain access. Ants like to penetrate structures looking for food, generally in the kitchen or bathroom areas. Its important to caulk and seal plumbing penetrations to restrict access. Termite season! Wow it never slowed down this year and now we are back into the high season again. Its important to catch this issue early. You can inspect your foundation for termite activity, just look for shelter tubes attached to the foundation of your house, or call a professional for a free inspection.
