From Me To You... ‘If you fail to plan, you are planning to fail.’ Benjamin Franklin.

I am a planner, always have been. In fact I usually have a plan, a back-up plan, and a worst case scenario plan. I suppose it is because I work on an “assume the best but prepare for the worst” mentality and for that you need a few plans. We also have four children and that takes a ton of planning. School, work, extra-curriculars, they all need to be combined in the plan.

for them up to this point. The problem is that it doesn’t work in our family dynamic. I can’t drop everything to pick someone up from school when they decide not to go to a friend’s house after all, or they have to buy something for school the next day. I can help them out when I know what’s coming, we are working on that together and I know it will get better with time.

Long-term plans are something else I love to do. You could call it a form of dreaming I suppose. The things I would love to do if everything comes together. I have been planning a family trip for a couple of years now but because of Covid my plans keep getting shelved and changed. Now that three of our kids are adults I thought I My father turned 80 this summer and we were could ease up on the planning and allow others all supposed to be in England for a month of to take the lead. On Our Cover

Our photogenic cover models this month are Disney Premier Properties team members Chuck Disney, Pam Disney, Laura Russell, Jill Watson, and Kendrick Johnson. The story of this company began back in February 2000 when Chuck first got his real estate license here in Arizona. Chuck has always loved new homes. When he transitioned into selling real estate he found he loved helping people not only selling their home and finding a perfect new residence but also prided himself in doing it right. Chuck was originally recruited by Del Webb to sell homes in various communities, hitting the sales floor as a newbie amongst 10 other salespeople. He was intimidated for sure, but soon hit his stride becoming their top salesperson after only 5 months on the job! A career with Del Webb followed as Chuck became a member of the Top Gun program where the top 7% of salespeople in the nation became mentors and trainers for other agents. With all of this experience Chuck became an Active Adult community specialist, he even remembers a conversation with the CEO of DMB (Verrado

developers) where he asked, “Hey why don’t you build a 55+ community here in Verrado?” Although it was not the right time for DMB back then (2009), they did eventually recruit Chuck as Sales Manager here in Victory in 2015. After 18 months manning the helm, he felt a need to branch out and hung his shingle as a real estate agent and shortly after, Disney Premier Properties at Realty One Group was born. It is a well-oiled machine with 4 active realtors, plus a marketing person, stager and transaction coordinator. These roles mean that the business of real estate moves smoothly through every stage of buying and selling your home. They truly put their heart and soul into representing their clients. You can often find Chuck pitching in at all levels from landscaping, to window cleaning, to staging. He cares about his listings and getting top dollar for his clients. Pam has extensive experience as a real estate office manager and has been part of significant real estate teams as a property marketing and client services expert. Jill is an Olympic Medalist who combines her competitive personality with her skills in real estate to exceed your expectations. Laura has many special designations to help people with their real estate transactions including Military Relocation Professional and Seniors Real Estate Specialist. When I asked Chuck why people should use a realtor when the market seems to be booming he said, “Right now people are stepping over dollars to get to dimes. They see an immediate gain but miss the bigger picture and do not collect on the money they deserve by handling it themselves.” Whatever your real estate needs, Chuck Disney has a wealth of information. In fact, ‘Check with Chuck’ is a popular refrain in Verrado and Victory so do not hesitate to reach out, he is always happy to help! Senior Living A person’s golden years may be some of the best years of their life, living each day to the fullest by doing what they love, from pursuing hobbies to spending time with their families and beyond. Thinking about senior living may seem like a distant concern, but it’s an important conversation to have now so you and your family are ready for the future. Your may not feel ready to make the move, especially if you’re still physically and mentally healthy. However, setting yourself up for quality care in the future is important, especially as health care costs continue to skyrocket. According to a CNBC report, health care costs for retirees are expected to increase more than 5% every year through 2026. What is a CCRC? A CCRC, otherwise known as a life plan community, is a smart long-term option for seniors. CCRCs have different housing levels where seniors initially live independently and can transition to an assisted living or skilled nursing facility if needed, all at significantly reduced costs compared to the market.

health care, dining, fitness, and other amenities are all part of the CCRC package. While CCRCs can be costly, many offer ways for seniors and their families to reduce those costs, such as Life Care contracts. While they’re expensive upfront, life care contracts can make a world of difference. If you end up needing assisted living or another level of care, a Life Care contract prevents your health care costs from increasing with that transition, which can save thousands of dollars over the years. Planning for senior living can be daunting, especially when you consider the cost. But having social, emotional and medical support doesn’t have to be out of reach. Check out searstone.com/life-care/ to learn more about Life Care and how it may benefit you - now and in the future.

What are the benefits of living in a CCRC? Here are a few important ones: • A sense of community Many seniors thrive on social connections, but in some cases they may live far away from friends or loved ones, be recently divorced or widowed, or have physical limitations that can lead to isolation. Meeting new friends at a CCRC is easy, as they provide many social activities, including mixers, clubs and, in some cases, organized travel. These activities can help seniors get out and meet others while still having a private home space to themselves. • All-inclusive benefits Like a full-package resort, seniors who join CCRCs can get a full swath of benefits. This can allow them to age with ease and joy, especially if they don’t have loved ones nearby. Housing, 8 Estrella Publishing - Main Street magazine

The Bug Guy

Crickets are usually equated with campfires, the great outdoors and peaceful evenings - unless they find their way into your home. An indoor infestation can cause sleepless nights when males rub their legs together to attract a mate. The resulting chirping moves from quaint to downright maddening quick. Then there is the damage crickets cause by snacking on drywall, fabric, wallpaper and landscaping. While they don’t bite, sting or spread disease, crickets attract additional houseguests that homeowners particularly dread: scorpions and spiders. These creepy crawlies think crickets are a tasty snack. Crickets need daytime hiding places to avoid drying out and overheating, especially in the Arizona heat. Usually, crickets’ hiding places become their nesting sites including under the cusp of stucco siding, meter boxes and block walls. These areas can be difficult to reach for many homeowners, but your pest control professional will have the proper tools, equipment and expertise to eradicate these nuisance houseguests whether they are inside or out.

You can minimize the chances of infestation by following these simple steps: • Remove hiding and nesting spots outside your home, clutter, compost, wood, or leaf litter, and cutting back landscaping and vegetation six inches from the home. • Seal cracks in your home’s foundation and walls. • Caulk around windows and door frames • Cover vents with fine-mesh screens. • Turn off outdoor lights at night, as crickets are attracted to artificial light sources. • Water the lawn and garden during the day. • Keep items such as cardboard boxes, tarps, and pool toys picked up as they can be hiding locations for crickets during the day. • Put pet food away at night. • Ensure that your trash can is tightly sealed. • Clean up all spills and kitchen messes immediately. • Store food in airtight containers or the refrigerator. These noisy pests are active throughout the year and come out at night to eat, so focusing your prevention efforts during these times will be your best bet. Keeping The Lights On Like most Americans, you’ve probably been living, learning and working from home more than ever, which means you need power all day long - for your HVAC system to your internet connection and, of course, your lights. On top of that, severe weather events, including everything from hurricanes to heat waves and more, are predicted to become even more frequent in coming years due to climate change.

If you’re concerned about blackouts due to severe weather and power grid failures, you’re not alone - more people today are considering ways to keep their homes powered, no matter what happens. Thinking about getting a generator to help protect your home’s power in case of an outage or severe weather? Here’s what you need to know about whole home generators.

· · · · · ·

How home generators work If you get a standby generator for your home, the unit is permanently installed and connected to your natural gas line or liquid propane fuel source, along with an automatic transfer switch. When the system senses that your utility power is offline, the automatic transfer switch seamlessly shifts your selected electrical circuits and appliances to standby generator power. You don’t have to go outside or do anything with the generator. It’s set up to work automatically, within seconds, night or day - whether you’re home, or awake, or not.

Are standby generators different from portable generators? Simply put, portable generators lack the power capability of standby home generators, and they do not turn on automatically. Portable generators are not permanently installed, and they always have to be manually started and set up. They typically run on gasoline and must be refueled every few hours to keep Open every night from 5 pm to 1 am Every child seen by a pediatrician operating. Furry Friends The weather is finally cooling, and we have two fun events planned for this month that will encourage you to get outside with your two- and four-legged companions in support of a good cause.

Our friends at the West Valley Gardening Group are hosting a plant sale and workshop on Saturday, October 23, from 9 to noon, with all proceeds to benefit Community Paws. This time of year is perfect for sprucing up your yard and replacing those plants that didn’t make it through the scorching summer. Planting in fall will give your new plants plenty of time to acclimate and build robust root systems before the summer heat sets in again next year. Find more details about the event at CommunityPaws. org.
Paws on Parade is back! After a year off due to COVID concerns, we are excited to have you join us on Saturday, October 30, from 9 to noon, to celebrate our four-legged friends. Walkers will gather on the Village Green in downtown Verrado to parade through the neighborhood,

followed by a Halloween K-9 costume contest and a pet-centric market with plenty of fun activities for everyone. Simply register online at CommunityPaws.org before October 1 to save $5 on the $30 registration fee. Your ticket will admit the entire family.
Don’t have a dog to walk? Or does your dog not like crowds? Or perhaps you are more of a cat person? No problem. Dogs are not required to participate, and every dollar raised supports ALL the animals in our care. If you bring your furry companion, here are a few tips to ensure your dog is prepared for the festivities. Be sure you know if your pet is comfortable being around other dogs and lots of people. If you choose to participate in the costume contest, make sure your dog is happy to dress up, and if he/she isn’t comfortable, don’t force the situation. Make sure the costume has nothing to chew or choke on and that it fits properly with no dangling parts. Be a responsible pet owner by picking up after your pet.
Local businesses can participate, too, by becoming a sponsor for this special event. To find out more about available sponsoring/ advertising opportunities, send an email to info@ CommunityPaws.org.
We hope you’ll join us for these fun events. Thank you for your support! Submitted for Community Paws by Lyndie Mason Warner, a Verrado resident.

You and your partner are a team, so try to share all the responsibilities. Make sure to help out when the other parent is tired or busy. 3. Communicate, communicate, communicate. When you’re part of a team, communication is key. If you’re going to be late coming home from

work, call your partner. If you’re not sure how to handle a baby-related task, ask someone. Opening the lines of communication can work wonders. 4. Be patient. Fatherhood isn’t an exact science, so remember that becoming the best dad you can be takes time. Enjoy those moments when you’re still figuring things out and remember to laugh. 5. Take care of yourself. Being a good dad means being there for your child. Make sure you are staying healthy and avoiding unnecessary risks. Exercise, watch your diet and be safe. Money Matters What does retirement security mean to you? And how can you work toward achieving it? Here are some suggestions:

• Build your resources. While you’re working, save in tax-advantaged accounts such as your IRA and 401(k) or similar employer-sponsored retirement plan. In your 401(k), contribute at least enough to earn your employer’s match, if one is offered, and increase your contributions whenever your salary goes up. • Look for ways to boost retirement income. When transitioning to retirement, you can take steps to align your income with your needs. For example, consider Social Security. You can start collecting it as early as 62, but your monthly payments will be much larger if you can wait until your “full” retirement age, typically between 66 and 67. So, if you have sufficient income from other retirement accounts, and you and your spouse are in good health with a family history of longevity, you may consider delaying taking Social Security. • Prepare for unexpected costs. During your retirement, you can anticipate some costs, such as housing and transportation, but other expenses are more irregular and can’t always be predicted, such as those connected with health care. Even with Medicare, you could easily spend a few thousand dollars a year on medical expenses, so you may want to budget for these costs as part of your emergency savings, and possibly purchase supplemental insurance. You may also want to consider the possibility of needing some type of long-term care, which is not typically covered by Medicare and can be quite expensive. The average annual cost of a private room in a nursing home is more than $100,000, and it’s about $55,000 per year for a home health aide. To address these costs, you may want to consider some form of protection, such as long-term care insurance. • Do your estate planning. It’s hard to feel totally secure in retirement if you’re unsure of 22 Estrella Publishing - Main Street magazine

what might happen if you have an unexpected health event, become incapacitated or die earlier than expected. That’s why you’ll want to create a comprehensive estate plan – one that might include documents such as a durable power of attorney, a will and a living trust. A review of your insurance coverages and beneficiaries can also help protect your assets and ensure they are distributed the way you want. In creating your plan, you will need to work with your financial advisor and a legal professional, and possibly your tax advisor as well. Thinking holistically about your retirement security and developing and executing a strategy aligned with your goals may help free you to enjoy one of the most rewarding times of your life. Home Sweet Home The kitchen is famously the go-to room of the house where family and friends gather to spend time together, so it should be a space that you enjoy hanging out in. If your kitchen’s decor is starting to look a little tired, you can always freshen things up by adding modern and functional touches. Here are five ideas - from simple to complex - that can transform your kitchen from tired to top-notch.

1. Color your world Adding color doesn’t need to be expensive or time-consuming. For instance, small appliances are to kitchens what throw pillows are to couches. Look for small, countertop kitchen appliances with a color you love and put them on display. Dress up your floors with a colorful runner. Paint something - an accent wall,

a nook, woodwork, or cabinets.

2. Warm up your countertops If you want to add a bit of natural warmth to your kitchen, consider butcher block countertops. Adding to the benefits of butcher block, the close grain of the wood provides a smooth, scratchresistant surface that’s easy to clean. 3. Make a cozy, intimate seating area Because people tend to congregate in the kitchen, invite them to stay awhile by installing a modern seating area. Get creative with counter seating, or carve out a cozy nook in a corner. Banquet seating or a bench at a window-side table can give your kitchen an inviting atmosphere. 4. Shed a new light on it Updating your light fixtures can make a nightand-day difference in the mood of your kitchen. The easiest to install is pendant lighting that you plug into the wall. Hang a hook from the ceiling and swoop the cord over it and voila, you’ve got modern lighting. 5. Put a spotlight on your kitchen floor Fresh flooring can greatly revitalize your kitchen, instantly sprucing up any dull decor with a timeless product that is resilient, waterproof, durable and attractive.

Breathing new life into your kitchen can be as simple or as complex as you want to make it. Start small and go big, or start big and accent with small touches of color. Make it yours, and make it inviting.
