Feb 15, 2021 - 9 Active Home Listings $344,900 to $629,900 36 Homes Under Contract & Pending Sales from $340,000 to $629,900 February 15 , 2021 – Market Snapshot Phoenix still has challenges with Corona Virus, processing valley wide vaccinations and trying to facilitate the return of a normal life. The real estate market here continues to be strong. The lack of home inventory & low interest rates are still pushing home prices here to new records. The median home price in Phoenix valley hit another high last month with record year over year price increases. The majority of the houses sold are priced under $500,000. Amazon is delivering 1000 jobs to West Valley with two major facilities in Goodyear including a 855,000 sq ft four story robotics fulfillment center plus a store in Avondale. Phoenix continues to be in the top 5 US metro areas for population growth. The city of Goodyear has record numbers of new home building permits, commercial & industrial projects under construction. The demand for home offices is causing many buyers to look for larger homes. 82% of Valley homes are primary homes, not investment properties. The ability to work from home is bringing many people to the valley for our cost of living, amenities, beautiful weather & lifestyle. Sales Activity for existing homes is fast paced, new homes sales are breaking records & new home inventories are also low. Existing home inventory levels are very low. If you are considering selling your home, this is an excellent time to proceed. If you have questions, are selling or buying a home, please call or email me. I am a full time career realtor, I live and work here. I am readily available and have a complete support team of lenders, inspectors, repair vendors, title specialists & moving companies - everyone you need to support your transaction. I use Covid 19 protection procedures and safety measures while showing your property. Call, text or email me anytime, I am here for you and I would love to work with you. It is my goal to help you maximize the return on your real estate investment with a discount on your listing and pricing to current market trends.

From Me To You... It is amazing what you can buy online now. Everything from office supplies, to medication, to treats from your hometown. If you are anything like me you have a subscription to Amazon which makes it all too easy to click a button and have almost anything delivered within a couple of days. In the past, or BC as I like to call it (Before Covid), this was seen as lazy or pandering to big business. Now it is a lifeline. Local businesses are more and more frequently offering online options and delivery, and being able to stay at home is the way to go. We can chat with family and friends far and wide, through video chats. Our children can still get a modicum of education, although the quality of that education has been reduced dramatically. We can, to a degree, live our lives and maintain a functioning society.Could you imagine life without the internet? It is so much part of our lives that I barely remember how to function without it. Now try to imagine going through the pandemic without that lifeline. I think things would be very different indeed. Good grief, people would have to entertain themselves and they would absolutely be more isolated. I have been looking up the 1912 Spanish Flu pandemic and the parallels to today are remarkable. Masks recommended by the

government. Lockdowns. Businesses and schools closed temporarily. Vaccination sites popping up. And even a rash of crazy claims that would ‘cure’ you - quinine or bloodletting anyone? What they didn’t have then that could have made a huge difference in reducing the number of deaths was antibiotics. The flu vaccine helped with the initial infection, but the pneumonia and other infections that set in as a result of that flu ran rampant, killing many thousands of people. Antibiotics could have made all the difference and they were so close on the horizon. Alexander Flemming discovered Penicillin in 1928, a mere 16 years after the Spanish Flu decimated the world. Once again science is coming to our rescue. This time more swiftly than Penicillin and with the amazing potential to eradicate this virus that has changed the world for all of us. At it’s most basic, the vaccines will protect individuals and once enough people are inoculated it will protect those who are unable to be vaccinated. Like many of you I am waiting for my turn to get the vaccine. It is frustrating for sure, but I know that once I have been cleared I will be able to hold my loved ones once again and that is worth waiting for.

Money Matters Even Americans who did not lose work lost a sense of confidence in the economy. The survey by Harris Poll for Empower Retirement and Personal Capital reveals a change in attitudes about finances from April - as the pandemic’s effects were beginning - to December of 2020. Reacting to uncontrollable world events, one theme emerged: People want to feel more in control of their own finances, whatever comes next. These tips can help you feel more confident financially, no matter your circumstances. 1. Save what you can There’s no better buffer against unexpected emergencies anything from car breakdowns to job loss - than an emergency fund. Financial professionals recommend saving at least three to six months of expenses to be prepared for emergencies. Sound daunting? Start small, and consider setting up automatic deposits into a savings account with each paycheck, to save without thinking about it. Even a few dollars per pay period can add up over time. 2. Invest in your family’s future According to the survey, parents are concerned

about the pandemic’s impact on their children’s education, but many believe the crisis will lead to a fundamental shift in higher education. Nearly 6 out of 10 (59%) expect student loan debt forgiveness to become more common, and half believe the pandemic will make higher education more accessible in the long term. If your children are college bound, have a conversation with a financial professional or your child’s high school guidance counselor about how financial aid works and what strategies may benefit your family. If you have young children, look into a 529 college savings plan in your state, which can provide both tax and financial benefits. 3. Don’t forget retirement Whether you’re approaching retirement age soon or it’s years away, consider taking full advantage of your employer’s matching funds for your 401(k) contributions. Ask your HR department about how to fully utilize all your available employer retirement benefits, and increase your retirement savings percentage now if you can. Your future self will thank you. 4. Consult a professional Given the turmoil of 2020, Americans are focusing on fundamentals: cutting spending, increasing savings and safeguarding investments. As uncertainly continues, an increasing number are seeking professional help to make financial decisions and plans. A financial professional can help you set priorities and find the best vehicles for protecting and growing your money. Ask your employer if your retirement plan provider offers financial advice through virtual sessions or phone calls with a professional.

Mask Choice

Since the beginning of the COVID-19 pandemic, you have probably wondered what kind of face mask provides the most effective protection but is also easy and comfortable. You have probably also heard that double masking provides better protection against the more easily transmissible variants of COVID-19 that have been spreading recently. So how can you know what kind of mask to use? Here is a quick guide to masks available today, and the level of protection and comfort they offer. Homemade masks Many people have relied on homemade cloth masks, as well as face covers such as bandanas and neck gaiters. But how effective are they? Because respiratory droplets and the airborne coronavirus particles they might contain are extremely small, it is still possible for someone wearing a cloth mask to be exposed to COVID-19 if they are close to someone who is infected. Loose-fitting cloth masks, singlelayer masks, or wearing them incorrectly are far less effective in offering any protection from

COVID-19 or other viruses. For these reasons, bandanas and neck gaiters are examples of some of the least protective cloth masks. If you prefer homemade cloth masks, creating masks with several layers offers better protection than a makeshift bandana or other cloth. You should also wash masks frequently in soap and water to keep them as clean as possible. Surgical masks Surgical masks are meant to be single-use only and are disposable, and they are not tight-fitting. While they offer some protection for those people around the wearer, surgical masks are of limited use for protecting the wearer from airborne particles. They can be most effective when they are worn underneath an additional, tighter-fitting cloth mask. N95 respiratory masks Worn by healthcare professionals in contact with infected patients, N95 respiratory masks are designed to catch particles as small as 0.3 microns when properly fitted to form an airtight seal covering the wearer’s nose and mouth. These masks are primarily needed by first responders and healthcare providers and the general public should avoid wearing them to prevent shortages.

Pets’ Moving Day For families moving across town, Purina experts offer tips to help prepare pets for a stress-free move.

1. Take a ‘practice-run’ ahead of time: If you’re moving with dogs, let them explore the new neighborhood before you move if possible. This helps them become familiar with the scents and sounds of the area. For a cat, help him or her get used to their crate. Leave the carrier out with the door open for the cat to explore weeks ahead of time. Take a few short practice drives so the cat is used to traveling in the carrier. This will reduce the stress of travel on moving day. 2. Make a moving day plan: Consider your pets’ safety amidst the chaos of moving day. Keep cats in a space away from the moving process. A bathroom at your new home is an ideal spot to set up food, water and a litter box, so cats are out of the way and comfortable until the move is complete. Dogs can be trickier. It’s best to ask a trusted friend to pet-sit for the day.

3. Help curious cats settle in: It takes time for cats to become familiar with their new surroundings. Make sure doors and windows are closed, as they may try to escape to find their old home. Cats may disappear into a hiding place to calm their nerves. Keep their things in this first room, so they become used to the new home with familiar scents, then move their bedding and scratching posts across the house to make other rooms feel more familiar. 4. Let dogs sniff out their space: Allow dogs to use their natural instincts to smell and explore by walking them on a leash for their first tour around the house. The sooner they get used to the scents of their new environment, the sooner they’ll feel at home. Maintain a regular routine and spend extra time with them at home to help them feel secure. Avoid leaving your pup outside unattended at first; a new environment may bring out new skills you didn’t know your dog had like jumping over or digging under fences as an attempt to return to familiar ground. After you move, give your pet extra attention. Your presence will have a calming effect and reassure them.

Online Dating Whatever your dating life was like before the pandemic, it’s most likely changed due to the circumstances at hand. Thankfully, many onlinedating platforms are rising to the occasion, providing secure and safe ways for people to connect. In turn, singles everywhere are getting creative, figuring out how to learn more about each other before meeting in person. Here are some tips for mastering the art of virtual dating and navigating in-person dating first steps.

1. Switch up your means of communication Doing one video call after another is exhausting. Break up how you regularly interact with potential dates. Suggest a voice call one day, video chat another day, or stick to texting during the week. 2. Don’t treat virtual dates like job interviews While it’s common to ask questions about your date’s life, there are ways you can interact without making it seem like a job interview. If there’s ever been a time to get creative with date ideas, it’s now. Hop on a video chat, cook the same meal from home, and compare the results for some friendly competition. Feeling lazy? Order takeout from the same restaurant. You can also offer 12

a virtual tour of your place and ask to see theirs - or for less pressure, have them show you their view out the window. 3. Set time limits If you have several hours on your hands, trying to fill the void with conversation can be daunting - and awkward. Instead, set expectations and boundaries by saying, “I only have a half-hour to chat today” (with no excuse required). Once the time is up, you can politely excuse yourself. 4. Have “the COVID talk” At some point, especially if you want to meet in person, it’s necessary to discuss your level of comfort with social distancing. To avoid making the other person feel defensive, put it in terms of your lifestyle. Explain what health precautions you take, such as mask-wearing and avoiding crowds. Everyone is going to have a different comfort zone. You don’t need to apologize - you just need to be a good communicator. Make sure you’re on the same page as your date before deciding to meet in real life. 5. Plan a socially distant first date If you’ve ever seen a Jane Austen adaptation, you know that dating in the 19th century was all about taking walks. It seems like a good time to revive that fad! If you’d prefer to connect over a conversation during a more low-key date, meet at a semi-sheltered location like an outdoor market. Just keep your distance from crowds and keep that mask on. At the end of the day, don’t take dating too seriously. Dating is a form of exploration - it’s supposed to be something that adds to your life. Take a break if you need it. And when you get back to swiping, you’ll bring a more confident self to the table.
