School is in full swing, but according to the weather, it’s still very much summer in Arizona!

If outdoor adventure is not your thing, consider checking out one of the Immersive Experience shows in Scottsdale. We’ve seen Van Gogh, Klimt, and Monet and all three have been amazing and very educational. The shows are in an air-conditioned building and there are plenty of trendy restaurants and sweet shops within walking distance. My favorites are Sprinkles Cupcakes, The Gelato Spot, and See’s Candies… although I don’t recommend hitting all three in the same day!

Christie Giannetto | Assistant Editor | The Front Porch Magazine

Welcome to your September edition!

See you on The Front Porch!

If you’re looking for something more budgetfriendly, aka free, check out the Arizona Bat Cave near 40th St and Camelback. If you go right at sunset, you can see thousands of Mexican freetailed bats emerge from their daytime shelter and head off to hunt for moths. It’s a bucket-list experience for sure!

After all, in the words of Eleanor Roosevelt, “The purpose of life is to live it, to taste experience to the utmost, to reach out eagerly and without fear for newer and richer experience.”

September is a great time to check out Grasshopper Point, Badger Springs, or the last of the Salt River tubing season. We’ve done all three this year and with all the rain we had during monsoon season, conditions have been fantastic! For details about Salt River tubing, check out the article in this month’s issue. If you need details or help planning another adventure, please reach out. I’m happy to share what I’ve learned after living here for twenty-one years.

Another difference from other states is the mental healthcare power of attorney which helps avoid costly court intervention when there is mental illness, brain injury, dementia or powers of attorney, the court must give authority and a different attorney for the petitioner. After a court investigation, a hearing is held in open court—in about 45 days after a petition is filed.

hospital, your agent can arrange that for you. Different from other states, the Arizona allows you to authorize your health care agent to follow your instructions for burial or cremation. Otherwise, when there is no surviving spouse, all of the children or other family members may have to be consulted.

Time, money and privacy is saved by appointing an agent through healthcare powers of attorney.

2. WATER SHOES - these are really a MUST as the bottom of the river is very rocky.

4. Some type of flotation device. Black inner tubes can be purchased on Amazon or at gas stations on the way out there. Other types of inflatables can work, but there are lots of shallow spots with rocks and submerged tree branches, etc., where they can get snagged. Tubes must be inflated ahead of time as there is no electricity

8. Snacks are optional. Coolers are allowed if they aren’t Styrofoam, but you’ll need a separate tube or flotation device for them.

9. Parking passes are required. You can get them at most gas stations in the area. The Walgreens on North Power Road is the last chance before the river. The cost is $8.00. We’ve been making this trip every year for almost a decade! If you’d like to join us next time, please reach out…tubing trips really are more fun with lots of people!

3. SUNSCREEN, HAT, and SUNGLASSES - for everyone, including kids.

once you get to the parking lot!

5. A sheet or large towel for each tube - especially the black inner tubes as they get hot in the sun. A wet sheet or towel will keep you cool and provide a bit of a “bottom” for comfort (just make sure it is big enough to cover the 6.tube).WATER - one bottle PER PERSON PER HOUR on the river at a minimum.

1. LIFEJACKETS for kids and anyone who is not a strong swimmer. This is a river and there are currents.

7. Alcohol is allowed, but you MUST have a DD because they set up DUI stings on the way out. Keep in mind that glass is not allowed and comes with a hefty fine if you get caught.

If you’ve never been tubing on the Salt River, I highly recommend planning a trip! My favorite part is seeing the wild horses, which are doing much better this year thanks to a nice rainy season. We always opt for the longer 3–4-hour trip. We don’t go with the company that provides tubes and shuttle buses. Instead, we go with a group of friends. It’s more fun, less expensive, and we can take kids of all ages. To plan a trip, you will need:

| REALTOR® | REAL Broker Home Sweet Home R E AC H O U T T O DAY ! The consultation is always FREE and without obligation You should know what your home is worth in today’s market! April 602.740.2313 Christie Giannetto | REALTOR® Christie@AZLifestyleTeam com SurpriseMatters.com

A buyers’ market is when there are more homes for sale than buyers looking to buy. When that happens, buyers have the negotiation power because sellers are more willing to compromise so they can sell their house. In a sellers’ market, it’s just the opposite. There are too few homes available for the number of buyers in the market and that gives the seller all the leverage. In that situation, buyers will do what they can to compete for the limited number of homes for sale.

10 Estrella Publishing - The Front Porch magazine September 2022

A neutral market is when supply is balanced and there are enough homes to meet buyer demand at the current sales pace. For the past two years, we’ve been in a red-hot sellers’ market because inventory has been near record lows. Conditions are still in your favor, though the market is cooling. If you work with an agent to price your house at market value, you’ll find success when you sell your house today. While buyer demand is softening due to higher mortgage rates, homes that are priced right are still selling fast. That means your window of opportunity to list your house hasn’t closed. If you’re ready to sell your house, connect with your local real estate specialist so you can start making your moves. by Christie Giannetto

As there’s more and more talk about the real estate market cooling off from the peak frenzy it saw during the pandemic, you may be questioning what that means for your plans to sell your house. If you’re thinking of making a move, you should know the market is still anything but normal. Although the supply of homes for sale has been growing this year, there’s still a shortage of homes on the market. And that means conditions continue to favor sellers today. That’s because the level of inventory of homes for sale can help determine if buyers or sellers are in the driver’s seat.

Estrella Publishing - The Front Porch magazine September 2022 11 We tent to limit self-care to bubble baths and facemasks (and those are great) but self-care is so much more! Self-care is any way we take care of our mind, soul, body, and overall well-being. It’s a way to reconnect with ourselves meaning it can be absolutely anything you like. It also means that it can vary from person to person. In honor of September being national self-care awareness month, here are a few self-care ideas. I encourage you to try them and truly take your self-care seriously this month. • Take a nap • Get dressed up and take yourself on a date • Take a long shower with your favorite products • Go for a drive while playing your favorite songs • Watch your favorite show or try a new one • Spend time with nature • Make or buy your comfort food • Try Yoga • Go to a coffee shop and read your favorite book • Buy your favorite snacks and take yourself to the movies If these activities don’t seem ideal to you, try making your own list and saving it for later when you need it. Whatever it may be, make your self-care a priority this month! Submitted by Riley LeBlanc, Age 16 | Marley Park Resident Self Care September

2. Be their confidence coach

Estrella Publishing - The Front Porch magazine September 2022 13

3. Encourage inventiveness in the kitchen

Fuel their creativity by putting them up to unexpected challenges with a time limit: Create a unique creature out of folding a piece of paper, see who can get through a scooter course the fastest or make up the silliest new lyrics to a favorite song.

5. Let them answer first If a problem arises that affects both of you, give your child the chance to weigh in first with a potential solution. Got turned around on a hike? Let them think through the best way out. Rip in their favorite jeans? Let them brainstorm creative fixes or research how to sew them.

Being purposeful about integrating moments of creativity can help your tween discover what gets them excited, even in the little pockets of time you have with them. Below are a few tips to help encourage your tween to think and act creatively this school year.

Tween years are typically when children become more curious and comfortable trying new things. Take advantage of this curiosity by trying new flavors and finding favorites together to help create common interests and encourage creativity in and outside the kitchen.

As your tween edges closer to their teen years, an upgrade to their room’s style may be in order as they transition from more adolescent colors and interests into more mature preferences. Let them dictate the style and work together to paint, curate and organize. With these tips, you’re providing your child opportunities to explore and learn more about themselves with you as their guide through the challenges of building a strong self-identity in the tween years. Good luck!

Tweenagers

not yet tried, just to give it a shot. Encouraging independent thinking in small ways helps build confidence and allows space for creative thinking.

6. Create challenges that get them thinking

The tween years can be incredibly tough to navigate. Between trying to figure out their passions, building friendships and keeping up with the demands of school, many selfdiscoveries happen. Help your tween explore their creative pursuits by giving them outlets and the support to try, fail, learn and discover.

4. Give them a ‘yes day’ Like the notable movie, carve out a day where your tween gets to dictate which creativefocused activities you do. A water balloon fight, a trip to a theme park, a concert that starts at 10 p.m. - it’s all fair game and can help open their world to new possibilities for their future.

7. Let them take a few risks Allow activitysignzone.theirthemrisksmoderatespacetweensyourthetotakethatgetoutofcomfortLetthemupforanthey’ve

8. Give their room a decor update

Role model the self-talk you want to see in your tween. Normalize mistakes and help them to overcome the fear of failure by instilling confidence-building mantras like “you can do hard things” into your everyday language. Share the challenges of your day and how you managed them, demonstrating how overcoming small and big tests is something we all can do.

1. Make the kitchen into a screen-free zone Every parent knows their kids’ first stop as soon as they get home from school will be the kitchen. Why not make yours a screen-free zone? That way, when your kids grab a snack, there’s greater room for open-minded thoughts, free of distraction.
