Welcome to your July edition! This is the time of year that people who live in Arizona start posting screen shots of the weather app or photos of the temperature display in their vehicle on social media. I’ve done so myself in the past. After 21 years here, though, 115 degrees doesn’t phase me anymore and hardly seems postworthy. I love Arizona winters, as well as our version of spring and fall, but I have come to love summer here too. I enjoy the reduced

traffic and fewer people in local stores and restaurants. After growing up in Michigan, I love NEVER being cold in the summer, unless it’s from overzealous air conditioning…in which case I can just step outside for a few minutes to warm up. I love swimming late at night when the pool feels like a warm bath, and you can step out without a chill. I love kayaking on Lake Pleasant and tubing down the Salt River with friends. I love the vibrant flowers on the bougainvillea and oleander bushes. I love savoring the rare scent of rain and listening to the wind chimes go wild as a monsoon rolls in. I love early morning hikes and late evening sunsets. I love traveling, but when I look out an airplane window and see the lights of the Valley of the Sun down below, it always feels good to be home. I have lived almost half my life in Arizona, including most of my adult life. I love it here, even in summer. Whether you’re new to Arizona, a native of our state, or somewhere in between, I encourage you to appreciate all this beautiful state has to offer every month of the year. After all, in the words of Ralph Waldo Emerson, “Each moment of the year has its own beauty.” See you on The Front Porch!

On Our Cover

Jimena and Robert met in 2015 when he was stationed at Edwards AFB in California, and she was working as a store clerk in the mall. He introduced himself and worked up the nerve to ask her out…she eventually said yes. About a year after they met, Robert got orders to Korea. He proposed to Jimena before he left and, this time, she didn’t hesitate. Being separated right after becoming engaged was one of the hardest things they’ve been through, but Jimena went to visit for a month around Christmastime that year and they persevered. The two were reunited in 2017 and were married that summer, just before Robert got orders to Phoenix at Luke AFB. The couple soon bought their first home in Waddell, but then discovered Marley Park and fell in love. They sold their Waddell home and bought a home in Marley just in time to welcome their daughter, Mia, in November of 2019. When Mia turned two, the family got orders again, this time overseas to England. They moved the day after Thanksgiving, leaving behind Jimena’s parents and siblings in Arizona.

time of year and enjoys a variety of fruit trees in her backyard, including apple, plum, cherry, and gooseberry trees. For Jimena and Robert, the most difficult part of military life is being away from family and being separated from each other for long periods of time. They are also missing US traditions, such as getting together with friends and family for BBQs and watching fireworks to celebrate the 4th of July. They are considering traveling to Paris for the holiday this year. It won’t be celebrated there but spending it in France seems appropriate since the French helped us win the Revolutionary War, after all! Jimena and Robert, we are so thankful for your service to our country. We hope your experience in England is amazing, but look forward to welcoming you home to Marley Park in a few years! Submitted by Christie Giannetto | Marley Park Homeowner

The Judelsohns will be in England for four years. Mia, now 2.5, will be six years old by the time they come back to the US. She will begin preschool there this fall and will attend kindergarten at a British elementary school. She might even take on a British accent! Jimena says she loves being able to travel easily throughout Europe. She also loves how green England is this

Online Deals

Shopping online can help make summer fun more affordable. You can find great online deals on beach and pool accessories, warm-weather clothing and more. However, to make sure you’re getting the best deals, you’ll need to follow some online shopping strategies. Check out these five tips to help you save time and money this summer. 1. If you’ve ever bought something during a Black Friday sale, you know how rewarding it can be to wait and get a big-ticket item at a bargain price. You can use this tactic year-round by becoming familiar with seasonal retail sales.According to NerdWallet, if you’re looking for fitness equipment for your home gym or TVs and electronics, then take advantage of discounts in January. If you need to replace your old mattress, wait and buy in September around Labor Day. Make a list of items you’d like to purchase this

year and research the best times to shop so you can get the best deal possible. 2. There are numerous shopping apps and tools that help ensure you’re getting what you need at the lowest price. Some even offer cash back for simply using the savings tool when you complete your purchase. 3. Have you ever gone to buy a plane ticket and realized that the price has gone up within a matter of hours? Dynamic pricing (also known as surge pricing, demand pricing and time-based pricing) is to blame. This strategy allows companies to adjust the price of an item in real time based on supply and demand. To avoid markups, delete your browser’s cookies or shop in a private window, especially when buying airline tickets or booking a hotel room. Also, if you don’t need an item urgently, leave it in your cart. You’ll likely get an email the same day or a day or two later that the item you were thinking of purchasing has had a price drop. 4. Are you using your cash-back rewards? If you have a cash-back credit card, you make back some of what you spent on your regular purchases like gas, groceries and household products. While it may not seem like a lot for individual purchases, cash-back rewards can quickly add up, so you can put that money in the bank or apply it toward other purchases. 5. You’ve probably been asked at grocery stores, clothing retailers and gas stations about joining the store’s loyalty and rewards program. These programs are generally free to sign up for, and you can even do it at checkout in most places that offer them. Simply input your phone number and/or email address and you’ll earn reward points or receive coupons and discounts for future purchases.

Let It Go

Letting go of things you’ve done or things that have been done to you in the past can be difficult. Like forgiveness, letting go means releasing yourself from emotional pain you live in by holding on to what happened. You’re not condoning what was done or giving anyone a pass; you’re simply deciding that you don’t want to live in that place of hurt anymore. Letting go involves four components: 1. Change your self-talk. There’s no sense hanging on to something you can’t change. Come up with a phrase to say whenever a memory of the past is triggered, such as “let go”, “stay in the present” or “I am not my past.” 2. Focus on what you can control by working on mindfulness, or staying in the moment and enjoying what’s in front of you. Don’t judge the past by saying you failed at something so you shouldn’t try again. Don’t make assumptions about the future by saying you’ll fail because you’re not capable, smart enough, etc. Don’t let preconceived notions get in your way. Instead, handle each situation in the now.

6 Estrella Publishing - The Front Porch magazine

3. Take the perspective of a friend. If a friend did what you did, would you judge her so harshly? Likely not. You would probably give her the benefit of the doubt or say she did her best with what she had. Apply this to yourself instead of holding yourself to a different standard. 4. Try to find a lesson in what happened. Is there anything you learned, any takeaway from the experience? Not all situations have obvious lessons and some may not have a discernible lesson at all. It’s always worth seeking, though. Sometimes, the lesson is in what you learned about yourself. Life is too short to hold onto pain. Ending your self-inflicted suffering is within your control. Free yourself from your emotional chains by letting go of what’s holding you back. Be patient with yourself. You are reprogramming your brain, and this takes time and lots of practice. Home Sweet Home While you may have seen recent stories about the volume of foreclosures today, context is important. During the pandemic, many homeowners were able to pause their mortgage payments using the forbearance program. The goal was to help homeowners financially during the uncertainty created by the health crisis. When the forbearance program began, many experts were concerned it would result in a wave of foreclosures coming to the market, as there was after the housing crash in 2008, but today’s data shows that most homeowners are exiting their forbearance plan either fully caught up on payments or with a plan from the bank that restructured their loan in a way that allowed them to start making payments again.

For those who are exiting the forbearance program without a plan in place, many will have enough equity to sell their homes instead of facing foreclosures. One of the seldom-reported benefits of the forbearance program was it gave homeowners facing difficulties an extra two years to get their finances in order and work out a plan with their lender. That helped prevent the foreclosures that normally would have come to

the market had the new forbearance program not been available. Even as people leave the forbearance program, there are still fewer foreclosures happening today than before the pandemic. That means, while there are more foreclosures now compared to last year (when foreclosures were paused), the number is still well below what the housing market has seen in a more typical year. When the foreclosures in 2008 hit the market, they added to the oversupply of houses that were already for sale. It’s exactly the opposite today. A balanced market would have approximately a six-month supply of inventory. At 2.0 months, today’s housing market is severely understocked. Even if one million homes enter the market, there still won’t be enough inventory to meet the current demand. If you see headlines about the increasing number of foreclosures today, remember context is important. While it’s true the number of foreclosures is higher now than it was last year, foreclosures are still well below pre-pandemic years. If you have questions, let’s connect to talk through the latest market conditions and what they mean for you. Submitted by Christie Giannetto | REALTOR® | REAL Broker

Cool It!

As the summer cooling season gets underway, there are several practical and low-tech steps that homeowners can take to help improve the comfort of their indoor environment. Following are five tips that can help homeowners stay cool, get more value from their home’s cooling dollars and care for their home’s air. * Consider the heat source. Assuring that a home’s attic has an adequate amount of attic insulation can help guard against warm attic air infiltrating into the conditioned part of the home. Closing curtains and blinds or installing awnings can also help keep solar heat out of your home. * Size matters. Proper sizing of a home’s comfort system refers not only to the condenser unit that powers air through the home, but the system of ducts that deliver air to each room. A highefficiency system will not deliver its value if ducts in the attic are leaky, loosely connected or have developed holes and tears. EnergyStar reports that an average home loses up to 30% of the air that moves through its duct system due to leaks, holes and poorly connected ducts. * Service regularly. Regular maintenance

by a qualified technician - even when the system seems to be operating properly - can help protect the longevity of a homeowner’s investment in a high-efficiency system. During the visit, the technician should ask the homeowner about any unusual noises or smells, as well as any comfort issues in specific parts of the house - such as a room that is always too warm or cold. It’s essential that the technician measures airflow through a home’s ductwork because inadequate airflow is a major culprit when it comes to efficiency. * Consider a home’s age. Homes built even a few decades ago were not built to the same energy codes as today’s homes. The result is a gap between today’s high-performance heating and cooling equipment and the home’s attic ductwork. * Avoid making equipment work harder than necessary. Don’t plant landscaping near the outside condenser unit. The area around and atop the unit should be free of obstacles. And be sure to replace your HVAC system’s air filter as directed by the manufacturer.

Safe Travels

It’s time to start looking forward to your summer travel plans. As you make your packing lists and research the sites and activities for your destinations, don’t forget to review digital safety rules. Check out these five tips to avoid security risks and keep you and your family safe.

phone is locked with a complex password. 3. It’s fun to share your fun moments from your vacation with friends and family, but what you share on social media may make you vulnerable to cyberattacks and even physical ones. For example, sharing where you’re planning to travel or announcing your location while on vacation creates opportunities for someone to find you or break into your home while you’re away. 4. There are plenty of travel scams on the internet. As you look for flights, rental cars and accommodations, do so through a legitimate, trusted site. Remember, you’re entering sensitive information about your family’s identities and financial information.

1. Public Wi-Fi is great for staying connected on the go, but it also allows bad actors the opportunity to place malware on your device and access your identity and finances. Be proactive and use a virtual private network (VPN) when connecting to public Wi-Fi. 2. While it might be reassuring to carry physical copies of your important documents like your passports and vaccine cards, you’re leaving yourself and your kids vulnerable to identity theft. Instead of carrying paper copies, store copies of your important documents online digitally in a secure app. Since you’ll likely be accessing these documents on your phone, make sure your

5. When making purchases during your vacation, use your credit card instead of your debit card. Credit cards tend to offer more financial protection than debit cards, and if you spot a suspicious purchase on your recent transactions or latest statement, you’ll likely be able to get your money back.

Balance

As you age, it may be challenging to keep your life feeling both balanced and positive. Keeping up with your own health and nutrition, changes to your professional career, and spending time with friends and family can all lead to stress, which may have a negative impact on your overall feeling of well-being. You can support a well-balanced lifestyle by making more positive choices around nutrition and daily activity. Here are five things you can try to improve the balance in your daily life. 1. Sneak in more protein throughout your day Up to 44% of adults over 60 do not meet minimum protein requirements, according to The Journal of Nutrition, Health and Aging. You can increase your daily protein intake with snacks like nuts, seeds and Greek yogurt, but it can still be challenging to get enough protein through normal diet. 2. Try new recipes Visit your local grocery store or farmers market regularly to stock up on fresh fruits and vegetables, which provide vitamins, fiber and other nutrients that your body needs. Have fun

experimenting with new recipes using these fresh ingredients. 3. Explore the outdoors Fresh air can feel invigorating, and getting exposure to even a small amount of sunshine every day gives you vitamin D, which is known to help boost your mood and energy. A simple way to enjoy the outdoors is to take a daily walk, but if you want more variety, consider new hobbies that bring you out into Mother Nature. Taking part in outdoor activities can make a real difference when it comes to finding balance and enjoyment each day. 4. Plan social times Having strong social ties and meaningful relationships increases quality of life and adds balance and meaning to your days. It’s not about quantity of connections, it’s about quality. Make time to socialize with friends, families and people in your community. 5. Prioritize rest A balanced day isn’t just about eating well and moving your body. You need to make rest a top priority, especially as you age, so your mind and body can properly recover. This means getting at least seven hours of sleep a night, as well as taking breaks during the day if needed. There’s nothing wrong with a quick nap, so listen to your body.

Campus Checklist Whether you’re moving into a first-year dorm on campus or sharing an apartment or house with your closest friends, making sure you have what you need ahead of time is key. Big Lots has created a campus living checklist for everything you need to stock up on.

1) Furniture Bringing a mattress of your choice to campus is a game-changer that will help you maximize those coveted college naps. If you’re in an apartment, you’ll also need to be sure to bring a bed frame, a desk and desk chair, couches, tables, small appliances and more. And if you’re in a dorm, loft your bed and put a nice comfy futon or chair below it for lounging. 2) Decor Some fun lighting is a fundamental way to set the study mood, and comfy throw pillows help soften up the space. Throw rugs keep your feet off the cold floors and can also serve as an accent piece. Framed photos and wooden signs show off your personality in a variety of ways and

a colorful bedding set can pull it all together.

3) Cleaning and storage essentials The best way to make cleaning convenient is to build a cleaning caddy by filling a basket with disinfectant cleaners, sponges, gloves, spray bottles and more. And don’t forget to add a live or faux plant to make the space feel more like home. 4) Snacks and drinks What’s a college dorm room without a plethora of snacks? Grab one of those aforementioned storage containers and keep all your favorite candy, chips, trail mix and shelf-stable meals like mac ‘n’ cheese within arm’s reach. You’ll also want to keep your mini fridge stocked with water and caffeinated drinks to fuel the all-nighters on the horizon. Maybe mom will also send a special care package of your favorite treats from home!
