Welcome to your August edition of The Front Porch magazine! The first day of school is always somewhat bittersweet. It’s such a great feeling to get back to the school-year routine, but also a little sad that the carefree days of summer have passed so quickly. Our oldest child started kindergarten two years ago. When we dropped him off, I was expecting to be able to walk him to class, but I didn’t have my ID with me, so I wasn’t allowed past the front office. In my already emotional state, I watched him walk down that long hallway without me and broke down into a sobbing mess. I’m pretty sure it was 147 degrees outside that day and about half way home, a neighborfriend noticed me walking along the sidewalk, still sobbing and now dripping with sweat. She stopped and picked me up. Her air-conditioned vehicle was a welcome reprieve, but more so were her comforting words. She was a mom of older kids, so she had been there and understood. She suggested that I go to the school at lunchtime and have lunch with my son.
lunch at school. To me, that pretty much sums up what it’s like to live in Marley Park…where neighbors are friends who care. Our youngest starts kindergarten this year. I’ll be the mom walking home, sobbing and sweating in the hot-August heat. Whether you’ve been there or are anticipating the day, remember this… “The bittersweet side of appreciating life’s most precious moments is the unbearable awareness that those moments are passing.” ~Marc Parent See you on The Front Porch!
Christie Giannetto | Assistant Editor | The Front Porch Magazine
I didn’t even know that was an option and I was so relieved at the thought of being able to see him just in a few hours, instead of waiting the full seven hours for the day to end, which seemed like a lifetime away. My friend dropped me off at home, I pulled myself together, and joined my son for lunch. He barely noticed me, he was having so much fun with his friends! I felt a lot better though…and I will be forever grateful that we live in a neighborhood where neighbors are friends who care enough to notice you sobbing on the sidewalk, stop and pick you up, and fill you in on the things that veteran parents already know… like that parents are welcome to join their kids for 4 Estrella Publishing - The Front Porch magazine

On Our Cover
When two-year-old Adam Kissell vomited six times during the car ride from Arizona to Utah, his parents knew it wasn’t routine car sickness. Two days later he was unresponsive. Marisha and Kevin Kissell later learned that Adam’s ammonia levels were abnormally high indicating he likely had a metabolic urea disorder. Since metabolic diseases are so rare, there are few doctors that are knowledgeable in this field of study. Every year these doctors come together for a conference and every year Adam’s case is brought up. Eventually, a doctor from Switzerland determined that Adam did, in fact, have a metabolic urea disorder called NAGS (N-acetylglutamate synthase). NAGS is the buildup of ammonia in the body which leads to swelling of the brain and, if not treated, ultimately death. Adam is only the sixth person in the US to be diagnosed with NAGS. Marisha and Kevin decided to move to Arizona from Utah a little over a year ago. Adam is now under the care of a doctor at Phoenix Children’s Hospital who had treated two out of the five people in the US this rare disorder.
6 Estrella Publishing - The Front Porch magazine
At six years old, Adam’s ammonia levels have been stable for two years now, thanks to lifesaving medication. Marisha says that they have always found a way financially to get Adam the medication he needs to lead a normal life. He has made incredible progress, despite being developmentally delayed. It is evident that Adam is a special kid, making a strong impression on everyone he meets. Marisha recalls how nurses at the hospital would stick around to spend time with him. As a mother it is encouraging to see how much your child can overcome from being told he wouldn’t be able to walk or talk to seeing him jumping off the diving board all by himself. As the middle child, Adam receives plenty of love and support from his sisters Lily (9) and Isabella (2). The Kissell family has gotten a very strong message out of this rollercoaster journey: you should never put limits on a child, because they will more than likely exceed all expectations set before them, especially a special needs kid. That’s a lesson we can all take away; to live as if we are limitless. Because miracles happen every day. Adam is just one of them. Submitted by Olivia Quinata| Age 17 | Marley Park Resident

“On My Honor” “On my honor, I will do my best to do my duty to God and my country, to obey the Scout Law, ……….” is the oath taken by each member of the Boy Scouts of America. Upon becoming a member of the Boy Scouts of America, each scout pledges an oath that begins with the above and finishes with what one can constitute as the four pillars of the life of a scout, “to help other people at all times, to keep myself physically strong, mentally awake and morally straight.” Originally founded in England by Sir Robert Baden-Powell, and later in the United States of America in 1910, the organization has prepared young boys, and today young girls, with the basic skills for life with an emphasis on a keen awareness of the outdoors. Scouts also commit themselves to a twelve-point law that they strive to live by. It begins with “A Scout is trustworthy, loyal, helpful, friendly……” and ends with the points of brave, clean and reverent. Camping, hiking and community projects are activities synonymous with scouting. Have you ever passed a group of young boys and their leader as they make their way up a wilderness

trail, seen the sights of a massive encampment of tents with campfires aglow in the night, or witnessed a group of youngsters dressed in their distinct green uniform shirts adorned with badges as they clean-up a long-neglected river front area or historic cemetery? It is truly a site to see. Scouting is based on a rank system that challenges each youth to learn the skills through supervised exposure that progressively take the youngster from the basic rank of Scout through Eagle Scout. Each member can become proficient at swimming, lifesaving, first aid, camping, and outdoor cooking. They learn the importance of citizenship in their own community, the nation, and the world. Safety and emergency preparedness are paramount in scouting along with a knowledge of environmental science and the necessity to conserve our natural resources. Scouting takes young boys and girls to places they have never. Are you up to the challenge? Do you want to open yourself up to the great outdoors, have fun and meet other members of the community? Announcements The United States Flag Code, Title 4, Section 8k states “The flag, when it is in such condition that it is no longer a fitting emblem of display, should be destroyed in a dignified way, preferably by burning.” For the residents of Marley Park who are looking for a way to retire their United States of America flags, Troop 194 has placed a flag retirement drop off box in the Marley Park Heritage Club. Troop 194 meets every Tuesday night and will check the box for flags that have been dropped off. The Troop will make sure that the flags are respectfully retired.
Sevenyear-old, Makenna Handy, daughter of Marley Park residents, Chelsea and Derrick Handy, lost a tooth recently. Makenna said it hurt a little when her dad pulled out the tooth, but it was worth it because the tooth fairy brought her money and a special toy. This marked Makenna’s third baby tooth lost; she has 17 to go and plans to handle each one like a boss!

Home Sweet Home In the twelve years that I’ve been in real estate, the Internet is has changed the way people buy and sell homes. Today buyers can find properties, research real estate agents, apply for loans, and sign contracts…all online, and even from a mobile devise. Even with all this technology at our fingertips, however, figuring out what your home is worth in the current market can still be challenging. Many real estate websites use publicly available data to derive estimates of value. Exactly which data is used is proprietary to each site, but data from public records and the multiple listing service used by real estate agents are usually included. Of course, there is always a margin of error built in. (For example, Zillow’s median error rate overall is currently 5.4%, meaning half of their “Zestimates” nationwide differed from actual sales prices by more than 5.4%.) Visit four or five different sites and you will end up with four or five completely different values for your home. (I tried the Internet sites and ended up with estimates ranging from $298,000 to $355,000 for the same Marley Park address, a range of $57,000!)

If you want an accurate estimate of your home’s value, you can pay for an appraisal by an independent professional appraiser (which could cost $400 or more) or you can contact your local real estate professional for a free Comparative Market Analysis (CMA). Since property condition affects price, the real estate agent will do a quick walk through of your home, noting any upgrades or improvements. They will note the home’s lot size and other factors such as upgrades, location (does the home back up to a busy road, is it on a corner lot, across from a park, etc.), layout, landscaping, etc. They will then do the important job of researching active listings, pending sales, comparable properties that have sold, and expired listings from the past six months. Only then, using the data and their expert knowledge of the local market, will the real estate agent will determine a probable selling price. If you are ready to sell, contemplating selling, or simply curious about your home’s value, a CMA is a valuable tool – and it’s free. Contact your local real estate professional today! Peace On Earth I saw a great MEME on Instagram the other day….
Was it to finish that home project? The one you said you would do two years ago.
JUNE MOM: Take the kids to the library, waterpark, movies and more. JULY MOM: Kids watch Netflix.
Was it to go back to school, learn how to cook, speak a second language, be the best dad, mom, husband, wife, son or daughter you always wanted to be? Whatever it is, be encouraged… You can do it!
We have great intentions to begin the summer and then reality strikes and those intentions are dashed to the hard reality of time, energy, exhaustion and the summer heat. Like that MEME, we all have great intentions in life to do things that are important to us, but sometimes that energy and excitement can get zapped by the realities before us and the struggles of each day. Today, as you read this, I want to encourage you to follow through with those great intentions. Was it to lose weight? Remember back on January 1st, that New Year’s Resolution.
Galatians 6:9 says “Let us not grow weary or become discouraged in doing good, for at the proper time we will reap, if we do not give up.” Press on and don’t give up on what you have set out to accomplish. You will one day reap the reward for your labor. It may be tiring and discouraging at times, but in the end, you will be glad you finished what you started. Bath Time! Adaley, daughter of Marley Park residents Christopher and Whitney Marez, enjoys a lemon and strawberry milk bath with her cousin, Emery, who is just nine weeks older. There are many benefits to milk baths both for babies and adults. Milk baths can help to smooth and moisturize the skin as well as increase relaxation. You can get creative with your milk bath by adding honey, essential oils, flowers, or fruit. For adults, try a few drops of peppermint essential oil to help cool off from the summer heat! Artist of the Month This month’s featured artist is Marley Park resident, Jeralyn Aston. Jeralyn specializes in pet portraits done on wood panels. Each portrait is wood burnt first, which adds a lot of texture when the portrait is finished. Often the wood burning is entirely painted over. They are then painted in acrylic and varnished. Jeralyn has been painting for fifteen years and has painted hundreds of pets, including cats, rabbits, and even rats!

Legal Advice AVOIDING PROBATE WITH A BENEFICIARY DEED
A Beneficiary Deed in essence is a “pay on death designation” for real property. It is very useful if you want to leave your house or other real estate to one or two persons upon our death. A Beneficiary Deed avoids probate without giving up any present ownership interest in the property like joint tenants with right of survivorship does.
The Beneficiary Deed is a great tool for people who have all other assets in accounts that have a “pay on death” designation of some type. The Beneficiary Deed is not a good tool if you want to leave your real property to more than two people, to minors or to adults with special needs receiving government assistance. In those instances, a trust should be used. Sharon Ravenscroft, Esq., The Cavanagh Law Firm, PA, Sun City and Phoenix offices, (623) 815-7451 or Sravenscroft@CavanaghLaw. com. Sharon’s practice focuses on Wills, trusts, domestic partnership agreements and premarital agreements, probate and trust administration. For more information www.sharonravenscroft.com. Submitted by Sharon Ravenscroft, Esq.
The Beneficiary Deed is fully revocable. Where there are co-owners, the surviving owner can revoke the Beneficiary Deed. The owner retains control. The owner does not need to consult the beneficiaries or be concerned about the beneficiaries’ creditors (unlike joint tenants).
