Welcome to your December edition! As a Marley Park resident and a local REALTOR®, I strive to be a resource for the community and to help facilitate positive connections between neighbors through The Front Porch group (TheFrontPorchGroup.com) and other Facebook groups, through the stories in The Front Porch magazine, and through the planning of community events and get-togethers. Part of my job as a REALTOR® is also to be able to refer just about anyone for just about anything. You’re welcome to contact me next time you need a plumber, an electrician, an HVAC technician, or a handyman. I can also recommend an accountant, an estate attorney, an appliance repair tech, or a screen-printing business. The businesses I recommend are all owned by local Surprise residents and several of them are also advertisers in The Front Porch Magazine. Many of them are residents of Marley Park, as well.
There is one important connection who is not local however. In fact, he lives far away in one of the most remote places on earth…The North Pole! Knowing the REAL Santa Clause personally is probably the crown jewel of my referral resource list and, of all the events that take place in Marley Park throughout the year, the annual Photos and Cookies with Santa event is closest to my heart. Because I know Santa personally, I’ve been able to get Marley Park on his December visitation calendar every year since 2015. This year he’ll be stopping by on December 16th for a few hours of photos and cookie decorating! As always, Santa has a long list of people and places to visit, so his time with us is limited. Advanced registration is required for this event and the registration link can be found in The Front Porch group on Facebook. (If you’re not a Facebook user, send me an email.) Oh, and if you’re wondering if he really is THE real Santa, just check out this month’s cover photo. There’s no denying that’s him, pictured with the Henderson kids of Marley Park! As you go about your hustle and bustle this month, keep this quote from Charles W Howard in mind, for it embodies the spirit of the season in a way that only Santa can… “They err who think Santa Claus enters through the chimney. He enters through the heart.” See you on The Front Porch!

On Our Cover
There is nothing like experiencing the holidays through the eyes of a child. This can make the holidays especially difficult for those struggling to build a family. When my husband and I got married, we knew we absolutely wanted children, but we spent years trying to conceive a child with no success. One evening, after an especially difficult few months, the idea of foster care came up. It wasn’t something that was ever on our radar, but once we started looking into the need in Arizona, we couldn’t turn a blind eye any longer. Did you know that on any given day, 438,000 children are in foster care in the United States? In Arizona, that number is approximately 18,000 children and growing! Once we knew the facts, we started the process to become foster parents. Being foster parents is not for the faint of heart. It will stretch and challenge you. Without a doubt, it was the hardest thing we have ever done. You are signing up to love a child with your whole heart knowing that if things go right, you will have to say goodbye. We endured years of sleepless nights with multiple newborns, at one point parenting four children under the age of two.
Estrella Publishing - The Front Porch magazine
Our very first placement was a newborn baby boy named Austin. We fell in love and he eventually became our first son through adoption. Our second child, Millie, was a more difficult case that changed us forever. After 790 days though, she became our daughter. Our third and final adoption was also a marathon, not a sprint. It took 864 days to finalize the adoption of our baby boy, Lincoln. This spring, after fostering a total of fifteen children ranging in age from birth to nine years old, we closed our license as foster parents. I can’t tell you it was all good, but it was all worth it. Foster care changed our family for the better and I am thankful every day for it. Without hesitation we are stronger and better humans than we were before we started this journey. Adoption was never something we had planned but has given us a family better than our wildest dreams. This Christmas is extra sweet for us because it is the first that we celebrate as a forever family of five. After nine years of marriage, we have our family and I can’t think of any sweeter gift. Merry Christmas and Happy New Year, from the Henderson Family. Submitted by Renee Henderson | Marley Park Resident

Community Matters It’s that time of year again...The Holidays! It’s a time of joy, good cheer, and...petty crime. Every year around this time, in The Front Porch group on Facebook, we start seeing an increase in posts about vehicle break-ins, packages going missing from people’s front porches, and suspicious people roaming the neighborhood. PLEASE DON’T PANIC! The neighborhood is not going down the toilet. There is no need to start packing your bags for a move to the East Valley (this stuff happens there too).
To be honest, I don’t know if it’s the cooler weather, the holidays themselves, or some weird lunar cycle, but every year just after Halloween and lasting through January, the interwebs are abuzz with reports of the most recent petty-crime activity in the ‘hood. Now, don’t get me wrong... petty crime is annoying, can be costly for the victim, and can certainly make you feel less-thansecure in your home and community. It can be avoided with a little common-sense and some very simple habits, such as locking your home and vehicles, avoiding leaving valuables in your car, parking in your garage when possible, and keeping your home’s exterior lights on at night.
8 Estrella Publishing - The Front Porch magazine
Technology such as wireless surveillance cameras and doorbell cameras can also help deter wouldbe criminals as well as assist police with tracking them down when crimes do occur. Over the years we’ve had lots of well-meaning neighbors offer to organize neighborhood watch groups, some even taking the role of patrolling the neighborhood in their personal vehicles. We’ve had countless community meetings with members of the Surprise Police Department. We’ve implemented email chains, phone trains, and of course, endless social media posts about neighborhood safety. At the end of the day though, the most effective thing you can do is be aware of your surroundings and call the Surprise PD non-emergency number at (623) 222-4000 (or 911 when appropriate) if you do see something suspicious in the neighborhood. If we all stay alert, committed to practicing the commonsense tips above, and diligent about reporting to the police when necessary, we can help keep petty-crime in our neighborhood to a minimum so we can all enjoy the holidays together as a community. Give Back - SunshineLand Orphanage In Sinaloa, Mexico, in the shadow of what the U.S. Intelligence Community deems “the most powerful drug trafficking organization in the world” stands Tierras del Sol Brilliante translated Sunshine Land, an orphanage for some of Sinaloas’s most vulnerable citizens…its children. Twenty-three years ago, despite having an opportunity for a secure job and a good life for his wife and children in the U.S., Jose Basoco felt the call from God to open an orphanage himself in his native land of Sinaloa, a place rife with extreme danger and instability for the children who live there. After 12 years of prayer and with the encouragement of others, during which Jose and his wife Maria attended and graduated from seminary in Nogales, Arizona, a plot of land was purchased by a church that Jose had previously helped plant in Sinaloa, Mexico, beginning the journey of opening his orphanage. In 2007, Jose and others began working on the first building, containing accommodations for the orphans and a bedroom for Jose’s daughter Isabel and son in law Eduardo, the orphanage
house-parents. After working on the building brick by brick with their own hands, it was finally completed in 2011. The first children to be given shelter at Sunshine Land arrived in 2011, two of them being siblings whose father was murdered by a cartel and whose mother committed suicide.
Though Sunshine Land currently only has room for 20 children, some with special needs, Jose and Maria’s vision far exceeds that number, so more dorms and living spaces are needed. With the drug cartels waiting in the wings, the Basocos also want to be able to provide a safe place for the older children to stay until they can find work or go on to further schooling. Jose and Maria receive no government funding for the children they care for. Food, clothing, medicine and other necessities come solely from private donations. There will be a Concert Fundraiser for Sunshine Land Orphanage in Sinaloa, Mexico at Marley Park Heritage Club on December 16, 2018. Gates open @ 2:30pm. Master of Ceremonies: Court Stumpf, of Alice Cooper’s Proof is in the Pudding. Music by: Micah Bentley of Wild Earth Conrad Varela (1st place winner of the 2018 Alice Cooper’s Proof is in the Pudding) and OneThirteen (John Caufield, Brandon McCarthy & Colton Harrison). Refreshments will be available. Come on out for great music for a great cause! For more information see “Events” in The Front Porch group on Facebook (TheFrontPorchGroup. com). Home Sweet Home If you are considering selling your home to a quick-sale investment company, I highly recommend that you speak with an experienced REALTOR® first. There are many scenarios where selling to an investor makes sense. You owe it to yourself, however, to explore all options before deciding which is best.
If you’ve already received an offer, ask a trusted REALTOR® to review it with you and help you weigh the pros and cons compared to listing and selling on the traditional market. Look for someone who is an Exclusive Partner Agent with a large home buyer in Arizona and ask him/her to bring a second cash offer to the table for you to review and compare as well. A good agent will provide a comprehensive home value analysis as well as a detailed spreadsheet that allows you to compare the expenses involved with both options so that you’ll have a good idea of what your net proceeds with be with either choice. The agent will also be able to talk you through some of the other advantages and disadvantages such as flexible closing dates, eliminating the need for staging, or having more negotiating power with buyer repair requests.
10 Estrella Publishing - The Front Porch magazine
If you decide that selling to an investor is in your best interest, you may choose to move forward without representation. Alternatively, if you’d like to have an experienced agent representing your interests throughout the transaction, a REALTOR® who is an Exclusive Partner Agent with a large home buyer will be able to do so at a fraction of the commission they normally charge for a traditional listing. On the other hand, you may decide that selling your home on the traditional market is the best option for you. A good agent won’t pressure you in that direction, but instead will help you truly weigh the pros and cons of all possible options, so you can make an informed decision based on your own needs and goals. A licensed REALTOR® can make sure you are protected from contract to close whether you decide to go the route of the traditional market or sell directly to an investor. Either way, you have nothing to lose by requesting a free consultation, but everything to gain by understanding your options and making an informed decision. Curly McBoing Boing Baldwin, a hairless Chinese Crested dog, was rescued by Marley Park resident, Jeralyn Aston when he was just two weeks old. Even in the desert, clothes are necessary for hairless dogs and Jaralyn quickly learned how to sew when she adopted Curly. To date she has made over 300 outfits for him. Money Matters
Did you know that in leu of paying the Arizona Department of Revenue directly, they allow you to pay your tax liability in the form of contributions towards your favorite charities? YES, that’s right! If you pay taxes in the State of Arizona, you can contribute equally to what is owed in taxes to a variety of charitable organizations and schools through the Arizona Tax Credit program). This empowers you, the taxpayer to control and direct how your taxpayer dollars are spent. This becomes a win-win for you, the organization, and the State of Arizona. This program is especially beneficial to businesses and those paying quarterly state taxes. However with some intentional planning, employees too can participate. This involves coordinating with your HR dept to stop withholdings of state taxes on your paycheck and redirect those monies to a specified account to which they can then be dispersed to a school or charity. The key here is to make sure you are not underpaying or not setting enough money aside

Traditions
Unless you’re new to Marley Park, you’ve probably received the annual Christmas ornament from our family in years past. The ornaments were inspired by my family’s tradition of collecting Christmas ornaments every year, each item in a collection always indicating the year it was made. Ornament collections have always been one of my favorite holiday traditions. As a child, I collected the Hallmark Cinnamon Bears, a series of little ceramic bears, each holding a different Christmas item. My younger brother collected the Hallmark locomotive train series, each one painted in festive colors and stamped with the year. We have continued the tradition with our own children and I even have an “adult” collection of Swarovski crystal snowflake ornaments starting with the year of our wedding (ten years this year!). This month, we are looking forward to delivering the fifth annual pewter ornament to our Marley Park neighbors as a gift from our family. The ornaments are custom designed, and each one features a different Marley Park home. The
Estrella Publishing - The Front Porch magazine
collection is intended to showcase the diverse architecture that is represented in our neighborhood and capture just one of the many things that make Marley Park so special. If this is your first holiday season in Marley Park, we hope you enjoy this little expression of neighborly love from our family, as well as all the other holiday traditions that make Marley Park a unique and magical place to celebrate. If we haven’t met in person yet, please reach out! I’d love to have coffee or a glass of wine at a local favorite…or just on the front porch. After all, isn’t that what front porches are for? Happy Holidays, from our family to yours.

Board News
Happy Holidays! I am excited to be serving our community and its residents as a member of your Marley Park Community Association Board of Directors. As you may or may not know, the Board is now comprised of four resident directors; Donna Bronski, Valerie Jackson, Lance Miyatovich and myself, along with Founder Director Dan Kelly, who represents DMB Associates, Inc. We have met twice since September and are dedicated to addressing the issues that are most important to Marley Park’s residents. The biggest topics have been the budget, landscaping maintenance, and community inclusiveness. This is my family’s eleventh holiday season in Marley Park. We love to see the variety of decorations, the bright lights, and the festive atmosphere that encourages residents to explore the community and meet their neighbors. What we love most is how engaged neighbors are in what makes Marley Park a unique place to call home. I encourage you to keep that tradition alive this season, to treat your neighbors as family, and make an effort to include residents from all around our beautiful neighborhood.
I also encourage you to be involved in our community year-round, in any capacity. If there’s something you feel is missing from the existing offerings, make it happen! Whether it’s planning a neighborhood gathering, volunteering for a committee, or simply inviting your neighbor to go for a walk, be the change you wish to see. Also, if you see an issue that needs to be addressed, be sure to submit a community concern form which can be easily found at www.marleypark. com. This is the official record the Community Association uses to review and repair matters in a timely manner. You can contact your board members at marleyparkboard@dmbcommunitylife.com. Be sure to also attend board meetings when possible, join a club, or attend a signature event. Finally, much has been written recently about the Marley Park Community Facilities District. An important part of participating in your neighborhood is staying informed, so I encourage you to take a few minutes to examine the official records at https://www.surpriseaz.gov/3659/ Marley-Park-CFD. You can also get a detailed explanation of your full property tax assessment at the Maricopa County Treasurer’s Office: https://treasurer.maricopa.gov/. From my family to yours, we wish you a safe and happy holiday season. Submitted by Mark McCall | Marley Park Resident

Luminarias
Every Christmas Eve, Marley Park residents line the streets with glowing luminaria bags at sundown. The combined efforts of neighbors make the neighborhood glow with a Christmas magic that will truly take your breath away. To participate, you can pick up white paper bags at the Marley Park Heritage Club (while supplies last) or provide your own white paper bags. Simply place a handful of sand or rocks in the bottom of each bag along with a candle, and line the curb in front of your home. Long-burning tea lights work best and last the longest. (I will
Estrella Publishing - The Front Porch magazine
have extras available if you need them; just text, email, or message me on Facebook to let me know when you want to come by and pick them up.) A typical lot size requires ten bags; more for extra-wide lots and corner lots. If you have neighbors who will be out of town, please consider placing bags in front of their homes as well. The more people who participate, the more magical the evening will be! Merry Christmas, Marley Park! Submitted by Christie Giannetto | Marley Park Resident
