We have put together some useful information to help you sell your home well.

Typical Steps Involved in Selling Your Home Generally, the steps you can expect are: 1. Find your Estate Agent. See what others have to say about them and have a chat to see if they will be pleasant, courteous and efficient to work with.

2. Appoint your Solicitor. As above – ask friends and family for recommendations too.

3. Your Solicitor will take up your property’s Title Deeds from your bank if you have a mortgage and check through them.

4. Prepare your house for sale – your Estate Agent should help out with suggestions on how to make your property more attractive to buyers.

5. Photographs will be arranged to be taken by your Estate Agent – make sure your home is camera ready!

6. Your Estate Agent advertises your property to potential buyers. Most advertising happens online. A For Sale sign is sited at your property too.

7. Viewings are arranged by your Estate Agent. You do not need to be at the property for viewings.

8. Offers to buy are communicated to you by your Estate Agent. Once you have an offer that you are happy with, the Estate Agent will ask the buyer to pay a deposit of between €5,000 and €10,000. When paid, the property is considered “Sale Agreed”.

9. Your Estate Agent issues a Sales Letter to your Solicitor with details of the proposed sale.

10. Your Solicitor prepares the contracts – these will include issues like what contents are included, boundaries, planning etc. Your Solicitor will handle queries from the buyer on the detail of the contracts.

11. Once you and the buyer are happy, contracts are signed by you and the buyer. The buyer is usually asked for a “Contract Deposit” of approx. 10% of the sale price less the booking deposit. Now the buyer is contractually obliged to buy your property.

12. The buyer’s Solicitor raises any questions on the title (ownership) of the property – “Requisitions on Title” and sends them with the Purchase Deed to your Solicitor. Your Solicitor answers the title queries and approves the Purchase Deed.

13. Closing the Sale – Your Solicitor will let you know what documents you need to produce and/or sign in order to close the sale. You will also sign the Transfer Deed, signing ownership over to the buyer.

14. Handing over the Keys – A closing date is agreed between your Solicitor and the buyer’s. This is when the Title Deeds and the keys of the property are exchanged for the balance of the sale price.

15. Redemption of Mortgage - If you have a Mortgage, your Solicitor will pay it off with the money received from the sale.

Your Solicitor will deduct their own fees from the sale price and transfer the remainder to you.

Preparation - Documentation Liaise with your solicitor to ensure that you have these documents ready in good time: •

Original grant of probate (if required)

Also, make sure to arrange to have your Building Energy Rating (BER) done and ready for the sale.

The Guide to Selling Your Home Smarter, Faster, Better Preparing Your Home Talk to your Estate Agent about what needs to be done with the property to ensure it is as attractive as possible to buyers. This will help speed up the sale and maximise the price.

In our experience, here’s what makes the biggest difference: 1. Get rid of any clutter – put it into storage, donate it or sell it. The buyer needs to be able to imagine their own belongings in your home and they can’t do that if it’s full of yours.

2. Paint the front door, sweep the doorstep and buy a new doormat.

3. Wall colours should be neutral. Accessorise with cushions and throws in no more than three harmonious colours.

Candles, fresh flowers and bowls of fruit also create a pleasant ambience.

4. Floor lamps are better than overhead lighting 5. The whole house should be clean, but the bathrooms and kitchen must be immaculate. Empty all bins.

6. Clear the kitchen surfaces and put away everyday implements.

7. Use cream or white bed linen and curtains if possible in bedrooms. They make the room look bigger and you can always take them with you. Make sure potential buyers can walk around the bed, or they will think the room is too small.

8. If you can’t retile the bathroom, then re-grout, replace sealant and get rid of lime scale. Invest in fluffy white towels and open new bars of scented soap.

9. Remove all traces of animals and send pets elsewhere while you are showing the house.

10. Children should preferably be elsewhere. Hide all plastic toys - an artistically placed teddy is acceptable!

11. Open all windows! Air freshening devices are no substitute for proper ventilation. Avoid cooking curry or fish before a viewing and opt maybe for homemade brown bread or scones!

Getting the Best Price for Your Property Setting the Price Research needs to be done on the price of comparable properties previously sold in the area. You should also request a valuation from your chosen estate agent and be guided by their experience and advice.

The price that you advertise your property at should be chosen very carefully. Ideally you want it to be at a level which will generate interest from the greatest number of potential buyers possible and which can be built on to deliver the highest value possible to you.

If the price advertised is too low, you may end up dealing with buyers who just can’t afford what you actually need to achieve.

Figure out your Budget If, like the vast majority of us, you need to get a mortgage to buy your house, it is a good idea to work out how much you will be able to afford at the outset.

Banks can lend you up to 3.5 times your gross annual income (except for buy to let) plus they have the discretion to add 20% of the value of the mortgage above this limit for first time buyers.

So, if you and your partner have a combined gross annual income of €60,000, the banks may lend you up to €252,000.

How Much Deposit Do I Need?

First time buyers need to pay a deposit of min. 10%.

On a property priced at €175,000, that means €17,500.

Lenders have some discretion here too and may allow you to pay only 5% on deposit.

Help to Buy The Help to Buy (HTB) incentive is a scheme to help first-time buyers get a deposit for a home. It allows you to claim back tax that you have paid in Ireland the last four years.

You can claim up to €30,000 or 10% of the price of your new home, whichever is lower.

Viewing Properties When you find a property you’re interested in, arrange a viewing with the Estate Agent. Let the Estate Agent know what kind of property you want and they may be able to recommend others on their books and send you the details.

Your mortgage provider may insist on an independent valuation of the property before it will confirm the mortgage to buy it.

Home Insurance

Check the Building Energy Rating of every property you view. Energy efficiency can make a big financial difference over the years.

Making An Offer When you’ve found the property that best suits your needs and your budget, it’s time to make your offer to the estate agent. Check the property price register before you do so, so that you can get an idea of what properties in the area have sold for recently.

Once the property is sale agreed, it is a good idea to look for home insurance, as it will be required by the bank before the mortgage funds are issued to you.

Mortgage approval Your mortgage provider will send you a formal letter of offer including all relevant information on the mortgage : Value, Duration and Cost of loan Details of property being purchased

At this stage, it can really help to have your documentation from your bank to show that you have been approved for a mortgage – sometimes the sellers will take a lower offer if it seems that the sale will go through more quickly.

Deadline for accepting the offer of the mortgage

Sale Agreed

Once your solicitor has checked the contracts for sale and you are happy with them, you need to sign two copies of them. Your solicitor then returns both to the seller’s solicitor. Now you are legally bound to buy the property.

This means that your offer has been accepted by the sellers and you have paid your booking deposit. The deposit may be a percentage of the house price or a fixed amount. If you change your mind before signing the contract, you should be able to get this deposit refunded.

If you are satisfied with all the details, you need to accept the offer via your solicitor.

Exchange of Contracts

Paying your Mortgage Deposit

The estate agent now sends a document of sale to your and the seller’s solicitors with all the necessary information such as price, what is included in the sale, closing date and the contact details of all involved.

Your deposit is now paid to the seller via your solicitor – the amount will have been specified by your mortgage provider and your booking deposit will be deducted from it.

The seller’s solicitor then send the contracts for the sale with the Title Deeds, which show the details of ownership of the property, to your solicitor.

Closing

Survey It is recommended that you appoint your own surveyor to carry out a detailed structural survey of the property before completion – this will show any work that needs to be done that might affect the price you offered or even your decision to buy!

The seller’s solicitor sends one copy of the signed contract back to your solicitor when the deposit is paid. Now the seller is legally obliged to sell you their property.

Both solicitors arrange for a final closing date and time, following the payment of the property price to the seller by your mortgage provider, when will be given the keys to your new property!

Generally, there is no fee charged by a mortgage broker for the use of their services. The mortgage broker operates on a commission basis, receiving in general between .5% and 1% of the value of the mortgage from the mortgage provider.

Be aware that there may be complications if you decide to switch mortgages – some banks have a policy of “clawing back” broker commission and some brokers have a policy of invoicing their customer (i.e. you) for the amount, as they did the work to earn it, in their view. Check your broker agreement for this detail before making any agreement.

A small percentage difference in the mortgage rate can make a very big difference to how much you pay over the long term, e.g. a quarter percent difference on a €200K mortgage will cost you €25,000 over 35 years.

SOME GOOD IDEAS TO HELP YOU SUCCEED AS A LANDLORD: 1. Check your tenants carefully. At Liberty Blue we request references from previous landlords and we verify each one personally – we also make sure to meet each prospective tenant in person.

2. Think carefully about allowing pets. Lovable as they are, puppies and cats can cause great damage to your property and make you very unpopular with neighbours!

3. Transferring from one tenant to another can be complicated. At Liberty Blue we have refined this process down to a T, using some clever technology and know-how. We recommend Pinergy for electricity, Property Button for gas changeover and InventoryBase for property inspections.

4. Maintenance can be a headache for landlords, but it is important to deal with issues as soon as they arise as to let them lie can worsen the situation and add to the cost. We use FixFlo to manage our clients’ tenants’ maintenance – this technology allows tenants to report problems 24/7 and reduces costs by guiding them through self-fixes where appropriate.

Guide to the Residential Tenancies Board The RTB or Residential Tenancies Board (previously PRTB) was established in the Residential Tenancies Act 2004 and it acts as an independent body to help regulate the Irish rental sector.

Their main functions are to; mediate and provide dispute resolution between landlords (both housing bodies and private landlords) and tenants and apply the laws set out in the 2004 act. They also provide a ‘live register’ of tenancies and carry out research in the Irish rental market.

If you are a tenant this board gives you a vehicle to deal with any problems occurring during your tenancy, such as rent increases that are not in line with current market rent or improper notice to quit orders to name but a few.

And if you are a landlord? This board gives you a ‘back up’ to help apply the laws set out under the residential tenancies act and can help deal with issues such as antisocial behaviour of tenants and the non-payment of rent. The downside of the adjudication process is that due to the amount of cases open it can be a slow process at times.

So what does it cost? Every tenancy needs to be registered with the RTB, there is a registration charge of €90 per tenancy. Landlords that fail to do so can be fined (up to €3,000, or even face up 6 months in prison). However, not every tenancy needs to be registered, for example; businesses, a room within a landlord occupied home, holiday lettings and section 50 student rentals are 4 of the main lettings that fall outside the act.

So besides registration are there any other costs involved?

Only if you are involved in a dispute. To open up an adjudication case with the RTB costs €15 (if done online) and €25 if done on paper, a mediation case is free of charge. A case can be opened by the tenant, landlord or even a neighbour.

Some landlords have reported that their tenants regularly threaten to open up a RTB case on them. What should you do if this happens to you? Well, if you have acted within the laws then you have nothing to worry about. The RTB is there to ensure the ‘rental rules’ are applied not to vilify landlords or tenants.

The RTB should be seen as a backup if the relationship between the landlord and tenant has broken down rather than a first port of call at any sign of dispute. All issues arising during a tenancy should first try to be resolved between the parties and I believe that an open line of communication between the landlord (or their agents) and the tenant is essential to a good tenancy.

WHO SHOULD I INFORM ABOUT MOVING HOUSE? Even if you use the An Post’s mail-redirection service, it’s a good idea to inform important companies, such as banks and utility companies, directly. Make a list of all the companies and organisations you need to inform, including their contact details and when to do it by.

GOVERNMENT BODIES Update your address with the NDLS for both your licence and vehicle registration - but not before you move, as you may need your licence for identification and van hire.

Depending on your circumstances, you may also need to contact the Department of Employment Affairs and Social Protection.

You’ll need to ask your local authority for a final statement of your council tax - and may even get a refund. And don’t forget to update your details on the electoral register.

Let your utilities providers know the exact date you’ll be moving. You should take meter readings and photographs (ideally date-stamped ones) of the meters in both your old and new home.

If you are changing your phone number, you may also be able to arrange for your telephone company to automatically inform callers of your new number for a few weeks following the switchover date.

WHEN TO START PACKING TO MOVE HOME The earlier you start packing, the better. Begin packing non-essentials a couple of weeks before moving day. It’s worth planning where all your furniture will go a few weeks in advance of your move and disposing of any items you don’t want to take with you.

You may need to order packing cases, and possibly new curtains and carpets for your new property, too.

PREPARING YOUR HOME FOR THE NEW OWNER

HEALTH SERVICES You’ll have to let any medical organisations you deal with know you’re moving as well. Make registering at your new local GP a priority, as there may be a delay in getting treatment when you first register.

It’s a good idea to ask – or have it as part of your purchase agreement – that the person you are buying from does the same.
