Bicycling Requirements Due to the Covid-19 pandemic, more residents have been bicycling in and around the community. We ask that residents who are riding their bicycles along the sidewalks be mindful of pedestrian who are also walking along those same walkways. Please be neighborly as we share the same community and have the same rights. Florida Law states the following regarding Sidewalk Riding:

COMMUNITY PET REMINDER! Please pick up after your pet! It doesn't take much to remember that we have pets in our community. In fact, if you don't watch your step, you’re liable to step in one such reminder! Besides being unsightly and smelly, animal waste can be hazardous to the health of our children who play in the community and other pets. One of the most common forms of disease transmission between dogs is through fecal matter.

Florida allows bicycles to operate on sidewalks subject to the following rules:

A person propelling a vehicle by human power upon and along a sidewalk, or across a roadway upon and along a crosswalk, has all the rights and duties applicable to a pedestrian under the same circumstances; and

When walking your dog in our community, remember that it should be leashed. Also, it is important to remember to immediately clean up after your pet. Take along a baggie with you to pick up waste with and then dispose of it properly or utilize one of our many doggie stations. By taking a few simple steps to clean up after your pet, you can contribute not only to the beautification of our community, but also towards the elimination of one of the most irritating nuisances our residents have to contend with. TENNIS UPDATES Congratulations to the Somerset Academy Girls and Boys Varsity tennis teams. Both teams won first place in their district tournament for the first time in school history. Many of the players on the roster reside in Sunset Lakes. Coach Rick Simeon and the community are very proud of you. In trying to keep everyone safe the coaches at Simeon Tennis Academy have been vaccinated for the corona virus and want to help keep the courts an enjoyable and safe area.

Warning! It's Gator mating season. The American Alligator's courtship and mating takes place at night in shallow water, during April and May. Male alligators are territorial animals during the breeding season and will defend their area against other male intruders. After mating, the female alligator moves into the marshy areas and shoreline where she will begin to construct a nest. Female alligators begin to lay their eggs in late June and early July. During this time the female alligator guards her nest against intruders. The eggs begin to hatch in August through September. The young alligators are known as hatchlings and are about 6-8 inches at birth. Until the next breeding season begins, the female alligator will remain near her brood, defending them against predators. It appears that alligators tend to regard humans as animals larger than themselves and thus will not generally attack a human without provocation. However, they will certainly look after their interests when their predatory or protective instincts are triggered. May/June – Not too early to start thinking about getting your trees trimmed for hurricane season. Get rid of the coconuts and old fronds and seed pods that are still hanging around on your palms. ATV Safety & Guidelines According to Miramar Police: No ATVS allowed on gravel road behind HARBOUR LAKES (SIGNS POSTED). NO ATVS allowed on 19600 LEVEE GL HOMES/SUNSET LAKES. MIRAMAR POLICE will be doing enforcement. ATV SAFETY: • ATVs can weigh up to 850 pounds • ATVs have a high center of gravity so they have a higher chance of flipping over • Most ATVs can sustain high speeds over 60 mph, risking a child’s loss of control of the vehicle • There are no seat belts, roll bars, air bags or safety cages to protect your child • The risk of injury is higher for children and adolescents because their cognitive judgment, physical strength and motor skills to properly operate a heavy duty vehicle are still developing DON’T drive an ATV during the nighttime or on uneven terrain. Because ATVs are meant for unpaved roads, in the dark it may be hard to see uneven terrain or anything else for that matter. This could be very dangerous as riders can crash and get injured or roll the ATV over if they drive into a ditch. DON’T operate an ATV under the influence of drugs or alcohol. As with any vehicle, you should never operate an ATV under the influence of drugs or alcohol. Drugs and alcohol interfere with senses, perception, motor control and impair judgment. All of these are needed to safely operate a motor vehicle. On an off-road vehicle, you need to be even more aware of your surroundings and be able to make quick, smart decisions. Miramar Pkwy. Commercial vehicles will not be allowed through the Isles entrance at 40 St.

 ADT is the HOA’s alarm monitoring company. 800-878-7806 or to cancel an alarm 800-226-2351  Overnight parking is prohibited on any streets, lawns or areas other than driveways and garages. All boats on trailers, commercial

vehicles and RV’s may not be parked outside of a home overnight. Boats are not permitted to be parked or stored on the shoreline overnight. Failure to comply can result in towing and/or legal action.

 Tree removal requires a permit from the City of Miramar. This includes all trees on owner’s property, whether in the swale, front, back,

or sides of the home. Call the Community Development Department 954-967-1679. The City will levy fines for those without permits.

 Please be sure to pick up an Architectural Modification form from the HOA office or web site, for any exterior changes and/or additions

that you would like to make to your home. This includes painting, landscaping, shutters, gutters, fencing, pools, etc. Architectural approval is required in order to ensure that the aesthetic value of all Sunset Lakes homes remain in accordance with the entire community. Non-compliance of the Association’s Deed Restrictions may result in legal action and additional fees added to your account.

 Landscaping notice: The maintenance of the trees in the swales of your property (area between street and sidewalk) is the

responsibility of the homeowner. Please properly prune your trees to avoid violations and/or fines. No landscaping trucks allowed on Sundays & Holidays.

 Homeowner’s who have their home for sale and would like an “Open House” are allowed one sign posted in their yard and need to

contact the HOA office for further information.

 Automatic External Defibrillator’s (AED’s) are located in the gym, pool deck and tennis courts. Please familiarize yourself with their

exact locations.

 PLEASE do not litter, drive carefully, obey speed limits, Stop signs and pick up after your pets.
