RAINY SEASON The rainy season has started and so far, we are having a very wet season. Heavy rain is in the forecast. Rainfall rate is generally described as light, moderate or heavy. ... Heavy rainfall is more than 0.30 inches of rain per hour. Rainfall amount is described as the depth of water reaching the ground, typically in inches or millimeters (25 mm equals one inch). An inch of rain is exactly that, water that is one inch deep.

Out flow of water from the Storm Drains is affected by the following conditions:

Accumulation of debris on the grate – easily resolved. The level of water in the collecting lakes - The higher the level the slower the outflow. It does not mean the drains are clogged. It just takes a longer time for the water to run off, especially if the outflow pipe is covered by the water in the collecting lake. The amount of rain that is currently being received – Sometimes the rain is just too much. Although the drains are functioning perfectly, it will still take a little time for the water to run off.

Here’s how to help 1. Have your landscapers clean up after curring the grass and trimming the trees. 2. If water is accumulating on the street, when it is safe to do so, please check the drain in front of your property. Remove the debris or any item preventing the run off. 3. Our staff will continue to clean up our community daily. Warning! It's Gator mating season. The American Alligator's courtship and mating takes place at night in shallow water, during April and May. Male alligators are territorial animals during the breeding season and will defend their area against other male intruders. After mating, the female alligator moves into the marshy areas and shoreline where she will begin to construct a nest. Female alligators begin to lay their eggs in late June and early July. During this time the female alligator guards her nest against intruders. The eggs begin to hatch in August through September. The young alligators are known as hatchlings and are about 6-8 inches at birth. Until the next breeding season begins, the female alligator will remain near her brood, defending them against predators. It appears that alligators tend to regard humans as animals larger than themselves and thus will not generally attack a human without provocation. However, they will certainly look after their interests when their predatory or protective instincts are triggered. Hurricane Preparedness The hurricane season will officially begin on June 1st and ends on November 30th. Hurricane preparedness should be a priority in your home. Planning ahead helps to safeguard lives and property. The best time to plan for securing your home, assemble your disaster kit and where to stay during the storm is before hurricane season begins. Photograph the interior, exterior, and contents of your home for insurance verification. Have a plan for your pets. Storm drains and catch basins, which were created to prevent trash and debris from entering a drainage system, flow into a natural body of water, like a stream, a river, or a lake. The influx of water during a hurricane can cause major problems to our city’s infrastructure. With nowhere else to go, when those bodies of water reach their capacity, sewage waste has nowhere else to go but into your home. Luckily, there are ways to prevent this. Here are a few simple things you can do to prepare your plumbing for hurricane season: 1. Clean out the area drain covers around your property. Just one clogged area drain grating can cause flooding. 2. Make sure the caps or plugs on your sewer trap are sealed tight. If they look old or ill-fitting, replace them immediately. 3. And, most importantly, be proactive about drain maintenance. The best time to have a professional troubleshoot your property for potential problems is before the winds and rains. Damage caused by flying debris is one of the major threats associated with a hurricane. Securing loose items on your property should be part of your standard preparation when a high wind storm is approaching. In part states: 6.14 Garbage and Trash. Garbage, trash, refuse or rubbish shall be regularly picked up and shall not be permitted to unreasonably accumulate. All types of garbage that is required to be placed near any street or at any particular area in order to be collected, may be so placed and kept after 5:00 p.m. on the day before the scheduled day of collection and any trash facilities must be removed on the collection day. All garbage must be placed in appropriate trash facilities and all containers or garbage facilities shall be screened from view and kept in a clean and sanitary condition. No noxious or offensive odors shall be permitted. 6.16 Landscaping. All homes shall be tastefully landscaped in accordance with any criteria established by the HOA, to the waterline of any abutting lake and to the pavement edge of any abutting road. Lawns shall be primarily grass and shall not be paved or covered with grovel, artificial turf or other covering unless permitted by the HOA. All diseased or dead sod, plants, shrubs or flowers shall be promptly replaced and excessive weeds or unsightly growth shall be removed. All landscaping shall be regularly maintained in first-class condition and appearance, including mowing, trimming, fertilization, irrigation and weed, insect and disease control. Any underground sprinkler system which utilizes water supplied by a well, shall utilize a rust inhibitor system, so that rust deposits will not accumulate on any building, wall or paved area. 6.17 Leases. All leases of a home must be in writing and specifically be subject to the Declaration, the Articles and the By laws with copies delivered to the Master Association prior to occupancy by the tenant(s). No lease shall be for a period of less than 6 months and no homeowner may lease his home more than 2 times in any consecutive 1 2 month period, without the consent of the HOA.

 Please be sure to pick up an Architectural Modification form from the HOA office or web site, for any exterior changes and/or additions

that you would like to make to your home. This includes painting, landscaping, shutters, gutters, fencing, pools, etc. Architectural approval is required in order to ensure that the aesthetic value of all Sunset Lakes homes remain in accordance with the entire community. Non-compliance of the Association’s Deed Restrictions may result in legal action and additional fees added to your account.

 Landscaping notice: The maintenance of the trees in the swales of your property (area between street and sidewalk) is the

responsibility of the homeowner. Please properly prune your trees to avoid violations and/or fines. No landscaping trucks allowed on Sundays & Holidays.

 Homeowner’s who have their home for sale and would like an “Open House” are allowed one sign posted in their yard and need to

contact the HOA office for further information.

 Automatic External Defibrillator’s (AED’s) are located in the gym, pool deck and tennis courts. Please familiarize yourself with their
