ACTIVATION OF THE LAWN LANTERNS Recently the MBOD approved revisions to the ARB Stipulations that will have an impact on front lawns, beds and the overall ambiance of the community. Item 21. Light Fixtures indicates that “the front lamp post is optional, however, if installed must be operational (gas or electric) and that the lantern can remain white or must match the garage door light fixtures in color”. This revision will require property owners to have a front yard lamp post that provides light. Homeowners are encouraged to transition to electric, with an on/off dusk to dawn sensor. Those few homeowners with active gas lanterns need not change. Conversion and activation of light posts will improve security, safety and ambiance, add value to the property and improve the nighttime appearance of the community. For those who are not aware of the Lanterns history, the original gas lanterns fell dormant overtimedue to hurricane safety concerns, the fragility of the gas wicks, the cost of gas and the TECO Gas company fees to come out to turn the gas back on after a weather event. Costs of conversion of the lamp will vary based on the condition of the post, the proximity of the post to an outdoor electric outlet, etc. Consult your electrician, plumber contractor for estimates. Just imagine being able to take secure night walks with your families within your illuminated villages. It would be stunning! Let’s light up the community! ARB (Architectural Review Board) Stipulations: Many homes are not in compliance with minimum ARB stipulations for front yard trees or the condition of the lawn and landscape beds. The ARB requires that “the bed and lawn be maintained in a healthy, well - trimmed, free of weeds state at all times, creating an attractive appearance”. Dead grass and patches of dirt are unacceptable. We urge all resident homeowners and owners of rental properties to make every effort to maintain your properties to minimum ARB standards. Attractive front yards maintain everyone’s property values and assure that you do not incur violation notices and incur penalties for failure to comply

Palm Trees of Pembroke Falls One of the many beautiful features of Pembroke Falls is the variety of Palm Trees we maintain and the ambiance it helps to create. There are (9) nine palm trees at our main Sheridan Gatehouse. First is a beautiful Canary Island Date in the median end cap with Stately Royals; Robellinis; Foxtails; Coconuts; Bismarck’s; Sable; Red Gum and a small cluster of European Fans by the guardhouse. People may not know particular species but appreciate their beauty. Inside the gates we have; a Majesty (Triangle), Queen Palms, Washingtonians, Adonidas (Christmas) Medjool Date, Sylvester, Sago, Cabbage, Bottle, and Cardboard Palms that are cycads and Ponytails that are Bulbs. Palms need essential nutrients; they must be fertilized 4 times annually. Nutrients include Nitrogen, Magnesium Sulphate (Epsom Salt) and Boron. These nutrients are sold in granular, liquid and spikes at local hardware stores. The liquid is injected at the outer spread of the Fronds for trees in the medians and on the slopes near the lakes to help reduce runoff into the lakes. Granular is applied topically in wide open areas where the lawns absorb any excess. Spikes are effective, but the most expensive option. Signs of nutrient deficiency are frizzle top, growth from the sides, bent trunks, and diseases such as necropsy of the meristem. Nuisance Corner A Bimini Bay homeowner complains that feeding of ducks in the neighborhood has resulted in a duck family taking up residence on the property. The ducks have established nests on the roof and in the lawn bed. The homeowner vows not to evict the duck family until the ducklings are born and able to follow their parents as they find another more appropriate nesting site. Please don't feed the wild life. One or more of our neighbors are actively and systematically defacing the streets and intersections in our community. This behavior is illegal, and the perpetrators can be prosecuted for defacing private property. Those involved are urged to cease and desist with this behavior or risk legal action.
