All boats on trailers, commercial vehicles, and RV’s may not be parked outside of a home overnight. Boats are not permitted to be parked or stored on the shoreline overnight. Failure to comply will result in towing or legal action.  For residents use only and password protected, we have free Wi-Fi at the clubhouse and in the tennis courts area. Clubhouse: SSL18600 - Tennis courts: Sltennis18600  Tree Removal requires a permit from the City of Miramar. This includes all trees on owner’s property, whether in the swale, front, back, or sides of the home. For more information, call the Community Development Department at 954-967-1679. The City will levy fines for those who have not gotten permits.  Automatic External Defibrillator's (AED's) have been installed in the gym, pool deck and tennis courts. Please familiarize yourself with their exact locations.  Please be sure and pick up an Architectural Modification form from the HOA office at the clubhouse or on our website, for any exterior changes and/or additions you would like to make to your home. Architectural approval is required in order to ensure that the aesthetic value of all Sunset Lakes homes remains in accordance with the entire community. This includes landscaping, shutters, gutters, fencing, and pools. No construction or landscaping crews are allowed on Sundays. Non-compliance of the Association’s deed restrictions may result in legal action and additional fees being added to your account.  Homeowner's who have their home for sale and would like to have an "Open House" are allowed one sign posted in their yard and need to contact the HOA office for further information.  Landscaping Notice: The maintenance of trees in the swales is the responsibility of our homeowners. Please properly prune your trees to avoid receiving violation notices and or fines. Please do not litter; obey the posted speed limits; obey the stop signs; drive carefully. MASTER DECLARATION

6.15 Lakes and Canals. No swimming or boating will be allowed in any lake or canal except for areas and boats, if any, designated for such use by the MASTER ASSOCIATION. DECLARANT and the MASTER ASSOCIATION shall not be obligated to provide supervisory personnel, including, but not limited to, lifeguards, for any recreational areas, lakes or other COMMON AREAS. Any individual using the recreational areas, the lakes or other COMMON AREAS shall do so at his own risk and neither DECLARANT, the MASTER ASSOCIATION nor any subsequent declarant shall be liabie for claim or loss arising from such use. Each OWNER, by the acceptance of title to a LOT, acknowledges that the lakes within the SUBJECT PROPERTY are deep and are dangerous. Neither DECLARANT, the MASTER ASSOCIATION nor any of their respective officers, directors, committee members, employees, management agents, contractors or subcontractors (collectively, the "Listed Parties") shall be liable or responsible for maintaining or assuring the safety, water quality or water level of/in any lake, pond, canal, creek, stream or other water body within the SUBJECT PROPERTY, except as such responsibility may be specifically imposed by, or contracted for, with an applicable governmental or quasigovernmental agency or authority. Further, none of the Listed Parties shall be liable for any property damage, personal injury or death occurring in, or otherwise related to, any water body, all persons using same doing so at their own risk. All OWNERS and users of any portion of the SUBJECT PROPERTY shall be deemed, by virtue of their acceptance of the deed to or use of, such property, to have agreed to release the Listed Parties from all claims for any and all property damage, personal injury or death occurring in, or otherwise related to, any water body and/or any and all changes in the quality and level of the water in such bodies. All persons are hereby notified that from time to time wildlife may habitate or enter into water bodies within or nearby the SUBJECT PROPERTY and may pose a threat to persons, pets and property, but that the Listed Parties are under no duty to protect against, and do not in any manner warrant or insure against, any death, injury or damage caused by such wildlife." 6.21 Outside Storage of Personal Property. The personal property of any resident of the SUBJECT PROPERTY shall be kept inside the resident’s UNIT or a fenced or a walled-in yard, except for tasteful patio furniture and accessories. Bar-B-Q grills, playground equiprnent approved by the APPROVING PARTY, and other personal property commonly kept outside, which must be kept in the rear of the LOT and must be neat appearing and in good condition. RAINY SEASON The rainy season has started and so far, we are having a very wet season. Heavy rain is in the forecast. Rainfall rate is generally described as light, moderate or heavy. ... Heavy rainfall is more than 0.30 inches of rain per hour. Rainfall amount is described as the depth of water reaching the ground, typically in inches or millimeters (25 mm equals one inch). An inch of rain is exactly that, water that is one inch deep.

We need your help in preventing flooded streets. Here is what you need to know.

Out flow of water from the Storm Drains is affected by the following conditions:

Accumulation of debris on the grate – easily resolved. The level of water in the collecting lakes - The higher the level the slower the outflow. It does not mean the drains are clogged. It just takes a longer time for the water to run off, especially if the outflow pipe is covered by the water in the collecting lake. The amount of rain that is currently being received – Sometimes the rain is just too much. Although the drains are functioning perfectly, it will still take a little time for the water to run off.

Here’s how to help 1. Have your landscapers clean up after curring the grass and trimming the trees. 2. If water is accumulating on the street, when it is safe to do so, please check the drain in front of your property. Remove the debris or any item preventing the run off. 3. Our staff will continue to clean up our community daily. Hurricane Preparedness The hurricane season will officially begin on June 1st and ends on November 30th. Hurricane preparedness should be a priority in your home. Planning ahead helps to safeguard lives and property. The best time to plan for securing your home, assemble your disaster kit and where to stay during the storm is before hurricane season begins. Photograph the interior, exterior, and contents of your home for insurance verification. Have a plan for your pets. Storm drains and catch basins, which were created to prevent trash and debris from entering a drainage system, flow into a natural body of water, like a stream, a river, or a lake. The influx of water during a hurricane can cause major problems to our city’s infrastructure. With nowhere else to go, when those bodies of water reach their capacity, sewage waste has nowhere else to go but into your home. Luckily, there are ways to prevent this. Here are a few simple things you can do to prepare your plumbing for hurricane season: 1. Clean out the area drain covers around your property. Just one clogged area drain grating can cause flooding. 2. Make sure the caps or plugs on your sewer trap are sealed tight. If they look old or ill-fitting, replace them immediately. 3. And, most importantly, be proactive about drain maintenance. The best time to have a professional troubleshoot your property for potential problems is before the winds and rains. Damage caused by flying debris is one of the major threats associated with a hurricane. Securing loose items on your property should be part of your standard preparation when a high wind storm is approaching.
