On behalf of the Board of Directors of the Sunset Lakes Master Association, I welcome you to our beautiful community and congratulate you on choosing Sunset Lakes as your home. Sunset Lakes is a master-planned community made up of 1865 homes, located in 18 different parcels, and situated on over 1,857 acres comprised of sparkling blue lakes and lush landscaping. A few well known developers have built some of their finer homes here, including Ambry Homes, GL Homes, Lennar, Regency, Landmark and Westbrook. We have a Clubhouse and Recreation Center second to none, with a tropical resort style swimming pool, children’s wading pool and a poolside shade pavilion. Next to the lake we also have a sand volleyball court, tot lot, fitness center, aerobics room, lakeside beach and beach pavilion, 8 lighted tennis courts, a basketball court and a spectacular view of the north lake’s Lighthouse Island. The Owner-controlled Board of Directors, responsible for managing the Association’s business, was elected on September 29th, 2004. Prior to the Owner-controlled Board’s election, the Board of Director’s was controlled by the Developer, and that Board managed the business affairs of the Association in a way that facilitated the selling of the Developer’s homes. Our mission is to be a premier Homeowner Association. Though proper direction and management, we will achieve a strong sense of community, financial security, reasonable homeowner dues, competitive property values and compliance to all association law. Social Events at Sunset Lakes:

Come One, Come All! We have so many wonderful activities available to us in Sunset Lakes! There are four big events hosted by the Homeowners Association (HOA) and Property Management each year.

EASTER EGG HUNT - Held just before or sometimes right on Easter Sunday, this event includes Easter egg hunts for 3 different age groups – complete with special prizes – as well as the Easter Bunny, rides/bounce houses, DJ, drinks, and fun food like popcorn, cotton candy, and snow cones. We just had a very successful Easter Egg Hunt event on Sunday, April 14th!

4th OF JULY - This is our biggest event of the year! Usually held right on July 4th, we offer food like hamburgers, hot dogs, and pizza as well as popcorn, cotton candy, and ice cream. We also have water slides, face painting, Uncle Sam on stilts, DJ, balloon sculptures, and more. HALLOWEEN - Held the Friday night before Halloween, this event includes a scary haunted house run by high school volunteers, along with food and ghoulish games. Last year we kicked off the event with our first Trunk or Treat. Residents who had signed up parked their cars on the basketball court, decorated their cars as coffins, wide-mouthed dragons, etc., and handed out candy. It was a monstrous success!

BREAKFAST WITH SANTA - Of course this event is held in December. Children come to see and talk to Santa. Refreshments are provided for “kids of all ages”.

We are now offering a lot of other activities as well! On the last Wednesday of every month, there are FOOD TRUCKS at the clubhouse. The last Friday of each month is also DOMINOES NIGHT! We have 10 dominoes tables where people can play either Double 6’s or Double 9’s – you have a choice! And there are generally refreshments in the Dominoes room. We have recently hosted the following events:

· WINE TASTING · SALSA DANCE NIGHT · WEST MIRAMAR CANDIDATE FORUM Here is the tentative schedule of extra events for the rest of 2019. All of these events will be advertised via “blast” emails to the community about one week in advance: · Friday, May 17th – Open Mic Poetry Reading/Karaoke/Stand-up Comedy · Friday, June 21st – Movie Night · Wednesday July 10th, 17th, 24th, 31st: Art Class for age 13 and above; $20 for all 4 classes · Friday, July 19th – Bingo Night – Will charge something per person for the prize money pot · Friday, August 16th – Movie Night · Friday, September 20th – Wine Tasting · Friday, October 18th – Salsa Dance Night · Friday, November 15th – Open Mic · Saturday, November 23rd – “Gobble Jog” 5K run. Entry Fee is 2 cans of food or $5 donation We are open to suggestions! Warning! It's Gator mating season. The American Alligator's courtship and mating takes place at night in shallow water, during April and May. Male alligators are territorial animals during the breeding season and will defend their area against other male intruders. After mating, the female alligator moves into the marshy areas and shoreline where she will begin to construct a nest. Female alligators begin to lay their eggs in late June and early July. During this time the female alligator guards her nest against intruders. The eggs begin to hatch in August through September. The young alligators are known as hatchlings and are about 6-8 inches at birth. Until the next breeding season begins, the female alligator will remain near her brood, defending them against predators. It appears that alligators tend to regard humans as animals larger than themselves and thus will not generally attack a human without provocation. However, they will certainly look after their interests when their predatory or protective instincts are triggered. Approaches to Curbside Mailboxes This is a reminder that the Postal service depends on you to meet postal requirements regarding delivery of mail to your curbside. Keeping the approach to your mailbox cleared of debris, vehicles and other objects, permits the carrier to drive up to your mailbox to deposit and collect mail without leaving the vehicle. Please clear the approach to and exit from the mailbox on both sides to allow the carrier to drive ahead rather than back up the vehicle after delivery. All boats on trailers, commercial vehicles, and RV’s may not be parked outside of a home overnight. Boats are not permitted to be parked or stored on the shoreline overnight. Failure to comply will result in towing or legal action.  For residents use only and password protected, we have free Wi-Fi at the clubhouse and in the tennis courts area. Clubhouse: SSL18600 - Tennis courts: Sltennis18600  Tree Removal requires a permit from the City of Miramar. This includes all trees on owner’s property, whether in the swale, front, back, or sides of the home. For more information, call the Community Development Department at 954-967-1679. The City will levy fines for those who have not gotten permits.  Automatic External Defibrillator's (AED's) have been installed in the gym, pool deck and tennis courts. Please familiarize yourself with their exact locations.  Please be sure and pick up an Architectural Modification form from the HOA office at the clubhouse or on our website, for any exterior changes and/or additions you would like to make to your home. Architectural approval is required in order to ensure that the aesthetic value of all Sunset Lakes homes remains in accordance with the entire community. This includes landscaping, shutters, gutters, fencing, and pools. No construction or landscaping crews are allowed on Sundays. Non-compliance of the Association’s deed restrictions may result in legal action and additional fees being added to your account.  Homeowner's who have their home for sale and would like to have an "Open House" are allowed one sign posted in their yard and need to contact the HOA office for further information.  Landscaping Notice: The maintenance of trees in the swales is the responsibility of our homeowners. Please properly prune your trees to avoid receiving violation notices and or fines. Please do not litter; obey the posted speed limits; obey the stop signs; drive carefully. MASTER DECLARATION

In part states: 6.14 Garbage and Trash. Garbage, trash, refuse or rubbish shall be regularly picked up and shall not be permitted to unreasonably accumulate. All types of garbage that is required to be placed near any street or at any particular area in order to be collected, may be so placed and kept after 5:00 p.m. on the day before the scheduled day of collection and any trash facilities must be removed on the collection day. All garbage must be placed in appropriate trash facilities and all containers or garbage facilities shall be screened from view and kept in a clean and sanitary condition. No noxious or offensive odors shall be permitted. 6.16 Landscaping. All homes shall be tastefully landscaped in accordance with any criteria established by the HOA, to the waterline of any abutting lake and to the pavement edge of any abutting road. Lawns shall be primarily grass and shall not be paved or covered with grovel, artificial turf or other covering unless permitted by the HOA. All diseased or dead sod, plants, shrubs or flowers shall be promptly replaced and excessive weeds or unsightly growth shall be removed. All landscaping shall be regularly maintained in first-class condition and appearance, including mowing, trimming, fertilization, irrigation and weed, insect and disease control. Any underground sprinkler system which utilizes water supplied by a well, shall utilize a rust inhibitor system, so that rust deposits will not accumulate on any building, wall or paved area. 6.17 Leases. All leases of a home must be in writing and specifically be subject to the Declaration, the Articles and the By laws with copies delivered to the Master Association prior to occupancy by the tenant(s). No lease shall be for a period of less than 6 months and no homeowner may lease his home more than 2 times in any consecutive 1 2 month period, without the consent of the HOA.

 Immediately check and sign up for USPS Informed Delivery before the bad guys do it for you. https://informeddelivery.usps.com/box/pages/intro/start.action#/  If your email address is on file with the FLHSMV (if you’ve renewed your DL or tags on-line, it should be on file), you will be alerted via email if someone requests a duplicate DL. You should immediately address the issue.  If you can afford it, you should have a credit monitoring system in place. These fraudsters are applying for credit cards in their names. A monitoring system can intercept or stop the card from being issued in time.  Change your passwords to email, online banking, etc. frequently.  Purchase a locking mailbox. There are inserts available on the market for communities with strict HOAs that don’t allow a different style mailbox.  Purchase home surveillance cameras.  Immediately report suspicious vehicles in your neighborhood and get tags, vehicle and driver descriptions. ATV Safety & Guidelines According to Miramar Police: No ATVS allowed on gravel road behind HARBOUR LAKES (SIGNS POSTED). NO ATVS allowed on 19600 LEVEE GL HOMES/SUNSET LAKES. MIRAMAR POLICE will be doing enforcement. ATV SAFETY: • ATVs can weigh up to 850 pounds • ATVs have a high center of gravity so they have a higher chance of flipping over • Most ATVs can sustain high speeds over 60 mph, risking a child’s loss of control of the vehicle • There are no seat belts, roll bars, air bags or safety cages to protect your child • The risk of injury is higher for children and adolescents because their cognitive judgment, physical strength and motor skills to properly operate a heavy duty vehicle are still developing DON’T drive an ATV during the nighttime or on uneven terrain. Because ATVs are meant for unpaved roads, in the dark it may be hard to see uneven terrain or anything else for that matter. This could be very dangerous as riders can crash and get injured or roll the ATV over if they drive into a ditch. DON’T operate an ATV under the influence of drugs or alcohol. As with any vehicle, you should never operate an ATV under the influence of drugs or alcohol. Drugs and alcohol interfere with senses, perception, motor control and impair judgment. All of these are needed to safely operate a motor vehicle. On an off-road vehicle, you need to be even more aware of your surroundings and be able to make quick, smart decisions.
