Gluten & Dairy Free Easter Sugar Cookies : By: Tania with The Moscoso Group.

Ingredients: -

3 ¾ ¼ 1 1 1 1 ½

Cups of gluten-free all purpose flour. teaspoon baking powder. teaspoon fine sea salt. cup of vegan butter (room temperature). cup of granulated sugar. egg (room temperature). tablespoon of soy, coconut or almond milk. teaspoon of vanilla extract.

Preparation: - Cream together in mixer sugar, egg, vegan butter, milk substitute, and vanilla extract. - On a separate bowl, combine flour, baking powder and sea salt. - Add the dry ingredients to the mix in 3 parts, mixing each third well before adding more. A dough ball should form. Kneed by hand if necessary. - Wrap in plastic wrap and place in refrigerator for 30 minutes before rolling out. - Meanwhile preheat to oven 375 ° and line baking 2 baking sheets with parchment paper. - Roll dough to ¼ inch thickness for softer cookies and 1/8 in for crunchier cookies. - (Optional) Brush with almond milk and sprinkle sugar or gluten free sprinkles before baking. - Bake for about 10 to 12 minutes until light brown on edges.

What’s New?\Que Pasa? Hooray-The Miami Open will be at the Hard Rock Stadium this year. It will be so nice to have it so close and easier to get to. Everyone is eager to see the new facility and how the Hard Rock handles it, how the tournament and players adapt to a new home. We have nothing but good memories from the years it was at Key Biscayne. Pembroke Falls Courts Management informed us that our courts should be getting resurfaced this year and some new light bulbs. If you have information or experience with the newer LED lighting please share it with us. New benches were put out for courts 1&2. Please let the coaches know if any nets or on-court equipment needs attention.

An Evening With Property Appraiser “Marty Kiar� n Wednesday , February 6th 2019, Pembroke Falls Residents had an opportunity to meet with Broward County Property Tax Appraiser Marty Kiar to learn ways to save money as homeowners. During the educational seminar residents learned about filing for the Homestead Exemption, Tax Portability, and had an opportunity to ask questions. Kiar also covered how to appeal for an incorrect assessed value and how to look at property taxes when purchasing a home.

To better illustrate the concept here is an example of Portability: If your current home Market Value is $400,000 And the Assessed Market Value is: $250,000 The difference is $150,000 Portability Benefit Let's say you move to a home of equal or greater value, you would take the entire dollar amount to your new home; New Home Market Value= $600,000 Portability-$150,000 Assessed Value= $450,000 Now if you move to a home of lower value it's a little bit different, you would take a percentage of that portability savings to your new home, using the same example the calculations to reach that percentage is 150,000 / 400,000 = 37.5% or $75,000 New Home Market Value is: $200,000 Portability -$75,000 Assessed Value = $125,000

"It's always wonderful to bring value to our Pembroke Falls community, and Marty Kiar was able to provide our resi-dents with powerful and practical information they can apply to save money," said Pilar Moscoso of the Moscoso Group Keller Williams, one of the organizers of the educational seminar. Moscoso, along with Ken Zorovich with Priority Lending and the Pembroke Falls Clubhouse worked together to make the event happen. Kiar made a dynamic presentation where he spoke in depth about Tax Portability, an important tool to understand when selling and buying a home. Kiar said that Tax Portability gives the property owner the ability to move from one homestead to another homestead and not be taxed out of that homestead and saves folks a whole lot of money. He explains that if the sellers have a homestead on their property, their assessed value cannot go up more than 3% a year. "So over time you accumulate value that you don't pay taxes on, your market value which is basically what a buyer would pay a seller changes year to year and may be pretty high, it can be thousands and thousands of dollars, but your assessed value may be low because of that 3% cap. In between the Market Value and the Assessed value there is a value that you don't pay property taxes on, that value may be transferred to a new homestead by way of PORTABILITY and what you can do is move up to $500,000 of that value that you don't pay property taxes on from current home set to your new home resulting in property tax savings," Kiar said.

"It's important to remember your portability benefit is a onetime permanent reduction, subtracted from your new home's assessed value," Kiar said. Kiar encourages that if you are going to buy a new home to go to the BCPA.net website and use the Portability Calculator or reach out directly to BCPA for help and guidance. Another important topic addressed by Kiar is how to appeal for an incorrect assessed value. Kiar said that their job is only to establish value of the properties, and that they may not be right 100% of the time. If a homeowner feels there is a mistake with their assessed value and have a different comparable than the ones they have used when it comes to valuing their home, he asks that the homeowner visits the BCPA office where the information can be reviewed together. "When buying a new home, taxes are something to consider" Kiar said. The BCPA office states that "Part of the hidden costs of homeownership are Property Taxes. What some people may not be aware of is that if they are buying a house that has been homesteaded for many years, therefore protected with the SOH 3% cap, they should not calculate their payments based on the current property taxes, because the following year that property will be re-assessed and the new taxes will be substantially higher. This could create a lot of financial distress for the new homeowners." A dog’s journey from A to B often doesn’t follow a well-maintained path, our adventurous four-legged friends seek excitement in some of the muddiest of places, from shallow streams to boggy fields… they are just attracted to dirt! So naturally, this means that any dog-friendly wearable must be able to keep up with this demanding lifestyle! RAWR does just that! RAWR is an all-weather ready, robust smart collar that features a rugged design. Packed into the dirt and splash resistant exterior is a vast amount of technology aimed at assisting the dog’s owner during the daily walk. Their mind is put at rest as the device can aid in the location of a lost dog, it uses GPS, cellular and Wi-Fi to pinpoint the exact location of the wandering pet. On top of this, an array of sensors continuously monitor the dog’s vitals, this information is relayed back to the user’s smartphone, so any worrying changes can be acted on immediately! - Designer: Nikita Bukoros

THIS RESCUE DRONE TURNS INTO A HUMAN SAFETY NET!

We always maintained that a robot should be built to do things humans can’t. Drones also fall in the same category. We can teach drones to perform high-risk activities and pull off rescue attempts that a human couldn’t do, either because of physical limitations, or because of health risks. This is the Net Guard Drone. The Net Drone is a single unmanned aerial vehicle (UAV) made together by joining four identical quadrants with propellers. The drone takes off into the sky to rescue victims stuck at the top of high-rises in the event of a calamity requiring evacuation. It then, promptly, splits into four parts, as a safety net unfurls between the individual parts, creating a protective bed the victim can jump onto. Once the victim lands safely in the net, the drone carries them to safety, ensuring no human lives are endangered in the high-altitude, high-risk rescue attempt. An empty bottle can often be quite a nuisance. It’s essentially a useless, hollow, bulky and heavy container that holds nothing, but occupies space in your bag. Space that could be used to carry other valuable stuff. Made using a bellow, the same kind you’d see in accordions and jack-in-the-boxes, the Space Shaker is a 600ml bottle that collapses down to practically a third of its size when empty. Designed for anything from water, to juices, to even protein shakes, the Space Shaker bottle conveniently stays small when you need it to be compact, and opens out into a bottle with 600 milliliters of capacity when opened out. The bottle’s bellow-shaped body proves extremely useful when it comes to traveling with it. The obvious down-side is cleaning the bottle, since a lot of liquid would accumulate in these ridges. The Space Shaker, however, is dishwasher friendly, which makes cleaning it slightly easier. A perfect bottle to take with you on the go, the Space Shaker fits easily in bags, backpacks, and even in fanny packs.
