Tennis Update! A Message from your Tennis Director, Rob Nickels

Thank you for being a part of our wonderful tennis community. It is my pleasure to provide you with our current update regarding our beautiful facility at Sunset Lakes. See you very soon!

The Courts at Sunset Lakes

We are very proud to share with you an independent report that was provided to us by Welch Tennis.

Welch Tennis Courts, Inc. is known in the tennis court construction industry as the World's Largest Builder of hartru tennis courts, the same type of courts that we have in our community. I’m very proud of all my team that assist with the excellent upkeep of the tennis facility.

Tennis Tips: For Everyday optimal play.

Always be on your toes. It’s important to be ready to move in this fast-paced game. By staying on your toes while waiting for a serve, instead of flat-footed, you’ll be able to react quicker. Keep a loose grip. If someone were to freeze you mid-swing, they should be able to easily pull the racquet from your hands. You want to keep a loose grip so that the momentum of the swing and the racquet are driving the ball, not your wrist. Use your whole body for power. Just like in other sports, you really want to bring your whole body into the movement. Going back to the loose wrist, the power comes from the momentum, created by the total body, not just the wrist. Interested in having your child attend a FREE trial tennis class? Call Tennis Director Rob Nickels at 786-443-3477 to schedule your child’s free introductory class. See you at the courts very soon.

Gym Etiquette board of directors and the Castle team for making this become a reality. I want to insure that our gym is always goal in mind, I would like to address gym etiquette. I assume my audience possesses virtuous qualities like courtesy, responsibility and respect for others. That being said, what I hope to accomplish with this article is to empower you to tactfully modify the behavior of other gym If you see a problem in our facility, please let me know by leaving me a note, sending me an email or by all means, please come up to me in person at the gym. You may also inform the security guard of any issues. What I refer to as a problem might be a number of things such as equipment that may need repair, a gym member not replacing their weights or dumbbells to their proper location after use, someone not cleaning a piece of equipment of their residue after use, someone dropping dumbbells or weights in a careless, loud and unnecessary manner, someone speaking loudly on their cell phone or a group conversing loudly or using profane language or the four television sets on four different channels at deafening decibel levels. Our security guards do a pretty good job of checking cards and screening people coming to the clubhouse, but we also have a responsibility as residents when using the gym. Anyone who wants access to the gym must possess a functioning photo ID card. If someone knocks on the gym door for you to let them in, you are not obligated to open the door for them and are actually subverting our security system by allowing them entry. They must have a working ID card to gain access, maybe they are not residents or their card is deactivated due to delinquencies and if we grant them access it is not fair to our residents who do live in Sunset Lakes and pay their association fees. There are probably many more issues I could mention, but my space is limited, so let me provide some guidelines for would be offenders. • • • •

Bring your functioning photo ID card with you. Do not drop dumbbells or weights. Strip bars and replace weights in proper order & proper location. Don’t lean weight plates or bars against the wall or against other equipment, as these can fall & cause injury to others. • Wipe down equipment after use (we do provide cleaner & paper towels). • others by not tying up equipment or use of profanity. Our facility is the best HOA gym that I am aware of and the adults who pay the maintenance fee would like to keep it that way. Go outside to speak on your cell phone, we don’t want to hear your conversation. Keep the volume on the television at a decent level. Thank you for taking the time to read this article and if you have any comments or suggestions please text, call,

Mr. Green Thumb

March is the time to haul out the fertilizer bags. This is the most important of the three recommended 16 feedings a year for your palm trees. It doesn’t hurt to throw a little of that expensive “palm special” with minor elements around your ornamental trees and shrubs as well. This is a good time for the first of the suggested four annual feedings for South Florida lawns. Happy Gardening, Robert Barea To Advertise Call: (954) 922-7404

VIOLATIONS / ARCHITECTURAL CONTROL Sunset Lakes is proud to have had Ragla Henry of Castle Management as their Violations Inspector since February 2014. His duties include handling of the architectural change requests, both day and night inspections of the community for violations of the Guidelines, sending notices as required as well as customer service. Many have commented on Mr. Henry’s professionalism and his ability to stay calm in an “occasionally” stressful position. The largest quantity of violations continues to be landscaping issues, dirty roofs, damaged mailboxes, trash cans left unconcealed, basketball backboards left outside, rust stains on the sides of homes / sidewalks and trees in the swales in need of proper pruning. Many homeowners are not aware that they are responsible for the care and maintenance of the trees on the swales in front of their homes. In some instances, branches have obstructed the visibility of stop signs and have created safety hazards. Always use a licensed Arborist. Over the years, Sunset Lakes Master Association has been maintaining the landscaping of several abandoned houses in our community as is required by our Bylaws. These costs are being charged back to the homeowner with the hopes of collecting at time of sale. Fortunately, the situation has improved as the homes now under our monthly care have been reduced to an average of about 10 today! For any change or improvement to the exterior of your home, large or small, please submit the Architectural Request Form found on the Sunset Lakes web site under Resource Center / On Line Forms or http://www.sunsetlakeshoa.com/forms/formDisplay.asp?frm_id=55486

Car thieves know where to look. • 90 percent of the vehicles stolen came from bad guy just scoping out taking the vehicle. • Every 43 seconds, a car is stolen in the United States, which is close to a million vehicles per year. • While some advice might seem obvious, such as not leaving your car running with the keys in the ignition. Check out these seven tips that could mean the difference between holding onto your car and having to walk everywhere. • Your Car Model Might Already Make It a Target In fact, the top two most stolen cars in the United States last year were Honda Civics and Honda Accords, according to the National Insurance Crime Bureau. • It Matters Where You Park Your Car • Car thieves avoid cars parked in front of houses and in driveways because they’re too wide open and visible. • Dark secluded locations, such as apartment buildings and complexes, carports, underground parking, and parking garages, can be appealing to car thieves because they can have their pick of vehicles in one location.

• Car Thieves Dislike 5 Things: Daytime, Kill Switches, Alarms, Nosy Neighbors and Security Cameras • Being quick and inconspicuous is necessary when stealing a car. That’s why car thieves avoid things that may call attention to themselves. • This means stealing cars at a certain time. The preferred to come back between 2 a.m. and 5 a.m., because most people are asleep. “It’s nice and quiet, less distractions, less people walking around. • Having a kill switch in your car can also deter thieves. Kill switches the battery or ignition or disable the fuel pump. If well hidden, kill switches may take a while to deactivate and can deter car thieves who don’t want to waste time and will move on to another car. • Good alarms with motion sensors, nosy neighbors, and security cameras also deter car thieves, who

• There Might Be a Key Inside Your Car You Don’t Know About • “Well, there are some vehicles that have valet keys... and a lot of people don’t know that they have a valet key inside their vehicle,” Fuller explained. • Valet keys usually can unlock the driver’s side door and start the car, but can’t unlock the trunk or the glove box. This key is normally used when someone else operates your vehicle, such as a valet parking attendant. For example, the valet key might be found inside the owner’s manual. In some BMW models, the valet key is usually in the car’s tool kit in the trunk. • While most people don’t know they have a valet key, car thieves do, and they use them to easily steal and drive away with a car.
