OBSTRUCTIONS
Obstructions on the North and East will block the morning sun, but lack of obstructions on the south and west will overheat the building for 70% of the year.
EXPOSURE
Suggest less windows on the Southern Exposure, but larger private openings on the West wall to prohibit heat gain if accompanied by acourtyard.
WINTER WINDS
Winter winds come from NW which will increase winter chill factor. Future PV canopy should block these winds considerably.
SUMMER WINDS

Based on the preliminary information we’ve researched, I feel that your property and budget are good candidates for consideration of a Detached or Attached ADU near the pool.
As you can see from the Preliminary Site Plan, the Front Yard does not appear to be a feasible building location. You also appear to have the area needed for your required new parking space on site.
