FROM THE
EDITOR T
o our valued readers:
I am honored to bring you another issue of the TPIN magazine and even more excited to bring you an issue honoring black history month. As we settle into this month, it is imperative for people of all races and colors to honor the creators, inventors and leaders of our time – Black Americans who sacrificed, took chances and went that extra mile to make a difference in our lives today. This is also a time to honor the legacies of such powerful leaders as Rosa Parks, Martin Luther King, Jr. and Nelson Mandela. Through their stories, we celebrate the multiculturalism of this world we live in. At The Power Is Now, our mission for 2019 and beyond is to honor these leaders who have built the foundation for equality, making a way for others to succeed. We gladly take up that torch as we continue to fight against the housing discrimination that continues to keep minorities from obtaining a home of their dreams. We want to continue to inspire, encourage and educate the masses about the power of homeownership and leaving a legacy of wealth behind.

[FEATURED STORY]
The Rich History of Black History Month B
lack History Month, also known as African-American History Month in the United States, is an annual observance held in the United States, Canada, the United Kingdom, the Netherlands and Ireland as a way of remembering and keeping a history of important people and events in the history of the African dispora. The African diaspora simply consists of the worldwide collection of communities that descends from Africa’s people, predominantly in the Americas. February 1 marks the beginning of this
12
important and historical month. It is a time in which the Americans set aside a few weeks to focus on the contributions that African Americans have made to this country. Americans have celebrated Black History Month annually since 1962, when it was known as the “Negro History Week.” What most people do not know is that Black History Month began a long time ago, before it was even documented or studied. In February 1926, a broad collection of schools and communities in the United States began
The Power Is Now Magazine | February 2019
celebrating Negro History Week for the very first time. Fifty years later, in 1976, as the United States commemorated its bicentennial, the Negro History Week expanded to become the Afro-American History Month. Since then, the black community in the United States has continued to recognize an annual celebration of the Black History Month. Black History Month has been a subject of harsh criticism from both blacks and the people of other races. Many people argue that it is unfair to devote a whole month to a single people group, while others think that they should have the whole year to celebrate black history. Others feel that setting aside just one month gives the people a license to neglect black history for the other eleven months. Despite the objections, good can be brought out from devoting a season to remembering a people who have made numerous contributions to the success of this nation. We owe much of the celebration of the Black History Month and the study of black history to Dr. Carter G. Woodson. He was born from parents who were former slaves, and he spent most of his childhood working in Kentucky coal mines. He was enrolled in high school at the age of 20. He graduated within two years and later on went to Harvard, where he earned his Ph.D. Dr. Carter Woodson established the Association for the Study of Negro Life and History in 1915. A year later, he founded the Journal of Negro History. In 1926, he launched Negro History Week as an initiative to bring national attention to the contributions of black people throughout American history. But why the second week of February? Woodson chose the second week of February as it marks the
www.thepinmagazine.com
birthdays of two men who are important in black American history: Frederick Douglass and Abraham Lincoln. Dr. Woodson witnessed how black people were underrepresented in books and in conversations that mattered. At the time – and even though the situation hasn’t changed so much – many history books taught a version of the nation’s past in which African Americans were barely part of the history. Thus, it was important to form an organization such as the Association for the Study of African American Life and History, to teach black history as a discipline.
“If a race has no history, it has no worthwhile tradition, it becomes a negligible factor in the thought of the world, and it stands in danger of being exterminated,” Woodson said of the need for such study. The revolution ASALH has brought is tremendous in driving demand for teaching materials and spurring formation of Black History Clubs. Black History Month is continually being accepted into our society, with a wide view of celebrating not only a race, but also a heritage

Nancy Wilson A Major Force in the History of American Music
“The Stylish Stylist,” “Fancy Nancy,” “Diva Divine”
T
hese are just a few of the names Nancy Wilson was given by her fans. Nancy wasn’t just any singer. Her voice was like no other. As many of her admirers and fans put it, “it was a thing of rare beauty.” The magical sound of her voice, combined with a unique gift for storytelling, made it possible for her to turn just about any song into something far bolder.
Nancy Wilson – The Early Years The first of six siblings, Nancy Wilson, was born in Chillicothe, Ohio and was raised there by her parents: an iron foundry worker father, Olden Wilson, and a domestic servant mother, Lillian. Influenced by her father’s music collections, Nancy was drawn in by the vocal sounds of Cole, Jimmy Scott, and other stars before she turned four. Soon, she was performing in the church choir. At 15, she won a local TV talent show for which the winner was afforded regular appearances on the Skyline Melodies show. After her graduation from high school, Wilson attended Central State College in Wilberforce, Ohio. She left only a year later to go into music professionally. She recorded and toured with saxophonist Rusty Bryant’s Carolyn Club Band from 1956–1958, before the high-profile, hardbop saxophonist Adderley told her that New York had all the action.
www.thepinmagazine.com
Professional Music Career Almost as soon as she got to New York, Nancy’s skill earned her a long-term engagement at the Blue Morocco club in the Bronx. Soon, demos of her covers of two Broadway hits were sent to Capitol Records. The label soon signed the twentythree-year-old, and within two years, five albums had been released in her name. The first album, Like in Love, had a distinct R&B feel, but Adderley encouraged Wilson to go deeper into jazz. He joined forces with her on the 1962 album Nancy Wilson/ Cannonball Adderley, which contained the hit single Save Your Love For Me. By the mid-1960s, Wilson’s records were almost permanently on the Billboard charts and hit singles like “Tell Me The Truth” (1963) and (You don’t know) How Glad I Am (1964) earned her several media accolades and her first Grammy in the R&B category. From there, she began appearing regularly on TV. She received her first TV special, The Nancy Wilson Show, two years later, for which she won an Emmy. In total, Nancy Wilson won three Grammy Awards, one for her 1964 album, and two for the Best Jazz Vocal Album, in 2005 and 2007. She has a star on the Hollywood Walk of Fame and can also be found on the International Civil Rights Walk of Fame, honoring her participation in the
15
integration marches of the 1960s. She has also received the Oprah Winfrey Legends Award, the United Negro College Fund Trumpet Award, and the NAACP Lifetime Achievement Award. Throughout the early to mid-60s, Nancy enjoyed a multi-genre appeal, flawlessly switching between pop, jazz, and R&B. Even though many fans referred to her as a jazz singer with her remarkable storytelling and her unique intonation and phrasing, she found the title too restrictive. Instead, she considered herself more of an interpreter, which reflected in the diverse styles that marked albums such as How Glad I Am, from the sweeping ballads (Never Less Than Yesterday) to the showtunes (Don’t Rain on My Parade and People from Funny Girl) and jazz blues (West Coast Blues). While she would spend the next few decades taking on a more pop-soul sound, Nancy never entirely left her jazz roots and even went on to host a successful jazz radio show.
16
Death Nancy Wilson died on Thursday, December 13, 2018 after a long illness at her home in Pioneertown, near Joshua Tree in California. She was 81. She was married twice and survived by three children, her son Kacy Dennis from her first marriage to Kenny Dennis, daughters Samantha Burton and Cheryl Burton from her second marriage to Rev. Wiley Burton, who passed away in 2008. She was also survived by her sisters, Karen Davis and Brenda Vann, and five grandchildren.

Nine African-American Tycoons That Shape the Real Estate World
B
lack History Month is a reflection on the events and stories that have shaped the lives of African Americans since independence. Although black people still face many struggles, it is important to remember and recognize the achievements of notable members of the African-American community. In the competitive world of real estate, these nine tycoons have made an impact not only in their line of business, but also among their peers.
Don Peebles At 55 years of age and with a net worth of $700 million, Mr. Peebles is one of America’s real estate moguls. In 1983, he founded the Peebles Corporation, the nation’s largest land acquisition and property developer through public and private funds. The company holds a portfolio of over $8 billion dollars and 10 million square feet in cities such as New York, Boston, Philadelphia, Washington D.C., Charlotte, Miami, San Francisco, and Los Angeles. Don has contributed to his community by working with charities such as Recreation Wish List, the Women’s Cancer League, Shine and the Miami Children’s Hospital Auxiliary board. The Peebles Corporation’s policy of affirmative development seeks to reduce the wealth gap by providing opportunities to women and minorities in America.
18
Robert L. Johnson Mr. Johnson has truly made a mark in the African American community. Although his current net worth is estimated at around $600 million dollars, he became the first African-American billionaire when he sold BET to Viacom for close to $3 billion. He later funded RLJ Companies, parent company of RLJ Lodging Trust. As one of the nation’s largest real estate investment trusts, the company focuses on high-end hotels. It owns a portfolio of 28,600 rooms across 25 states and the District of Columbia. Mr. Johnson also became the first African-American NBA franchise owner when he became the ma jority shareholder of the Charlotte Bobcats.
The Power Is Now Magazine | February 2019
Sheila Johnson With an estimated net worth of $700 million, Sheila cofunded BET with her ex-husband, Robert L. Johnson. After BET was sold to Viacom, she became the first female AfricanAmerican billionaire in history. She later invested in real estate and founded Salamander Hotels & Resorts with properties in Florida, South Carolina, and Virginia. She is the only African-American woman to have shares in three professional sport teams: the NBA’s Washington Wizards, the NHL’s Washington Capitals, and the WNBA’s Washington Mystics. She has served her community by becoming an ambassador for CARE in 2006. The organization seeks to eliminate global poverty and empower women. She is also a board member of the Jackie Robinson Foundation and the International African American Museum in Charleston, South Carolina.
Magic Johnson While Magic made his fortune playing basketball, he started investing in real estate even before retiring. Through Magic Johnson Enterprise, a multimillion-dollar conglomerate, Mr. Johnson owns more

than 31 Burger King restaurants and has a partnership with Sony Pictures to develop Magic Johnson Theatres. He is also co-owner of the Los Angeles Dodgers, the WNBA Los Angeles Sparks and the MLS Los Angeles Football Club. An HIV carrier since the early ‘90s, Magic Johnson has funded HIV/AIDS awareness and educational programs as well as medical research.
Quintin Primo III Mr. Primo’s net worth of $300 million comes primarily from his Capri Investment umbrella company, which owns Capri Capital, a global real estate investment management firm. The son of an Episcopal bishop, Mr. Primo graduated from Indiana University and has an MBA from Harvard Business School. His upbringing gave him a vision for paying attention to overlooked areas, allowing his company to obtain contracts such as the Baldwin Hills Crenshaw Master Plan in Los Angeles. His philanthropy-related activities include supporting the Primo Center for Women and Children, which provides transitional shelter to homeless people in Chicago.
19
Kenneth Fearn Mr. Fearn made his fortune through several lucrative real estate investments. He is the founder and CEO of Integrated Capital, which operates in the hotel industry, with deals exceeding $2 billion. Before founding his own company, he secured over $1.5 billion in real estate management and acquisitions, as well as secured more than $2 billion in debt financing for private real estate firms. Kenneth has served as board member of the Andre Agassi Charitable Foundation, which works with public education schools in Las Vegas.
Victor MacFarlane In 1987, Mr. MacFarlane funded Macfarlane Partners, one of the largest minority-owned real estate investment management companies in America. Working closely with Magic Johnson, the company focuses on stabilizing real estate assets, project development, repositioning and rehabilitation of property, as well as asset management. Since its inception, the company has invested over $13 billion dollars in real estate developments. Macfarlane Partners also
20
donates 5% of its gross profits to charities such as the Martin Luther King, Jr., National Memorial Project Foundation; Rebuilding Together San Francisco; the Immaculate Conception Academy; and the Robert Toigo Foundation.
Maurice “Mo” Vaughn A former MLB player, “The Hit Dog” played first base for 12 years for teams such as the Red Sox, the Anaheim Angels and the New York Mets. After retiring, he founded OMNI New York, a company that specializes in purchasing dilapidated houses and turning them into affordable housing units. The company currently owns more than 12,000 affordable homes in minority communities.
Emmitt Smith The youngest titan in the list, Emmitt is an NFL Hall of Famer who joined Cypress Equities to create Smith/ Cypress Partners, a development company, in 2005. After four years, he went on to found ESmith Legacy, Inc., a real estate developer that manages and owns property for mixed-use in commercial, industrial and residential purposes.

Sacramento Housing Market Indicators
S
acramento has been hit hard by California’s declining home market. Post-recession growth has been slow, with most of the state and local government jobs being cut after the 2008 recession. Home sales volume and construction has stalled, with developers waiting for the market to recover.
Home Sales Volume Sacrament sales volume in 2018, however, has steadily improved, beating the statewide trend of flat sales volume. A ma jor reason for Sacramento’s above state median volume numbers is the consistent addition of for-sale inventory in the form of residential construction. In 2017, sales volume was nearly 10% higher than 2016, amounting to an increase of 2,200 units. Sales volume in 2018 hit 24,800, with sales amounting to $512 million in December 2018 alone.
22
Homeownership Percentage Sacramento’s average homeownership rate is usually well above the state average. In the Q2 2018, homeownership peaked at 69.5%. The homeownership rate for the same period in 2017 was 61.7%. This is a typical annual cycle for Sacramento, which tends to peak midyear and fall off in Q4 each year.
Median Rent Per Month The median rent per month for apartments in Sacramento county for November-December was $1,487, an increase of 6.5% from 2017’s average rent of $1,389. Studio apartment rent was around $1,023, rent for a onebedroom was approximately $1,344, and two-bedroom apartments average $1,567 a month.

average properties are selling at 4% lower than marked list price.
Price Per Square Ft. The average apartment size in Sacramento is around 837 square feet. Studio apartments average 504 square feet, one-bedrooms average 672 square feet, and 2-bedroom apartments average 918 square feet. The average price per square foot for Los Angeles is $222, an increase from the 2017 price of $203.
Median Sales Price Sacramento has over 2,600 homes up for sale across 127 neighborhoods. The median home listing price is $335,000, and the median sold home price is $320,000. The sales price to original price ratio is roughly 95.5%, meaning

Oakland’s Golden Gate
History
Established in 1885, Golden Gate was originally the 150 acre town of Klinknerville. It was named after rubber stamp tycoon, Charles Alexander Klinkner, who developed and built 75 homes in the area. It was known as one of the prettiest and most prosperous suburbs around the great harbor of the Pacific coast. In 1888, the name was changed to Golden Gate, for the beautiful views (now obscured) across the San Francisco Bay, of the entrance to the Bay, the Golden Gate, now spanned by the Golden Gate Bridge. It was annexed to the City of Oakland in 1897. In the early 20th century, Golden Gate was known as a tavern haven, with over 50 bars, along San Pablo Ave., from the Emeryville border to the Berkeley border. The Mai Tai drink, was invented in one of the bars, the original Trader Vic’s, at the corner of 65th Street and San Pablo Avenue.

Golden Gate Library In 1918, the Golden Gate Branch Library, was built in the Georgian Revival style of architecture. It was designed by Donovan and Duke, and built with funds from a 1914 Carnegie grant. It is one of five Carnegie Libraries in Oakland and is a designated Oakland Landmark. Gentrification Where it’s hitting the Hardest
W
ithin the past few decades, black neighborhoods in many cities have experienced gentrification – a dramatic shift towards better-educated and more affluent residents in the demographic composition. Whether you’ve been witness to rapidly changing demographics in your neighborhood or noticed an influx of Starbucks cafes while passing through areas you were once cautious of visiting, gentrification is hard to ignore.
When “Emerging Neighborhoods” Displace Longtime Residents
But it’s far from being all glitter and rainbows with gentrification for many longtime inhabitants of these cities and towns. Gentrification is simply packs of affluent white moving into neighborhoods that only a few decades ago were made to endure years of unrivaled discrimination. Armed with their cappuccinos, these newcomers have displaced local culture. Rents are increased, and consequently, lifelong residents are evicted or forced to move.
But for most of those who stick around, the neighborhood is safe – safe enough that homeowners like Zedd, in an interview with SFSChronicles, wished the communities they grew up in could have been anything close to what they are now. Another benefit to gentrification is that it brings with it better amenities that longtime residents can enjoy; black people lucky enough to own homes often come out wealthier from increased home values.
32
Not all hold the above view directly though; for them, the “the emerging neighborhood” is one they wish they grew up in. Today, with the gentrification of their neighborhoods, they feel out of place and worry whether it is still safe for a black man to walk the streets of a neighborhood he has lived in for most of his life.
The Power Is Now Magazine | February 2019
But while it is easy to list out the benefits, the negatives cannot be overlooked. The poor, often the worst hit by gentrification, have to deal not only with rent increases and occasional displacement; income disparity also grows wider. And it gets even uglier when local black residents are unable to compete with the “newcomers” for space. Rents climb to a point where the original population may no longer be able to afford it, and they are forced to move to low-income suburbs.
Waiting to Be Priced Out Eventually, the “neighborhood” is tossed out. A good example is Pittsburgh. With a predominantly black population (up to 95% according to the 2010 census) and the working class section of southern inner-city Atlanta, the city was ravaged by the 2008 mortgage crisis, when it saw vacancy rates go as high as 50%.
Now, it is in the midst of a complete turnaround. Home buyers looking to make quick money as prices go up adorn every utility pole and tree with bright-yellow advertisements announcing “We buy houses.” Locals have seen houses bought, renovated or sometimes only painted and then relisted at three times more than the purchasing cost. For them, it is becoming dreadful to watch and wait for the next person that may be priced out of the home they have known almost all their lives. But again, even the residents cannot deny the impact “gentrifying” has had on these areas. Neighborhoods like Pittsburgh have grown even safer, thus attracting even wealthier, younger, predominantly white dwellers. This, however, is fueling concerns that residents will eventually be pushed out by higher rents, property taxes and possibly a cultural shift that may signal that longtime residents are no longer welcomed.
Where Is It Hitting the Hardest? The transformative force that gentrification represents is sweeping across U.S. cities. Like an economic tsunami, it is affecting lives and fundamentally altering neighborhoods even when residents – especially homeowners – benefit. Prominent among the fastgentrifying cities is Charleston. According to a study by Realtor.com, the issue of gentrification exploded in 2001, when Shoreview, an enormous low-income housing project, was razed to the ground to make way for an upscale community of single-family homes. While other neighborhoods that had boasted a solid African-American background also saw an increased white, middle-class family population, Charleston saw a decline in the black population from 42% to 23%, according to the study. Away from Charleston, gentrification generally hits hardest in less-educated black neighborhoods by pushing residents who did not complete high school out of these neighborhoods. And while gentrification affects black communities where it is happening, the result is even worse off and a bigger issue in places where it is occurring at a feverish pace – e.g., highly gentrifying cities like San Francisco.
www.thepinmagazine.com
33
These cities are attracting new businesses, skilled workers, developers, and big corporations, all of which drive up both the demand for and the cost of housing. This may in turn cause pressure on residents and renters, in particular, to move to more affordable and often more impoverished locations. Then there is an even bigger problem in the neighborhoods untouched by gentrification and where concentrated poverty persists and deepens. A 2014 study revealed that for every gentrified neighborhood across U.S metropolitan areas, ten others stayed poor, and twelve formerly stable neighborhoods grew worse off.
What Can Be Done? Gentrification and displacement are symptoms of the same problem: scarcity of quality urbanism. For many residents in these areas, it’s not a question of “Can we do it?” They believe lots of policy practices, tax incentives, and laws can be put into place to help create more stable communities. Put simply, people should learn how to care, and policies should only come after compassion, the latter followed by creating more inclusive cities and neighborhoods that can meet the needs of all urbanites.

California law easing restrictions for new development

Brown Jr., has signed many bills into law to ease restrictions on new developments. Most of these bills are unique in their own right, as no other states in the United States have such in effect.
U.S. Senate Bill 54 Laws In a counter to U.S. Senate Bill 54, which was an agenda of President Donald Trump’s to deport undocumented immigrants, California limits the ability of state and local police to cooperate with federal immigration enforcement.
36
The state also passed Assembly Bill 291, which prohibits landlords from reporting undocumented occupants; Senate Bill 257, which permits students whose parents are deported to continue their schooling in California; and Assembly Bill 450, which prevents employers from giving any tangible information or allowing immigration enforcement raids at their work sites without a court order.
Easier Education Assembly Bill 830 eliminates the high school final exam, which was initially mandatory to ensure students demonstrated a minimum proficiency in English and mathematics before graduating. Statistics reveal more than 10,000 students fail the exam yearly, causing them not to receive a diploma. The new law prohibits any student from taking the exam, enabling all students to earn their diploma.
The Power Is Now Magazine | February 2019
Affordable Education California’s Assembly Bill 19 allows the state to cover the cost of any first-time student who enrolls full-time in any of the state’s 114 community colleges. This is the response of the state and other Democrat-ruled states in trying to reduce the skyrocketing cost of education.
Transgender Registration With the Senate Bill 179, the government of California is able to reduce the onerous process of updating identification documents for transgenders. The law also allows the registration of nonbinary individuals on all IDs, such as driver’s licenses.
Bail is Free Law The passing of a bill that prohibits any monetary payment for bail of suspects awaiting trial is the first of its kind in the United States. People arrested for misconduct will be taken in to get their information and released without any assessment, while people charged with a felony will go through a pre-trial risk assessment; if a judge deems it fit to release them, they will be placed under the supervision of a government agency or a licensed organization . In addition to its green economy vision for 2045, the state of California can be said to be doing its best to ensure the improvement of its citizen’s lifestyle and new development
Affordable housing To generate funds for affordable housing projects, Senate Bill 2 adds a charge of $75-$225 on real estate transactions. This initiative is expected to generate about $300 million annually to provide shelter for homeless people and to sponsor long-term development planning. In addition to this, Assembly Bill 167 allows homeowners to build in their backyard, and also limits the fees for connecting such unit to basic amenities.

5as a part-time
steps to succeed
real estate agent
I
s it hard to sell a property? You have probably already asked yourself this question before entering the world of the real state, and that is precisely why it is important that you know what you are getting into before starting a new career. Although you may be mentally prepared for the challenges that lie ahead and have already submitted and passed the exam to obtain your license depending on the state in which you are going to practice, which is easy or not depends on your organization and ability to adapt to the market demands. For this reason, we wrote this article looking to reduce the impact and help you with some tips to succeed as a part-time real estate agent. 38
What to do Although it sounds hard to believe, most real estate agents start working part-time. And that is one of the main advantages that this work is going to offer you - You set your goals and decide at what pace to meet them. Since you are starting, following these tips can make your entry to the market much easier:
Find a broker that fits your style One of the main problems of starting working part-time in this environment is getting a broker that offers you the The Power Is Now Magazine | February 2019
• Advertising resources -which depend on the work plan• Establishment of contract goals –Most Brokers will measure your performance, and although some do not expressly say so, monthly goals may be impossible for an agent working only half time in the field.
Fix your schedule One of the most notorious advantages of being a real estate agent is that you become your own boss and you manage your work hours. However, this can become a disadvantage for you when you work part-time if you do not stick to a well-designed schedule and work plan especially if you choose part-time to keep a second job, continue your studies or exercise some other Absorbing activityresources to work correctly. The problem is the following, a broker earns money based on the work of the agents who work in it, and these usually allocate the resources in the agents who work full time, since these offer greater performance in the long term. In this way, when you choose a broker to try to take into account the following conditions: • Enabling a physical workspace -Office space-
www.thepinmagazine.com
In order to keep this from happening to you, it is important that you maintain and respect an effective work schedule. In addition, you can use specialized apps to organize your lists of tasks, appointments, and reminders.
There will be times when you will need support, especially at the beginning when you want to learn what to do and how to reach more and better customers easily. Associating yourself is one of the best ways to handle this. Even real estate agents who work full time need a partner to cover them from time to time, but it is always important that you follow certain rules: • Keep conditions clear, it is important that everyone knows what they can or cannot do inside your team. • Always offer a reward for the support they give you. • Be grateful and reciprocal.
Build up a network The work of a real estate agent is based on people! And building a network that you can work through interpersonal relationships is much more profitable in the long term than putting a photo of yourself on a bench. A strong and wide network will not only bring you more clients but more opportunities for clients and contacts to make better closures -Never underestimate the power of being able to offer a contract in a loan agency-
Get yourself a partner An important key to succeeding as a part-time real estate agent is not working alone.
Use a marketing funnel Unlike marketing in other markets, the first contact you have with a potential customer
39
will almost always be in person or by phone, so you should always be aware.
But, how can you generate that first contact? At the end of the day, there are only two really reliable sources to generate first contacts today apart from traditional advertising: • Marketing campaigns in social networks and email.
The Power Is Now Online Events Every Tuesday at 12:30 PM and 7:00 PM, along with every Thursday at 12:30 PM, we are live on Youtube!
• Get referrals through your network. About this, while your network will almost always give you a higher probability of closure than mass advertising, it is important that you know that there tend to be many fewer leads that this generates. Digital campaigns are usually an excellent alternative To not depend on your network in 100%, especially if you are starting and do not want to invest in traditional advertising.
We educate our friends and followers about all of the latest mortgage programs, interview industry leaders and professionals, and give agents an opportunity to showcase their listings on our platform.
To Sum Up At the end of the day, have a good sales funnel, track your leads and keep the people interested will always be the actions that guarantee you succeed as a part-time real estate agent. Take these tips into account, and let us know in the comments if you have any other advice to succeed in this business

NAACP YOUTH & COLLEGE DIVISION PARTICIPATED IN WOMEN’S
MARCH TO EMPOWER AND UPLIFT VOICE OF BLACK WOMEN
T
he twenty-first century is upon us, and it is certainly a time of opportunity for women globally. Over the years, the landscape for women has changed immensely. Women today have much more to do, but so little time to do it. Simply put, with so much happening, it is very much impossible to do it all. Female empowerment is the process by which women elaborate and recreate what it is they can be and accomplish, a position that they were previously denied. We’ve all heard the phrase, “anything a man can do, a woman can do better.” Empowering women is powerful; today, it has become a key component to economic growth, political stability and even a strong tool for social transformation. Today, we see a growing concern by world leaders, experts, and scholars toward this
42
critical endeavor. As former President Barack Obama put it, “There is no tool for development more effective than the empowerment of women.” So then, why is female empowerment not happening on a mass scale? Or if it is happening, why are women still being victimized? On January 19, 2019, the NAACP Youth and College Division took to the streets and proudly participated in the Women’s March in Washington, D.C. in an attempt to uplift the voices of all black women. Dozens of NAACP members from the Hampton University, Old Dominion University, Norfolk State University, Morgan State University and more bussed into Washington, D.C. to join together and ensure that the black woman’s agenda was included in the

agenda for women’s rights. Families today are increasingly reliant upon working mothers as the breadwinners. Over the past four decades, there have been dramatic changes in how both men and women navigate their workplace responsibilities, family needs, and personal lives. While both economic and social changes have created this new reality, political certitudes have shaped the struggles seen in so many families. Could it be that our nation’s lawmakers have failed to enact policies that effectively address today’s challenges? One of the biggest challenges facing working women today is the lack of policy solutions, in part because most of them are the primary caregivers of the family; over time, the challenges they face at work and at home compound, setting them back economically. NAACP Chapter President Amari Fennoy spoke at the rally following the march in D.C., alongside Branch Vice President Rev. Dr. Charlette Stokes Manning. The president highlighted ways in which we can implement real change in each other’s lives, as well as ways to protect and fight for all women. Research shows that an approximate $17 trillion could be added to the global economy
www.thepinmagazine.com
if women had the same opportunity and access to jobs and income as men. Also, it has been shown that when women are given the chance to be heard, children become much healthier, lives become more stable and societies become more peaceful. Yet, even with this understanding, oppressive cultural traditions and limited access to education and financial services keep them from thriving. By addressing the longstanding and ongoing gender disparity in access to benefits; beefing up family support systems such as universal child care, paid sick days, paid family and medical leaves; combating unemployment; and empowering employees to fight discrimination, policymakers could substantially improve women’s lives and build economic security. Promoting security for women and their families can only be done by ensuring that every woman can earn a fair day’s pay. More so, we need to create institutions that support families at their most basic level.

KAMALA HARRIS
United States Democratic Presidential Candidate
Kamala Harris
K
amala Harris was born on Oct 20, 1964, in Oakland, California to immigrant parents. Her Jamaican father taught at Stanford University, and her Indian mother was a cancer researcher. She earned a degree in political science and economics at Howard University
(B.A., 1986), and a law degree from Hastings College of Law (1989).
Career, Politics, and Milestones In the 1990s, Harris worked at the San Francisco District Attorney’s office and the City Attorney of San Francisco’s office. There, she gained a reputation for toughness as she prosecuted gang violence, drug trafficking, and sexual abuse. Harris rose steadily through the ranks; in 2004, she became district attorney. She was narrowly elected the attorney general of the state, making her the first female and the first African American to hold the position. The following year, Harris proved her political independence by rejecting pressure from President Barrack Obama’s administration to settle a nationwide lawsuit against mortgage owners over unfair practices. She pressed California’s case in 2012 and won a judgment five times more than initially offered. Her refusal to defend Proposition 8 (2008), which banned same-sex marriage in California, was instrumental to the eventual overturn in 2013. In her words: “I declined to defend Proposition 8 because it violates the constitution. The Supreme Court has described marriage as a fundamental right 14 times since 1888. The time has come for this right to be afforded to every citizen.” In 2014, Harris was re-elected attorney general by a wide margin. On November 8, 2016, she defeated Loretta Sanchez in the 2016
www.thepinmagazine.com
Senate election to succeed outgoing Senator Barbara Boxer, which made her California’s third female U.S. Senator, and the first of Jamaican or Indian Ancestry.
Advocacy Harris has remained consistent in her support for the legalization of recreational marijuana, Medicare-for-all, sanctuary cities, passing a Dream Act, and lowering taxes for the working and middle classes while raising taxes on corporations and America’s wealthiest 1%. In campaign speeches, debates, and political ads, Harris also mentions her role in forcing banking giants to cough up $20 billion in mortgage relief. Her work defending same-sex marriage and reducing recidivism among drug offenders have also been at the top of her campaign talking points.
Presidential Declaration On January 21, 2019, Harris formally announced her candidacy for president in 2020. She joined an already teeming field of Democrats gearing up to take on President Donald Trump and a diverse Democratic party increasingly dominated by a new generation of women and minority candidates.
47
Speaking at the event, she vowed to be a fighter “for the people” and to advocate for the “largest middle-class tax cut in a generation,” as she champions progressive issues. The rally attracted 20,000 attendees, with about 12,000 more around the venue. According to Harris, it was time to restore what she views as “the loss of American values.” Her words: “We are here because the American Dream and our American democracy are under attack and on the line like never before,” the California senator said. “We are here at this moment in time because we must answer a fundamental question. Who are we? Who are we as Americans? So, let’s answer that question to the world and each other right here and right now. America: We are better than this.” Securing the Democratic nomination would make Harris the first African-American woman and the first Asian-American woman to be a ma jor-party nominee for the president. Her Sunday announcement also placed her in the league of her predecessors, Shirley Chisholm and Carol Moseley Braun, two African-American females who have previously vied for the Democratic presidential nomination. With the announcement, she also becomes the third sitting senator to make her 2020 ambitions official.
Since Kamala’s arrival in the Senate in 2016, she has built a reputation for bringing a prosecutorial style of questioning to hearings with Trump nominees. One example was the combative exchange with former attorney general Jeff Sessions, who told Kamala that her rushed sessions were making him nervous. Other critics have also called her record into question, with a number pointing to a dramatic increase in the state’s prison population during her years in public service.
What This Means for America With the issue of race increasingly being thrust to the forefront of the national debate by President Donald Trump, the rise of #BlackLivesMatter and the #MeToo movement, and with the Democratic coalition rapidly becoming reliant on racial minorities, Kamala Harris, the daughter of immigrant parents, would represent a ground-breaking contrast to past elections.
References:
Welcoming her to the race a day after she first announced her entry, Republican Committee spokesman Michael Ahrens referred to her as “unqualified and out-of-touch,” adding that all Harris had to show for her short stay in the Senate is a “radically liberal voting record.”

In her inaugural year as a licensed agent, she closed more than $1.7 million in sales. Our Million Dollar Freshman Agent is a Santa Rosa native and she utilized her extensive network to start her career off in a most noticeable manner. In the Spring of 2018, Alexandra decided to activate her sales license when she joined the Wine Country staff of agents for The Power Is Now, Inc. Her awesome start as a real estate agent, this year was outshone by her march down the aisle and into the arms of her life-partner, Sam, in June 2018. Shortly after returning from her honeymoon, the new Mrs. Trefry hit the ground running and ended the year with a third title: Million Dollar Freshman Agent. Alexandra’s post-high school experience includes retail jewelry sales, where one year she posted sales exceeding $350,000 in engagement rings and other jewelry. She is self-taught in social media sales, which led her to online marketing/ sales for an upscale boutique in Healdsburg, CA. As she was preparing to take her real estate license examination and enter real estate as an agent, she worked for franchise brokers, Better Homes Realty and Re/Max, were her titles were agent support staff and office manager, 50

alexandra trefry alexandra trefry alexandra trefry respectively. When asked about her banner year, Alexandra replied: “I’m pleased my 15 years in sales as well as my ‘back office real estate knowledge’ has allowed me to progress from selling engagement rings and wedding bands, to first homes and forever homes.” Her business plan for 2019 included expanding her participation in the senior community. “The thought of helping senior citizens find their forever homes, gives me a strong sense of pride”. With the baby boomer generation growing out of their family homes and into modest, manageable dwellings, I believe Alexandra has a plan that will be sustainable for a decade or more and speaks directly to the evolution of family housing as one ages. Real Estate is a part of the Trefry Family dynamics into the future. The Trefry family is composed of Alexandra, Sam and their two children, Ava (6) and Lorenzo (10) and their miniature toy poodle “Curly”. Team Trefry will be established officially in early Spring 2019, when Sam passes the California state real estate licensee examination. Today, Alexandra and Curly are establishing themselves and staking claim in the local market. The Trefry’s plan for 2019, includes Sam’s getting his license and Alexandra becoming a certified Transaction Coordinator. Curly is being certified as a comfort pet and is establishing a circuit of elder care facilities throughout Sonoma County where she will spread her “puppy joy”. Alexandra and Sam are not prone to waste the luxury of living in Northern California, they have included winery tours throughout
the region that are pet and family friendly for weekend stay-cations; you can follow Alexandra and Curly Instagram -- @Alexandra_Trefry_Realtor or @Curly_The_Sonoma_County_Pup Alexandra and Sam are poised to become a formidable team in the Sonoma County real estate world. With such a successful year behind her, Alexandra has laid a solid foundation for them to grow upon. She has initiated becoming a certified transaction coordinator, she is determined to gain her designations as 1st Time Homebuyer and Senior Housing Specialist(s). From the looks of what she has already accomplished is less than eight months, look forward to following the success of Team Trefry!

Is California an Economic
Green Model of Prosperity?
T
he state of California hosted the Global Climate Action Summit in September, making it the first time a United States state hosted an international climate change conference with a direct goal of supporting the Paris Agreement.
According to Dan Walters, an opinion columnist for CALmatters, the sub-theme of Brown’s climate change conference in San Francisco in September was that California is a living model of how a nation-state can go green while experiencing economic prosperity.
The announcement from the office of California Governor Edmund G. Brown Jr. on the state’s willingness to host the summit came at the same time that U.S. President Donald Trump began making moves to withdraw the nation from the signed Paris Agreement and commence negotiations to re-enter or negotiate a new agreement.
California’s economy is booming, with the state’s unemployment rate as recorded by the Bureau of Labor Statistics (BLS) dropping from 4.2% in May 2018 to 4.1% in October 2018, with most citizens employed in professional and business services.
54
The total output of this state of more than 39 million citizens is about $2.5 trillion, making
The Power Is Now Magazine | February 2019
it the fifth largest economy in the world – meaning it is on par with the economy of nations such as the United Kingdom and France. However, the hype around the prosperous economy of California in spite of its green economy adoption needs to be reviewed. The United States’ economy is ranked best in the world and was reported to have also increased by 4.1% in Q2 2018. California being a state in the U.S. is invariably a beneficiary of this prosperous national economy. Also, the statistic of unemployment presented by the BLS can be said to be misleading when the mode of assessment is examined. The 4.1% number is an account of people in the workforce who are currently unemployed, but does not take into consideration able citizens who don’t work or don’t want to work for personal reasons. Since the same method is used to rate other states in the U.S. too, the state of being

biased can be negated. Concluding on whether California is an economic green model of prosperity is dependent on an individual’s perception of what prosperity means. If prosperity is the maintenance of the current fantastic economy without any decline, then California is indeed an economic green model of prosperity. But if prosperity is a significant improvement in the economy with little or no external effect on the national economy, then California cannot be argued to be a model, as presently, it is basking in the glory of the nation’s prosperity – which has nothing to do with the Paris Agreement or having a green economy.

[POWER TECHNOLOGY]
Real Estate Game-Changers What Are They?
W
Whether you are buying or selling real estate, you can stay ahead of the market by understanding how the latest technologies are shaping the property sector. With this in mind, let’s find out the real estate game changers which have emerged in recent years. Most of the elements that now dictate the tempo of the real estate trade revolve around harnessing various technological tools to master access to information affecting supply and demand in the home market. Happily, these new ways of doing things are available both to buyers and sellers engaging the market.
Cutting-edge Online Information Tools Mastery of these tools, such as MLS listings which are readily available online, can help sellers track comparable properties in their locality, and in so doing, price their market offerings more competitively. Having the right market information is critical, particularly
56
in market areas where the market inventory is quite volatile and could shift significantly. Such market data is important, given the new residential developments which may be coming in or more bank-owned residential properties being unloaded as lenders monetize their idle assets. Realtors notably now also have access to cutting-edge technological tools enabling them to closely monitor investor activity on the real estate market, a ma jor factor in the movements of home pricing. Expect more of these cutting-edge analytical tools in the future.
Remote Property Selections For buyers, technologies which many realtors have adopted allow remote buying, eliminating the need for actual home inspections/showings and physical visits of the properties on their buying watch list. Prospective buyers can

wide array of online real estate service providers. Sellers, for their part, can get their real estate documents online for a quick run-through by prospective buyers. As these practices gain more inroads in the industry, we can look forward to a more fast-paced and vibrant marketplace.
Smartphones and Drones
even begin their search independently through Google Street View. With this Google property, buyers can access highresolution images of the area around their home-buying prospects. They can even estimate the distances of their property picks to/from local amenities or points of interest available within a town or city. Both buyers and sellers are benefiting from the great strides being made in technologies available. Buyers can easily get online alerts as soon as properties become available within the parameters that they have set on realtors’ websites. Selection of agents likewise comes faster, given the
www.thepinmagazine.com
Getting aboard the rapid automation of the real estate market has never been so easy now that smartphone technology has made significant inroads into the process of buying and selling residential properties. Smartphone apps allow access to virtual home tours that have seen quantum improvements as a result of the convergence of technologies. The advanced virtual home tours we’re seeing today, for instance, allow 3D presentations, enabling viewers to remotely experience the flow of space within a home. The increasing use of drone photography add further zip to VR home showings. Bird’s eye view shots of properties up for sale have become even more vivid with the high-res cameras that have become the norm for real estate photography. Drones deliver a marketing message so compelling that their application is nearly becoming a prerequisite in order for a property to draw the right buyer. Indeed, the marketing pitch that drone photography
delivers can be quite compelling. In addition to gorgeous bird’s eye views of a home’s exterior, drones can likewise present dramatic shots of the landscape, vistas and amenities around a listing. Computer imaging of planned developments on pre-selling mode has likewise become part of real estate marketing. More of these futuristic approaches are a distinct possibility as competition continues to heat up among real estate developers. Needless to say, real estate agents are in the midst of a dramatic technological shift in their trade. As automation through technology increasingly allow properties to be remotely bought and sold, settlement of transactions is likewise shifting to electronic means. Soon, there may not even be a meeting to sign documents; instead, remote settlements will occur, with all pertinent documents signed electronically either on a computer or smartphone.

Watt Out – OCC’s Otting Takes Over
as FHFA Director Officially
C
omptroller of the Currency Joseph Otting has been picked by President Donald Trump to be the acting director of the Federal Housing Finance Agency (FHFA). Mell Watt’s time as director of the FHFA ended on January 6, 2019. Watt became a Senateconfirmed director of FHFA in 2014. His was the first Senate-confirmed director term. Joseph Otting will serve as FHFA director, while Mark Calabria awaits Senate confirmation for Mell Watt permanently. Mark Calabria was nominated by President Donald Trump to serve as FHFA director in December. Under the Federal Vacancies Reform Act, the
60
White House can name one of the lieutenants who had served under Mell Watt as acting director. The administration can also appoint a temporary director until the director nominated by the President obtains approval from the Senate. Mark Calabria has been serving as chief economist to Vice President Mike Pence. Calabria is a former Republican aide on the Senate Banking Committee. He is known across the banking industry as someone who advocates substantial shrinking of the footprint of Fannie Mae and Freddie Mac, two government-sponsored enterprises.
The Power Is Now Magazine | February 2019
Otting Background While Calabria awaits Senate confirmation, Otting has officially replaced Mell Watt as director of the FHFA. Otting took charge as Comptroller of the Currency in November 2017. With a background in banking, Otting’s new charge will be a big step forward for him. Otting had served as CEO of One West Bank from 2010–2015. He had worked alongside Steven Mnuchin, the Secretary of the Department of the Treasury. Steven Mnuchin was the bank’s former chairman. When One West Bank merged with CIT Group in 2015, Otting left the bank. Before he joined One West Bank, Otting worked for U.S. Bank from 2001–2010. There, he served as Oregon Market President, East Region Commercial Banking Group Manager, and Executive Vice President. From 1986–2001, Otting held different roles at Union Bank. These include the position of Group Head of Commercial Banking, Executive Vice President, Senior Vice President, and Deputy Regional Vice President.
The Watt Tenure
Watt’s five-year term at FHFA was quiet. This was especially true considering what happened with Fannie Mae and Freddie Mac after the housing crisis. During his tenure at FHFA, Watt oversaw the smooth sailing of Fannie Mae and Freddie Mac. The GSEs were profitable in every quarter during his tenure. It was not always smooth sailing at FHFA during Watt’s tenure, however. When Fannie Mae and Freddie Mac needed money from the government last year for the first time since 2012, the tax law passed by the Republican party resulted in deficits at the GSEs. Watt tried his best to manage the situation by authorizing GSEs to retain $3 billion dollars in capital reserves. This was a complete change from the previous conservative agreement. The previous agreement had stipulated that both
www.thepinmagazine.com
of the GSEs will allow the capital reserves to be drawn down to $0. The development of a single security was also overseen during Watt’s tenure. The single security was a joint mortgage security that will be issued by both Fannie Mae and Freddie Mac. The launch of the single security is scheduled this year. New rules pertaining to the adoption of alternative credit scoring rules were also recently issued by FHFA. The new credit scoring rules will effectively prohibit governmentsponsored entities from using the VantageScore credit scoring model. This is due to the conflict of interest of the company backers: Experian, Equifax, and TransUnion. During his tenure at FHFA, Watt faced considerable pressure to allow GSEs to participate in principal reduction. Watt considered it one of the most challenging decisions that he needed to take at FHFA. Principal reduction was eventually allowed when FHFA relented from its tough stance. During most of his tenure, Watt helped maintain the course of GSEs. Housing finance reform was allowed without congressional approval. Watt also maintained that true housing finance reform will only be possible if it comes from the Congress. FHFA is now in the hands of Trump’s administration, and it has strongly signaled a desire to end the conservative approach to using the reserve money. Calabria has clearly indicated that he is in agreement with the stance taken by the Trump administration. Calabria is not in charge yet, though, which means the previous approach will continue until he becomes FHFA director.

HOME OWNERSHIP By Eric Lawrence Frazier MBA
Home ownership brings stability to individuals and families who have never had a dwelling place that they could call their own. There is something special about owning real estate that is unlike anything else on earth you can own. Real Estate you own is not like cars that decay over time and you have to replace them. Real Estate you own is not like clothes that go out of style and you have to buy new ones. Real Estate you own is not like expensive vacations or experiences that only last a moment in time. Real Estate you own is not like an apartment where the landlord may increase the rent until it’s no longer affordable. Real Estate you own is not like staying at your parents house where you know can’t stay forever. Home ownership is the beginning of wealth that increases over time and becomes your estate & legacy Home ownership is the pride of a mother nurturer and the kitchen her domain Home ownership is the pride of a father provider and protector of his territory and family. Home ownership is the foundation of permanence and the place where life happens, birthdays celebrated, deaths mourned. Home ownership is the place you build memories that can never be taken from you. Memories etched in walls and concrete, experienced in rooms and floors, Memories living in trees and shrubs planted by your hand. Howe ownership is the manifestation of you - your style, your colors, your smell, your stuff, your junk, your memories, your yard and your spaces, your life. It’s the height markers on your first child’s bedroom wall. It’s the hearts drawn in the concrete slabs when you pour your patio floor It’s the birthday parties, and anniversaries in the living room and kitchen. It’s the back yard barbecue with friends, neighbors and family contentions it’s the high school and college graduation, and wedding receptions Its’ the family nights and block parties and the fellowship of family connections Home ownership It’s more than real estate. Land, brick and mortar, wood frame construction and chicken wire. It’s more than money saved, gifts recieved and grants obtained It’s more than the debt you incur to buy it. It’s more than the payments you make to own it. It’s more than the appreciation that comes with keeping it over time. It’s memories, it’s family, and it’s life that can happen in one place Until you say it’s time to move.
