To every seller and real estate agent, marketing a property to sell it quickly is top priority. To that effect, they employ all tactics to make such a property appealing to the eyes of the buyer. One of such tactics is staging the home.
Hey Sellers, Staging Your Home is not the Same as Decorating
Staging a home is all about preparing the property for sale on the real estate market in such a way that you make it have a lasting impression on buyers. The purpose for doing this is to sell the property quickly for the highest possible price. Staging draws some of the concepts of interior decorating, but the seller doesn’t make it so obvious that the property is dressed like that for marketing purposes. Staging is expensive because it involves all aspects of the home.
However, several sellers are wondering if staging a home and decorating are the same thing. Are they? While they sound similar, they have different meanings. Home staging makes your home look more appealing to buyers, while decorating is more about your personal style. Decorating doesn’t usually lead to selling the home, but staging does.
STAGING A HOME VS. DECORATING
It’s always essential to make a good first impression when it comes to selling a home, but it’s by no means an opportunity to showcase your decorating skills. Staging is the opposite of decorating a home. With staging, you are removing clutter, decorations, and every other thing that could distract buyers from thinking that they are not welcomed.
When you move into a home, one of the first things
you would do (what everyone would probably do) is to make it suit your lifestyle and reflect your taste. Maybe you don’t need a hook in the kitchen or a shelf in the sitting room. You may need to shift positions to accommodate your lifestyle. This is what decoration is.
Selling a home requires visualization. This is what staging provides. Buyers need to see themselves in the house physically and mentally.
Without putting some work into staging, it would be difficult to sell your home for top dollar.
Contrary to popular opinions, staging isn’t easy to do. Like decorating, you need an expert who understands what a buyer sees when they tour the home to execute the process.
IMPORTANCE OF STAGING
We already stated that staging lets buyers imagine themselves in the home. Besides that, staging hides flaws and shows off the good features of the home, creates a vibe, and overall, makes the home look better in the eye. Buyers don’t want to see any issue upon moving. For every fault in the home, the buyer will deduct its cost from the offering price, and there are so many, they pass on from buying.
When dealing with something that involves selling a home, you don’t want to settle for a lower price or have your property listed for weeks or even months. Buyers love what they see, and if they don’t visualize themselves in the home, they will become uninterested. They are not just looking for a structure to live inside - they are looking for a way to improve their lifestyle. Staging does this and can generate more money for the seller.
According to a report from the National Association of Realtors, 25% of buyers’ agents and 22% of sellers’ agents agree that staging a home increases the offer price by 1% - 5%. Another report revealed that more than 80% of buyers’ agents say staging makes it more straightforward for buyers to visualize a property as their future home and decreases the amount of time a property spends on the market. This goes to show that so many things are involved when it comes to selling a property.
