COLLECTION ACCOUNTS

PART I


COLLECTION ACCOUNTS

The Underwriter must complete a capacity analysis of collection accounts with an aggregate balance equal to or greater than $2,000.

Non-purchasing spouse's or registered domestic partner’s collections are included in the combined balances for community property states.

Monthly payments must be included in the DTI when cumulative balances are great $2,000.


COLLECTION ACCOUNTS Outstanding Collections with aggregate $2,000 or more: The collection account must be paid in full prior to closing. Verification of acceptable sources of funds is required. Payment arrangements have been made with the creditor. The monthly payment must be included in the DTI and documentation is required. 5% of the outstanding balance of each collection will be used as the monthly payment and will be included in the DTI. Repossessions are treated as charge offs unless specifically notated that the account was sent to collections. Balances reported after repossession will be treated as collections with a 5% monthly payment considered.


DEROGATORY CREDIT THAT CAN BE IGNORED Collection Accounts, Charge Off Accounts, Accounts with Late Payments in the Previous 24 Months, and Judgments • Lender is not required to obtain an explanation of collection accounts, Charge Off Accounts, accounts with late payments, Judgments or other derogatory information. They can be ignored

Disputed Derogatory Credit Accounts Can Be Ignored • Disputed Derogatory Credit Account refers to disputed Charge Off Accounts, disputed, collection accounts, and disputed accounts with late payments in the last 24 months.

EXCLUDING DEROGATORY CREDIT Derogatory Credit that can be Excluded include:

To Exclude Derogatory Credit here are the conditions:

• disputed medical accounts; and • disputed derogatory credit resulting from identity theft, credit card theft or unauthorized use.

• Provide a copy of the police report • Documentation from the creditor to support the status of the accounts as compromised or Fraud.


NON BORROWER SPOUSE -NON DEROGATORY CREDIT Disputed Derogatory Credit Accounts of a non-borrowing spouse or registered domestic partner in a community property state are not included in the underwriting

Non-Derogatory Disputed Accounts and Disputed Accounts Not Indicated on the Credit are not included in the underwriting. - disputed accounts with zero balance

Non-Derogatory Disputed Accounts include the following types of accounts:

- disputed accounts with late payments aged 24 months or greater - disputed accounts that are current and paid as agreed
