Dear reader, The European Real Estate Network (EREN) has matured into an established and respected organisation since its founding in 2004. EREN is a collection of European leaders in luxury real estate, every one of our member Companies being a highly reputable name in their home markets.

Through EREN, and its network of global affiliations, this network of agents has also built up a name for quality, expertise and integrity on an international level.

Here it is also fitting for me to mention my predecessor, Dre. Giorgio Viganò, one of the key people in the foundation of EREN. Having built up a highly respected firm in Milan, he enriched our organisation with his experience, insight and passion. takes important decisions at annual meeting in Estoril The European Real Estate Network’s annual meeting, held 10-12 September in Estoril, produced a spirited look to the future as Europe’s leading collective of luxury real estate specialists embraced new steps that will take the organisation further forward.

The Palacio Hotel, Estoril’s famous classic venue, played host to the annual meeting of the European Real Estate Network (EREN) this September past. Just as autumn was setting in across Europe, the 20 member agents from nine countries arrived to the welcome sun and mild climate of the Estoril coast – still the original Portuguese Riviera.

At just a stone’s throw from the famous casino, stylish Belle Epoque villas and the promenade that skirts beaches running all the way to neighbouring Cascais, the members of EREN met to assess the year and discuss the immediate future. Other distractions included nearby Lisbon, the beautiful mountain town of Sintra, and the stylish coastal towns of Cascais and Estoril themselves, but in spite of these inspiring surroundings – or perhaps thanks to them – the delegates ensured that this was to be a highly productive annual conference.

2009 in review 2009 European Real Estate Market Update - the European Real Estate Network issues a market update for luxury residential sales in Europe on a bi-annual basis.

In general, this summer saw some confidence come back to the property market.

Although the lower end markets were hit severely, high-end residential tourism and primary residence markets remained steady throughout – particularly in certain pockets of Europe. In these areas sales have been steady and continuous, though often fuelled by realistic price levels.

In Switzerland, new tax laws offer great benefits to foreign buyers

Our affiliate in Austria, Peter Marschall from Marschall Immobilien, thinks the bottom of the financial crisis has not yet been reached and expects new opportunities to arise. In Switzerland both affiliates, Wetag Consulting and CGi Immobilier, have signaled that prices remained steady this year, while in the Lake Geneva area there was even an increase due to strong demand and the limited supply of prime real estate. For Wetag Consulting, specialists in Ticino, 80 per cent of buyers were international. Taking advantage of new tax laws that offer great benefits to foreign buyers, they came mostly from Germany, Italy, The Netherlands and the United Kingdom.

Increasing demand for wine-producing farms, castles and high end properties in Italy

In the Milan area, Giorgio Viganò Real Estate noticed that in certain areas some sellers withdrew their property and started to rent them out due to increasing rentals’ demand.

Marco Argentieri, the director of Cofim Immobiliare, specialists in Lake Garda, Trentino Alto Adige and Veneto, enjoyed a relatively good spring and summer, and they agree that the market will improve in 2010.

From Tuscany, Paolo del Chicca Immobiliare recorded a trend of increasing demand for specific properties such as established wineproducing farms with a well-know brand, castles, villas and apartments close to the sea.

In Portugal, the market is slowly recovering after reaching bottom in Q1 of 2009

Immobilsarda from Sardinia experienced a large and sudden increase in inquires this summer. The price of the high-end properties remained stable, drawing Italian buyers back into the market.

IRG International Realty Group in Portugal observed that off-plan buying in resorts and developments has effectively disappeared. The British and Irish markets diminished in importance and it now takes far more time to convert leads into a sale. This summer the number of inquires gradually rose and now the market is slowly recovering after reaching bottom in Q1 of this year.

Good opportunities are opening up for young couples wanting to buy their first property in Denmark The Danish Estate Group encountered price drops of up to 25% in the past year and a half. Many developers filed for administration and so did banks. As in many other markets, the summer had a stabilizing effect, and for Estate Group the second half of the year was a very good time as professional buyers started entering the market again. With the mortgage rate decreasing by 50%, good opportunities are opening up for young couples wanting to buy their first property.

The German market remains solid According to Von Poll Immobilien, the German market remains solid, benefiting from realistic real estate price levels. Not having experienced such a property boom in recent years, the country now benefits from a remarkably stable housing sector. As a result, prices are still increasing steadily and clients continue to buy as they don’t expect to see any dramatic price falls. In Berlin, there is limited movement of properties over €2 million yet in the segment up to €1 million demand is strong.

The situation is aided by the fact that the German press is positive about real estate because of the stable history of the German market.

In Spain, great opportunities are emerging in the market Diana Morales of DM Properties, which covers Marbella and the Costa del Sol, has seen a slight recovery since February 2009 although some prices have come down. This opened a market for bargain hunters looking for new opportunities.

The affiliates from Mallorca, Balearic Properties, similarly saw an increase in 2009, though it was still a recovery from the sharp downfall in 2008. German and Swiss clients are now predominant, while in 2007 the main buyers in Mallorca were British.

In general, although the year produced varying results in different markets and for different companies, many actually reported an improvement on 2008. Among them was Rimontgó, covering Valencia and the Northern Costa Blanca, whose year was bolstered by three record sales of over 4 million euro in the last quarter. “In Spain companies and individuals are facing great financial problems due to the lack of liquidity and oversupply of homes,” said Ribes. “However, this is bringing great opportunities to the market, as reflected in the fact that in 2009 Rimontgó enjoyed a better year than in 2008. It is a great time for those with cash to acquire extraordinary property at great value.”

Looking forward to 2010 And so, EREN’s members had good reason to look forward to the New Year with interest. Seizing on this mood, the agents agreed that now is the best time to be proactive and take new initiatives that will move EREN and its individual members forward – strengthening their position in the market and enabling them to provide an ever-improving service.

It is those with the ambition and enthusiasm to move forward now who will be tomorrow’s success stories

“Many people across the different economic sectors are taking on a defensive posture,” said President Mr. Ribes. “Naturally, it is important to get your affairs in order during a recession, reducing costs and ensuring that there is no wastage, but when the worst of the storm has passed you need to look to the future again, and that is what we are doing now.”

He and his fellow colleagues feel the time is ripe for action. “Although these are difficult times economically they also present great potential to investors and entrepreneurs with vision, a time when those with enterprise and daring stand to gain. Such people are establishing new ventures, moving on the real estate market, investing shrewdly and following their dreams exactly at a time when others live in fear. While not all will succeed, it is those with the ambition and enthusiasm to move forward now who will be tomorrow’s success stories.”

New initiatives A new Executive Committee, elected just weeks before the tragic passing away of EREN’s first President and Honorary President Dre. Giorgio Viganò, presided over many new proposals.

Among the new initiatives agreed upon are steps to further develop and improve the EREN website – to the benefit of agents and their clients – publish EREN’s luxury magazine Villae International twice a year (in Spring and Autumn), and embark upon new marketing, networking and training programmes to be implemented during 2010 and 2011.

This desire to move on when others may be standing still reflects the confidence of EREN’s members in the future and in their ability to overcome difficult times – and given the fact that most are longstanding firms that have weathered many an economic storm before you wouldn’t bet against it.

Founded in Quebec in 1980, the concept has developed gradually, absorbing elements from across the world as it thrived and grew into a global phenomenon. At the permanent show in Las Vegas, the experience draws 9,000 visitors a night – accounting for five per cent of all show-going visitors in this huge tourist town.

Music delights, feeds the soul and punctuates special moments in our lives, but music can be light, fluffy and superficial or a true work of enduring art and wonderment. To the latter category belong the master works of musical geniuses like Beethoven and Mozart, whose intricate dance with sound has endured the test of time and musical styles. Such genius deserves nothing less than the finest instrument, so is it not surprising that the noblest instrument of all is itself a masterful work of beauty and craftsmanship.

Handmade by an elite workforce capable of combining exquisite carpentry with the painstaking workmanship and tonal dedication required of this product, the piano has as illustrious a history as the compositions to which it gives life and spirit. Driven by the popularity of cruise holidays in North America, the global revival of these sleek and elegant liners has brought about a building spree not seen since the 1950s.

Shipyards from Helsinki to South Korea have been working feverishly on large, luxurious white ships, filled with modern technology and brimful of entertainment. And yet none look quite as good as the Cunard ships, whose classic lines and black, white and red livery make them simply beautiful apparitions on the water.

THE RETURN OF LEGENDARY NAME The grandest of these sleek liners bears the name Queen Mary 2, successor to the legendary Cunard ship that plied the world’s oceans between 1936 and 1967.

Launched in 2003 at Chantiers de l’Atlantique, in Saint-Nazaire, this is the largest cruise ship ever built, weighing in at 151,400 gross tons and over 344 metres long.

It could have made this floating luxury resort an eyesore, but size barely impacts on the graceful lines of this most classic of ocean liners. The only cruise ship to offer a regular scheduled transatlantic between New York and Southampton, the Queen Mary 2 also visits the Caribbean, Mediterranean and northern parts of Europe and the Americas, adding a touch of elegance wherever it goes.

Though its origins go back to the very birth of civilisation, the enduring popularity of the spa reflects a deep-seated human need for pampering and relaxation.

In the days of the Greek and Roman Empires the spa was valued as a place where citizens could gather to cleanse and socialise. Such public places evolved over time, taking in elements of distant cultures as they gradually became luxuriant havens of sweet pampering indulgence and relaxation. Even in classical times, therefore, visitors could enjoy a range of advanced treatments that not only felt good but rejuvenated body and mind.

The former banker had a career that involved travel, money and great perks, yet he gave it all up to commit himself to an entirely new calling. Rather than simply join the legions of designer wannabes, this economics and philosophy graduate really had something to say, and it’s a message that is helping to revitalise London’s luxury men’s fashion sector.

V How, and when, did you get started in the fashion industry?

I was in a car accident, and though my life didn’t flash before my eyes, I imagined what if it had done. After that I was done with banking.

I realised I enjoyed researching, designing, buying fabric and making things much more than I ever liked banking. So I woke up one day, opened my closet and discovered I had over 200 shirts, 50 suits and 80 ties. I knew then I either needed therapy or to make this my profession, so I did the latter.

V How would you describe your style?

Having a mixture of heritage, with roots in Austria and Zanzibar, I would say my style draws on both. From my Austrian side, form follows function and an appreciation for good design. From my Zanzibar side, the exotic, the extreme and colourful.

V Would you call yourself a ‘Savile Row’ designer?

Our way of thinking is more a philosophy, a design language that forms a coherent whole. Every article of clothing is analysed; what function does the item fulfil, can it be made better, are the best components being used, can the fit be improved? This is applied consistently to everything we do, with the same aesthetic sensibility, to create a complete look. This differs from Savile Row where the tailor just makes a suit. We dress the whole man, as opposed to just working on one element of that.

V What does ‘designed by Udeshi’ give to a garment?

With our garments you know what you are wearing – it is discreet but elegant. Each item of clothing has a distinct commonality, namely that nothing is created purely out of aesthetic considerations; there has to be some further value to a design feature. Each item will have included subtle but considered touches to make it more comfortable, durable or functional yet each will be constructed with the utmost luxury and flair.

V Men’s quality fashions became first less conservative, then younger. Where do you see it evolving?

The traditional segment of the market is being rediscovered by a different generation, so there will be emphasis on classic cuts, good old-fashioned quality and values. This will evolve as the new generation sees the benefits and the limits of the past, and certain elements such as the heritage aspect, influencing casual items, which is a trend that is in full swing now, with selvedge denim in heavy weights, grandfather shirts with turn of the century detailing, etc. The extra detailing, environmental concerns and the appearance of organic fabrics should see the emergence of niche brands catering for a more conscious consumer who will buy less but better.

V What kind of person wears your clothes?

I do not think the physical aspect of what they do matters, but their mindset, what their values are, what excites them, this is what they have in common. They are independent and usually at or shortly will be at the top of their game. They appreciate the quality and the thought that has gone into an Udeshi piece, and that it is distinctive and different, in a subtle way. They tend to drive Porsches or Aston Martins, and wear IWC, Audemars Piguet or Patek Phillippe. They can be titans of industry, architects, surgeons, chefs, in finance, in art, but they are their own men.

V A true stroke of design genius…

The paperclip, the zipper, buttons, the mini (car), Dyson vacuum cleaners come to mind. Something functional yet very simple.

V Your favourite designer Frank Lloyd Wright. I wouldn’t mention a clothing designer now would I? V The place where you feel the most creative Dachstein, the mountain in the middle of Austria where three provinces of Austria meet. The absence of man-made stimuli allows the brain to relax and instead one is enveloped by the beauty of the scenery, so the subconscious can relax and the creative juices can flow.

I can’t recall if it was the exuberant friendliness of the people, the fragile beauty of worn façades or the bright colours of American road cruisers from the fifties, but I was immediately fascinated by this singular Caribbean mix.

Through my lens I found Havana to be photogenic, intense and multifaceted.

Exploring this city on foot – as a photographer should – is both stimulating and tiring. Aching feet and legs will have to be endured, though, for there is no better way to come to grips with both the overall essence and the unseen nooks and crannies of this unusual place.

Unlike other celebrated cities of the world, Havana doesn’t boast grand historical buildings or areas of obvious tourist interest, yet to the attentive visitor it reveals itself in a far more profound and unusual way. Tattered buildings of potential beauty line streets populated with classic cars held tenuously together by the ingenuity of a people whose isolation has seemingly frozen time on this island.

Once the darling of the revolutionary world, Cuba has long since been an historic anachronism whose failure to catch on has led to a form of self-enforced isolation. It is a state that will pass, but for the time being the visitor may be so selfish as to secretly be grateful, for Havana offers sights and impressions that are increasingly scarce in this modernising world.

The lens is especially rewarded in Habana Vieja, the old town, where faded colonial grandeur lives on in a spellbinding Caribbean atmosphere. After that date Spain became the unified nation state we know today, but for centuries it was a frontier land of competing kingdoms that played out their rivalries against the dominating background of the Christian-Moorish pas de deux. In this battle for land the castle played a central role, as both sides safeguarded their territory with countless fortresses.

It is said that during the centuries of this struggle over ten thousand castles were built in the country. With the majority concentrated in Castilla and AndalucĂ­a they took many forms and locations, from island and port fortresses to hilltop strongholds, walled towns and seemingly impregnable military bastions. Both sides added to the innovations of these structures, though in style the rather more austere military castles of the north contrasted with the greater subtlety and refinement of their Moorish counterparts.

The latter were more comfortable and aesthetically appealing because many also served as palaces, yet much of the exuberance and fine detail of Moorish architecture was lost when the Moors were finally ousted at the end of seven centuries of strife. Some features were adopted by the victors — indeed the era gave rise to the celebrated Mudéjar style, but the end of the Reconquista also heralded the gradual decline of the castle, a fact bemoaned by none other than Don Quijote himself.

Today, Spain’s approximately 2500 fortresses form perhaps the richest heritage of its kind in the world, ranging in form from rough-hewn, windswept ruins to the well-preserved palatial refinement of the Alhambra or the final resurgence of castle building represented by the Renaissance marvels of Vélez Blanco and La Calahorra.

Success stories from 2009

Although the current period can generally be described as a recession that has touched most of us in some way or another, we are happy to report that it’s not all doom and gloom.

For EREN and its members 2009 contained some notable highlights that marked a distinct improvement over 2008 and the early beginnings of a recovery…

Peter Marschall, owner and director of Marschall Immobilien, the local EREN member in Vienna, tells us: “A diplomatic family with an international background moving from New York was looking for a penthouse in Vienna. After searching on international websites they found a stylish apartment that they liked.

The search led this couple to Rimontgó, EREN’s member in Valencia and the Costa Blanca region of Spain. Mrs. Alicia Martínez González of Rimontgó gave the clients a very professional first service and follow-up, before handing them over to Marschall Immobilien. Finally, they concluded the u1.7 million purchase of a luxury apartment in the city centre of Vienna.

Other national and cross-border examples In Italy, Giorgio Viganò,Srl, from Milan cooperated with Cofim Immobiliare, the EREN member covering the Veneto region, in the referral, property search and subsequent sale of an important historic villa near Verona.

A similar cooperation lead to the sale of a stunning modern lakeside villa with magnificent views over Lake Garda in northern Italy. The value of the two sales combined was close to $5 million.

In Portugal, local agents IRG registered two important sales in close liaison with Marschall Immobilien and Rimontgó. Acting on behalf of an Austrian client, Marschall worked together with IRG to find a beautifully restored and modernised 4-bedroom apartment in Lisbon’s historic and vibrant Chiado district.

From its base in Valencia, Spain, Rimontgó meanwhile entered in contact with their Portuguese partners in the search for a truly special property that was found in one of the most desirable locations in the Algarve.
