new approach to marketing the most discreet and private property sales was incorporated in the European Network with the support of EREN’s IT and marketing departments.
The meeting, masterly organised and generously sponsored by Walde & Partner Immobilien AG, Founding Member and Shareholder of EREN, was held at the Bellerive au Lac Hotel from Thursday 3rd to Saturday 5th of October. The shareholder’s meeting discussed new alliances’ initiatives and overviewed the 2019 accounts, which confirmed the positive path anticipated by the Board of Directors two years ago. With economic matters in order and in good shape, the Assembly worked on incorporating innovative, practical and efficient ways to match buyers and sellers of Europe’s finest real estate. EREN members enjoy their AGM meetings as they exchange ideas and build stronger professional relationships which allow them to incorporate the latest marketing and services provided by individual members and a knowledge shared among peers with the objective of making a stronger Group and providing the best service to their clients. Whilst working days are celebrated on Thursday and Friday, Saturday is typically dedicated to explore and better know the finest offering that the local partner represents in their market.
CHF 50 million “Landgut Steinfels”, set in a 2,4 ha of private land in Stäfa, directly at lakefront, is a historical estate comprised of 6 different buildings, completely restored and fitted with the latest technology and comfort, while maintaining its historical charm and character. The future owner of this unique property will probably be a privileged family who will have the honor of preserving this estate for their heirs. The entertainment programme organised by Walde & Partner was of the highest refinement and exquisiteness. Dinner on Thursday evening was hosted at Restaurant Razzia, which was a famous cinema during the first happy twenties, founded in 1922, until it became a funky restaurant in 2014. On Friday, EREN’s group and some people of Walde & Partner team were welcomed at renowned Kronenhalle Restaurant and its legendary Bar, famous all over the world, since 1924. The original paintings collection hanged on the walls of this historic place constitute an invaluable heritage. Herr Gustav Zumsteg created with his private art collection a unique environment to be enjoyed by all guests and which is comprised of smaller works and paintings by Miró, Chagall, Matisse, and Braque, among other illustrious artists.
This time we had the privilege to visit one of the most important and extraordinary estates in lake Zurich "Schirmensee" in Uerikon, a beautiful historical lakefront property. The

Why the British opted for Brexit A fresh look at Brexit that ponders the concept of Britishness and how it led to the break with Europe
F
or many, Brexit is the result of dissatisfaction with core elements of life within the European Union: loss of national sovereignty, uncontrolled immigration, costly contributions and a behemoth of an organisation that enforces its will upon member states. Increasingly, it has been seen as a German-dominated club that doesn’t necessarily act in the best interests of all its countries, and while all these and many other complaints are indeed reasons for growing dissatisfaction among certain politicians and members of the public – both in the UK as in other parts of Europe – it is not the actual reason why the UK is divorcing itself from Europe. Ok, I’ll say it: Brexit is inextricably linked with the uniquely British sense of identity as a concept of being ‘different’. Of course, we’re all different; different individually, by nationality, etc., but the British have a sense of differentness that forms the very core of their national identity. It’s maybe because of this that Brits are not exactly famous for learning languages or assimilating into host cultures, and this reflects a mentality that is, indeed, very different from most modern nations.
The UK-EU relationship What I am saying is that the ‘decision’ by the British public to leave the EU is not one grounded in rational facts and considerations, but driven by emotion, perception and nationalism. The fact that it was the UK and none of the other European countries that has enacted separation comes from

Britain’s unique relationship with the EU, and this again is the product of the unique British sense of self-identity. The UK never joined the EU out of any real desire to become part of Europe, but did so from dire need. De Gaulle knew this and therefore wished to keep the British out of Europe, fearing that they would become a divisive force within the European Economic Community. The Britain that joined the EU in 1973 was down at heel, suffering from a huge war debt to the US, the end of its colonial Mercantilist economic system (enforced through rapid decolonisation by those same Americans), an outdated infrastructure and crippling trade union activism. In short, it was woefully uncompetitive in the new global market and had fallen behind the modern, prosperous social democracies of Scandinavia, the Benelux, Germany and France. The years that followed were not easy, but through hard work and the amputating surgery of Margaret Thatcher the patient emerged healthy into the 1990s, with renewed vigour and self-confidence. In the ensuing years the UK would become the most business-friendly part of Europe, helped by flexible labour laws and an effective legal system, and London built upon its status as the global financial capital to also become the centre of interest for HNWIs from around the world.

BREXIT
Renewed assertiveness/arrogance The renewed sense of assertiveness/arrogance that followed was perhaps the greatest legacy left by Thatcher, whose conservative romanticism of a glorious Britain bathed in the light of her former imperial status seeped through British society once again. By the time the British television began adding the word ‘great’ to everything British, the population had been well primed to once again grab on to its unique identity of differentness – which in practise translates as specialness – and believe it could take on the world alone again, albeit together with the USA. The ‘Special Relationship’ fostered between Thatcher and Reagan plays a direct role in this process, as it gave the muchreduced Britain that had retreated ‘West of Suez’, a bolstered sense of power and importance in relationship to similarly sized powers such as France and Germany. The role created was that, together with the USA, Britain would protect the world from itself and fight the good fight for freedom and democracy. However, many believe that the true nature of the Special Relationship was Britain’s role in opening up the EU to American corporatist globalist interests.

The British sense of being different So, if De Gaulle is right and the British do not feel themselves to be European and only joined the EU out of need and in reality prefer the USA as a pragmatic partner, then is this because they really are different? The answer is no. Britain, like most European nations today, is made up of multicultural, multiracial individuals whose very core loyalties may in some cases not even be with their host nation, but even ethnic Britons represent a mix as seen in other parts of Western Europe, including Celtic associations with France, Basque-Iberian bloodlines, Roman influence and Germanic links with Scandinavia and Northwestern Europe. The Gaelic languages reflect many of these ties, as does English, which evolved from the Low proto-German spoken in the area around the German Bight (the zone between northern Netherlands and Germany to west Denmark) as Angles, Jutes, Saxons and Frisians invaded the British Isles. Old and Middle English were similar in sound and structure to contemporary Dutch, and it is with the influence of French, from the Norman invaders of the 11th century, that the language acquired a softer tone and a greatly amplified vocabulary. The Norman French would also be partly responsible for the creation of the unique sense of English nationhood, and indeed the equally idiosyncratic sense of French nationhood, for when a certain Norman French Duke called William conquered England in 1066, he set a train of events in motion. Becoming king of one country when you’re the duke of another, and vassal to its king, is a bit like Steve Jobs being CEO of Apple while also working as a director of Microsoft under Bill Gates. In other words, an untenable situation that eventually led to war. When the Norman Plantagenet rulers of England lost the Hundred Years War to the Valois rulers of France, they saw their ties with Normandy severed and had to foster a sense of nationalism to survive. Both England and France, as well as the concept of the nation state in general, emerged out of this conflict, which gradually saw the English monarchy and aristocracy replace French with English. In other words, Britain and its people and culture are intrinsically European, but it is from this point onwards that the British/English sense of being different was promoted – pervading everyday life in everything from the language (as in the Great Vowel Movement) to the subtle but marked differences in how holidays, traditions and festivities are observed.
Britishness = Brexit By Victorian times the British people felt truly different – and superior – to all, but when the country joined the EEC in 1973 the situation had changed, and a humbled UK agreed to go metric and assimilate into modern Europe. De Gaulle’s objection was based on the belief that Britain harboured a “deep-seated hostility to any pan-European project,” and yes, from the outset it resisted many of the measures to which it had agreed when joining Europe. So, although the UK is officially metric even today there is a great deal of confusion as many are only familiar with the old system. Such matters are symbolic of a Britain that never wanted to be in the EU, never felt European and believes it is separate and indeed superior to it. Britons largely reject their European heritage in favour of an overexaggerated sense of national difference. In much the same way, the decision for Brexit wasn’t so much a factual one – for all the true facts and lies thrown about – but the product of a wave of nationalism driven by this sense of differentness that has defined the way the British see the world for a few centuries now. Most of us don’t much like the way the EU has gone, but the difference between the UK and the other European nations is that in the latter old-fashioned nationalistic chauvinism – or differentness – has largely disappeared. The fact that it is still strong in the UK is the ultimate reason behind the decision (51.7% vs 48.3%) to board a ship with no clear destination.

LEGENDARY GOLF COURSE DESIGNERS When thinking of golf, we usually celebrate the stars that have risen to the top of the game and become legends of the sport, but almost as magical are the creative geniuses that design the hallowed courses where dreams are made and broken.

If
you think the design and laying of a golf course is a straightforward matter, think again, for it involves far more than simply covering a section of land with grass and creating an 18-hole parcours. To be a successful golf course designer requires an intimate knowledge of the game, but also an understanding of the dynamics that make golf exciting and challenging, a flair for design and knowledge of the technical side of the field – which involves the flow and drainage of the land, wind and climatic conditions, different types of grass, trees and other planted species, as well as how to add bunkers and water features. When all the above are brought together and you also take into account construction and maintenance budgets, it adds up to quite a matrix of elements that a course designer has to bear in mind. For this reason, it is a highly specialised field in which only a few manage to distinguish themselves and become legendary in their own right—and interestingly enough the majority of top golf course creators are either ex professional players or trained agronomists and architects. It is from within these ranks that the very best have created halcyon park landscapes that are not only beautiful, soothing stretches of manmade nature, but also the stage for golfing greatness.

LEGENDARY GOLF COURSE DESIGNERS

Early designers In the 19th century, when the game was still in its infancy, the earliest course designers were overwhelmingly British, so it is within the tradition of the game in England and Scotland that the art of course design evolved. From the first wave of more internationally active architects came the likes of Harry Colt, an Englishman who along with other British pioneers such as Charles Alison, John Morrison and Alister MacKenzie, created golf courses in Europe, North and South America, Australia, Asia and Africa. In the process, they formed part of the early expansion of the game from the British Isles and onto an international podium. Along with professional player and course designer, John Jacobs, Colt was responsible for creating none other than the East and West Courses at Wentworth Club near London. Another pioneering creator of golf courses was the English-born Swiss designer Donald Leslie Harradine, who was self-taught but went on to work in and outside of Switzerland, where he oversaw the construction of the Golf Club de Bonmont in Geneva. Harradine also created the original layout for the Glyfada Golf Club in Athens, though it was later remodelled by Robert Trent Jones Sr, perhaps the greatest course designer of all time.

LEGENDARY GOLF COURSE DESIGNERS
The birth of legends Though born in England, Trent Jones is regarded as an American because he was still a young child when his parents emigrated to the USA. Working his way up from caddie to golf professional, he became intimately familiar with the game before studying course design at Cornell University in New York state. There he designed a nine-hole course for the college, the first of a long list of illustrious designs that covered the globe, from the USA to Europe and far beyond. Trent Jones famously gave shape to the 11th and 16th holes at the Augusta National Golf Club, a putting green at the White House and a one-hole course at Camp David. A prolific course engineer, he designed courses as varied as the Royal Park Roveri Golf Course in Milan and the Real Club de Las Brisas in Marbella, and was the role model that the likes of Cabell Robinson, Kurt Rossknecht and Jeremy Pern based their careers upon. Robinson would play a prominent role in converting the Costa del Sol in southern Spain into the ‘Costa del Golf ’, as well as designing the Praia d’El Rey Golf & Country Club near Lisbon. Rossknecht, meanwhile, created the Golf & Country Club Motzener See in Berlin, and Jeremy Pern is a British designer who spent much of his career in France, but is also responsible for the Diamond Country Club in Vienna.

Player designers The 1970s and 80s saw the proliferation of former and indeed active legendary players such as Gary Player and Jack Nicklaus taking to course design. Their long careers as champions had given them all the on-the-course experience one could want for, but they matched this with an innate understanding of the aesthetic and technical facets of golf course design, leading both to create now iconic designs that have earned them a name among the legends of this most specialised and noble field. So, next time you take to a famous course, take time to savour the inspiration and genius behind its creation.

T
he idea of a luxury home accompanied by service staff is of course not a new one, but as butlers, chamber maids and cooks became a scarce luxury in the course of the 20th century, the grand villa of the day was at best serviced by daytime staff and largely left to its own devices for the rest of the time. Live-in staff had become rare and modern homes were more convenient and easier to manage, yet over time the demand for a greater sense of personalised service was re-awoken. This is particularly true of luxury penthouses and apartments in city centres and holiday resorts, be they in ski territory or by the sea. As such properties are owned by HNW individuals and seldom are a permanent residence, the convenience of having 24-hour service at your disposal when you’re using the home is valuable indeed. If the ensuing suite with five-star concierge service sounds like the harmonising of private residence and luxury hotel, you’ve hit the nail on the head, for this is exactly how it has come to be.

Hotel and home
When the home becomes a luxury brand
After all, who is more adept at providing five-star service and catering to a guest’s whims than a renowned hotel (brand)? And, as most property owners of this kind only use their luxury pads in places like London, Paris, Milan, Dubai, Miami or New York on a sporadic basis, they effectively do qualify as hotel guests. And so, the model developed almost as if by natural design, for newly built and renovated city apartments of note that happened to be within logistical reach of a luxury hotel, have for some time now reached out to them in search of a symbiotic relationship.
Another modern feature that has resulted from the merger of home and hotel is the cross-branding exercise that, in fact, extended beyond its own brand range. At first a residence adjacent to a hotel and linked to it through service, reputation and brand values would take its name, but before long a new form of cross-branding evolved that is even more seductive and alluring.
And symbiotic it is, as the property developer can boast of offering a range of luxurious services he could never hope to equal by himself; the hotel can expand its income base – especially during low season – while adding cachet to its name; and the property’s owner can enjoy the best of both worlds: home comfort and privacy along with 24-hour service at a high standard. This is exactly what is so obviously appealing about the concept, quite apart from the fact that as an owner you will also enjoy property management and maintenance services, as well as having preferential access to hotel amenities such as restaurants, bars, business centres, spas, yoga and sports clubs. In an age where more and more HNWI’s travel and own properties around the world, and a significant proportion are either single or widowed, there is a practical as well as social benefit to owning a serviced residence attached to a deluxe hotel when not in your primary residence. In fact, the concept can easily be extended to a year-round home too, and most likely will if one views the vigour with which the serviced home is expanding across the world from what was once a narrow base.
It came from luxury brands such as Bvlgari and Missoni venturing into the world of luxury hospitality and extending their names to new boutique hotel projects given to small specialist operators. It wasn’t long before such enterprises also included exclusive city and resort residences bearing the premiumbrand’s name and offering its services, so that now we have an array of hotels and accompanying six-star serviced real estate with such names as Porsche, Versace, Armani and Baccarat in places as diverse as Miami, Dubai and New York, with more spreading around the world as the concept is proving popular with discerning home owners everywhere. Europe has been relatively slow to adopt an idea originally developed in the USA and keenly received in Asia, yet the ‘old continent’, with its large collection of premium luxury brands and iconic city locations, is perhaps best suited to this concept of all the world’s regions. It won’t be long before, here too, the practical and marketing potential of this ‘new’ phenomenon is fully appreciated.

Is Barcelona still a fun, exciting place to own a property? GH: Yes, Barcelona as the capital of the Mediterranean has a mild weather, history, modernity, quality of life, security… Furthermore, with the competitive prices that we have with respect to the main european cities, this is the perfect city to buy properties either to live or invest. What are the best experiences to be had in this diverse city? GH: A few experiences are unmissable such as going to the Sagrada Familia, walking along Passeig de Gracia, spending the morning in Barceloneta beach, to eat paella or some tapas in one of the many restaurants in that area, or watch a Barça game at the Camp Nou Stadium. Who does Barcelona most appeal to – e.g. foodies, art/design lovers, etc? GH: Barcelona is perfect for all kinds of people, those who love art and history can see Romanesque, Gothic, Baroque and, of course, Modernist art around the city, or go to one of the many museums. The city is also ideal for young people looking for a job in technology companies; Barcelona has a district called 22@ where most of the IT companies are located. Finally, if you are a foodie it’s one of the cities with most Michelin Stars in the world. What characterises the city and its people? GH: The city stands out for its good weather and security, which allows us to walk in any direction for hours and hours. The people of Barcelona have a very good character, wanting to help their neighbours and tourists because the have kept the small town mentality. Which suburbs or downtown areas would you suggest? GH: The main district is Ciutat Vella where you´ll find very different neighbourhoods such as Born (12th century), Raval (14th century), Barceloneta (18th century) and Gothic Quarter (19-20th century). Another area is the Eixample with Passeig de Gracia and Rambla Catalunya as the main avenues. We speak of the city, but what is there to see within an hour’s range? GH: One of the advantages of living in Barcelona is within an hour we can find some of the best beaches in the country (Costa Brava and Costa Daurada), mountains where you can ski in winter (Cerdaña) or the city of Sitges that stands out as one the main gay-friendly places in the world.

Y
achts and luxurious floating palaces are not a new phenomenon in their own right; they have been around since there were kings and emperors, as well as those who would be lords of the sea. By the 19th century, royalty had increasingly been joined by a new breed of industrialists and business magnates, all keen for ways to express their new-found wealth and power, and a large, luxurious yacht of course provided an excellent way to project this. Not so long ago, the ocean-going palace of the seas owned by oil-magnate Aristotle Onassis was regarded as the ultimate in floating luxury, but since then the yacht has undergone somewhat of a revolution – both in terms of technology and design as well as the size and range of luxurious amenities that now belong to the realm of possibilities.

When Oceanco was born in 1987 as a specialist yacht builder in the small town of Alblasserdam, near Rotterdam, the modern yacht had already come a long way in taking shape. Lighter materials, modern technology and previously unheard-of amenities were transforming the industry, but look at the history of this prime brand and you also chronicle a veritable revolution in yacht building that has made possible an actual revolution in yacht design, and the emerge of what we now know as the superyacht.

THE BIRTH OF THE SUPERYACHT The first hulls were built in Durban, South Africa, and taken to The Netherlands for completion, producing sleek modern yachts approaching 100 metres in length that were at the cutting edge of design back in the 1990s. While modern and high-tech, they still retained some similarities with classic yachts of the Onassis era. It was the dawn of a new beginning, and the following decade saw the next chapter in the development of technology, power, speed, agility and luxury, marking an already clear leap from such early Oceanco gems as the Constellation and the Indian Empress to the sleek, crisp Stargate, the Alfa Nero and the Vibrant Curiosity.

With the Tranquility, Oceanco again created superyachts of almost 100 metres, filled to the brim with a dizzying blend of high-tech engineering and manmade luxury in everything from the handstitched leather fauteuils and polished woodwork to the crystal and chrome detailing, noble marble and stone bathrooms, and backlit onyx bars. THE SECOND MACHINE AGE The mechanisation produced by the Industrial Revolution created the First Machine Age, in which farm labourers and tradesmen gave way to serialised processes of production. Now, as we stand at the beginning of another period of technological disruption, which many are calling the Second Machine Age, the familiar world around us is set to change again.
T
echnological advancement, like the ageing of a person, does not happen in an even, linear way. Instead, it grows in spurts, but unlike the ageing process it is cumulative, gathering pace in an exponential manner as one invention leads to the next at an ever-accelerating speed. This has been happening since time immemorial, and there is no reason to believe it won’t continue to do so. The ability of societies to adapt en masse to the disruption wreaked by such developments is continually questioned, and both past and present experience show that while we do so in the end, every period of major change has its human cost.

A NEW AGE OF TECHNOLOGICAL DISRUPTION The world had just got used to mechanisation of production when electricity and the synthetic materials produced by the chemical industry changed the landscape again. The invention of the car and combustion engine further set the tone for the creation of a modern way of life in the 20th century; one in which a more educated workforce enjoyed a hitherto unknown level of prosperity and consumption. And then came electronics, which at first seemed like a more modern evolution of the electric inventions of an earlier age, but now stands at the base of a whole new era of change. At the heart of it lies digitalisation, a process that has converted everything from television and communication to manufacture, quality control systems, inventory control and logistics, medicine, warfare and of course computing power. It has led to quantum leaps in computer development, the development of the Internet and, eventually, sensor-driven robotics, Artificial Intelligence and Machine Learning. We have come to grips with the role of computers and the Internet in our lives, but are still feeling their impact on industry, service and retail. The latter are shedding staff and moving to digitalised, online platforms. The ultimate impact is still not clear, but already manufacturing can return from cheap labour countries such as China to the likes of Europe and North America if little manpower is required in factories operated primarily by robotic machines. The online shift of flight and holiday reservations has changed the tourist industry, while online shopping is posing a serious threat to our well-established retail sector, and it is still not certain that our millions of shops, malls and department stores will survive.

CREATIVE DESTRUCTION The Austrian-American economist Joseph Schumpeter spoke of Creative Destruction, and it perfectly describes the period we find ourselves in – one in which old certainties and entire industries are under threat just as new ones emerge. Many fear that the Second Machine Age – which comes in the form of robotics with AI and increasingly sophisticated Machine Learning capabilities – will replace not unskilled but highly skilled labour this time round, including lawyers, engineers and even surgeons. On the other hand, the demand for skilled technicians and engineers in the tech sectors that are spearheading the change is great, but many fear not enough to offset the loss of jobs in retail, services and industry. And what will we do with all that retail space if it is replaced by huge empty hangars? What will happen to our urban landscape when the streets are no longer lined with shops? They can’t all be substituted by cafés. How will people consume if millions are systemically out of work in a world where the population will soon reach eight billion and continues to grow by 80 million a year? These and many other questions are raised by the greatest social and economic changes humans have experienced in well over a century, and they are also among the root causes of the political volatility we are currently witnessing, as the ground shifts under us in a seemingly uncontrollable way. It is true that you cannot and should not stop progress, and it is also true that as before, many of the current dystopian fears will not come to pass, but it would be nice, indeed reassuring, if there was a public debate about how best to manage the advantages that new technology brings, and how to ameliorate the social cost and economic upheaval they produce. In this way, there would be a sense that this is a space ship with someone at the helm, not a 21st century Titanic adrift amid the icebergs.

Zürich is seen as a clean, efficient city of banking. Does it also have a fun side? MW: There are loads of fun things to do in Zürich. Culture lovers enjoy a multitude of large events: ranging from the Zürich Film Festival to the Theater Spektakel. Younger crowds love the Streetparade, Europe’s largest techno music festival, attracting around a million of visitors each year. In the summer, the lake comes alive with crowds enjoying water-sports or just bathing and picknicking. Winter sports options in the mountains are less than an hour away. Where do you go for fine dining and entertainment? MW: The Kronenhalle is Zürich’s most renowned restaurant, plus there are several traditional guild houses in the historic centre that host top-class gastronomy. Zürich’s opera is world-class. Many smaller theatres, such as the Theater am Hechtplatz, to name one, offer alternative entertainment. Also there is a lively club scene from classy downtown clubs to subcultural venues mostly in the western city districts. Are there any natural beauty spots nearby? MW: Zürich’s topography itself is very pretty, embracing the northern tip of a lake, nestled among soft, forested hills with a gorgeous view of the snow-covered mountains on clear days, towering behind the lake in the south. Scenic hikes in the Alps are never far away. The nearby lowlands offer great walking or cycling routes, too, e.g. around lakes such as the Greifensee, the Rhine waterfalls are also worth a visit. Which areas offer the best properties, and which the best lifestyle? MW: In Zürich, the most prestigious areas are perching east of the centre, on the sunny side of the Zürichberg hill. The most upmarket suburbs are on the eastern banks of Lake Zürich, known locally as the “Gold Coast”. Young professionals with a more urban lifestyle look for downtown proximity in the western districts 4 and 5, a redeveloping former working-class area. Those who prefer a more Alpine setting love Lucerne’s south-eastern areas. Are the Swiss as serious as people think? MW: The Swiss do in fact display a no-nonsense kind of mindset. Work and business, efficiency and punctuality are taken very seriously indeed, cleanliness even more. Foreigners say it takes rather long to gain Swiss people’s trust. And trust and friendship is essential for the Swiss to open up and show their emotions, their fun side. What is the quirkiest thing about this beautiful city? MW: Probably the quirkiest custom is Zürich’s traditional spring holiday “Sechseläuten”. After a parade of the guilds in traditional costumes, horseman circle a huge rag doll that looks like a snowman, and set it on fire – a symbol of ending the winter. The snowman is prepared with explosives. The faster its head explodes, the nicer the summer will be, so the superstition goes.

The elegant 18th and 19th district are more quiet, here you will find beautiful villas, wine taverns and breathtaking views of Vienna. The public transport connection is excellent. What encapsulates/sums up the spirit of Vienna? EM: The “Viennese soul” is good-natured, fatalistic and cheerful. The famous "Wiener Schmäh" (humorous formulations in dialect) alternates with the typical "Granteln" (nagging, whining). You shouldn't take this seriously; it is a form of entertainment and the necessary counterpart to "Schmäh". Joy and sorrow are walking hand in hand in the Wiener and distinguish his human honesty! Some sayings describe his ambition to find a solution in seemingly hopeless situations, according to the motto: "Nothing is impossible!"

dressing room is the kind of luxury many only experienced in hotel suites and wished they had at home, but now that it is becoming a more universal luxury feature, you wonder why it has taken so long for owners of new homes to demand them. A practical luxury Indeed, it makes perfect sense for what used to be simply a wall lining the entrance to a room or even a corridor to now feature much-needed storage space, but this is merely the point at which the dressing room starts, for apart from walk-through areas and glorified cupboards lined with shelves and coat rails, the real item is still very much a thing of luxury that requires the kind of space, budget and detailing normally reserved for buyers of villas and luxurious penthouses. It is within this upper range that the true dressing room, as an expression of comfort, luxury and privilege, lives, and here it comes in the form of spaces of classical opulence of bespoke carpentry, thick carpets and full-length mirrors.
