For many working households in Bozeman, saving for a 20% down payment is the largest barrier to purchasing a home. Household income is often sufficient to afford monthly mortgage payments but saving enough cash for a down payment is not possible due to Bozeman’s high cost of living. Headwaters Community Housing Trust is working with employers to help members of Bozeman’s workforce overcome this hurdle so they can purchase a home and remain and thrive in our community. • Total down payment assistance of up to $100,000 is available with a oneto-one match, e.g., $50,000 from employer, up to $50,000 provided by Headwaters Community Housing Trust. • Employer’s investment can be structured as a low- or no-interest loan repaid at time of resale. • Employer can also structure their loan to be forgiven if the employee continues with the business for a certain number of years. • Headwaters’ match is structured as a no-interest loan (no interest payments, no principal payments during ownership of the home. Principal is repaid at time of resale).
