BOOK REVIEW “I’ve known Heidi and her family as their veterinarian and friend for over 30 years. The Bradbury’s have a great love for all animals and their care and dedication to their animal family has been, and still is, a great inspiration. Cold Nose, Warm Heart is truly heartwarming and clearly reflects Heidi’s genuine connection to the wonderful world of animals, as well as giving us all a chance to feel happy and smile. The quotes are fantastic. The artwork is so creative and fun. I love this book. Everyone will love this book. I can’t wait for the next edition!” — John A. Halford, D.V.M.

Heidi Bradbury is an artist residing in Ojai, California, with her studio perfectly located within her barn on Hang ‘em High Ranch. Over the years this barn has been filled with magnificent horses, ranging from quarters, to Arabians, to warm bloods, many of whom have been her inspiration in recent paintings.

The dog pictures are the Best Sellers of Heidi's work. Call her or visit her website to order.

Her art has transformed from detailed landscapes to vibrant expressions of a deeper level of sensitivity for her work. She believes the viewer’s participation in experiencing her paintings is crucial and hopes to encourage a creative and sensitive response based on an individual’s own unique experiences and emotion.

THE ATASCADERO HORSEMEN’S CLUB Trail projects have always been part of the club’s mission. The trails are not exclusive to the The Atascadero Horsemen’s Club was established in July of 1964 by a group 30 friends who enjoyed riding together. The focus in 1964 was for the members to participate on horseback as a group, promote trails for horseback riding, and provide programs of interest to its members. The founding group also wanted to make themselves available to render assistance in emergency situations in the community. The focus of the group 57 years later is still the same with the only exception of rendering assistance to the equine community during emergencies. HEET The Horse Emergency Evacuation Team established in 2003 now fills that position with many of its members also belonging to the Atascadero Horsemen’s Club. Trail projects have always been part of the club’s mission. The trails are not exclusive to the equestrian community but are considered “multi use Trails” and are enjoyed by members of the community including hikers and mountain bikers. In 1989 a two mile long stretch of the Rinconada Trail east of Santa Margarita was completed and dedicated to founding member Horsemen’s Club president Floyd Cornell . Another well used trail project is the Jim Green trail located just off of Curbaril Avenue in Atascadero. Jim Green was a founding member and active in the club for many years. The trail took 15 years of work to complete and is a multi-use trail. The most recent project the Club has completed is the River Road Horse Camp located on the back side of the Santa Margarita Lake. This project was spear headed by club member Kathy Redden. Kathy attended multiple meetings with county officials and club members worked with community partners to raise money for this project. Access for use is through the San Luis Obispo County Parks reservation system. The clubs current project is located at Santa Margarita

Lake. Members of the Central Coast Concerned Mountain Bikers and the Atascadero Horsemen’s club are working together on an extension trail. The Atascadero Horsemen’s Clubs “Toys for Tots” toy ride has been going strong for 47 years . This ride is sponsored by the club and every year invites the equestrian community to participate in the ride and donate a toy or make a monetary donation to Atascadero Loaves and Fishes. This year 99 toys were donated and $145 raised for Loaves and Fishes. The club has many other monthly activities including rides and campouts. Since this is a family riding club children can accompany their parents or other adult family members. All riders must be current members of the club.

The club holds monthly meetings with guest speakers ranging from topics of equine health and safety to local historians. For more information, please see our web page. Atascaderohorsemensclub.com and you can find us on Facebook Jody Smith, Atascadero Horsemen’s Club

BENEFITS OF CBD PRODUCTS FOR DOGS, HORSES AND ALL PETS Written by: Roberto Figueroa

Our animals look for us to take care of them on a physical and mental level; in exchange, we get unconditional love and an unforgettable friend. CBD has shown to be successful in humans that we can’t help but share the natural healing properties with our favorite companions. While research into CBD and pets is still limited, there are exciting anecdotal and science-based data to suggest that CBD can improve the everyday lives of our pets. To completely take advantage of the healing properties of CBD, pet owners need to understand why cannabinoids affect animals, the critical differences in species, and how to dose our pets properly. CBD for Pets – The Endocannabinoids System Before covering how CBD can directly benefit your pets, it is critical to understand how the endocannabinoids system (ECS) functions. The ECS is a complex network of neurotransmitters, receptors, and enzymes responsible for regulating mood, memory, appetite, pain response, anxiety (mental health), and the sleep-wake cycle. Unlike THC (the psychoactive component in marijuana), CBD has an indirect relationship with the ECS. Therefore, understanding the ECS will help you maximize the opportunity for CBD to help your pet combat various conditions. The three major parts of the ECS are: • Endocannabinoids – Neurotransmitters that send signals to receptors in the brain, central nervous system, immune system, and other critical parts of the body. • CB Receptors – CB1 and CB1 endocannabinoids receptors are responsible for regulating our pet’s response to external events like

12

EQUINE AND CANINE NEWS

separation anxiety, inflammation, sleeping conditions, and appetite. • Degrading Enzymes – A healthy ECS consists of endocannabinoids production. Pets suffering from an endocannabinoids deficiency could be experiencing degradation from enzymes1 How CBD Affects the ECS When we give our pets CBD, endocannabinoids production increases, CBD doesn’t directly bind with our CB receptors the way THC does, but it does inhibit the enzymes from breaking down endocannabinoids before they can activate our receptors and potentially deliver various health benefits. While CBD may not work for every pet and certainly isn’t a solution for every health problem under the sun, there are enough anecdotal success stories backed up by a proven mechanism of action to give pet CBD oil a try. Although CBD may not have immediate benefits for some, it is essential to practice regular use. Consistency is the best way our pets can increase endocannabinoids production and experience benefits. Ways Kamba Wellness CBD Benefits Horses When we give quality CBD oil to pets, we have to realize that different species will metabolize CBD slightly differently. While we are beginning to gain access to data on CBD oil for humans and dogs, horses haven’t received the attention they deserve. The most significant study with CBD for horses to date is being conducted by researchers at Texas A&M2.

Are you ready to try CBD for your pets? Kamba Wellness offers both full and broad spectrum CBD oil tinctures, CBD pet balm and pet treats. Visit www.KambaWellness today! The study looks at how CBD can help horses overcome stereotypical issues commonly affecting horses like anxiety, inflammation, chronic pain, and lameness. Researchers are using CBD oil and infused pellets to conduct the groundbreaking study. While we are far from where we should be regarding CBD and horses, the ongoing researcher represents progress and should lead to more data. For now, we have to rely on anecdotal accounts. One of the most promising success stories is featured in The Horse magazine and was supervised by the Orthopedic Research Center at Colorado State University. A 4-year-old Quarter Horse mare with

a history of sensitivity to touch, frantic outbursts, and refusal to wear a blanket was given a high dose of CBD twice per day. Within 36 hours of treatment, lead researcher Erin Contino, MS, DVM, Dipl. ACVSMR reported that “the mare exhibited a surprising and impressive improvement in her clinical condition. She would permit light, and firm touch over her neck, withers, and shoulder and before long could belonged and tacked without exhibiting any adverse behaviors.” After 2 months of consistent use, the dosage was reduced to 150mg once per day. Cannabinoids and Dogs The most important aspect of giving CBD oil to dogs is to recognize their intolerance to THC or marijuana products. Many dog owners avoid THC altogether and only use broad-spectrum or full-spectrum CBD products with less than 0.3% THC. THC levels in full-spectrum products aren’t enough to cause an adverse reaction, but some owners don’t want to take the chance. Thankfully, Kamba Wellness has both

performed a randomized, double-blind, placebo-controlled study focusing on osteoarthritis pain. Throughout the study, 20 large dogs were given a placebo or 3 different types of CBD (low dose, high dose, or CBD in a liposomal formulation for higher absorption). After one month of everyday use, the dogs in the high dose category (50mg per day) and the liposomal formulation groups reported “significant improvement in their mobility and quality of life” by the pet owner and their veterinarian.

options, full and broad spectrum available to order online. Both extracts have an array of cannabis compounds other than CBD that help deliver additional benefits.

Benefits of Kamba Wellness CBD for Dogs Fortunately there is more research on CBD for dogs. The best study3 we have access to was done at the University of Baylor; researchers

How to Maximize Benefits CBD for Pets While we lack data regarding CBD and pets, the cannabinoid is safe and won’t result in any severe side effects. Therefore, you can experiment with different dosages and the amount of CBD to see what works for your pet. The general rule of thumb for dosing animals is 1-5mg of CBD per 10 pounds. We highly recommend starting with 1mg for every 10 pounds 1-3 times per day

for at least 1 week. After your pet shows they tolerate the CBD well, increase the dosage slightly and observe results for at least another week. Are you ready to try CBD for your pets? Equine Colic Relief

Be Prepared When Colic Strikes!

Colic won’t wait and neither should you!

If you have lost a horse to Colic you know how hard it is to forget. Whether your horse is prone to colic or not, NO HORSE IS IMMUNE TO COLIC. Avoid hours of waiting for vet to arrive not to mention the expense. Colic is your horse's worst enemy, don't wait! Last Saturday, August 15th, I called you regarding my horse showing signs of colic. Years ago my husband bought a bottle of Equine Colic Relief, batch 8/25/2008. I called you to see if I could still use it. I gave it to my horse “Chief” at 8 AM, he had minimal bowel sounds, was trying to roll on the ground several times, would not eat or drink. At 4:45 PM he urinated and moved his bowels with fairly good bowel sounds and the next day he had good bowel sounds and was given Bermuda hay. Thank you for making such a great product. It saved me hundreds of dollars in vet bills. I highly recommend this product and will let my equine friends know about it.. — Joan B, Tucson AZ, Aug 2020 I've been using and trusting Equine Colic Relief for years; I never have less than 1 bottle in my barn repertoire. Again, I'm here to reorder. Yesterday, I came home and found my big beautiful mare having a tummy ache. I gave her the Equine Colic Relief, watched her and within the 45 minutes she was back to normal. I have never (crossed my fingers) had Equine Colic Relief fail me. I've used it on my minis. The stuff works, and the equines love the taste. — Tracy B. AZ, Nov 2019

The Central Coast’s Largest selection Pendleton Woolen Mills

EL PATRON DR 1990 - 2021 In memory of a truly exceptional horse! Every ranch talks about Champion bloodlines and blue ribbons. We have our fair share of both but what makes D Ranch so special is the combination of all the pieces needed to make a great Peruvian Horse, whether it's for show or enjoying out on the trail.

CELEBRATE THE HORSE Our Celebrate the Horse blanket by Pendleton is based on a design from the Blackfoot tribe, expert horsemen who called the animal “elk-horse” for its great size. Measures 64” x 80”. Napped and felt bound. Pure virgin wool/cotton. Dry clean.

We start with excellent individuals from proven bloodlines. We add patient, gentle handling from the very start and impeccable training in the saddle. Our horses are exposed to a wide variety of experiences: they don't just go around and around an arena. They are taken through obstacle courses, ridden on the trail and whatever else our trainer, Tony Botello, thinks of. To him, consistency and experience make all the difference.

We have popular Women's clothing by Komil, owned and designed by a Mother and Daughter. Includes the famous Boston Waffle Pattern Jackets, 100% Cotton, with pockets, available in both 3/4 Length and Suit Length.

Our young horses are trailer trained before they are saddle trained. Saddle training does not beginuntil they are 3 years old. They are trained for shows, trail and pleasure riding.

• Pendleton's Men’s & Women’s Apparel. Also, we carry Pendleton's accessories including their totes and handbags and their famous mugs. Goods for Homes, etc.

If you want a Champion, we certainly have those. But if you’re looking for more and want a horse that’s the complete package bloodlines, beauty, strength, brio, gait and training, you definitely must come for a visit to D Ranch.

HORSE HANDLING AND A SUSTAINING ENVIRONMENT FOR MUSTANGS Submitted by Monica O. Krause

In 2012, United Mustangs of America was created out of Monica O. Krause’s passion for wild horses and horsemanship. She takes wild horses from the BLM to her facility, in Arroyo Grande California, where mustangs enjoy consensus care and dedicated students who love them. New Freedom Krause believes that in a natural environment, horses can thrive emotionally and physically. This drives her to continually create an ideal facility for learning horsemanship from the ground up. UMA works to provide mustangs a long term, happy and secure home with humans, that any horse could ask for. As well as, providing equestrians a holistic perspective on caring for and handling horses. The Vision UMA’s vision is to create a sustaining environment for mustangs to be properly cared for. And with the aid of a coach, mustangs are taught by students who seek to learn “horse handling science”. Problem UMA understands that it can be difficult to fulfill your dream of owning a horse due to lack of knowledge, time or financial commitment. UMA’s program is perfect for those who cannot be tied down to the long term ownership and want the experience of owning a horse. Solution For those who want to experience what it might be like to own a horse, UMA’s program allows students to take lessons and extra “Horse Lab” time during the week. “Horse Lab” allows students extra time to practice what is learned in lessons while a coach is present.

16

EQUINE AND CANINE NEWS

Chance at the beach with his number one fan.

UMA also helps anyone seeking to better their relationship with their horse. Impact Society is desperately needing a program like UMA so that people can connect with themselves and nature with horses. It brings calmness to people, which will heal the world. She Loves to Help Being able to provide a forever and caring home for mustangs with humans and developing extra ordinary equestrians thrills Monica everyday. Seeing happy horses and beautiful connections develop between horse and handler brings joyful tears to her eyes. Meet the mustangs! Juno, 15-year-old mare born on facility and adopted from Ridgecrest, California on December 20th, 2006 at the age of 11 months. Juno is Monica’s soulmate horse who is the ambassador of UMA. Mustang Sally, 11-year-old mare, gathered from Fish Lake Valley, Nevada. This mare was Monica’s first Extreme Mustang Makeover draw in 2015 and placed 8th overall. She has decided to keep her since this was the horse that helped Monica through a tough time of loosing her husband to brain cancer. Sailor, short for Smooth Sailing, a 6-yearold gelding gathered from Nellis Air force Base in Nevada. Monica picked him up for 2019 American Mustang Training Challenge at Norco California.

Chance surrounded by his humans.

Monica & Juno

They had placed 9th out of 41 people who originally signed up to compete in the event. Sailor is now a successful show jumping horse who is being trained by a dedicated student. Luna, 6-year-old mare gathered from Devils Garden Plateau, California. She was chosen as Monica’s 2020 Extreme Mustang Makeover draw. They placed 7th overall. Students who had been part of Luna’s story since pick up day, fell in love with her. They took it upon themselves to raise money to place a winning bid on her at the auction to finalize the competition. To everyone’s relief, they raised enough funds and kept her with UMA where she is now beloved and enjoyed. Chance, 11-year-old gelding adopted from Palomino Vally, Nevada as a yearling by a woman who cares deeply about mustangs. Unfortunately, he did not grow to a big enough riding size for her. She found UMA and offered to donate him to the program for young students to enjoy and learn with. He has been with UMA since March of this year and is highly embraced by our students. These horses have a fulfilling life

traveling down the golden trail. From lessons, various horse shows and events, beach adventures, mountains trails, etc… Everyone matters and can make a difference. “UMA is creating remarkable equestrians for the adventurous spirit.” Make a Difference Join the herd! If you would like to be part of the solution to their cause, you can do so by joining them hands on in the fun! The mustangs await your love and attention. FLORIDA’S “DISNEYLAND FOR DOG RESCUE” Written by Kathy Casper

Dog rescue across the nation has experienced challenges as a result of the global pandemic, and the need to help voiceless dogs becomes greater every day. The economic and socio-economic outcomes of Covid-19 have been felt first-hand across the US and abroad within the animal rescue community. Shelters closed, surrenders dramatically increased as people could no longer afford to care for their animals, a documented shortage of veterinarians and vet techs exists, and natural disasters continue to increase the need for help to save dogs. People are giving up their dogs now due to inflation and the cost of goods. One rescue in South Florida, Big Dog Ranch Rescue never closed its doors. From Texas to Louisiana, Mississippi, Alabama, Kentucky, The Carolinas, Georgia, Tennessee, Florida, Puerto Rico, the Bahamas and as far away as China, Big Dog Ranch Rescue continued to take on urgent medical cases, requests for disaster assistance, and hundreds of owner-surrendered dogs, as well as providing 50,000 pounds of dog food to out of work restaurant and hospitality workers. The Ranch also transports dogs to empty shelters in the Northeast and Northwest. Founder, President and CEO Lauree Simmons is grateful to the volunteers, staff, and loyal supporters and dog lovers all over the country who helped to make this possible. 4,401 dogs were saved this past year at Big Dog Ranch Rescue, including 2,334 dogs saved from high-kill shelters, 850 island dogs rescued, 723 dogs rescued from China, 368 dogs saved from natural disasters, 126 dogs rescued from Texas, 3,501 dogs placed in forever homes, 2,701 spay/neuter surgeries performed, 250 puppies born at the Ranch from pregnant rescues, 179 parvo puppies

HEALTHY HOLIDAY MEALS FOR PETS MEANS NO PROCESSED FOODS Submitted by: Morgan Betts

As we welcome in the New Year, it’s a good time to review some steps to keep our pets happy and healthy through nutrition. What you feed your pet daily for meals and snacks will determine the quality of his or her health and can promote a longer life. Dogs and cats are carnivores. Their digestive systems do not operate efficiently on processed foods and grain-rich diets. When choosing or preparing snacks and meals for your pet, consider that diets including processed and grain-rich foods can eventually lead to problems like obesity, arthritis, gastric challenges, diabetes, allergies, itching, poor coats, ear and urinary tract infections, irritable bowel syndrome, poor appetites, diarrhea, constipation, excessive grass eating, and skeletal issues. The simple practice of adding probiotics/ enzymes and nutritional supplements to a healthful feeding regimen can help prevent or address many of these health issues. It is not uncommon for veterinarians to see a sharp increase in cases of pancreatitis, gastroenteritis, and bloat in the days following those holidays with traditional large meals, but it can happen at any time. The problem is not usually the fact that the dogs or cats ate “people food”, but rather the way the food has been prepared and the portions that we tend to feed them. Turkey meat and steamed vegetables are as healthful for our dogs and cats as they are for us, whereas the high-fat and high-salt scraps like skin and gravy, ham, or deadly cooked bones, cause innumerable problems. Gastroenteritis and acute pancreatitis are often a result of animals eating cooked high-fat meals from unaccustomed origin, or in excessive quantities. Consuming cooked bones can result in gastroenteritis, gut obstruction, or even gut perforation. We are definitely not opposed to sharing

20

the bounties of the table, but do be sure you are selecting the most healthful and simplest portions of the meal. Also, stay alert to potential hazards away from the dog bowl. “Counter Surfers” and trash can raiders are constantly lurking in the shadows. If your dog does sneak past your guard, a good dose of concentrated probiotics and/or a product to counteract gas and bloat is a great first aid treatment, and then watch your dog closely for any signs of distress. Excessive drooling, heavy panting, trying to vomit but cannot, abdominal distention, and arching of the back all are indicators that it is time to go to the vet - quickly! On the subject of probiotics and enzymes, questions come up quite a bit, so hopefully this explanation will help sort out some of the confusion. Animalderived digestive enzymes, such as those used in pancreatic enzyme replacement therapies (which should only be used at the recommendation and under the supervision of a veterinarian) are extracted from the pancreas of other mammals, most commonly porcine/ pigs, and directly replace enzymes the dog should be producing but for one reason or another is not. Most probiotic and digestive enzyme products are plant- and fungal-derived, and thus are not recognized by the dog’s body as enzymes, so they will not compete with or influence the production of the body’s own enzymes. These supplemental enzymes and probiotics simply aid in digestion of foodstuffs and molecules for which the dog does not have the evolutionary ability to make its own enzymes, and they also aid in digestion of foods which have been altered due to processing, such as the cooking process most commercial dog foods undergo to keep them stable in the bag for months or years. In wild situations dogs would obtain these probiotics and enzymes from the digestive tracts of their prey, buried fermented meat and bone, animal dung, and any fresh fruits or plants they consume. As many of the methods dogs prefer to use to get their probiotics and enzymes are not available or frowned upon in civilized society, it is our job as their caretakers to provide them supplementally with what nature intended for optimal biological function.

When choosing or preparing snacks and meals for your pet, consider that diets including processed and grain-rich foods can eventually lead to problems like obesity, arthritis, gastric challenges, diabetes, allergies, itching, poor coats, ear and urinary tract infections, irritable bowel syndrome, poor appetites, diarrhea, constipation, excessive grass eating, and skeletal issues

Good nutrition, whether you have two legs or four, is essential. The parallels between increasingly processed diets and disease is alarming in humans as well as in our companion animals. Fresh wholesome ingredients are key in both circumstances! A little time spent focusing on our pets’ diets can save a lot of time, frustration, and expense. INTERNAL PARASITE UPDATE By Richard Giacopuzzi, DVM

T

here are changes happening in the world of equine deworming. The days of random deworming every 2-4 months, on a pre-planned rotating schedule, is coming to an end. This plan of rotational deworming was developed almost fifty years ago at a time when it was common for horses to die of

Internal parasites are common in all horses, and horses with parasites will shed eggs in their feces, these eggs are in turn ingested by grazing horses. The eggs go through larval stages inside the horses intestinal tract, resulting in mature worms to shed more eggs onto the pasture. Thus, the cycle continues.

Internal parasites are common in all horses, and horses with parasites will shed eggs in their feces, these eggs are in turn ingested by grazing horses.

thromboembolic colic secondary to parasite infection. Prior to that plan, 90% of all colics were thought to be due, in part, to migrating larvae of large strongyles (a type of worm). This plan was in fact successful; large strongyles have been all but eradicated now and verminous colic is considered a rarity. However, true to form, equine parasites have risen to the challenge! Instead of heavy large strongyle populations, we now have heavy small strongyle loads.

Research has shown that horses have a genetically programmed ability to be immune to heavy parasite loads. About one half of the horse population are resistant to carrying parasites. But, some have poor immunity to parasites and subsequently shed large numbers of parasite eggs in their manure. To say it another way, 20-30% of the horses are responsible for about 80% of the parasite eggs in the environment.

Deworming and fecal egg counts are important parts to a quality parasite control program, but they must be used in conjunction with good management practices. Even more seriously, widespread drug resistance is becoming evident in our equine population today. With no new equine dewormers currently in development, it is clear that we must carefully preserve the efficiency of the deworming drugs we have available to us.

22

EQUINE AND CANINE NEWS

Because all horses handle their parasite loads differently due to their individual immunity status, it is prudent to categorize them as such. By performing a “fecal egg count” test or FEC, on horses 3 years of age and older, we can clarify them as low, medium, or high egg shedders. We can then plan specific deworming

protocols to each category. Although the FEC is a pretty accurate test, there can be some variability, because eggs are shed at variable rates throughout the day and do not always correlate with the exact

want to be sure tests are run at specific times after deworming for proper accuracy. Below are the minimum wait periods for taking samples after deworming.

Ivermectin (Zimectrin,Eqvalan)

Test 8 WEEKS after dewormer is given

number of worms inside of the horse. We can negate this variability, by the use of shedding categories. About 15% of the horse population will alternate categories because of their genetic immunity which has many variables. The FEC test should be done 1-2 times yearly to keep the category up to date. The timing of an FEC test is important with regards to recent deworming. Each dewormer has a specific period of time when no eggs should be seen in the manure because of the effectiveness of the drug. This is called specific egg reappearance period or ERP. A FEC run prior to the end of the ERP for each drug used, will have inaccurate results. We

Deworming and fecal egg counts are important parts to a quality parasite control program, but they must be used in conjunction with good management practices. These include removing manure from stalls or pipe corrals daily, not overstocking turn-outs and pastures, not mixing young and old horses together. Running the FEC tests in April and October will help in effectively managing the worm burdens. Talk to your veterinarian about doing fecal egg counts and determining your horses egg shedding status. With that information you and your veterinarian can customize a deworming program to fit your personal situation.

REAL ESTATE SHOWCASE

THE TRUTH MANY HEADLINES OVERLOOK Written by: Kathy Fissori, Realtor® There are a lot of questions right now regarding the Real Estate market as we head into 2022. The forbearance program is coming to an end and mortgage rates are beginning to rise. With all of this uncertainty, anyone with a megaphone – from the mainstream media to a lone blogger – has realized that bad news sells. Unfortunately, we’ll continue to see a rash of troublesome headlines over the next few months. There are already alarmist headlines starting to appear. Here are two recent topics you may have seen in the news: Foreclosures Are Spiking There are a number of headlines circulating that call out the rising foreclosures in today’s real estate market. Those stories focus on an overly narrow view on that topic: the current volume of foreclosures compared to 2020.

They emphasize that we’re seeing far more foreclosures this year compared to last. Although it’s true foreclosures are up compared to 2020 numbers, it’s important to realize that there were virtually no foreclosures last year because of the forbearance plan. If we compare this September to September of 2019 (the last normal year), foreclosures were down 70%. Homeowners who have been impacted by the pandemic are not generally the ones being burdened right now. That’s because the forbearance program has worked, and the government is still making sure homeowners have every opportunity to stay in their homes. Failures by mortgage servicers and regulators worsened the impact of the economic crisis a decade ago. Experts say that regulators have learned their lesson, and they will be scrutinizing servicers to ensure they are doing all they can to help

homeowners and follow the law. Rising Mortgage Rates Will Slow the Housing Market Some people are expressing concern that rising mortgage rates will negatively impact the housing market by causing home sales to dramatically decline. These headlines raise unneeded alarm bells. To counteract those headlines, we need to take a look at data over the last 20 years, which shows there’s no evidence an increase in rates dramatically forces sales to come to a halt. Nor does home price appreciation come to a screeching halt. The last three times rates increased, sales remained rather consistent. It’s true that sales fell rather dramatically from 2007 through 2010, but mortgage rates were also falling at the time. The next two instances showed no meaningful drop in sales. And, when discussing home price appreciation, again we see that a rise in

rates didn’t cause prices to depreciate. Outside of the years following the crash, prices have continued to appreciate, just at a slower rate. So, there’s a lot of misinformation out there. To make sure you aren’t paralyzed by a headline, turn to reliable resources for a look at what to expect from the housing market in 2022.

MOTHER’S DAY CIRCUIT QUARTER HORSE SHOW STARTS MAY 3, 2022 Written by Don Crow

San Luis Obispo County Quarter Horse Association was started 55 years ago with one class at the California Mid State Fair. Those humble beginnings led to what has now become one of the biggest AQHA shows in the state of California. In 2021 the Mother’s Day Circuit quarter horse show had its biggest show ever for number of entries. One of the main draws is the great weather and the location in beautiful Paso Robles in the middle of the Central Coast of California’s wine country. The Paso Robles Event Center pavilion will be used once again as an arena for the 2022 MDC show May 3rd-8th. This will allow SLOCQHA to have their Trail, Western Rail , English, Western Riding and Showmanship classes in a bigger arena away from all the cattle action. This will be a great plus for the show. With the new added space it will also allow the Ranch Trail classes to have an arena area just from them. The club and the quarter horse community are very excited about having this many arenas to use. One of the great things about SLOCQHA is the amazing sponsors we have from our local area and nationwide. These sponsors allow us to be able to give almost $20,000 in cash prizes to our participants during the 6 day show. It is highly unusual for a quarter horse show to be able to award that much money and the club is committed to being on the cutting edge of the industry. Once again there will be a welcome party on Thursday, May 5, 2022. This is a much anticipated event for all that attend the Mother’s Day Circuit as it allows for our exhibitors and local horse enthusiasts to enjoy a great horse show without having to leave the grounds for dinner.
